Seasonal Water Issues in Unfinished Basement - Lyons, OR

This homeowner was ready for a real waterproofing system for their basement. They had tried a system purposed by another company, and that seemed to help for a short while, but the water came back. Their system wasn't up for the job. So the homeowners called up John's Waterproofing. We did a full inspection, providing the customer knowledge about their homes water issues and outlining how our products and installation differs from the failed system they had. We signed the paperwork and got the project going. 

To begin we replaced the drain system the other company had installed, it had dirt in the pipes and wasn't worth keeping. We then installed a full interior WaterGuard drainage system which rests in a bed of gravel. We then installed BrightWall paneling along the foundation walls. Nothing had been on the walls, and condensation and water stains were evident. This wall system will ensure water is guided down the walls into the new drain system. The WaterGuard is graded to the lowest point where the water goes into a new TripleSafe sump pump to be sent away from the homes foundation. We then installed a SaniDry dehumidifier to keep the moisture in the air controlled. This home is now waterproofed properly and the homeowner looks forward to seeing how it stands up over time, and the added product warranties defiantly give them peace of mind. 

Leaky Basement in Lyons, OR

This basement had a leak. The space was used mostly as a crafting space, so many materials that could succumb to water damage. Wanting to keep this space protected, the homeowners called up John's Waterproofing. We went out, did a full inspection, and discussed options, landing on a solution to fit their needs. To begin our crew dug a trench around the interior perimeter of the basement. In this trench we laid in a bed of gravel and our WaterGuard drainage system. This will collect the water and send it to the lowest point where a TripleSafe sump pump will then send the water safely away from the home. Since the windows dipped lower than the ground level, we installed drainage lines in the window wells, upgrading the window wells with this. We then installed our BrightWall panels along the walls. This material will not mold or rot and will ride water moisture from the walls down to the new drain system. Brightwall also provides a semi-finished look for the space. As a final step we installed a SaniDry dehumidifier to keep the air to moisture content within a healthy level. The homeowner is very pleased and enjoys how the space is brighter for them to work in with their new wall panels. 

Basement Waterproofing in Lyons, OR

This homeowner had a basement that they wanted to have finished. While they couldn't detect water yet, the contractors they had selected for finishing the space highly recommended waterproofing before they did their work to ensure their investment would be protected. The homeowners figured it was better to get that handled beforehand, so they called up John's Waterproofing for their free inspection. 
To begin our work we dug a full trench along the basement walls from the inside. Here we install the drain system. This is our WaterGuard system on a bed of gravel. It collects the water and grades it to a low point in the basement where a TripleSafe sump pump is installed. From there water is pumped safely out and away from the home. We then installed our ThermalDry radiant vapor barrier on the foundation walls. This will act as a vapor barrier and insulate the walls before they and finished. As a final step we installed a SaniDry dehumidifier. The space is fully prepped to now be finished. 

Plumbing Issue in Lyons, OR

When a plumbing issue occurs, the race is on. This homeowner called us to request plumbing work, their old pipes sprung a leak to the kitchen sink. They had turned on the faucet, heard a noise, and the water pressure to the sink dropped. Luckily they were able to get the water turned off to the kitchen, but they knew they would need help. Our plumbing division went out and saw the old pipes had rusted and cracked. They would need to be replaced. The plumbers removed the damaged old pipes and installed a new system to the faucet. While there they examined the rest of the houses pipes, checking for any other points that could crack soon. Luckily for the homeowner nothing else had cracked through the rust yet, but they would need to re-plumb the rest of the house in the next five or so years or else more issues would sprout up. They re-tested the kitchen sink, and happy with the work, headed out. The homeowner was pleased with how friendly and knowledgeable the team was, and are so happy their kitchen sink can be used again. 

Burst Pipe in Lyons, OR

This homeowner gave us a call, their neighbor had been installing a new fence line, and one of their fence posts hit the water line from the street to the home. This was causing excessive flooding and the homes water bills rocketed. They dug down to see the extent of the damage and knew it was no simple task, a professional was needed. We send out our plumbing department who removed the damaged portion of the pipe, and inserted a replacement section with couplings and clamps. The water line was tested to ensure it was attached with no leaks or issues. Once confirmed, the pipe was buried once more. The homeowner was happy with how quick the problem was fixed. 

From Awful to Amazing Crawlspace - Lyons, OR

We were called to this home because the homeowner wanted to replace the dirty and falling fiberglass insulation in his crawlspace. The scheduling desk explained that we don't install fiberglass insulation because we feel it's a terribly inferior product, to offer a quality solution, we do a crawlspace encapsulation. The homeowner was intrigued, so a System Designer was sent out to perform a full inspection and build a proposal.

The installation crew arrived later that month and cleared the crawlspace of all the old dirty fiberglass insulation, the old barrier and other assorted debris to prepare for the encapsulation. The crawlspace showed no evidence of water intrusion so a drain/sump system was unnecessary. The crew laid TerraBlock, a dense, flexible foam barrier that would be the first stage in insulation. This was covered with our CleanSpace vapor barrier a 20 mil, polyester-woven barrier. All the seams were sealed and it was secured to the foundation walls just below the rim joist. A SaniDry Sedona dehumidifier was installed and all the vents were sealed. Lastly, a closed cell spray foam was applied to the foundation walls and rim joist to completely seal the crawlspace and complete the encapsulation.

SmartJack Install- Lyons, OR

We received a call from an elderly couple from Lyons. They were heading to a new town and needed to sell their home. The real estate broker told them that according to the inspection report, a few things needed to be done in the crawlspace for the buyers so we sent out a Design Specialist to help them out. The couple showed the Design Specialist the inspection report where the inspector noted that the vapor barrier needed to be replaced, a few vents repaired and a post needed to be replaced. 

A crew was sent out and they removed the old, torn barrier and laid a new 6mil vapor barrier and overlapped it well, replaced some of the vent screens and replaced the bad post with a SmartJack. SmartJacks are heavy-duty, adjustable jacks that are made of steel so they are made to last.

It wasn't a big job, but it made a big difference to this couple.

Yard Drainage around an Old Barn - Lyons, OR

A farmer called us out to see what we could do about drainage around his old barn.  It had French drains that had been installed many years before and they were failing. Not uncommon as improperly installed French drains typically fill with dirt over the years.  

 

A system Designer went out and showed the farmer some of the newer techniques and products used today and how and why they are superior. First, the grass was carefully removed and the old pipes were dug up and removed and the trench depth increased. Next, a 3" bed of gravel filled the bottom of the trench and a more modern, 3" perforated pipe in a silt sleeve was laid before the grass was carefully reinstalled. Lastly, the discharge lines were extended to keep the water far away. The farmer is much happier now, knowing their barn will remain dry!

New Tankless Water Heater - Lyons, OR

The homeowner wanted to upgrade their home to a tankless water heater. This will allow them to save on energy costs and provides them more hot water than their previous system. Our plumbers came out and moved the old water heater out and away and properly hooked up the new tankless water heater. We checked that everything worked and were on our way!
