Prevalent Rodent Activity - Madras, OR

This homeowner had a big rodent issue. They originally called us to have the space encapsulated to stop the rodents from coming in, saying the space would need to be cleared out as the old vapor barrier was a big mess of holes. Upon leaning the rodents were very much still present, we recommended them to a pest company to address issue number one, and told them we can come out afterwards to encapsulate and prevent the rodents from coming back. The homeowner was glad to have a plan to follow and did so, calling us after the rodents were removed. We then sent out a specialist who did a full inspection and went over how an encapsualtion would deter rodents from going back under their home. 

The first step for our crew was to remove the old vapor barrier bits and pieces. There was also some old bits of fiberglass that we removed. We then installed a drain system and sump pump to keep the space dry. We laid TerraBlock over the dirt floor and sealed off the old vents that were chewed through and damaged. CleanSpace was then placed, going under each wooden post, anchored and sealed along the rim joist, and each seam was taped together using a special four inch wide waterproof tape. CleanSpace is a big piece to deterring rodents since it is made with a woven fiber through it that rodents can't chew through easily. Stopping rodents from entering the crawl space is a very important step. We then installed a SaniDry dehumidifier which will keep the moisture in the air under control. Rodents enjoy damp spaces, and with the humidity controlled, it will no longer be inviting to them. As a final step we applied spray foam along the foundation walls, this both insulates and air seals the space so rodents can't squeeze in. 

Water Issues Found in Basement, Madras, OR

This home had a damp odor in the basement. The homeowners hadn't seen water but as the smell worsened they decided to move some items around to try to determine why the smell was present. After moving a few tall storage shelves, they found the wall damp with moisture and a heavy mineral deposit stain. They decided to call up John's Waterproofing to schedule their free inspection to hear about the waterproofing options available. In the end, landing on a semi-finished product that would brighten the space and protect it from water damage. 

To begin our work we dig a trench along the interior perimeter of the space, here we laid in a bed of gravel and a WaterGuard drainage system. This will collect water and grade it along to the lowest point of the basement where a TripleSafe sump pump is installed to pump the water safely out and away from the homes foundation. To guide the water safely into this drainage system we installed BrightWall paneling. This semi-finished looking product is easy to clean, brightens the space, and will not mold or mildew. As a final step we installed a SaniDry dehumidifier to keep the air dry and healthy. The homeowners can now put their shelving back and rest assured the space is protected against water issues.  

Winter Weather Makes a Mess around the Homes Foundation - Madras, OR

When the snow, ice, and sleet come to an end as Spring arrives, this home gets some soggy ground around the foundation. The homeowner had recently had to replace some wooden posts from their deck, and worried that a similar issue could occur in their crawlspace. They called up John's Waterproofing for a free inspection so they could be proactive and avoid a costly fix in the future. 

To solve the homes issue we removed the old insulation and vapor barrier from the crawlspace. No long term damage needed to be addressed, but the old fiberglass was not doing it's job, mostly lying across the old vapor barrier on the floor. We installed a full drain system in the crawlspace with a TripleSafe sump pump to collect and send the water safely away from the home. We insulated the space with TerraBlock and Spray Foam, and used a CleanSpace 20 Mil woven vapor barrier to seal the space away from any moisture, being sure to seal off the vents as well. A SaniDry dehumidifier was also installed to keep the space dry and healthy. 

Critter Mess Leads to Crawlspace Repairs - Madras, OR

This crawlspace had a rodent issue, after having pest control out, they were advised to get their crawlspace encapsulated to deter critters from coming back. The homeowners called John's Waterproofing to have a full inspection. To make the crawlspace un-inviting to critters, our encapsulation is key. To begin, we pulled out the debris that was present, as well as the old fiberglass insulation that had been pulled apart and used for rodent bedding. We then laid down TerraBlock insulation over the floor and encased the space with CleanSpace. This vapor barrier has a woven fiber to deter critters from chewing through the material, and it is installed under each wooden post, anchored along the foundation walls, and fully sealed into place. The vents were all fully sealed up, and we air-sealed the space to eliminate spaces where critters may have tried to enter through. As a final step, we installed a SaniDry dehumidifier to keep this space dry and healthy. 

Messy Crawlspace - Madras, OR

This home had been under construction, making upgrades, and repairs to bring this home to a newly finished glory. Once construction was completed, some contractors had suggested storing the excess siding and materials should repairs be needed in the crawlspace. This can be a generally common practice. After a couple of years, the homeowners went to grab a wood strip of siding after a good ding occurred, and they found the crawlspace a bit intimidating. There was a thick layer of dust, large cobwebs, falling fiberglass, and low spots that were a muddy mush. They called up John's Waterproofing for help. 

To make this space a good option for storage, the homeowners chose to encapsulate their crawlspace. We began by removing the old insulation, the debris, and old vapor barrier. We then installed a SmartDrain in the low spot. Water will naturally grade to this space where the sump pump can then push all water out and away from the home. We then insulated the floor with TerraBlock. Next we brought in CleanSpace. This 20 Mil vapor barrier is woven and secured in place. It is installed under each wooden post, anchored along the foundation walls, and taped in place with our four inch wide waterproof tape. Each vent was then sealed up and we installed a SaniDry dehumidifier. A week later our spray foam specialist arrived and applied spray foam to the foundation walls to finish the spaces insulation. The homeowners can now return their storage items here, and it will remain dry and healthy, and no longer be a scary place to venture. 

Crawlspace Cleanup - Warm Springs, OR

This home was on a river and the water tables were very high and it had a regular stream of water coming into its crawlspace. The homeowner knew it needed to be addressed and so he did his research of area contractors, and he chose John's Waterproofing due to the many years of being in business and numerous positive reviews.

Our System Designer arrived at the home a few days later and performed a thorough inspection of the crawlspace and exterior of the foundation to help the homeowner understand what was going on and what we would do to fix it. 

Our crew was dispatched to the home a few weeks later. They removed the old barrier and debris from the crawlspace, installing a full perimeter drainage system consisting of 3" perforated pipe in a silt sock and terminating in the low spot of the crawlspace. Because of regular water flow, it was decided it was best to install a TripleSafe sump at this low spot. We then addressed four downspouts with 60' of 3" PVC pipe, and water was discharged down the hill, terminating at 2 NDS drains. An Everlast door replaced the rotting wooden door at the exterior access point. Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces and fastened to the foundation.

The homeowner can now rest assured that his crawlspace will be dry and is warrantied for 10 years. 

Drafty Crawlspace and High Energy Bills in Madras, OR

This homes crawlspace was drafty and left their home colder, and their energy bills high. The homeowners wanted to lower these and began researching how they could go about this. They knew that cold floors often meant poor insulation in a crawlspace so they looked under their home to discover they had no insulation present. They called up John's Waterproofing for help. 

Our crew began by clearing out the space. We then laid down TerraBlock insulation over the dirt floor. This is crafted for a crawlspace. The entire area was then encased with CleanSpace. This 20 Mil woven barrier is inserted under each wooden post, anchored along the walls, and secured in place. The vents were sealed up and the foundation walls were insulated with a thick layer of spray foam. As a final piece of protection we installed a SaniDry Sedona dehumidifier to keep this space dry and healthy. 

Wet Crawlspace in Madras, OR

A wet crawlspace is unhealthy for your home and family. The crawlspace of this home had very damp dirt and high humidity levels. If left unchecked these issues can cause extensive rot and mold issues. With over fifty percent of a home's air, wafting up from the crawlspace or basement, it is important to keep this space dry and healthy. 

To address this issue we began by clearing out the space, we then installed a TripleSafe sump pump to collect the groundwater and push it out and away from the home. We then air-sealed the walls to keep out excess moisture and installed our CleanSpace vapor barrier. This 20 Mil thick woven material is wrapped around the post footing and anchored along the foundation walls. As a final piece, we added in a SaniDry Sedona dehumidifier to keep this place dry and healthy. 

Home For Sale, Water in the Crawlspace - Madras, OR

This home was on the market, and when potential home buyers had the home inspected, water was found in the crawlspace. To have the sale go through the sellers needed to waterproof, so they called John's Waterproofing. 

Our crews began by cleaning out the debris from under the home. We then installed a SmartSump pump to divert the water out and away from the foundation of the home to a LawnScape outlet. We then covered the space with a 6 mil vapor barrier. The home had not suffered any long-term damage from the water levels and was then able to be sold. 

Vermin in Crawlspace - Madras, OR

The homeowner didn't have to deal with water issues, their home was built in a pretty dry spot and holding up against the elements, however, they had a vapor barrier installed due to the vermin that lived in the area. The barrier installed was just a black plastic material that was taped together. While this can provide some protection, it doesn't hold up long term. The homeowners found this out when they found vermin droppings and learned the plastic barrier was chewed through in many spots.

Our crew came out and removed all of the old material, and any debris from the crawlspace. We then installed a 20 Mil thick woven, tear resistant vapor barrier. This was then secured under every wooden post and sealed against all of the walls. The home is now properly sealed from any critters that try to get in. 

Bright Wall Transforms Basement in Madras, OR

Our crews recently went on a job in Madras to help a homeowner who was worried about the groundwater coming into her basement. Our inspector, Bob, suggested installing our Bright Wall Paneling, our patented Water Guard drainage system, and a Triple Safe sump pump.

Foreman Tim and his team quickly set out to transform Carrie's basement into a functional, healthy, and usable space. They installed Bright Wall Paneling which is a white plastic waterproof barrier that is stain resistant and easy to clean. Now that our system is in place, Carrie no longer has water coming into her basement and has a new functional and beautiful space.
