This home had an old vapor barrier that had gotten pushed around and moved by the water. This caused the old vapor barrier to hold water, allowing mud to be caked on top of it and the old fiberglass insulation above to droop and hold water. Water in the Crawl Space in Monmouth, OR

After purchasing this home last year, they could already tell the crawl space would need some work. Water was pooling on the old vapor barrier, and it smelled damp and musty. To address these issues, the homeowners knew they would want an encapsulation. They had their previous homes crawl space encapsulated, and knew they wanted the same. 

To begin, our crew removed the old vapor barrier, debris, and dried the space out. We then dug a trench and installed a drainage system. This will collect the ground water and grade it to the lowest point where a TripleSafe sump pump will then pump the water safely out and away from the homes foundation. We then laid in TerraBlock insulation over the dirt floor and sealed the vents shut. CleanSpace is then wrapped through the space, going under each wooden post, anchoring along the walls, and fully sealed into place with our four inch wide waterproof tape. We installed a SaniDry dehumidifier to ensure the space would have a healthy level of moisture in the air, making the environment one where mold and mildew cannot grow. Our spray foam expert then applied spray foam insulation along the foundation walls and the crawl space was all done. The homeowners are relieved to know their crawl space is now in good condition and their new home is protected. 

Torn Apart Fiberglass and Mold Growth in Crawlspace - Monmouth, OR

Fiberglass insulation is still a common thing for us to find in a crawlspace. However it has multiple issues. Firstly when exposed to water it absorbs the moisture and becomes water heavy, causing it to droop and fall. Secondly moisture in it can mold, and when held against the homes wooden posts and beams, it causes the wood to mold and rot. It also attracts critters who want to use the falling isolation as bedding, bringing in more unwanted guests. This homes suffered from all of these issues. To address the issue they called up John's Waterproofing and they crafted a solution that would fit their tight budget and could be encapsulated at a later date when the homeowners are ready. 

To begin our crew pulled out the old insulation. We replaced two rotting posts with SmartJacks, and applied Mold X2 as needed. We then installed a TripleSafe sump pump in the lowest location to collect groundwater and send it safely out and away from the home. We then laid down a new 6 mil vapor barrier. We will check this home annually and when ready, the ideal solution will be to encapsulate. 

Encapsulated Crawlspace Solution- Monmouth OR

A homeowner contacted us because she was very concerned about the possibility of mold in her crawlspace. We sent a system designer to find out what condition her crawlspace was in and what John's Waterproofing could offer her as the best solution for her needs. Our specialist did a thorough investigation, taking several photos, and measuring the crawlspace. He also examined the exterior, checking the downspouts and how they were draining. He sat down with her and showed her the photos and went over her options of repair. She opted for encapsulation since it was the only sure way to control any mold.

A few weeks later our experienced Installers came out and removed all of the debris, old insulation, and vapor barrier.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump System at the lowest point. TerraBlock was laid on the dirt floor to aid insulation.  All the vents were sealed and the posts isolated with a 20mil nylon-reinforced CleanSpace barrier, with all seams properly sealed, running up the walls and fastening under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and filter the air for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor. Now the homeowner has a clean and usable storage area, a cleaner and healthier home, and will no longer have to worry about mold!

Moldy, Wet Crawlspace - Monmouth, OR

This new homeowner was suffering from breathing problems after moving into their new home and suspected mold was growing in the crawlspace. To solve this issue she contacted John's Waterproofing to check things out. A highly trained System Designer was dispatched to the address to do a full assessment of the situation where he did, indeed, find mold growing on the beams and flooring above. He was able to show the homeowner his findings through the many photos he took as well as the evidence of persistent water intrusion. He measured the crawlspace and presented the homeowner with a proposal and explained the warranty offered. The homeowner was impressed, signed the proposal and the office was called to schedule the work. 

A crew was dispatched to the home a few weeks later. In the crawlspace, the old barrier and moldy insulation were removed followed by an application of MoldX2 to kill the mold. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawl where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new drainage system. The family also purchased a SaniDryXP dehumidifier for the home to help keep the air clean and healthy.

This homeowner has pretty severe allergies to mold and dust so she called into John's Waterproofing to see about having someone come out and do an inspection of her crawl space since she knew that there was some water flow there. A design specialist went right out and gave her a quote on encapsulating the crawl space and went over all of the benefits that having a sealed crawl space provides. 

The waterproofing process for this project included cleaning out the crawl space and removing all of the debris. It was dried out with a SaniDry dehumidifier, a Smart Sump pump was installed, CleanSpace vapor barrier, and then put in the Spray Foam insulation. All of these things working together to keep the crawl space dry, mold and dust mite free for years and years. 

The homeowner is thrilled knowing that there are no more issues with mold underneath her house and is breathing easier also knowing that her crawl space is healthy.
