During the nasty winter of 2017 we had many calls to our office from people who were having water flooding into their basements and crawlspaces. this home was no exception. Sometimes when things like this happen some home owners improvise until we can make it out to the home. That’s exactly what this homeowner did, he put a make shift sump pump in the crawl to at least minimize the water coming in. you can see in the before picture that it helped, but definitely was not a permanent solution to this homeowner’s problem. Our crew came in cleaned up the crawl installed a more efficient sump pump in a proper low point spot of the crawlspace along with a back-up battery and dehumidifier. It was also encapsulated without Cleanspace system to help keep out any water or moisture. Later on our crew came back out to finish putting in spray foam insulation.

Failing Fiberglass and Musty Crawl Space - Lebanon, OR

This homes crawl space was a mess. From dust and mug clumps on-top of an out of place and torn 6 Mil vapor barrier, to old fiberglass insulation in stripes from the sub-floor, the space needed some help. To transform the area into something dry and healthy, the homeowners called upon John's Waterproofing for a free inspection. We then sat down with the homeowners to discuss options and landed on a full encapsulation to provide the top of the line solution built to last. 

To begin we removed the old vapor barrier and insulation. With the space cleaned out we installed a full interior drain system to collect and direct water to the lowest point of the crawl space. From here a SuperSump Plus is directing water safely away from the homes foundation. Each vent in the crawl space was then sealed shut. TerraBlock insulation then was laid over the floor, and CleanSpace wraps over that. This is a 20 Mil woven vapor barrier that goes under each wooden post, seals along every seam and is anchored and sealed on the foundation walls. We then installed a SaniDry dehumidifier and finish the space with Spray Foam insulation on the foundation walls. This space is now dry, stable, and healthy with the long-term solution in place! 

Fixing Lighting in Lebanon, OR

This homeowner had a few updates they wanted addressed to their homes lighting. Our electrician went out to address these. They began by moving a ceiling fan to the center of the room in the living space. It had been installed off center and the homeowners were ready to address this. We then upgraded the hallway light from a pull cord to a light switch to make it easier on the homeowner. This homes electrical needs are all cared for now.

Flooding the the Crawlspace - Lebanon, OR

This homeowner had flooding in the crawlspace. They had not been ready for investing in their crawlspace, so this was a shock, but they knew it would need to be dealt with so long term water damage wouldn't occur. They called up John's Waterproofing to get their free inspection and decided on the solution that would fit their homes needs and their current budget. 

To begin our work, we did a full dry-out, pumping out the excess water and drying the space. Once done we were able to pull out the old vapor barrier and debris from under the home. To ensure the space wouldn't flood again, we installed a drainage system. This involved a three inch perforated pipe in a silt sock that goes around the interior of the crawlspace. This will collect groundwater and guide it to the lowest point, where a TripleSafe sump pump will then pump the water safely out and away from the homes foundation. The sump pump was hooked up to a new electrical outlet installed by our electrical division, and new 6 Mil vapor barrier was installed. 

New Home has Water in Crawlspace - Lebanon, OR

This new home already had water present in two places in the crawlspace. The homeowners wanted to ensure their home would last, so they knew the water would need to be properly addressed. They called up John's Waterproofing to hear about the long-term solutions we could provide to protect their investment. After hearing about a full encapsulation, they liked the science behind the system and the warranties to back it up. 

To begin our crew dried out the wet spots and removed the general debris from the area. The area had a natural downgrade so no drainage system would be needed to guide water to the lowest spot of the crawlspace. Here we installed a TripleSafe sump pump to collect the water and send it well away from the home. We then laid down TerraBlock insulation over the dirt floor. Each vent was covered and CleanSpace was installed. It went under each wooden post, attached along the walls, and is secured into place. A SaniDry dehumidifier was installed to control the spaces high humidity issues and Spray Foam was applied along the foundation walls. 

Rat Slab Crawlspace - Lebanon, OR

Though we don't see them often there a more than a few crawlspaces in Oregon with concrete floors. We refer to them as "rat slabs". Such was the case with this home. The System Designer went to the home and discovered that none of the posts had been placed on piers. Although it had a sump pump, it was clear that it was unable to handle the amount of water the space experienced. It was also clear that the base of the posts were rotting out due to repeatedly getting wet and the risk to this home's floors and foundation would gradually become compromised so they would need to be replaced and a second sump pump needed to be added in. The System Designer created a proposal for the homeowner which the homeowner readily accepted.

The installation crew arrived and cleaned all of the dirt from the crawlspace. They installed two Zoeller M98 sump pumps. One was installed in the well where the existing pump was located and the second pump was installed in a culvert outside of the crawlspace. All 14 wooden posts were replaced with new wooden posts on a concrete pier. This homeowner can now be assured that his foundation will be stable for years to come. 

Drafty Crawlspace in Lebanon, OR

This crawlspace was a bit drafty and had evidence of critters creeping into the area. The homeowners were done with the nasty smell this was bringing up into the home and called up John's Waterproofing for a solution. 

To address this we began by removing the debris from under the home. Once the space was cleared out, we installed a SmartSump to collect groundwater and send it out and away from the home. We then covered up the walls with our SilverGlo insulation panels. Next we isolated each wooden post with our CleanSpace vapor barrier. This barrier also anchors along the walls and is sealed in place with our specialized Cleanspace waterproof tape. As a final piece we installed new vent covers to keep the critters from re-entering the space and a SaniDry dehumidifier to keep the air at a healthy humidity level. The homeowners are thrilled with how much cleaner and fresher their home smells.  

Sagging Floors and a Wet Crawlspace - Lebanon, OR

This homeowner called John's Waterproofing because they were suspicious that there was water in their crawlspace. A System Designer was scheduled to visit the home and do a thorough examination and evaluation of the problem. He explained what was happening and why and how to fix it.  He also told the homeowner that the sagging floors were due to some posts that were sinking. He assured the homeowner that John's could take care of that problem as well and get his floors back to being even. 

 

To begin our crew removed the damaged 6 mil vapor barrier, fiberglass insulation, and debris and placed a sump pump and fans in the space to dry it out. Once we could work in the crawlspace, the crew arrived and installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed SmartSump Plus sump pump, along with proper discharge. Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces and fastened to the foundation.

High Energy Costs in Lebanon, OR

This home had high energy bills and the homeowners were looking to save. To get their crawlspace insulated right, they called in John's Waterproofing. 

Our crew cleared out the crawlspace for a clean start. We then installed a SmartSump pump to collect groundwater and push it out and away from the home. The walls were than covered with out SilverGlo crawlspace insulation. Next our 20 Mil thick CleanSpace vapor barrier was installed. This seals under the wooden posts and than in anchored to the SilverGlo along the walls for a nice seal. We than installed a SaniDry dehumidifier to keep this home dry and healthy. 

Partially Finished Basement with Water Leak - Lebanon, OR

Homeowners noticed that they had some wet places throughout their partially finished basement. The home was built into the hillside and on that side, there was water coming in under their stairway. The wood there was starting to rot a bit and that  was seeping into the wall that was nearby. They didn't want the water damage to keep working its way through the basement and they were ready to put it to a stop. 

Our crew began by removing the portions of the basement that were beyond repair, this included the lower steps on the stairway and have to remove a portion of the wall that had been built to separate the basement into rooms. Due to how the home was build, our usual WaterGuard drainage system wasn't an option so we installed a Dry Trak system around the interior parameter to collect the water and divert it to a newly installed SuperSump pump. We then rebuilt the stairs so they were safe to use again and rebuilt the walls that had been taken down. Next to help keep the walls from being damaged by water and giving it a cleaner look we added in our ThermalDry Wall panels. The homeowners wanted to keep the flooring unfinished, but this system will give their basement a clean and dry environment that looks nice as well. 

Paraseal in Lebanon, OR Basement

This building company has worked with us at John's Waterproofing for many years. As they were building this new home they knew that it would be a good idea to begin waterproofing before they finished the home. John's Waterproofing can waterproof basements and crawlspaces whether the home is new construction, in the middle of construction, or finished. Our inspector Carolann knew that for this basement, Paraseal was the best option.

Kent agreed, so Pedro and his team installed it. Paraseal is a waterproofing membrane that is installed around the exterior basement walls before it is backfilled. It is made of expandable, granular bentonite that prevents water from causing major issues in the interior basement walls. Due to the fact that concrete is porous, it allows water to filter in slowly over time. Luckily, with Paraseal as a barrier, it will make a big difference to the structural integrity of the home in the future and is a great product for new construction homes. Kent is grateful for our hard work and knows that the future homeowner will not have to worry about water intrusion for years to come.
