Clogged Exterior Drainage - Marcola, OR

This home had drainage installed on the exterior of the home when it was first built, decades ago. Over the years a lot of landscaping changes occurred, including a run off stream that had popped up that ran right up against the hillside of the home. Now the drain system didn't seem to be helping. The outlet for the water no longer had anything coming out of it, and some damp spots were appearing on the interior of the basement. The homeowners did some research and this is a sign that the exterior drain system probably clogged up. To fully clear it and check the system, a root could have also broken the system, it would have to be dug down to. The homeowners did not like this option as it meant tearing the landscaping around the home completely. So instead they called up John's Waterproofing. 

We specialize in an interior drainage system that is easy to check and maintain. For this we used a jackhammer to dig a trench around the interior perimeter of the home. We installed a bed of gravel with our WaterGuard drain system over it. The walls had BrightWall paneling installed, ensuring any moisture from the walls is directed down into the drain system to meet up with any other groundwater collected. This is graded to the lowest point of the basement where a TripleSafe sump pump then sends the water safely away from the homes foundation. We then installed a SaniDry dehumidifier to keep the moisture to air content at a healthy range. Now the space is fully waterproofed and easy to maintain, no excavation needed. 

Damp Basement in Marcola, OR

This homes basement was damp, the walls were wet to the touch when it was the rainy season and the space just smelled wet year round. With an allergy to mold, the homeowners decided to keep their home healthy the should address the space that smelled funky. For this they called up John's Waterproofing. We sent out a design specialist who went through the basement, walked around the exterior and then worked with the homeowner on a solution to suit the home and the homeowners needs. 

To begin we dug a trench along the interior perimeter, here we laid in a bed of gravel and our WaterGuard drainage system. We installed this to collect the water and grade it to the lowest point where it then enters a TripleSafe sump and is pumped away from the home. The walls were then covered with out CleanSpace wall vapor barrier. This ensures any moisture from the walls is directed safely down to the drain system to be addressed. A keep mold from being an issue we then installed a SaniDry dehumidifier in the basement which pairs with our Aspen air purifier in the living spaces to keep this homes air clean and healthy. The homeowner is thrilled, and says they already feel like their allergies are better and look forward to enjoying the long term benefits of healthy breathing. 

Efflorescence in the Basement - Marcola, OR

Efflorescence was present on this homes basement walls. This is from the excess of salt minerals in the ground water that is left on the foundation walls when water moves through a porous material. They found this information online and knew that while they didn't see any standing water, this material on the walls was a sign that water was coming through, and will only worsen over the years. To address this before it became worse, they called up John's Waterproofing to get their free inspection and discuss their options. 

To address the water issues we began by installing a full perimeter drainage system. This involved digging a trench along the interior foundation walls, here we laid down a bed of gravel with WaterGuard drainage system. This has water from the walls directed into it with the help of our BrightWall paneling. The drainage system then grades the water down to a TripleSafe sump pump which will send the collected water safely out and away from the homes foundation to a LawnScape outlet. We then installed a SaniDry dehumidifier to ensure the air is healthy and mold cant occur in this space. This basement is now bright, dry, and healthy! 

Condensation on Basement Walls - Marcola, OR

Condensation along the walls can cause mold, mildew, and air quality issues. The homeowner said the basement air felt damp when heavy rain was happening and they wanted that issue take care of. They scheduled their free inspection and went through their options to find the solution they wanted for their basement. 

To begin our crew dug a trench along the interior perimeter, here we installed a bed of gravel with a WaterGuard drainage system. This is installed to grade down to a low spot where a TripleSafe sump pump is installed, taking the water out and away from the homes foundation. Since the walls had condensation along them we installed BrightWall paneling, that will guide the water down the walls to the drain system. These panels do not mold or rot and are easy to clean, giving the space a semi-finished look. A SaniDry dehumidifier was then installed to keep the air healthy and ensure that dampness would not be an issue. 

Pests in the Crawlspace - Marcola, OR

These homeowners had recently purchased the home, and found that critters were rooting around the crawlspace. The living space had a slight animal odor, and they found droppings within the crawlspace. They had looked online and after reading up on encapsulation, they knew this was the type of solution they were looking for. We sent out a specialist who did a full indoor and outdoor inspection, and helped craft a solution to protect their home. 

To begin, the home didn't have a big water issue, so we cleared out the debris and installed a SmartSump as a preventative action. We then laid down a layer of TerraBlock insulation over the dirt floor. Next we brought in CleanSpace, this is a twenty mil thick woven vapor barrier. The woven fibers make this a huge pest deterrent, and is backed with a twenty-five year warranty against rips and tears. This is installed under each wooden post, anchored to the walls, and fully sealed into place. The walls were then insulated with spray foam along the foundation walls. This space will no longer be a welcoming environment for critters, and keep the home dry and healthy! 

Heavy Moisture Level in Basement - Marcola, OR

This was a call from a current customer whose basement we had waterproofed the previous year. During her annual maintenance, she complained that her basement seemed heavy with moisture. The maintenance technician took a reading with his moisture meter and, indeed, it was a little high. It was a fairly small basement so he recommended that she invest in a SaniDry Sedona dehumidifier. She decided it was the right thing to do so our tech installed the dehumidifier for her. This home's basement would become humid and hot during the summer months, and mold was starting to appear on the boxes that the homeowner kept there. To help protect this space, the homeowners reached out to John's Waterproofing for a solution. Our design specialist found condensation on the basement walls, leading to excess moisture in the basement.  

Our crew arrived and began by installing a TripleSafe Sump pump in the low point of the space, we installed a WaterGaurd drainage system around the interior parameter which directed the groundwater to the new sump pump. This then allows all water to be safely diverted out and away from the home. To keep the wall condensation from damaging the home, BrightWall panels were installed to direct all moisture down to the WaterGuard. As a final piece of this home's solution, we installed a SaniDry Sedona dehumidifier to keep the home's air dry and healthy. 

High humidity in Basement - Marcola, OR

The basement of This home was used for a laundry room and general storage. The homeowners liked this added storage space but began to notice some mold spores growing on some of the cardboard boxes they kept their items in. They would inspect annually for water along with the flooring and check the walls for condensation but never found any. New Home construction in Marcola, OR

This new home had a great deal of moisture and water in the plot of land the home was being built on. The owner was worried about water coming into the foundation over the years so they opted to have us come out and wrapped the foundation in Paraseal. This is a thicker exterior side waterproofing membrane used in new home construction to prevent water from entering the crawlspace. Most builders opt instead for the simple damp proofing accepted by code. This damp proofing is little more than black paint and wears away over time allowing for water and moisture to enter the space.
