Hillside Home has Leaking Below-Grade Garage - Marylhurst, OR

This home was built into the hillside, with the below-grade space consisting of a Garage and Shop Space. During heavy rains, water would run down the hill and the flowerbeds along the foundation would end up flooding and the adjoining walls in the garage would experience pools of water along the floor. Wanting to address these issues, the homeowners called up John's Waterproofing to learn about options. To address the homes water issues, we would install two separate items, firstly to deal with the yard drainage, secondly from within the garage. 

To begin we installed a yard drainage system. This consisted of installing a perforated pipe in a silt sock that we ran in front of the flower beds this will help to collect the water coming down off the hill and grade it safely away from the home. We then went into the garage/shop area. From in here we dug a trench along the interior perimeter. We laid in a bed of gravel and our WaterGuard drainage system around the walls of the space, and our TrenchDrain along the garage doors. This will collect groundwater and send it to the lowest point where a TripleSafe sump pump will pump it away from the home. For the walls we installed out BrightWall paneling, providing a semi-finished look. It is easy to clean, will not rot or mold, and safely guides water down the walls to the drain system. We then installed a SaniDry dehumidifier to keep the moisture content in the air controlled. The homeowners were thrilled are their system was installed and a rain storm hit. No water in the garage and their flowerbeds were no longer flooding! 

Old Vapor Barrier is Tattered and Torn - Marylhurst, OR

High Water in Crawlspace was seen under this home. Knowing that water and wood doesn't mix, this homeowner knew they needed to do something before a costly issue arose. During the free inspection we offer, we found that the local high water table was an issue, and to combat this a drain system would be needed. While the homeowner wasn't interested in a full encapsulation, they decided to move forward with our pipe, pump, and plastic system. 

To begin our crew pulled out the tattered old vapor barrier, debris, and the fiberglass insulation that was hanging throughout the crawlspace. We then dug a trench through the space, laying in a perforated pipe in a silt sock. This collects groundwater and guides it to the lowest spot of the crawlspace where we installed an TripleSafe sump pump with an UltraSump battery back-up. This will ensure the pump keeps working even if a power outage occurs. We then laid in a new 6 Mil vapor barrier, over lapping the edges. This will need to be changed out away few years, since 6 mil barriers only provide temporary protection. 

Chewed Up and Mud-Caked Vapor Barrier in Marylhurst, OR

This home's crawlspace had a simple 6-mil vapor barrier that had been installed years prior. The homeowners hadn't thought much about this space since, until seeing John's at a home show in Portland. They decided to sign up for a full inspection to see what was happening under their home. A design specialist arrived and found the old 6 Mil vapor barrier was chewed to pieces and caked in old mud, with mold spores growing. After talking it through, the homeowners were ready to move forward to clean up the crawlspace. 

To begin, our installation crew pulled out all of the damaged vapor barrier and cleared out the general debris that was present. We then installed a SmartSump in the lowest spot to collect groundwater and send it out and away from the home's foundation. Next, we laid down TerraBlock along the dirt floor and SilverGlo insulation over the foundation walls. This was all then encased in CleanSpace. This is a 20-mil woven vapor barrier, which includes a 25-year warranty against rips and tears. We then installed a SaniDry dehumidifier to ensure this space remains dry and healthy. 

Humidity in Crawlspace - Marylhurst, OR

Homeowners looked under their home and found that their old vapor barrier needed to be replaced. Since it needed to be replaced every few years they decided to search for a long term solution. They ended up finding John's Waterproofing online and were ready to hear how our Cleanspace vapor barrier could help. When our design specialist arrived, they were able to determine that this homes biggest issue was with high humidity levels in the crawlspace. This was bring condensation over the vapor barrier and causing water damage. 

To begin, we removed the old vapor barrier and applied Mold X2 as needed. We then installed a SmartSump in the lowest spot to send groundwater safely out and away from the home. We then brought in CleanSpace. This 20 Mil woven material is protected with a twenty-five year warranty against rips and tears. This is inserted under each wooden post, anchored along the rim joists, and sealed into place with our special waterproof tape. We then covered the vents and installed a SaniDry dehumidifier to keep this space dry and healthy. 

Drafty Crawlspace in Marylhurst, OR

A crawlspace needs to be closed off from the exterior elements to keep it protected, however a lot of older construction companies believed leaving it open was a better option. Because of this outdated way of addressing crawlspaces, we end up working with older homes often to seal it up. This older home needed to be sealed up, they learned from an ad we have that when a crawlspace is open, this increases a homes energy bills, invites critters, and has it open to weather issues. To address this concern, the homeowners called up John's Waterproofing. 

Our installation crew arrived and began by clearing out the space, we then replaced the vent covers to seal them up. Next, we installed a SmartSump in the lowest portion of the space to collect ground water and then move it safely out and away from the home. Next, they laid out a layer of our CleanSpace vapor barrier. This is a 20 Mil woven material that is installed under each wooden post, anchored along the rim joists, and fully sealed into place. We then air sealed the space and finished by installing a SaniDry dehumidifier to keep the space dry and healthy, and now, no longer affected by exterior elements. 

Condensation Leads to Mildew in Crawlspace - Marylhurst, OR

Condensation in a crawlspace can lead to mold, mildew, and rot. However, condensation isn't always as easy to find since it doesn't leave pooling or flooding, but over the years the damage can take hold. This home had condensation and water mold was found along the foundation walls. To combat this issue, the homeowners called in John's Waterproofing. 

Our crews went out and began by removing the debris from under the home and applied MoldX as needed. Once it was cleaned out, the space was encased in CleanSpace. This 20 Mil woven vapor barrier is installed under each wooden post, anchored along the walls, and secured in place with special four-inch waterproof tape. We then installed a SaniDry dehumidifier to keep the space dry and healthy. 

Crawlspace Moisture - Marylhurst, OR

When a crawlspace has moisture in it, many different issues can arise. To protect your home, proper waterproofing and maintenance are important. The homeowners began to notice condensation on their crawlspace walls and knew it was time to address their waterproofing needs. 

Our crew came out and cleaned out the debris, we then installed a SmartSump pump to collect water and divert it away from the home. Next, the space was encased in our CleanSpace 20 Mil thick vapor barrier. This was wrapped around each post footing, anchored to the walls, and fully secured to it would keep water out. We then used spray foam to waterproof and seal the foundation walls. To ensure no condensation or water moisture damaged the space we also installed a SaniDry Sedona dehumidifier. This home is now dry and healthy. 

Caked on Dirt over Old Vapor Barrier - Marylhurst, OR

This home had a vapor barrier installed previously and the homeowners noticed it had a significant amount of caked on mud over it. They wanted this cleaned up, when we arrived we went on under their home and pointed out why the mud was there. The old vapor barrier wasn't doing it's job. The water that flows under the home had pushed the barrier around causing water to pool over the top of the barrier and as the water evaporated, the mud was left. There was water in their crawlspace still and to solve the issue they would need to upgrade their waterproofing system. 

To start we removed the old vapor barrier and cleared out debris. With a clean working area we installed a Smart Sump pump which would help any water under the home travel through a discharge line out and away from the homes foundation. We then isolated each pier under the home so that water couldn't seep into the wood of the home. Cleanspace was then laid throughout the crawlspace. It was sealed along the walls, along each pier, and taped together using waterproof tape. We also installed a SaniDry dehumidifier to keep vapor from being an issue under the home. To complete the job we installed new vent covers. 

The home is now properly waterproofed, and caked on mud will be a thing of the past. 

Smart Jack Stabilizer in Marylhurst, OR

This homeowner called John's Waterproofing because she had creaking/sagging floors and wall and window cracks. Our inspector, Kevin, determined that these problems were being caused by rotting posts. The posts were rotting because there was water in the crawlspace and the wood posts were absorbing the extra vapor. Kevin suggested installing our patented Cleanspace encapsulation system as well as replacing the rotting posts with Smart Jack Stabilizing piers. 

 

Kevin and the team quickly set out to fix the problems in Tracie's crawlspace and started by replacing the old posts with Smart Jack stabilizing piers, which are adjustable steel piers that are designed to stop settling and can raise sagging floors to their proper level. They can easily be adjusted should there be future settling. They also installed our patented CleanSpace system to ensure that water, moisture, or insects/pests would get into the crawlspace and continue to cause structural damage. Cleanspace is a 7 different layer, 20 mil thick polyethylene composition that is also energy efficient.

 

Tracie is very happy with her new system and can trust that her floors won't sag and that water intrusion will no longer be an issue.
