This basement was being used by our homeowner as storage and as his workout room. The short, wet, damp environment made it a dreary place that no one wanted to be in. Our crew came in and installed a WaterGaurd drainage system along the interior parameter with a TripleSafe sump pump to divert water out and away from the home. To protect the home from moisture on the walls as well as prepare the basement for it's upcoming facelift we insulated the space with a ThermalDry radiant barrier.
When we got a call about a leak in a retirement home we knew we had to act fast to get their issue resolved. With most of the residents having some sort of respiratory issue and how susceptible to viruses they are we knew we needed to get out there as soon as possible to prevent any further damage or mold growth which could mean much more than a bad cold to some of these residents. Our inspector Robin was out next day to take a look at the issue. He quickly got a system design drawn up and had our crew out the next day getting it drained and dried out so it was prepped and ready for the other crew to come in and install the system. It took just two days to have our full Watergaurd system installed for a permanent solution to this facility’s’ major issue!

This customer wanted to add a downspout extension because water was collecting next to the foundation of the house. In order to prevent water damage to the foundation, our inspector recommended a Downspout Extension along with a SuperSump along with an UltraSump sump pump system. The homeowner, Avis, agreed and work began quickly.
Manuel and his team set out to install the Downspout Extension, which directed the water from the gutter to the piping system away from the house, effectively preventing any water from damaging the home's foundation. The team then installed the SuperSump with the UltraSump Battery Backup Sump Pump. The extra battery protects against power outages or pump failures, and the SuperSump pump serves as an effective, economical solution.

This homeowner was worried about her older home getting damp, and wanted a way to permanently keep her combination basement dry. A homeowner had called with complaints of water intrusion in their crawlspace. Our crews went out to the home in Gervais to figure out the best solution. Our teams replaced the vapor barrier in the crawlspace to prevent moisture in the air from creating mold issues. A SmartSump was also installed in the crawlspace to make sure there are no future problems caused by plumbing leaks. In the event of a plumbing leak, the built-in alarm system in the SmartSump sump pump will alert the homeowners to the problem. The SmartSump will also drain away the water from the plumbing leak until the problem is fixed. Now the customers have a dry, healthy crawlspace and peace of mind.
This homeowner was ready to finish his basement and called John's Waterproofing to see what our flooring options were. He was looking to make sure that any flooring he had would be protected from water and John's Waterproofing had the perfect solution: Thermal Dry Flooring. We have several options for waterproof flooring: tiles that come in carpet, tile and wood looks, as well as elite plank flooring with the look of light pecan and dark walnut wood.
The homeowner chose the beautiful Thermal Dry Elite Plank Flooring in light pecan and AJ and his team set out to finish Larry's basement. The Thermal Dry planks are long, modular planks that lock together and have raised pegs underneath that suspend them above the cold, hard and damp concrete floor. Water vapor will not get trapped underneath the finished flooring, and if there is a leak the Thermal Dry Elite Plank floors can be easily removed, dried out and reinstalled without the need for replacement of the plank.

This homeowner was preparing to sell his mother's home and needed a new vapor barrier. Oregon code requires that crawlspaces have some sort of vapor barrier down to meet standards. He called John's Waterproofing to help him ensure that the sale of the home would be smoother with the new barrier. Jack, Ramon, and thier team worked together to plan, and install the layout of the new 6 mil vapor barrier.

This homeowner called John's Waterproofing because she felt like 'fishy' odors were coming from her crawlspace. She was worried about dead rodents and other issues that might be causing the smell. Upon inspection, our inspector Daniel found that there was evidence of mice from the droppings, and water intrusion that was contributing the odors that the homeowner was experiencing. Daniel suggested that we install our patented Cleanspace encapsulation system, spray foam insulation, and a SaniDry Sedona Dehumidifier.
Karen agreed to our suggestions and Ramon and his team began installing our systems. They removed the old fiberglass insulation because fiberglass retains moisture, and replaced it with Spray Foam insulation on the walls of the crawlspace. Spray Foam is closed celled which means that it will not allow for moisture and we put it on the walls because it works more effectively than it would underneath the floors by working with the Cleanspace system. They installed Cleanspace over the floors and walls, completely encapsulating the space from exterior effects. It blocks out cold drafts, keeps out all moisture/water, and is patented against rodents and insects. Cleanspace is a super durable, 20 mil thick polyethylene composition that when installed by John's Waterproofing, comes with a 25-year warranty. Because we sealed off the vents with the encapsulation system, we needed to install a SaniDry Sedona Dehumidifier to make it a controlled environment. The SaniDry Sedona is the most efficient dehumidifier that stops mold, mildew, and odors while cleaning and filtering the air in a highly energy efficient way.
Karen is very happy with her new system and no longer worries about rodents or moisture causing odors in her house. She is grateful to have the extra structural protection as well.
This homeowner had had water intrusion issues in his basement for years and finally decided that it needed professional attention. For many years he was just patching certain areas with more concrete, and although he had well intentions, this system is not effective. Water will find other ways to get into the basement, and covering a certain spot will only lead it to the water seeking a less resistant area. Our inspectors Carolann and Vince checked Scott's basement and suggested that he have us install BrightWall Panels, our patented Waterguard perimeter drain, and a Triple Safe sump pump.
Scott liked our suggestions, so Ramon led a team and they installed BrightWall panels. Bright Wall is a vapor barrier that prevents water from entering the basement by channeling wall seepage into the perimeter drain. Bright Walls never need paint or other maintenance. It is stain-resistant and easy to clean. The Waterguard drain collects water from the walls and floor and directs it to the Triple Safe sump pump. The Triple Safe is a three-pump system that is the most reliable. Its battery powered pump protects from flooding during power outages.
Scott now has a clean, dry and usable new basement space.
This homeowner found us online because when it rained, water would get into her basement through the front porch of the house. She set up an inspection with us, and Carolann came out to take a look. Carolann determined that the water was, in fact, coming in from all of the walls, but the front was especially bad. Roberta consented to our suggestions and Manuel and his team quickly went to work. They installed the Cleanspace walls which capture and direct wall seepage/leaks into the perimeter drain. This home had water coming into the back part of their basement, the homeowners had already finished the front part and were eager to get the back part finished as well, but they knew they couldn't finish it without fixing the water issue first. So they called us out to give them a permanent solution to their water issues. We installed our basement waterproofing system which included an interior perimeter drain system called waterguard, sump pump called the super sump, that is rated one of the top sump pumps in the industry right now and Thermaldry Basement wall system which helps act as a moisture barrier and insulation to keep the basement comfortable. Now, this dry basement is ready to be transformed into a dry storage area to protect the precious memories that are stored down there and a comfortable space for them to make new memories in!
Water was getting into the crawlspace and the homeowner wanted to look into waterproofing options. Our inspector Brandon went out and recommended a crawlspace encapsulation. We installed a smart sump pump to pump out water thru a new discharge line far away from the home. Along with our SaniDry Sedona dehumidifier that cleans the air of mold spores and dust all while keeping the humidity down avoiding moisture in the crawlspace. We installed our CleanSpace vapor barrier and insulated it with our spray foam insulation. The homeowner was so happy that she doesn't have to worry about water in her crawlspace again.
This homeowner had just purchased an older home that they fell in love with. Everything was perfect except the basement, it had water leaking in the window and causing moisture problems. There was damage to the basement walls with cracking and some mold damage. Our crews went in and installed our WaterGuard system that goes along the basement wall and goes unseen. The water then drains into the TripleSafe sump pump, it is a three pump system that works together depending on the amount of water draining. The third pump is also battery operated that will run in case of a power outage preventing water damage. We also installed a well duct under the window that drains the water into the WaterGuard system. After getting a proper drainage system we installed our ThermalDry wall that helps insulate and keep the basement warm. It is also made of an inorganic material so it can't have water damage or moisture build up. This customer was so happy that they were on their way to have the perfect new home and not have to worry about a leaking basement.
Terri and Bill had had AirServ come and inspect their basement for the moisture that was starting to build in the crawl space. He recommend they call us to get our opinion upon finding water buildup on the walls themselves along with the vapor barrier having small puddles.
Daniel went out and found that the crawlspace wasn't in the worst of shapes, but it definitely needed work done. So Luis G went down and dried out the space so that his crew to set out to work. They tore out all the insulation due to it being wet, and all of the old vapor barrier. To replace the barrier they installed Terra Block, a 3/4" foam insulation liner. On top of that they installed the 20 mil seven-ply liner. Encasing the entire space to ensure a tight seal.
They also had the SaniDry Sedona dehumidifier installed, which will regulate temperatures and pull any unwanted moisture from the air. To ensure the longevity of the crawlspace, they had the Smart Sump pump installed. So that any collected water gets pumped out.
Fernando finished the job by using the Spray Foam insulation to completely sealing the crawlspace from any form of leaks and drafts.
The couple couldn't have been happier. We managed to finish the job and leave the area cleaner then when we came in originally.
The customer had called for us to take his drab basement and make it fab. They wanted something to brighten the space and to waterproof it.
Our crew went out and started the process by digging a trench along the parameter of the basement. In the trench they placed the WaterGuard to collect the water. Which carries it to the Super Sump pump. To then be discharged from the basement entirely. To complete the basement waterproofing system they installed BrightWall paneling to cover all the concrete walls. With a quarter of an inch between the panels and the wall, it creates a channel to the WaterGuard.
The customer was happy to find that the crew had also put all of their shelving back into place. Without being asked, and making sure to not damage anything while moving the storage back into place.
Customer called to have their partially finished basement waterproofed and finally completed.
Lupe and his crew first dug out the trench for the WaterGuard. Ensuring that when they laid it into place the flanges were flush to the wall. So that if water were to start seeping out from the walls, it will go directly into the WaterGuard. To then be pushed through the SuperSump pump they installed. To connect and complete the waterproofing system, they then connected the WaterGuard and SuperSump pump. Lastly, they installed the Discharge Pipeline to discretely take the water out of the space.
To help give the basement a clean and welcoming environment, they had us come out to assist. Manuel H and his crew went out and installed the BrightWall panels. Which work best when paired with the WaterGuard. As it sits a quarter of an inch away from where the flanges sit. To give the water space to still trickle into the waterproofing system with ease.
The customer was very pleased to see that it was a great start for turning the unusable space into a great storage location.
The customer is a contractor that was working on a client home, and they needed a partial encapsulation. They had a daylight basement with a crawl space behind the wall for the basement.
We set out an appointment as soon as possible so that the client could move into the home sooner rather than later. We installed the basics of encapsulation, the TerraBlock first, and then over that we laid down the 20 mil CleanSpace to seal the water in the soil. In the basement, they had the SaniDry XP hooked up. To help alleviate the humidity levels, and to eliminate any of the musty smells that may be emitting from the crawl space.
Leaving the contractor and their client with peace of mind knowing that the crawl space will stay dry. ANd that any odd odors and mold will not be a problem anymore.
The Burnhams called due to their finished basement sprouting a leak and destroying their flooring and walls. Daniel found that it was a simple job to fix. They needed a drainage system and fast.
They had to demolish quite a few walls so that they could install the Thermal Drywall inside the walls for a thermal break. So that when condensation started to buildup it had somewhere else to go. To create a perfect duo with this product, we also suggested they install WaterGuard. Which is a type of drain, that sits under the concrete along the basement walls.
The WaterGuard will then drain the water to the SuperSump pump and be expelled off the property completely. Making it a quick and easy fix for the customers, and the crews. Giving the customer the satisfaction of having their basement back.
These homeowners had been using this home as a rental and were ready to settle for retirement to return home. After the renters had moved out they noticed that the home had a weird smell constantly in it and the heater always was running. They weren't sure what the issue was but found us and decided to give us a call for an inspection.
Upon inspection, our inspector found that rodents were getting into the crawlspace. The rodents had ruined the fiberglass insulation and it was hanging down. There was also some standing water in parts of the crawlspace due to high humidity levels causing moisture build up. Our inspector recommended that we do a complete crawlspace clean out and install our Cleanspace encapsulation system. The crews first cleaned out all the debris, old torn vapor barrier, and removed all the sagging fiberglass insulation. After we had the crawlspace cleaned we put down our Terra Block crawlspace insulation that goes on the dirt floor below the vapor barrier. We seal each vent and place a nice airtight vent covers over each one. We install our CleanSpace vapor barrier that is 20 mils thick and rip resistant. Which will help a lot since rodents were known to get into this crawlspace and cause damage. After everything is sealed we use our spray foam insulation around the parameter walls to give more coverage. Due to some moisture, our crew also installed our SaniDry Sedona dehumidifier that is perfect for the crawlspace to keep moisture out and cycle clean air up thru the home.
The homeowners were so relieved that they didn't need to worry about their crawlspace anymore. That they were breathing in clean air and after a couple of days the musty smell left the home completely. Along with encapsulating your crawlspace, they will start to see a decrease in their heating and cooling bill. Air is no longer escaping out of the crawlspace now with proper insulation and sealed.
After seeing our crew trucks at her neighbor home for a few days she asked her neighbor about their experience. Seeing how happy they were with the job and not knowing if she had the same water problem as her neighbors she gave us a call for a free inspection. When our inspector went out he found huge puddles along the perimeter walls of the crawlspace. In some sections having a couple of inches of water sitting. He recommended a crawlspace encapsulation system with drainage.
Our crews went out and removed the old vapor barrier, fiberglass insulation, and all other organic material. We installed drainage with our Ultra Sump pump that works really well for a crawlspace. After getting drainage in place our crew laid down our Terrablock that is a 3/4/ inch foam block that works as insulation. It is waterproof and will not come apart when in contact with water. It also gives a cushioned floor for anyone person needing to work in the crawlspace. Our CleanSpace vapor barrier lays over it and is mils thick made of woven fiber plastic. It is made to withstand pests trying to come in and other ailments. Our crew seal the vents shut so that air cannot get in or out. Since this crawlspace was susceptible to moisture we installed our SaniDry Sedona dehumidifier that removes moisture from the crawlspace along with dust mites, mold spores, and other allergens.
This homeowner was so glad she had called just like her neighbors. The water was gone and she now had a healthy crawlspace protecting the foundation of her home.
We have a customer named Art in Keizer, OR who called in one day with concerns about moisture in his crawl space and was worried that with the heavy rains, and not maintaining his crawl space that there might be some damage to his structure. This is just the sort of thing that John's Waterproofing specializes in so we were hap[py to help. We sent out our Design Specialist Vinnie B. out to take a look. Vinnie crawled underneath Art's house and did see there was some water damage to the posts supporting Art's home and found some mold.
The project was scheduled quickly and we had Fernando H. and Delfino G. go out to fix the issues. They were quickly able to repair the water damage to the posts and did a full encapsulation of the crawl space for Art. The whole job was completed within just a few days. Art was thoroughly impressed and was delighted to know that he no longer has to worry about any further moisture coming into his crawl space or affecting the integrity of his structure. He also knows that he can call John's at any time with any concerns he might have and that our crews will be out once a year to maintain his crawl space so he doesn't have to. Darryl gave us a call here at John's Waterproofing because he had seen that there were some definite signs of water in his crawl space and noticed some soggy, sagging insulation. Darryl suffers from some respiratory issues and was concerned about his health and the health of the air coming into his home. Daniel M, one of our Design Specialists went out to Darryl's home and inspected the state of the crawl space. He did see puddles water here and there and there was sagging insulation that had become waterlogged. Our Foreman Gordon W. took his crew out and they got to work on cleaning out all of the old material and equipment that wasn't working properly. They put in a SaniDry Sedona Dehumidifier which eliminates all moisture. They then installed a SnaiDry Sedona Smart Sump pump, repaired some damage to the posts caused by water and then did a full encapsulation of the crawl space using the CleanSpace material and added some Spray Foam to the walls of the crawl space.
Now no air comes into the crawl space or gets trapped in there. And Darryl now has only clean air coming into his home. Darryl says that his breathing has improved and he is happy knowing that his crawl space is guaranteed for many years. And is helping him save on his energy bill.

Our Design Specialist Sean went out an assesed the situation and told Brian that he thought a new discharge line and trench would be a good idea along with a French Drain. Foreman Ramon and his crew were out shortly after and in just a few days they had the dain issues addressed, and redirected to flow away from the home. Installed a French Drain and now Brian is happy that he has a well functioning system and a dry garage and basement. One more happy customer for John's Waterproofing Company.
John and Toni in Salem Oregon were looking online for some help with their crawl space that they had noticed some water had gotten in. They were concerned with water damage and mold. We were contacted through Home Advisor and we gladly called and got them on the schedule with Sean, our Design Specialist. Sean went and crawled their crawl space and did find some water issues and that the crawl space definitely needed some attention. He suggested a CleanSpace encapsulation, John and Toni agreed and we got the project scheduled for a time that worked best for them. Manuel H. took his crew out and they started the CleanSpace process. First, all of the older materials and debris were removed. They then installed a SaniDry Sedona Dehumidifier to stop any moisture from getting into the space. Some minor repairs were done to the posts that had the beginning signs of moisture damage and then applied the CleanSpace material which will keep the crawl space clean and dry for many years. Foreman, Fernando H. was then out with his crew to finish the project with Spray Foam insulation which helps the customer save on their energy consumption by up to 33%. Ken in Vancouver, Washington was walking through a Home and Garden Show and came across the John's Waterproofing booth which reminded him that he had been concerned about the health of his crawl space. He had recently been down there and noticed that it was quite dirty, the black plastic had been torn in some spots and was worried that some water damage might have gotten into the support posts underneath his house.
Aimee was working the booth that weekend and took down his information. In just a few days Foreman, Gordan and his crews were out to Ken's house to get started. In no time they had the crawlspace cleaned out and did the repairs necessary to the support posts. They put in a SaniDry Sedona Dehumidifier to stop any moisture. They then installed the CleanSpace vapor barrier which outperforms the thin old liner used in most crawl spaces. A SaniDry SmartSump was also put in to pump out any additional water that might try and come in and seals to the CleanSapce.

Dan had purchased his home a few years ago that had previously had some issues with rodents and moisture in the crawl space. This homeowner in Keizer Oregon called because she was afraid that she may have water in her crawlspace, but she wanted to be sure and handle it quickly if she did. This customer in Salem, Oregon had a poorly running sump pump in her crawl space. There was standing water, the pump was loud and simply not working. Charlotte saw one of our crew trucks at her neighbor's house which prompted her to call into our office to make an appointment for a free inspection. The homeowner recently moved into a house with finished basement. If was very outdated with red shag carpet and old wood panel walls. The homeowners wanted to revamp the space before settling in and discovered that the basement was not waterproofed when it was created and there was water mold growing under the carpeting. Instead of just hiring a contractor to cover the issue, they opted to do it the right way! They called John's for the Total Basement Finishing experience.
Our crew went in and stripped the basement of the old and moldy materials. Once we had a fresh start we dug a drainage line around the interior of the basement and installed watergaurd pipes and hooked up a SumpPump Pro. We then installed ThermalDry walls and Brightwall paneling to complete the look. On the floor we installed ThermalDry flooring tiles in a charcoal color so it would be a versatile look for the new space.
When we were done we added in new baseboards, and left the house ready for an updated new space for the homeowners. Now they can relax in ther finished basement without the worry of water seeping into their home.
The homeowner called when they discovered that many of the wooden pillars under their house were floating a good inch or two off of the dirt flooring. Seems when another company came out to waterproof their crawlspace this was overlooked and the plastic they used was just rolled under the pillars but never fixed. The space was also never properly finished, the black plastic that was used was never secured and was pulled away from the concrete walls in many places causing a lot of debris to be found, definitely had a critter crawling around, leaving a mess and trying to burrow in the insulation found here as well. Overall the home was in need of help!
To get started, the install crew removed the old plastic and cleared away the debris. A trench perimeter was dug out and we added in WaterGuard piping leading to a SuperSump Pump that we installed. This would allow any water a safe way to leave the crawlspace should any creep in. We also replaced four of the posts that were under the house and installed 3 new ones to help where the house had damage since the old pillars had not been giving any structural support. To cover up the dirt floor and encapsulate the pillars we added in a 6 Mil vapor barrier to keep water and vapor out.
With the home now waterproofed and structurally sound, the homeowners were happy and able to rest easy knowing their home was taken care of.
Homeowners called John's Waterproofing when they discovered standing water in their crawlspace. While it had tarp laid out in the space, it was not fully encapsulated, so the water was still getting in and was puddling on top of the tarps. There was also evidence of vermin making their way into the Crawlspace.
To solve the water issue, and encapsulate the crawlspace from further pest issues, our install crew got to work. We removed all of the old tarps and debris from the crawlspace. With a blank canvas, a pipe was dug down around the interior of the crawlspace, all leading to the Smart Sump Pump that was installed. We added in a discharge line from the Sump Pump out and away from the house so no water build up would occur. We then added in a black plastic covering for the crawlspace and taped and sealed it completely in place. Any chance of water would now go through the sump pump and away from the home so that it could be in tip-top shape.
Our crew goes and checks on the crawlspace annually to ensure the system is cleaned and properly maintained. No more water issues will occur, and we are proud to save the homes foundation and the air quality that flows up into the house!
The Homeowners had the pipe break from their Washing machine, and this prompted them to adventure down into their basement, where they discovered pools of water. They initially thought the issue was just from the burst pipe and had a plumber come and repair. The water lowered, but as soon as the rain started up, the water levels rose higher again. The homeowners were concerned about the water that they saw and were ready to call the waterproofing experts.
Our crew was happy to come and help, while the home offered a only a small crawlspace footprint, it did see a lot of water issues as evident by the water marks on the concrete foundation. To access the full crawlspace, our crew had to dig out under some pony walls under the house. Once able to fully travel, they placed a 3 inch perforated pipe around the interior of the crawlspace. This all directed water to the new Smart Sump Pump that we installed. The Smart Sump Pump is designed specifically for Crawlspaces. Its airtight lid has a WaterWatch Flood Alert System that will sound should the water reach more than the Sump Pump can handle so that the home owners are aware of an issue and can work to avoid any damage should the alarm sound. We then installed our 6 Mil black plastic vapor barrier and sealed the space up.
The Crawlspace is now properly sealed and protected.
This home had a small water heater, it was a common problem for the heat to run out during dishes, long showers, or filling up the bathtub. The homeowners were tired of this problem and wanted to upgrade their water heater. This type of change, is best left to professionals. When installed, a water heated needs to be level and hooked up with the proper amount of room on all sides while meeting all local regulations. To ensure it was done properly, the homeowners called John's Waterproofing to have our plumber and his apprentice come out. They safely unhooked the old water heater, and due to the size difference, they had to relocate the new water heater and move all piping a few feet so that it would fit properly.
Now the home will be prepared to handle all the families water heating needs. A good plumber makes a big difference when doing things the right way!
The home had experienced water creeping through the concrete walls into their unfinished basement. They looked around their home and found that water would pool around their downspouts from the gutter systems. As these pools on the exterior of the building would disappear, that was when the water issues in their basement would be more prominent. The exterior system was causing water damage to the home. To stop this issue from persisting, John's Waterproofing was called in.
To fix this homes issue, our crews began by digging a line on the exterior of the house from the downspouts to a safe distance from the home. These underground pipes would direct the water away, so that the water would no longer be pooling by the home. Since their was water getting into the basement, we wanted to ensure that the home would be ready for whatever weather would come by. We added in a Drainage pipe along the interior of the basement walls that would direct water that got through the concrete to the new TripleSafe Sump Pump. This would be capable of keeping the water moving away from the home, even if the power went out with its backup battery operated pump that kicks on only when the power goes out. We added in BrightWall wall panels to get the water from the walls down safely so it could go to the sump pump without causing damage to the basement. To top off the project we put in a SaniDry XP to combat any humidity issues.

This home had a partially finished basement with half of the space unfinished and used for storage plain concrete poured walls. The other half had been waterproofed and had a finished bathroom, a canning room with floor-to-ceiling shelving, a home office, and a spare room. As the family's needs changed, they decided that their basement was due for a change as well. To ensure the job was done right and would protect their home they called John's Waterproofing. The goal was to tear down the walls to the spare room and finish the rest of the basement to make an open floor plan and a game room.
Our crew came out and began by inspecting that the finished portion of the basement was still well protected. Our crew only found some minor leak issues with the window wells in the office so they added new WellDucts, and then moved on to tear down the unwanted walls. Then they dug a trench along the perimeter of the interior of the unfinished basement and installed WaterGuard to direct water to the new SuperSump Plus we installed. These were hooked to a discharge line that would run the water out and away from the home's foundation. We added ThermalDry Walls and ThermalDry carpet squares. These products are made of non-organic materials so they will not mold or rot. Both work to direct water to the sump pump and also help to maintain the temperature in the basement to create a comfortable environment. The family was very happy with their finished space, it flowed well with the home's layout and made a great new addition for their usable space.
A small church in the city of Gates had burned in the the 2020 wildfires. When the new year began, plans were officially ready to move forward to rebuild. To help with this process our plumbing department was ready to assist.

The homeowners had purchased the home with a vapor barrier already installed. The inspection had said that this was sufficient, but after the rainy season they noticed some issues. The crawlspace entrance was located under a trap door in their deck, but the entrance itself was open to the elements. The rain had been pooling under the deck and it streamed right into the crawlspace via the entrance. Because of this, the old vapor barrier was covered in mud and had been pushed around a good amount. Our crew went in and removed the old vapor barrier, we then installed a 3 inch perforated pipe around the interior parameter which lead the water to the new SuperSump Plus that we installed. The water would then go out a discharge line to a LawnScape outlet a safe distance from the home. We then covered the crawlspace with a new 6 Mil vapor barrier that we sealed into place. Our crew arrived and installed a SmartSump pump to get the water pushed away from the homes foundation. We then sealed up the crawlspace with a Cleanspace vapor barrier. This homes crawlspace had water pooling on the exterior at the bottom of its two gutter downspouts. The homeowners had tried to clean their gutters to stop the pooling, but the issue was the downspouts weren't directing the water far enough away from the home. This added water pressure was beginning to cause issues in the crawlspace as well. Under the home, the foundation walls were damp to the touch in the spots that corresponded to the downspouts. With the threat of water under their home, the homeowners called John's Waterproofing.
Our crew began by addressing the downspouts. We dug a trench a extended the downspouts discharge lines to a safe distance from the homes foundation. These pipes were then covered again so that they wouldn't be a tripping hazard, each system ended in a new LawnScape outlet. With the exterior water handled so it wouldn't pool, our crew went to the crawlspace. To make this crawlspace waterproof we had to begin by digging out portions to create a level space for us to work. Due to the high moisture content in the dirt floor, we added a layer of gravel under the home and installed a SuperSump pump that would connect to a discharge line so that water could be taken away from the home. Lastly we laid down our CleanSpace vapor barrier to seal the homes foundation from the dirt floor below.
This homes finished basement had been used for a few years. The homeowners were unaware that behind all of the finished work, water was still creeping into their homes foundation. They began noticing that portions of their carpeting was damp near the foundation walls. As these damp spots became more frequent and some were growing, they knew they would need a professional to come by and solve their waterproofing issues.

This home is built into the hillside and has a finished basement with a crawlspace on the hillside portion of the foundation. Unbeknownst to the owners, water had been making its way into the crawlspace, and slowly seeping into the adjoining basement wall. Our crew began by addressing the crawlspace, we installed a TripleSafe sump pump and a SmartDrain system to help water divert to a safe distance away from the home's foundation. The entire crawlspace was then encased in our CleanSpace vapor barrier. This 20 Mil rip and tear-resistant material wraps around each post and is secured against each wall to truly keep out water. We then moved to the basement and removed the damaged drywall and installed our BrightWall finishing system to give a clean, waterproof, and finished look that will last. This home is now dry and healthy!
This home's old vapor barrier had shifted and ripped as years progressed. With no annual maintenance to keep it in place or repair it, this barrier had begun to collect water. In some lower portions, it had pooling water, and from water moving over the barrier, caked mud had formed throughout the crawlspace. Fiberglass insulation is not made to be in a crawlspace, with it open to the elements, its integrity deteriorates quickly. This homeowner's humidity levels under their home were high and the insulation was drooping and falling from the added moisture weight. The homeowner was having to go under the home often to attach the insulation to the underside of the home to make the crawlspace accessible. Due to the difficulty of reattaching the insulation, the homeowner wanted to find a better solution, one that would make it easy for them to move under their home without having to worry about falling insulation, they wanted a crawlspace encapsulation.
Our crew began by removing all of the old fiberglass, we then installed a SmartDrain to help control groundwater. TerraBlock crawlspace insulation was then installed and each pier was isolated with our Cleanspace vapor barrier that was then sealed throughout the crawlspace. The walls were sprayed with spray foam to insulate the space and a SaniDry Sedona dehumidifier was installed. We then changed out the vent covers for new ones and the home was made dry and healthy! With our 25 year tear and rip-resistant warranty on the Cleanspace, this crawlspace will be easy to move throughout and be ready for the rainy seasons!

This home's basement had a condensation issue. The egress windows had moisture build upon them, and the walls below were damp to the touch. To regain control over the basement's environment, the homeowners called in John's Waterproofing.
Our crew began by replacing the old egress windows and updating them while properly sealing them up so water moisture wouldn't be getting in. We then installed a WaterGaurd drainage system around the interior perimeter that would collect water and divert it to a SuperSump pump and then out and away from the home to a LawnScape outlet. The walls then had out CleanSpace vapor barrier sealed along with them. This would allow any moisture content on the walls to go down the wall the drainage system and out of the basement itself. Finally, we installed a SaniDry Sedona dehumidifier to ensure that the moisture content in the air would keep the home dry and healthy for the homeowners.
While the crawlspace had been waterproofed, the homeowners had figured their home would be set, but after a few windstorms, the two downspouts by their home were dented and damaged. This caused an excessive amount of water to pool near the home. And while this wasn't creeping under the home, the water pressure was a worry for the longevity of the foundation of the home and was a safety concern as they had mud pits to wade through to get into their home now. To solve these issues they called in John's Waterproofing.
To address this problem, we opted to bump their downspouts into the ground and hook them up to the buried pipe that took the crawlspace water out and away from the home to their LawnScape outlet. By burring the downspout lines there is no more need to worry about people running into the spouts, it directs all of the water a safe distance from the home, and that portion of the gutter system no longer need to worry about wind storm damage. The change was instant, the homeowners are so happy that they no longer need to wade through mud to get indoors.
Most of the waterproofing we do is on homes that have already been built, they have landscaping and have settled into their place, so to keep costs down and provide an efficient waterproofing job, we waterproof the interior of a crawlspace or basement. However, if we can get to a home as it is being built and the foundation is still exposed on the exterior we can waterproof it from the outside.
This home was a perfect fit, to prepare to pour the foundation of the home the ground was dug out and had ample room for us to work around the foundation once it was poured. We applied Paraseal to the foundation walls from the outside to create a dry and healthy home from the start. Once we were done, the sides of the home were recovered in dirt and the work could continue on the home.
This home had a fully waterproofed, but unfinished, basement. All of the home's plumbing pipes were easy to access by going into the basement. The plumbing on this home was old, and the homeowner knew they were pushing their lifespan, and when the kitchen sink water line cracked, it wasn't a big surprise. Luckily the basement water already had a system to drain to, and only a few items had water dripping on it, causing no lasting damage. But the pipe still needed to be fixed, and so John's Waterproofing was called.
Our plumbers went out to handle this issue, with the water turned off, they re-piped the kitchen sink and inspected all of the other plumbing lines. Since the pipes were old, they went ahead and replaced the pipes to the bathroom sink as well as those that were wearing thin in a few places. While the homeowner will need to have the rest of the home re-piped, this will at least buy more time until that expansive project needs to occur.
Our plumbing division works within a select area around our office in Silverton, one area we cover is Gates, OR. This homeowner needed to have their water heater moved. To do this safely, John's Waterproofing was called in.
Our plumbers came out and turned off the water so they could safely disconnect and move the water heater. Once it was safely moved, the lines for the heater were moved and lengthened to accommodate for the move. It was then reconnected and hooked up. Once the water was turned on, we checked that it was all working properly. This water heater was set up and ready to go!
This old home had settled a bit over the years, and it settled a bit. Because of this, the crawlspace entry that was located in a bedroom closet was difficult to enter. To keep this home up to local codes, this crawlspace needed some work done.
To solve this issue, our crews came out and began by safely cutting into the foundation walls to install a new EverLast exterior entry. With a safe and waterproofed entryway, our crew began to dig out under the home, moving an average of 11 inches of dirt throughout the crawlspace so it would meet code. We then made the concrete footings for the home's posts wider and safer so they would stay put, no more settling or having issues. To finish off we laid down a 6 Mil vapor barrier. This home is safe and up to code!
These homeowners needed to move their water heater, and to do this properly and get all of their lines extended and moved in accordance, our plumbing division went out. They moved the water heater, and connected all of the lines once more. They then checked that everything was in working order. With everything moved over properly they headed out.
Before putting a home onto the market, a thorough inspection should be performed, and this means getting under the home to check out the foundation. This home had a very wet crawlspace. To set the home up to be sold, the sellers called in John's Waterproofing to waterproof this space and keep it healthy.
To get this space in tip-top shape, we began by drying it out. It was too wet to begin work in! Once the space was dry, we cleaned out the debris and installed a three-inch perforated pipe drainage system. This collects the high amounts of groundwater and directs it to the newly installed SuperSump Plus where the water then gets pushed out and away from the foundation. We then installed a 6 mil vapor barrier and added in a brand new vent well. This home will now be dry and healthy for the new homeowners.
This basement was predominantly used as a general storage space, but due to high humidity levels and condensation on the walls, the space had water mold growing. This restaurant owner was expanding. They found a new building in the location they wanted, but it needed to be upgraded and remodeled a bit. The owner had us do the plumbing for their other locations, so it made sense to call up our plumbing division for help on their new building.
Our plumbers went out and replaced the old and rusted pipes throughout the building. The building still had the original metal pipes and they were well overdue for being replaced. We removed the old pipes in the kitchen and bathrooms and installed new PVC pipes. Once the system was all changed out, the restaurant was ready for its next stage of remodeling.

To get this homes crawlspace handled we installed a brand new EverLast door for the crawlspace entry on the exterior of the home. Nobody likes a leaky basement. A new customer called needing a solution for his leaky basement so he could remodel and create living space. One of our design specialists was dispatched to the address to assess the situation. He walked around the basement with the homeowner and while taking photos, they discussed his concerns and plans for the space. Next, they went upstairs and sat down and the salesman pulled out his computer and showed the customer why it was leaking and how John's Waterproofing could fix it with a permanent solution. It made sense to the customer and the price was right so he decided to move forward with the work.
A few weeks later our crew came out to do the work. They started by removing approximately 6 inches of concrete around the perimeter floor on the footing. Some of the underlying dirt was removed to accommodate a bed of gravel and installed WaterGuard drainage system. WaterGuard is an award-winning piping system, specially engineered for basement water problems. It intercepts water around the perimeter and it's virtually unseen when completed. WellDucts were installed at each window because they were below grade, to ensure that water build-up in the wells was driven into the new drainage system. ThermalDry wall system was then installed to both insulate and drive any moisture into the WaterGuard system. The installation also included a TripleSafe sump system with its battery backup to ensure the water is handled during power outages. Lastly, a discharge line was run to lead the water away from the home.
Years of repeated water intrusion in this homeowner's crawlspace prompted them to call John's Waterproofing to learn what solutions were available to them.
Our Design Specialist inspected the crawlspace and saw that water was several inches deep in some areas and there was clear evidence that water had been coming in for years. This is most often caused by rising water tables. He also did a thorough inspection of the exterior of the home to see if there were any obvious contributing factors. He showed the homeowner how we could solve their water problem by encapsulating the crawlspace and how it would also aid in lowering their power bills and make the home's air cleaner and healthier. A few weeks later a crew was dispatched and got to work right away clearing the crawlspace of the old plastic barrier, old dirty fiberglass insulation, and other debris. They installed a perforated pipe drain system that led to a TripleSafe sump system to remove the water. Next, they isolated all the posts from moisture contamination and then covered the dirt floor with TerraBlock for insulation and to protect the CleanSpace barrier. Then they proceeded to seal all the vents with specially designed covers and line the crawlspace with CleanSpace, a 20mil, nylon-reinforced plastic barrier, and sealed all the seams with specially designed 4" tape. The barrier was extended up and fastened to the walls of the foundation. Once completed, 2.5" of spray foam was applied to the interior walls, effectively air-sealing the space. Finally and most importantly, a SaniDry dehumidifier was installed to filter the air and reduce the moisture to keep the crawlspace mold-free and clean.
These homeowners were preparing to finish their basement. They were looking to create an extra bedroom, bathroom, and home office out of their basement. While they were looking to do this over a few years, there were ready to start this process properly with a waterproofing job.

This job involved a 75 yr old family home on a lake. The basement had always flooded but now the homeowner wanted to remodel it into an extra room so he needed it fixed. A System Designer was scheduled to go meet the owner and help him understand how John's Waterproofing could solve his problem.
The System Designer arrived and she went into the basement to find 4 inches of water throughout. She then walked around the perimeter of the home to determine if anything was contributing from the outside but it was pretty obvious with the lake being so close that the problem was a high water table. Since the water issue was so prevalent, she set up a service tech to come out before the installation crew to set up a temporary sump pump to get the water out before the job could begin in full.

It is common for the ground to shift over years. Due to new construction, changes in waterways, or major landscaping projects the ground shifts, and this can shift the foundation of a home. This older home had shifted over the years and a few cracks had emerged in the foundation walls. The homeowners wanted to ensure their home was safe, so they called in John's Waterproofing to look at the cracks and assess the water that had begun to creep in.
Since the cracks were minor we were able to fully address them, we installed repairs with a Paraseal and TremDrain combo. This fills in the crack thoroughly, and then covers the crack on the wall to keep it in space. We then installed a SaniDry Sedona to keep humidity levels in a healthy range so this home would be dry and healthy for the family.
Nearly all real estate transactions involve property inspections, so many homeowners prefer to get that done before listing their homes so they can fix any issues that present themselves prior to listing homes. These homeowners did just that and one of the problems that were found was a wet flooded crawlspace, so they called John's Waterproofing for repairs.
One of our System Designers showed up at the home a few days later and got busy with his inspection of the crawlspace as well as inspecting the exterior of the home's foundation and downspouts to see if there were signs of problems that could be causing the flooding. Since approximately 50% of the air in a home rises from the crawlspace now this family could be assured that healthy, dry, filtered air would help the homeowners stay healthy and comfortable.
This customer called wanting to see about getting a sump pump for her crawlspace after a plumber's inspection showed water in her crawlspace. John's Waterproofing was more than happy to get her scheduled with one of our highly trained System Designers.
After he arrived at the property, the designer hopped down into the crawlspace and inspected it thoroughly. After inspecting the crawlspace he did a full inspection of the exterior of the home of those areas that related to the foundation and took measurements so he could give the homeowner an accurate proposal. After agreeing on the work, the office was called and the work was scheduled.
To begin, our crew removed the 6 mil vapor barrier and fiberglass insulation and debris. They then installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed SuperSump Plus pump and battery backup to assure continued operation in the event of a power outage along with proper discharge. Finally, a 6mil vapor barrier was laid over the dirt floor and overlapped at a minimum of 18' at the seams and up the foundation walls where it was fastened to keep it from moving around. It also ensured that any water beaching from footings or walls would be driven into the drain system.
This home's crawlspace ended up with signs of critters. There was scat, chewed on 6 Mil vapor barrier, chewed on mesh vents, and the water heavy insulation had been torn apart and was found in little nests throughout the space. To begin to take control of the space, the homeowners called in a pest control company to clear the critters from the space, they then recommended John's Waterproofing to encapsulate the space to ensure critters wouldn't come back.
With the critters evicted we came in and cleaned out the old fiberglass insulation. We then cleared out the torn and damaged old vapor barrier. The wooden posts were then isolated with a 20 Mil thick vapor barrier called CleanSpace. This was installed throughout the space, and secured in its place, anchored along the walls. The foundation walls were then insulated with Spray Foam, and a SaniDry dehumidifier was installed to keep this space dry and healthy, and critter free.

Our plumber was sent out and found that the old sink was on its last leg so it was taken apart, pulled out for disposal and a new sink and new pipes were installed to replace the old hardware. In addition, it was decided to replace more piping that, while functional, was old. Better safe than sorry!
This homeowner had no idea that she had lots of water in her crawlspace until her hardwood floors began to buckle. Here at John's Waterproofing, we have very knowledgeable Service Techs who perform annual maintenance, service sump pumps and dehumidifiers, flush drains and check all areas of potential problems with our products. Sometimes they are called to check on products we didn't sell as was the case with this customer. His sump pump was not working and he needed help because they were experiencing heavy rains and he knew it was bad news for his crawlspace. Our Service Tech confirmed that the pump was no longer operational and he went a step further. Now the crawlspace was up to code and a sale would be able to move along smoothly.

We do everything from moving water heaters and replacing leaky pipes to something like this project, that was for a church that had burned down when the fire went through the area. Our plumber was dispatched to offer a design for a completely new pipe system to deliver water to the kitchen, and bathrooms for both fresh water and wastewater prior to installing the floor of the church. The church has since been restored to it's original beauty and function.

A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump pump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the newly installed pipe system. The new owners were happy and thrilled with the warranty!
This old home had a funky bathroom set up, and the homeowner wanted to remodel to make the room more user friendly. However they were not comfortable moving the plumbing fixtures, and called up John's Waterproofing plumbing division. Our licensed plumbers arrived and began by removing the old metal piping. They then installed updated PVC pipes. The shower piping was extended to heighten the showerhead. They then changed out the bathroom faucet fixtures and the homeowners were so happy with the bathroom updates!
This home had a down spout that extended over their entryway sidewalk. While this was keeping the water out and away from the foundation, it was a tripping hazard. The homeowners were used to this, but it was worrisome whenever they had elderly family members visit. Eventually they decided they wanted to find a solution that would properly address this tripping hazard. To handle this, they reached out to John's Waterproofing.
Our crew arrived and extended the downspout into the ground and ran a pipe underground to take the downspout water safely out and away from the home. This now has the water being dumped out via a LawnScape outlet. The homeowners are thrilled with the upgrade and happy to know their home is safe.
This was an older home with a very wet basement and nearly 1500 sq ft of potentially usable space if the water issues could be resolved. Our System Designer was sent to the home where he walked around the basement and, while taking measurements, described some of the options available. He explained how John's Waterproofing could give them a lifetime warranty on the patented WaterGuard System in that, so long as the pump was operating, the WaterGuard would gather the water and direct it to the pumps.
A few weeks later the crew arrived. The crew got to work right away, breaking out 6" of concrete around the perimeter to install the WaterGuard. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the SuperSump location. Well Ducts were installed at the below-grade windows and BrightWall panels were fastened to the walls inserted into the flange at the back of the WaterGuard to insure any wall seepage or window well overflow was directed into the system. BrightWall panels are a textured plastic wall panels that are waterproof and easy to clean and most importantly, keep moisture directed to the WaterGuard system for removal. Homeowners also invested in a SaniDry XP to keep the air clean and dry.
The electrical box was located in their basement and they noticed some moisture coming in through their foundation walls. They were nervous about water coming into this room so they called up John's Waterproofing for a solution. Our system design specialist arrived and did a thorough inspection to craft a system that would suit their home's needs.
Our install crew arrived a few weeks later and began by installing a WaterGuard System. This is a drainage system that is installed around the interior parameter in a trench that we dig. The system is graded to a new TripleSafe system, where water is then directed safely out and away from the foundation. To ensure water from the walls wouldn't cause issues, we installed BrightWall panels along the walls to ensure moisture is directed down to the drainage system. As an added defense we installed a SaniDry dehumidifier to keep this space dry and healthy.
This customer was a friend of one of our System Designers so she called him for help with her leaking basement. He was more than happy to go out and help. Upon arrival there was a 4ft high and 6ft deep solid concrete ledge that ran most of the length of the South wall of the basement, so where the ledge met the basement wall with no footing. WaterGuard, the product that we usually use in basements goes on top of a footing, so this would not work for this home. As a solution, the specialist purposed a product called FlowGuard, so her basement would stay dry.
Some weeks later one of our Installation Crews arrived to fix this basement's problems. FlowGuard was installed around the full perimeter as well as TripleWall piping. FlowGuard was designed for use in situations where WaterGuard can't be used, such as, thin basement floors or, like in this case where there is no footing. It is only a few inches tall as compared to WaterGuard which is just over 4" high. FlowGuard is designed to capture the water as it comes and then the water is directed to a 3" wide pipe; TripleWall and the TripleWall directs the water to a newly installed sump pump. In this case, an UltraSump was installed in a TripleSafe container should the homeowner decide to upgrade to a TripleSafe at a later date. The system worked, and the homeowner was thrilled with the results!
This homeowner contacted our office after he discovered his crawlspace had approximately 3" of water throughout, the vapor barrier was not only caked in mud, but it no longer covered much of the crawlspace. A System Designer was dispatched to the home to find out what John's Waterproofing could do to help. First, he walked the perimeter making observations and measuring the house. Then he donned his protective gear and camera and entered the crawlspace where he took numerous photos. Afterward, he sat down with the owner discussed the evident water issue causes, as well as a crafted solution.
When the installation crew arrived they began by removing the old barrier and debris from the crawlspace. They then installed a full perimeter drainage system around the interior of the crawlspace consisting of 3" perforated pipe in a silt sock which terminated to 2 low spots of the crawlspace. Because of the large square footage, it was necessary to install 2 TripleSafe sumps to fully address the homes water issues. An Everlast door then replaced the rotting wood door at the exterior access. TerraBlock, a high-density foam product was laid over the dirt floor to both insulate the crawlspace and protect the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this crawlspace and home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated.
The homeowner was dismayed to discover the carpet in her newly remodeled basement was wet. This home had a daylight basement and there was water at the back of the basement where the basement retaining wall was the highest and 3 windows were present. He suspected that the windows may be part of the problem because they were partially below grade. He sat with the owner and showed her what he suspected and that the walls affected would have to be removed and the carpet pulled back for complete answers.
An installation crew arrived at the home to do the work and the homeowners had already removed the carpet. The crew got to work removing the walls and, sure enough, water stains proved that water was intruding at the windows as well as intruding in the footing area. First WaterGuard, an award-winning and patented drainage system was installed at the footing. WaterGuard was engineered specifically to solve basement water problems effectively without the worry of clogging. The water was directed to a TripleSafe Sump Pump and the discharge was directed well away from the home. We then installed new exterior window wells and the water was directed to the WaterGuard system via Window Well Ducts that tucked into a flange on the backside of the WaterGuard. Next, ThermalDry wall panels were fastened to the walls to aid in pushing any moisture build-up into the WaterGuard as well as aid in the insulation of the basement. Now the basement was ready for the homeowner to replace the walls and carpeting, and they no longer need to worry about water damaging this space.
There are other things that we help customers with besides basements and crawlspaces and one of those is waterproofing retaining walls. This customer wanted to expand his yard space so he needed to build a tall retaining wall on his property. Wanting to ensure it was done properly, he called us up to waterproof the wall, and to do so we used Paraseal and TremDrain.

This customer called after closing on her new home. She had been given a credit by the seller for repairing the crawlspace and she had seen information at a Home Show where John's Waterproofing had a booth explaining encapsulation and she knew that she wanted to protect her home. She wanted to to use the credits allotted and add to them to do a full encapsulation on her home. The System Designer came out and introduced herself and then performed a thorough examination of the crawlspace from both the interior and exterior.
The crew came out on the scheduled date and got to work by removing the old vapor barrier, the dirty fiberglass insulation and other miscellaneous debris. A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock was laid on the dirt floor and we then sealed up the vents and isolated the wooden posts. A CleanSpace vapor barrier was installed with the seams fully sealed, run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.
This homeowner had a home on a hillside overlooking a lake and he was building a retaining wall on his property to enlarge the size of his yard. He knew it was important to waterproof the inside of this wall to keep it strong and avoid water from weeping through the wall. A System Designer was sent out to the property to do measurements, take photos of the project and explain our system to the homeowner.

Older homes did not have a need for a water line to be directed to their refrigerator. However this homeowner had recently purchased a brand new fridge that had a water dispenser and ice maker. The homeowner was thrilled with this new feature, but needed to have water line set up so this would work. They were referred to John's Waterproofing plumbing department for help by a friend.
Our plumbers arrived and added in a new water line that was fed up through the kitchens walls and added for the fridge. Since the fridge was already there we hooked up the whole system and helped the homeowner place their fridge where it would stay. The homeowner was thrilled with how quickly and easily this occurred.
This community space had the basement dedicated to the storage of the towns festive decorations. However has time progressed, it was soon noted that mold spores were being found throughout the space. Worried about further damage occurring, the center reached out to John's Waterproofing for a basement solution.
Our installation crew arrived and began by digging a trench along the interior parameter, here we installed our WaterGuard drainage system. This collects water from the ground and water that is diverted safely down the wall with the ThermalDry radiant barrier. All of the water is taken to a newly installed SuperSump with an UltraSump pump backup. From here the water is directed out and away from the home. We then installed a SaniDry dehumidifier to keep the space free of mold by keeping the moisture level low.
This home had settled into place, and it's crawlspace was no longer up to local codes. The homeowners were wanting to sell their home so they knew they needed to address this issue for a sale to go along smoothly. Our installers arrived and began by digging out the crawlspace an average of 9 nine inches. Once the space was cleared out we had to replace six wooden posts with SmartJacks to keep the home's foundation properly supported. We then added in a perforated pipe system to collect groundwater and safely divert it to a SmartSump pump, and then pushed the water out and away from the home to a LawnScape outlet. We then laid down a 6 Mil vapor barrier to help the home stay dry and healthy. The homeowners were thrilled with the work and happy to know the home will be ready to be sold.
This homeowner had begun to use their basement space more, while it was unfinished it became a nice space for the family to use for a playroom. After using the space for a while, they realized some of the walls were damp to the touch when heavy rains occurred, and a musty smell would develop. To ensure the space would be safe and healthy for the family to keep using, they reached out to John's Waterproofing.

This homeowner was tired of having an odd odor emanating from the crawlspace and knew the air under the home felt oddly humid. In an effort to fix the issue, the homeowner was ready to bring in a crawlspace expert. After hearing about our full encapsulation system, they knew this was the best option to keep the crawlspace controlled and healthy.
Our installation crew began by removing the old vapor barrier and the falling fiberglass insulation. We then replaced the old exterior entrance with an EverLast Well and Doorway, and sealed off the vents with new vent covers to keep the external elements from entering the crawlspace. We then installed a SmartSump with an UltraSump pump to collect the groundwater and send it out and away from the home. Next we laid down TerraBlock insulation over the dirt floor, and used CleanSpace to seal the space. CleanSpace is a 20 Mil woven material that is inserted under each wooden post, anchored along the walls under the rim joists, and sealed into place. We then installed a SaniDry dehumidifier to keep the space dry and healthy. To aid in insulation, we then had our spray foam specialist out to apply spray foam along the foundation walls.
It's very disheartening to discover that you have water in your crawlspace. It's not something that most people even think to check on. This homeowner was preparing to sell this home and was surprised when the inspection report said there was water in the crawlspace which had to be fixed before the home could be sold. A system designer from John's Waterproofing met with him and explained to the homeowner that we had a Real Estate Discount program that would help with the cost and that he could even pay for the work out of escrow. Additionally, we offered a great warranty that would be transferrable to the new owner. He was sold and anxious to get the work done so his real estate transaction would go smoothly.
Our System installers were dispersed to do the work. The old barrier and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the pipe system. Now the home was ready for market and the crawlspace would not be a stumbling block.
The owner of a commercial building contacted us to resolve the water intrusion problems he was having in the basement offices. A system designer was sent to inspect the space and help him with a solution. The designer took photos and measurements and went over a few different options. Since WaterGuard offered a lifetime warranty on the drainage system, it was the obvious choice.
The installation crew was sent out and jumped right in. They cut the finished walls up 18", peeled back the carpeting, and breaking out six inches of concrete around the perimeter for the installation of the WaterGuard drain system. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the newest TripleSafe pump location. The sump pump system consists of a ZoellerM53 main pump, a ZoellerM98 backup pump, and an UltraSump battery backup so the system continues to operate in the event of a power outage. ThermalDry Wall paneling was added to the walls to ensure that any moisture from the concrete walls is driven into the drain system and it also aids in insulation.
This older home hadn't had water issues evident until recent years. However, a particularly heavy rainfall brought forth flooding and the homeowner was concerned. They ended up installing their own small sump pump from the store, but this ended up bring some odd smells to their home, and water would sit around the pump when heavy rains came through. The homeowners wanted to contact the experts to see what was happening and called up John's Waterproofing. When our specialist arrived it was found that the sump pump wasn't installed properly and water mold was sitting in the pump, causing the odd odor.
To address the issue our installation crew installed a TripleSafe sump pump in place of the DIY job. This had a New WaterGaurd drainage system which collected groundwater from the basement to collect and direct the water. The sump pump then pushes the water safely out and away from the homes foundation to a LawnScape outlet. We then installed BrightWall paneling along the foundation walls to ensure any water moisture from the walls would be directed to the newly installed drainage system. This home was now dry and healthy, and the odor was gone immediately.
It is so very important to research a contractor before you hire them. This homeowner hired a contractor to fix the water problems in her crawlspace and, in the end, the water problem was not solved. The contractor couldn't be contacted to fix the issue. To address the problem, she called John's Waterproofing and we were happy to help her. After the System Designer explained to her why the current system was not working and the logistics of what she needed that we could provide.

The homeowner can now rest assured that the crawlspace will be dry and is warranted for 10 years.
A homeowner called over concerns about the water leaking in at her basement windows. She had a sump pump installed in an open pit by another company, but the water was unable to make its way to it and she was uncomfortable with the open pit because she had children. A System Designer arrived at the home and was shown the basement where he took measurements and photos. He sat with the homeowner and explained what the problem was and how John's Waterproofing could solve her problem. He was able to do a proposal on site from his computer which she readily agreed to.
An Installation team was scheduled for the job. The crew got to work, breaking out 6" of concrete around the perimeter to install the WaterGuard drain system. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed, terminating at the SuperSump location. Well Ducts were installed at the below grade windows and BrightWall panels were fastened to walls. Both of these were inserted into the flange at the back of the WaterGuard to ensure any wall seepage or window well overflow was directed into the new drainage system. Bright Wall is a textured wall system that lightens and brightens the basement and also drives any wall moisture into the drains to be directed to the sump pump. Homeowners also invested in a SaniDry XP dehumidifier to keep the air clean and dry.
This customer called because she was considering encapsulation for her crawlspace. Our System Designer discovered massive amounts of mold in her crawlspace and that meant she was breathing mold spores all the time. Definitely a health problem. He also noted that several wood posts needed to be replaced as well as the exterior entrance door. He took photos and when he showed the homeowner she admitted to having significant respiratory issues so she was eager for a solution.
The installation crew went to the home and began removing the old plastic vapor barrier, the falling and filthy fiberglass insulation, the heating ducting that was no longer in use as well as all other debris. The outside access door was replaced with 1/2" thick Everlast Crawlspace door. Made of plastic, it won't rot, warp, or let bugs or rodents in while properly sealing off the exterior air. Four wooden posts were replaced with SmartJacks, galvanized coated steel adjustable supports. A trench was dug around the perimeter to hold a 3" perforated pipe drainage system graded to a SuperSump system with an UltraSump battery backup to ensure continued operation in the event of a power outage. TerraBlock, a1/2' thick dense, flexible foam barrier was laid on the dirt floor. This aids in insulation and protects the CleanSpace barrier from punctures. The CleanSpace a 20mil, nylon-reinforced barrier was next and all the seams were sealed up and posts isolated to prevent any moisture from rising into the crawlspace. This was fastened to the foundation walls just below the rim joist. The vents were then sealed and a SaniDry Sedona dehumidifier was installed to keep the humidity in control and filter the air to provide the home healthy fresh air. A few days later, a 3" layer of single-cell spray foam was applied to the foundation walls and rim joist, completing a sealed and insulated crawlspace.
This homeowner had us do the waterproofing on their crawlspace years ago. They had been happy with the results and did a great job at staying up to date on their annual service visits. This was how they ended up mentioning that they were looking to upgrade their refrigerator and wanted to have a built in ice maker and water dispenser installed. Their service tech happily told them about our plumbing department. Since the homeowners like our waterproofing, they decided to call us up when they had this new plumbing need.
Our plumbers arrived and installed a brand new water line to the refrigerator they had purchased. This line was run through the crawlspace, up and into the kitchen. Since the refrigerator was already there, we were able to hook it up completely and have it up and running before we left.
These homeowners wanted to optimize the home they owned, and finish their basement. While they knew a contracting company that could do all of the finishing work, they were informed on the importance of waterproofing before doing this. Even though water wasn't visible at the time, the contractors sent them to John's Waterproofing. The contractor didn't want their work to get ruined by any possible water issue that could arise as the years went by.
To ensure this project would be protected for years to come, our installation crew arrived. They dug out a trench along the interior parameter. Here we laid down a bed of gravel and installed out WaterGaurd drainage system. This will collect the water and divert it to a newly installed TripleSafe sump pump. All water is then safely pushed away from the foundation to a LawnScape outlet. To insulate and waterproof the walls we then installed ThermalDry radiant barrier along the walls. This space will now be ready to be finished, and protect the homeowners investment in their home.
The kitchen in this building was a bit outdated, and they were ready for a change. They had purchased a large new sink, and would need to move the plumbing to a new location to make it work. Since we had worked on this building before, they called us up for our plumbing division. Our plumbers turned off the water and had the plumbing lines moved and set up to the new location. The new sink had been placed already so it was quick and easy for our licensed plumbers to hook it all up and have it running. All water was turned back on and lines were double checked. With no issues our plumbers headed out.
This job was for a church basement that had a large preschool operating in the basement. The problem had been ongoing for many years and the church had tried to save money with inexpensive fixes but, because floors were starting to sag upstairs and children were involved, they knew they needed a professional. A System Designer was sent out to take a look. It was truly a challenging situation since the basement had been divided into several rooms and there were several tricky areas under stairwells where beams needed to be replaced and floors above needed additional support. After consulting our Sales Manager for added help, the System Designer was able to design a solution at a reasonable cost that would keep the basement dry, clean, and stabilize the building.
Our plumbing department was the first to arrive to remove toilets, sinks and hot water heaters to prepare for the waterproofing installation and they would return afterward to reinstall everything. Next, the installation crew went to the location and started by removing the damaged walls and flooring. WaterGuard, an award-winning drain system, designed specifically for basement waterproofing was chosen for the perimeter of the basement. It involved removing all of perimeter walls and framing and opening up 6" of the concrete floor to install the WaterGuard. A leech line was installed spanning the center of the basement floor for added drainage. DrainMatt was added to the walls to capture any moisture/water from the foundation walls and drive it into the WaterGuard. Over that, CleanSpace Wall was applied to the walls to give them a clean appearance. Under one particular stairway area, 6 SmartJacks were installed to stabilize the floors above. SmartJacks are adjustable, galvanized steel supports that can stop and even correct floors that are sagging. The WaterGuard drain system terminated at a TripleSafe Sump System and discharge was properly set up so the water was sent well away from the building. With the space waterproofed, our finishing team came in to refinish the space, and then our plumbers came in to reinstall the plumbing features. This space will now be safe once again!

This homeowner wanted to get the work done for their buyer so an inspection was scheduled to give them a solid proposal and payment was scheduled to come out of escrow do the work even though it had to be done after the new owners took possession. The proposal consisted of removing all the old plastic and debris, trenching around the perimeter to install a 3" perforated pipe drain system which terminated at a SuperSump pump, and replacing the 6mil vapor barrier with a well-laid barrier that was overlapped and attached to the foundation walls. This is done to make sure any water infiltration from the foundation or footing would be captured by the drain system and not breach the vapor barrier. It comes with a 10 year transferrable warranty and made the whole deal a winner.
Basements are great for creating additional living space, but only if they are waterproofed before construction begins. Even a seemingly dry basement can start having water intrusion issues at a later date and is a costly issue to face. This basement clearly had water damage so the homeowner knew that it had to be addressed first. A System Designer arrived and walked the basement with the homeowner. He told him why the water was coming in and how John's could offer a system with a lifetime warranty to protect his impending investment. Afterward, they sat down and built a proposal together.
The installation crew arrived and got right to work breaking out the concrete around the perimeter of the basement to create a 6" trough for the installation of the perforated PVC drain pipe. Normally, we would use WaterGuard system on top of the footing but, being an older home with no footing, this was the preferred method. The pipe was laid in a bed of gravel to keep the dirt/silt from getting into it and a flange was created with drainage mat to enable the use of a BrightWall wall system. BrightWall panels consist of hard PVC plastic that is white, bright, and easy to keep clean giving the basement a great semi-finished look. This barrier collects moisture from the basement walls and drives it into the drain system. The pipe terminated at a TripleSafe sump system with its main pump, backup pump and UltraSump battery backup to ensure continued operation in the event of a power failure. They concreted back over the pipe so the floor was smooth and level. Our crew then installed a SaniDry XP dehumidifier to help keep moisture down and filter the air. The basement was now ready for this family to enjoy.
A homeowner contacted us knowing he needed a new vapor barrier in his crawlspace. Upon inspection our System Designer discovered he needed a bit more, as there were clear signs that he had bigger water problem. Next, a new 6 mil vapor barrier was laid down, attaching securely so it would stay in place. Now this crawlspace was ready for rain and looks great!

This home was built on a slope. The high side of the home had its downspout extended roughly five feet away from the home. The low side of the home had two downspouts about a foot from the home. However, the longer one was damaged. A family friend had accidently tripped on the extension, and it had bent. This was a wake up call as to how dangerous this could be for people. They needed a solution. They knew the water needed to be sent away from the home so water wouldn't be dumped near the foundation, so they called up John's Waterproofing.
Our installation crew arrived and extended this downspout into the ground. We then added a pipe system that goes underground to divert all water safely away from the home to a LawnScape outlet. The two lower downspouts were also extended down and attached to this system to keep this home protected.

To address the homes issues we did a basement Waterproofing. We began by digging a trench along the interior perimeter of the basement. Flooding in the basement. This homeowner called us up with three inches of water pooling throughout their basement. The space was unfinished, but stored many items, which the homeowners were working on moving out of the basement and trying to keep dry. They scheduled their free inspection with us, and went over their homes options.
To begin, we had to dry the basement out. Once it was dried we used jackhammers to dig a trench along the interior perimeter of the entire basement. This older home experienced short circuiting when some of their outlets were being used. They were sick of having to keep track of how much was plugged in, and which items were in use or else the breakers would switch off. This home was built before electrical outlets were as necessary in a home. As time progressed their outlets were looking for a bit overburdened. To get upgraded they called upon John's Waterproofing. This hillside home was being built. While the homes foundation was still cleared out, we went in to waterproof. We installed a drainage system around the three below grade walls, sending the water out on both sides of the daylight basement. When scratching was heard from the basement, the homeowners were worried. They began to look around their home, and found multiple vent screens were torn and chewed through. They began by replacing these, but only a few weeks later, those were already damaged. They called out pest control who dealt with the issue head on, but without a major change, it was very likely rodents would find a way in again. This vapor barrier is 20 Mil thick with a woven fiber through it to deter critters from chewing it. A SaniDry dehumidifier was installed, this will keep the space healthy, no mold or mildew will be able to grow here. Spray Foam insulation was then applied along the foundation walls, both insulating and air sealing, leaving no space for a critter to squeeze through along the foundation walls.
When water is found standing in a crawl space, its easy to determine you could use some sort of solution in place to address the water. This issue came as a surprise for this homeowner. Knowing it would need to be cared for before causing long term damage the homeowner called upon John's Waterproofing. This homes electrical panel was recalled and would need to be replaced. To do this they called up John's Waterproofing to work with our electrical division. We sent out an electrician who brought a new panel with them, and began to switch everything over. While doing so, they mapped out the wires and labeled accordingly. We then took the recalled panel to properly dispose of it. The homeowner liked how quick the process went and were happy to know their home was back up to code.
After hearing that a few other people in the neighborhood had high levels of radon, these homeowners wanted to learn where their home's radon level was. For this, they called up John's Waterproofing. We sent one of our certified radon specialists to perform a continuous radon test. This tests the home's radon levels over three days, showing how levels fluctuate and where the average sat. Radon specialists recommend radon is mitigated when above 2.0 pCi/L. This home's levels ranged from 5 to 8 pCi/L, with an average of around 6.8. The homeowners knew they would need a mitigation fan installed. To begin this entails a pipe that goes through the foundation to pull the radon gas out of the soil. This loops along to the side of the home where a mitigation fan is installed. This then pumps the gases safely above and away from the home. We left behind a charcoal test kit for the homeowners to check their radon levels with a third party company once we were done. This showed the home's radon levels were now at 1.0 pCi/L.
This homes crawl space was tight and difficult to go through. The homeowners knew they wouldn't be able to go through this area, but they could see small puddles of water over the vapor barrier that was present. So they called up John's Waterproofing. We scheduled their free inspection, went over home goals, budget, and crafted a solution to help their home.

The window wells were the biggest issues for this home. The wells sat about level with the bottom of the window. This meant groundwater was still pushing up against the foundation under the window, and with no drainage in place for the window, all water in the well was pushed against the windows as well. We began by upgrading these. New window wells were installed that went down an additional 12 inches. We then installed drainage to go under each window, with gravel to fill it in appropriately. This drainage will guide water through the foundation wall to be safely addressed. From inside the basement, water from the windows and walls will be guided behind BrightWall paneling that we installed. This will not rot or mold, and the water will safely enter the new WaterGuard drainage system we installed along the entire interior perimeter of the space. This grades to the lowest point where it enters a new TripleSafe sump pump to be sent away from the home. As a final piece we installed a SaniDry dehumidifier to ensure the moisture in the air is controlled. This space is now all decked out to keep it dry, stable, and healthy.
This homeowner wanted to have their home ready for anything. For the homeowners this entailed getting a whole home generator installed. To start, the homeowners chalked it up to be a minor issue. They would clean up the water puddles when they appeared. But the puddles were getting bigger each year, and more frequent. They could no longer just keep cleaning the water up, they wanted to have the water stopped. So they called up John's Waterproofing to schedule their free inspection.
To stop the water from being an issue we would waterproof the basement. We dug a trench along the interior perimeter of the space, laying in a bed of gravel and our WaterGuard drainage system. This collect collect groundwater as well as any water from the walls and send it to the lowest point where it enters a TripleSafe sump pump and is pumped away from the home. To ensure water from the walls went to the new drain system we installed out CleanSpace wall system. This will not rot or mold, just keep the water guided to the drain system. We then placed a SaniDry dehumidifier to ensure the moisture to air content is where we want it to be. This home is now set for the wet seasons, and the homeowners wont have to think about puddles appearing in their home.
This home had a bounce to the floor. At first the homeowners hadn't thought much about it, but then some internal doors began to stick in place, or not close properly. So they knew they would need to take action. They called up John's Waterproofing and scheduled their free inspection. When we went out we found five of the homes wooden posts were floating above their footings, one even floated a solid three inches to high. To address the homes issues we would install some support for the home.
To begin the project we removed debris from under the home, since we were doing work here, the homeowners wanted to replace and do a minor upgrade to their waterproofing as well. We also pulled out the old vapor barrier since it had tears and rips throughout it. We then replaced the poor wooden posts with SmartJacks. These can have minor adjustments over the years to help the home get back into place slowly so it doesn't damage the home. We then installed a drainage system with a sump pump to ensure water is directed away from the home and laid in a new 6 Mil vapor barrier. This space is now stable once more and with annual visits we can help adjust the home slowly.
This building had an out of date electrical panel. To keep the place safe, they were recommended to upgrade to a newer panel. Since they had worked with John's before, they called upon our electrical division. They went out and hooked up the new electrical panel, mapping out the switches properly, and labeling for ease. We then tested the system fully and the place was all done.
This homeowner had read an article about radon, and wanted to learn more. They scheduled a continuous radon test through our office so they could know their homes radon levels and also chat with a certified specialist. The radon test takes three days, allowing the system ton record the homes radon levels as it fluctuates over that time period. We can then see the homes average radon level, as well as it's peak and lowest level. This paints a thorough picture of the homes levels, and for homes with an average over 2.0 pCi/L, mitigation is recommended. This homes level averaged out at 3.2 pCi/L, but its peak was recorded at 11.8. The homeowners chose to get a system. This involves a pipe that dips under the homes foundation, pulling radon gases out from the soil before it can enter the home. The mitigation fan then directs these gases through a pipe to be released above the homes rooftop. Once completed we left behind a charcoal test kit. This provides a snapshot of the homes radon levels through a third party company, so the homeowners can see the improvement.
Once they had learned about radon gases, this homeowner decided to have their home tested. They purchased a charcoal testing kit from a local hardware store, and their reading came back at 3.9 pCi/L. The results came back with paperwork saying that mitigation was recommended for all homes with a level of 2.0 pCi/L and over. With a history of lung problems in the family, the homeowner thought it best to look into mitigation, and called up John's Waterproofing. They sat down with a certified radon specialist and ended up moving forward with us. To begin we installed a pipe that goes into the soil beneath the home to pull out radon gases. This wraps to the side of the home where the mitigation fan is placed and which pushes the gases to be expelled above the homes roofline. We left behind another charcoal testing kit for the homeowners to check the work, and they called us happy to report their results showed the radon levels to be at 0.7 pCi/L now!
As radon becomes more known, homeowners are encouraged to have their homes tested and mitigation systems installed as needed. This homeowner had heard about their town having high levels of radon, so they decided to pursue testing. They called up John's Waterproofing and scheduled their continuous radon test. We dropped it of, and three days later returned to discuss the readings. The homes radon levels did fluctuate with and average of 4.4 pCi/L. It is recommended to have a mitigation system installed in any home with a reading of 2.0 pCi/L and over. So we scheduled their mitigation installation. This has a pipe installed to pull radon gases directly out from under the home, the mitigation fan is attached to the side of the home and sucks the gas out, sending it above the homes roofline. Once completed we left behind a charcoal testing kit so they can retest, seeing how their homes levels have improved.
This older home needed to have its panel upgraded. All of the circuit breakers were filled up and the homeowners were looking to add more outlets in a few rooms. So they called up John's Electrical Division. We went out and provided a quote, and got to work. We ran the lines for the new outlets, installing outlets, as well as adding in a double light switch for the living room that the homeowners wanted. We then upgraded the panel, labeling and checking as we went. Now the homeowner has new circuit breaker spots they can use in the future should they want to.
This home was being built, and the homeowners wanted to protect their new space. They had dealt with a flooded crawl space in their previous home, so they called up John's Waterproofing to get the space encapsulated before anything could occur. To do that, we installed a full interior perimeter drain system. This rests in a silt sock so it stays clear of debris. It lets gravity direct the collected water to the lowest point where a TripleSafe sump pump sits and pumps the water safely away from the homes foundation. We then laid down TerraBlock insulation and CleanSpace. The CleanSpace vapor barrier is 20 Mil thick with a woven fiber through it to help it be durable. This is wrapped under each wooden post, attaches and seals along the foundation wall and is sealed along every seam. A SaniDry dehumidifier is installed to ensure the space has the moisture in the air controlled. We then spray foam the foundation walls to both air seal and insulate. This space is now properly waterproofed and the homeowners can rest assured their home will remain protected against water issues.
When heavy rains came though, a puddle of standing water would form just inside the exterior crawl space entryway. This was the lowest point in the space and would accumulate inches of water. Annoyed with the entryway being a wet mess, they to see if there was a way to keep this space dry and safe. They used it for some yard maintenance storage since it was pretty tall. We scheduled their free inspection, took pictures of the crawl space and exterior of the home and sat down to discuss a repair plan.
To begin we pulled out the old vapor barrier and debris. We also had to dry out this low point as it had a few inches of water present. We then installed a TripleSafe sump pump here that will collect ground water and send it safely away from the homes foundation. TerraBlock insulation was laid over the dirt floor and the vents were sealed shut. CleanSpace was then installed, going under each wooden post, anchored to the walls, and sealed along the seams. This is a 20 Mil woven vapor barrier backed with a 25 year warranty against rips and tears. We installed a SaniDry dehumidifier and then air sealed along the foundation walls with Spray Foam. Now this space can remain dry and healthy, and the homeowners can easily access this space, no matter what the weather.
With a house on the market, it is important to have the house inspector ready! To have their crawl space addressed, they called up John's Realty Response Team. This has our dedicated realty specialist and quicker timeline to ensure the home would be cared for properly and quickly. To begin we removed the dusty and chewed up old 6 Mil vapor barrier. We then installed a full pipe system which allows groundwater to have a route to travel to the lowest point where a Sump pump will then divert the water away from the homes foundation. A new layer of 6 Mil vapor barrier was then laid throughout, overlapping the edges and run up the wall. This space is now set up and ready to be on the market for sale!
