Needing a New Insulation Option - Monroe, WA

Fiberglass insulation is not made to last in the crawl space. This home had been replacing it, reattaching it, and struggling with mold growth in it and was just done. So they called up John's Waterproofing to learn about an encapsulation. They wanted to know how we insulated, the products used, and how it helped lower a homes heating and cooling costs in comparison to fiberglass. After a long discussion with a design specialist they moved forward with an encapsulation. 

To begin we removed the old fiberglass insulation and spot treating the mold that had returned. We pulled out the old vapor barrier and debris. Following this we installed a full interior drainage system with a TripleSafe sump pump to address groundwater. TerraBlock is then used to insulate along the dirt floor and we sealed the vents shut. CleanSpace is then layered in, going over each wooden post, anchored along the walls, and sealed into place. A SaniDry dehumidifier is installed and we used Spray Foam on the foundation walls to insulate and air seal. This space is now properly insulated and ready to protect the home from water damage and high energy bills! 

Crawl Space has Water - Monroe, OR

This home had water in the crawl space. Since the water was on top of the vapor barrier, the homeowners wanted to have a professional inspect the space, see if the water levels were bringing ground water up, or if it was a plumbing based issue. Upon inspection we were able to take photos of water stains up to two inches along the foundation walls, and detected no plumbing leaks, this was ground water. To keep this space dry, stable, and healthy we suggested a full encapsulation, which the homeowners agreed to. 

To begin our work, the crew removed the old vapor barrier that was caked in mud. We also removed old fiberglass that was in some of the crawl space, and the general debris that was present. We then installed a TripleSafe sump pump in the lowest place of the crawl space, and installed a full interior perimeter drainage system to guide groundwater to this designated place. Next a layer of TerraBlock insulation was installed over the dirt floor and the vents were all sealed shut. Next came a layer of CleanSpace, going under each wooden post, anchored and sealed along the rim joist, and sealed into place using a special four inch wide waterproof tape. We installed a SaniDry dehumidifier and spray foam along the foundation walls to insulate and air seal. This space is now protected against groundwater issues and the homeowners can rest assured their crawl space is dealt with properly. 

Water Found in the Unfinished Basement - Monroe, OR

This home had water found in the basement. It began getting worse over the years, so the homeowner was ready to solve the problem. They called up John's Waterproofing after seeing our commercials, and scheduled their inspection. To keep the home dry, we began with a drainage system. This involved digging an interior perimeter trench where we laid in a bed of gravel and our WaterGuard drainage system. This collects water and grades it to a low point where a TripleSafe sump pump is installed and sends the water safely away from the home to a LawnScape outlet. The walls were waterproofed with our CleanSpace wall system, this will guide moisture down the walls safely to the WaterGuard drainage system. A SaniDry dehumidifier was installed and our electrical crew installed a dedicated outlet for both the sump pump and dehumidifier. This system will now keep the home dry and healthy. 

Moisture in Basement - Monroe, OR

When the basement walls are damp to the touch, it is an easy sign to know that water has found its way in. This home had water coming through the foundation walls, and the basement smelled damped for the majority of the year. Knowing that moisture exposure could damage the wooden supports for the homes foundation, they took to the internet to search for solutions. They scheduled their free inspection with John's Waterproofing and were excited to see the solution we crafted to address their homes needs. 

To begin we dug a trench along the interior perimeter of the basement. A bed of gravel was laid here with WaterGuard over it. This is carefully graded along to a low spot in the basement where a TripleSafe sump pump is installed. The discharge line then sends water safely away from the home. To ensure all of the moisture from the walls finds its way to this system, BrightWall paneling was installed. This will not rot or mold, and is easy to clean. The homeowners also enjoy that it brightens the space significantly! A SaniDry dehumidifier was brought in and the space is set to remain dry and healthy!

Searching for Crawlspace Repair in Monroe, OR

This homeowner noted a peculiar smell coming up from the crawlspace. They went to check out the issues and discovered the old fiberglass insulation was falling in pieces and dripping water, the smell was way worse in this space. They searched online and called up John's Waterproofing for crawlspace repair. We sent out a design specialist who performed a full inspection and worked on a solution to suit the home's needs and budget. 

To begin our crew had to clear the space out. We pulled out the damaged fiberglass and 6 Mil vapor barrier. Due to the damp insulation being held against the wooden beams of the crawlspace we then applied Mold X2 as needed. We then laid down a new 6-mil vapor barrier, overlapping the edges to extend the barrier's efficiency. This is not a solution to water issues, but gets rid of the mold smell that was growing in the insulation and creates a clean start for when the homeowner wishes to solve their water issues down the road. 

High Waters in Crawlspace - Monroe, OR

Homeowners noted a damp feeling throughout their home. They had tried to find any incoming water in their home but couldn't find the source, until they looked in the crawlspace. Down here, they found at least four inches of standing water. They had a general 6 Mil vapor barrier installed years ago, but this obviously wasn't able to withstand the groundwater they were dealing with. Knowing that they needed help from a professional, they called up John's Waterproofing. One of our design specialists arrived and did a thorough inspection and crafted a few options for their home. To suit their budget, one of the mid options was chosen. 

To begin, our crew came out, installed a temporary sump pump, fans, and preliminary trenching. We needed the space dried out before we could fully install their system. Once they space was dry we came back out. We then dug the trenches and installed three inch perforated pipes. These naturally grade all groundwater to the newly installed UltraSump with a SuperSump Plus backup. From here water is sent out and away from the home. As a final step we installed a new 6 Mil vapor barrier, this will need to be changed out every few years, but there will be no more flooding issues. 

Wet Crawlspace Mess in Monroe, OR

A customer discovered that there was water in the crawlspace and was anxious to get a free inspection to find out what needed to be done to fix the situation. A System Designer was scheduled and after a brief introduction, he examined the interior of the crawlspace. He also went around the exterior checking the foundation, the downspouts and looking for any problems that needed attention. He shared his findings and educated the customer on what John's Waterproofing could do to remedy the situation. 

One of our highly trained installation crews was dispatched to the home. To begin, our crew removed the 6 mil vapor barrier and fiberglass insulation. The space was to wet to work in, so we placed a sump pump and fans in the crawlspace to dry it sufficiently to do the work. Once it was dry, we sent out the crew and firstly removed the old access well and deteriorating wooden door with an Everlast Well and door. This is made from heavy-duty plastic and made to last for the life of the home. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace and protects the new CleanSpace, 20mil, nylon-reinforced vapor barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stays dry and healthy. With all the vents sealed, we had our spray foam specialist come by to install single-cell Spray Foam insulation to the full wall of the foundation and the rim joist to keep the home insulated. 

 

Wet Crawlspace Mess in Monroe, OR - Photo 1
Muddy Barn Dirt Flood - Monroe, OR

This home's barn was down a hillside from the home. It had a dirt floor and it became a muddy mess when heavy rains hit. The homeowners had used John's Waterproofing for the crawlspace of their home, and now wanted to have us help with their barns waterproofing. 

Our crew dug a trench along the exterior of the barns parameter and we installed a drainage system. This would collect the groundwater and divert it around the barn, keeping the space from becoming a muddy mess. With the water going out and around the barn, the homeowners can now use this space without having to worry about slipping and sinking no matter how the weather is.  

Muddy Vapor Barrier in Monroe, OR

This home had an old vapor barrier in their crawlspace that had collected mud on top of it. The homeowners needed this to be cleaned out and replaced. 

Our install crew came out and pulled out the old mud-encrusted barrier and laid out a new 6 mil vapor barrier. This thinner barrier will help control water issues but should be monitored closely to check for rips, tears, and for places where water collects on top of it. Since it isn't encapsulating the crawlspace, it has more opportunities for water to get through and will need to be replaced every few years. 

Newer Built Home Has No Vapor Barrier - Monroe, OR

The homeowner had just moved into their new home. They purchased it new, the grass sod had just been laid down and it was exciting time. After moving in they did notice that the contracting company did not include any waterproofing materials to help protect the home. Since the homeowner had used us at their last home, they wanted to have an expert come and look over their new home so they could have it protected against water damage. They called John's Waterproofing. 

To protect this home we kept it pretty simple. It wasn't in a high water area, but since the soil around the home had been recently dug up, we know that means water will flow to the foundation easier. We added in our crawlspace SmartSump pump and laid down CleanSpace. This vapor barrier seals under each post, along every wall, and is taped in place and together with our waterproof tape. While no water issues were present, we were happy that the homeowners were proactive to protect their new investment. 

Monroe, OR Basement Waterproofing

This homeowner was having heating and air conditioning installed and the company they were using suggested that John's Waterproofing seal the homeowner's basement and the homeowner quickly agreed. Our inspector, Jack suggested installing a TripleSafe sump pump, BrightWall Paneling, and a SaniDry dehumidifier.

Manuel and his team promptly set out to waterproof Raymond's basement. They started by installing BrightWall Paneling which transforms ugly, damp basement walls into bright walls that never need paint or other maintenance. BrightWall panels direct wall seepage into a perimeter drain that leads to the Triple Safe sump pump that our team also installed. The TripleSafe sump pump is a three pump system that automatically adjusts to meet pumping requirements. The team installed a SaniDry dehumidifier which creates dry, clean air, and reduces the risk of mold growth while never having to be emptied and is 10x more powerful than traditional dehumidifiers.

After our systems were in place, Raymond is happy with his healthy and clean basement coupled with his new air conditioning system.
