Request for Crawl Space Repairs - Mosier, OR

Most often, homeowners have no idea what lurks under their home, they just know they don't want to venture under their home, and our design specialists are happy to go out and do a full inspection, sharing photos of what they find. At this home we discovered that no vapor barrier was present, just a lot of dirt, critter droppings, and some dead rodents. The homeowners were surprised to learn that over 40% of the air in their living spaces was coming from under the home, so everything there, they were breathing in. To address this issue, we walked through a few options, landing on a solution that homeowner was excited about. 

To begin we cleared out some debris. We then installed a SmartSump should any water issues pop up. TerraBlock was laid over the dirt as a lasting insulation. We then sealed the vents shut, many of which were chewed up and in tatters. CleanSpace was then wrapped through the crawlspace, going under each wooden post, sealed along every seam, and anchored and sealed along the foundations rim joist. This material is made with a woven fiber through it, which deters critters from chewing through it. We then installed a SaniDry dehumidifier to keep the space healthy and air sealed along the foundation walls, ridding the space of possible entryways for rodents. The space is now sealed up properly and the homeowners can breathe easy knowing their air is healthier. 

Old Basement and Leaks - Moiser, OR

This old home had some leaks. The water was coming up through the floor in some old cracks and the walls had developed minor cracks as well. To address these and keep the basement dry, the homeowners called upon John's Waterproofing. We went out, did a full inspection from inside and outside and than sat down with the homeowners to discuss options and ensure we could address all of their concerns and keep their basement dry all of the time. 

To begin on this project we worked on the drainage. A full interior perimeter WaterGuard drain system was installed. Along the cracks where water was coming through, we installed leech lines to collect the water from here and divert it back to the perimeter system. All of those send water to a low point where it enters a TripleSafe sump pump to be pumped safely away from the homes foundation. We then addressed the foundation walls. For these we installed out BrightWall paneling, this is a bright white material that will not rot or mold, is easy to clean and brightens the space significantly. This guides water to the drain system to be addressed and provides a semi-finished feeling to the space. A SaniDry dehumidifier was then installed to ensure the moisture content in the air is properly handled. The space is now all set to be dry and healthy. 

Tall Crawlspace with Damp Dirt Floor in Moiser, OR

This tall crawlspace had a set of stairs that led into it, and the homeowners used this space as their general storage space. The dirt ground would remain damp during most of the year, and so they had laid down some pallets throughout the space over the 6 Mil vapor barrier to keep the storage boxes from getting damp. However, the barrier would shift during heavy rains and would rip/tear when the homeowners went down to retrieve a box. Knowing they wanted to keep using this space, they decided they should upgrade it with an encapsualtion. They called up John's Waterproofing for their free inspection and were thrilled to hear about our system. 

To begin our work, we cleared the space of the old vapor barrier and debris. We then installed a full interior drainage system with a TripleSafe sump pump in the lowest point. From there water is sent well away from the homes foundation. We then sealed shut the vents, and laid TerraBlock insulation over the dirt floor. CleanSpace was then installed. This went under each wooden post, attached to the foundation rim joist, and is sealed into place with a four inch wide waterproof tape. This is 20 Mil thick with a woven fiber and comes with a warranty against rips and tears to ensure it stays put and keeps protecting your home! A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. This space is now dry and healthy and ready for the homeowners to keep using! 

TownHouse Crawlspace Encapsulation - Moiser, OR

Geographically speaking, if a particular water issue is affecting one house, it is likely the home next door will be experiencing a similar issue. This was true for this townhouse style duplex. We had been called out to examine a crawlspace which had complaints of mud caked on top of the old vapor barrier, usually a sign that water is rising above the  barrier. Once our specialist arrived it was noted that this crawlspace had an access point to enter into the adjoining townhouses crawlspace as well. With a quick glance in, the specialist could determine the neighboring space had mud caked throughout as well. The specialist informed the customer that we could seal that access point to ensure their crawlspace is encapsulated no matter what, but that we would check with their neighbor to see if we should inspect under their home as well. With luck the neighbor was home and we were able to perform an on-site inspection of their crawlspace at that time as well. In the end both sides wanted to have a full encapsulation, so we scheduled their work to be performed at the same time. 
Our installation crew began by pulling out the old vapor barrier as well as all the debris that was present under these homes. A full interior perimeter drain system was then installed to collect the groundwater and guide it to a SuperSump Plus, one installed under each of the homes. These will then dispense the water well away from the home. TerraBlock insulation was laid throughout the spaces and CleanSpace was brought in. This 20 Mil woven vapor barrier is installed under each wooden post, attached along the walls, and sealed into place. We installed a SaniDry dehumidifier and applied spray foam to the walls. These spaces are now kept dry and healthy and both homes are protected in the long run. 

Mud Caked on Old Vapor Barrier in Mosier, OR

This homeowner was working on a fixer upper, and they were going to sell once the job was completed, but the crawlspace had mud caked over the old vapor barrier that was torn in disrepair from sitting idle for a few years. They had John's Waterproofing fix their own homes crawlspace, and were happy to call us to assist on this home as well. We sent out a design specialist who did a full inspection and crafted a solution for this home. 

Our crew pulled out the old vapor barrier, and debris. We then installed an UltraSump Plus in the lowest spot of the crawlspace. This will collect water and discharge it well and away from the homes foundation. We then replaced the exterior entrance since it was just a plywood board, with a Turtl entryway. As a final step we laid down a new 6 Mil vapor barrier to keep this home better prepared for water. A six Mil vapor barrier is expected to last two - five years, and we will be sure to check in on it to ensure it is still working for this home. 

Clean up the Crawlspace - Mosier, OR

This homeowner contacted us because he needed a new vapor barrier in his basement. This was a bit confusing since one doesn't put down a vapor barrier but once the System Designer arrived, it was obvious why the homeowner was confused. This was a crawlspace, however, a previous owner had dug out half of the crawlspace and had put up 4' block wall so it had the appearance of an incomplete basement, and the other half of the crawlspace was at its original depth of 2.5' and surrounded by the original foundation. 

The installation crew arrived and did some cleaning out of the debris, and when that was completed they laid down a new 6mil vapor barrier over the entire area, overlapping it well and attaching it to the block wall and the foundation wall so that it would stay firmly in place. 

Crawlspace updated for Storage - Mosier, OR

This homeowner called in wanting to utilize his tall crawlspace for storage and had read about encapsulation on our website and was very interested. A System Designer was sent to the home to help the homeowner out. It wasn't a large crawlspace but the height was good, so it would make a great storage space. The System Designer measured the space and put together a proposal that was readily accepted and scheduled. 

A few weeks later our experienced Installers came out and removed the debris, old insulation, and the old vapor barrier. TerraBlock was then laid on the dirt floor to aid insulation and also protect the CleanSpace barrier.  All the vents were sealed and the posts isolated. The 20mil nylon-reinforced CleanSpace barrier was installed and all seams were sealed up and it was run up the foundation walls up and under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner has a clean and usable storage area and a cleaner and healthier home and look forward to lower utility bills!

 

Muddy Crawlspace on Old Vapor Barrier - Mosier, OR

If your home experiences flooding, a simple vapor barrier might not be the option for you. This home's vapor barrier had been purchased and installed by another company, it didn't secure along the walls and when their crawlspace flooded, the water pooled up and over the barrier, carrying with it dirt and debris. This trapped the moisture above the barrier, leaving it ineffective. To find a solution that would actually work, the homeowners called in John's Waterproofing. 

 

Our crew arrived and cleared out the debris from this space. We then laid a perforated pipe throughout the space to collect groundwater and run it along to a newly installed TripleSafe sump pump, which then pushes the water out and away from the foundation of the home. We then laid down TerraBlock and encased the space with our CleanSpace vapor barrier. Cleanspace wraps under each wooden post are anchored along the walls and are secured in place. The walls were then covered in Spray Foam. This space is now insulated, waterproof, and comes with our warranties that this system will keep their home dry and healthy. 

Cramped Crawlspace in Moiser, OR

This home had settled quite a bit as the years passed, and this lowered the crawlspace clearance, making it difficult for anyone to go under the home to inspect the area. To bring this back up to code so it could be inspected and kept in good shape, the homeowners called in John's Waterproofing. 

Our crews came out and began a dig out. Overall the space was dug out an average of thirteen inches to meet code for crawlspace heights. Due to the elevated dirt level, we had to change out 6 of the wooden piers which had suffered from water exposure over the years, these were safely replaced with SmartJacks. We then used our 20 Mil thick CleanSpace vapor barrier to encase each post footing under the home and it was laid throughout the area and anchored than sealed along each wall to create a fully waterproofed space. This home is now dry and healthy, and easy to check as needed. 

Mud Fills Crawlspace - Mosier, OR

This home had a vapor barrier installed by another company, this had been enough until a rain storm hit. Since the barrier had never been secured along the edges, and no Sump Pump was installed, the water pushed the dirt and mud around in the crawlspace. It seeped past the barrier and filled places under the home. In the places where it didn't fill, the mud just sat on the barrier unable to go anywhere else. It was time to call the company that had over forty years of experience: John's Waterproofing. 

Our crew started by removing the debris from the crawlspace, and dug out the soil where it had accumulated under the home. Once the space was cleared out and our crews could access the crawlspace in full, they began by adding a 3 inch perforated pipe along the interior walls of the crawlspace. These are installed to collect the water and divert it to the Smart Sump that we install. This then pumps the water out and away from the homes foundation. We then added in a 6 Mil Black plastic vapor barrier and sealed this along the walls, and sealed all the creases or points where water might try to break through. With this upgraded crawlspace waterproofing, the home will be protected when the rainy season comes around again. 

High Energy Costs Affect Home in Mosier, OR

A homeowner in Mosier, Oregon was trying to lower his heating and cooling costs but was having difficulties figuring out what else he could do to lower them. Our team went out to his home and figured out that the air from his crawl space might be to blame for the high energy costs. 50% of the air in a home originates from the basement or crawl space. So if the air in the crawl space is cold or hot so is the air in the rest of the house. Our crew installed CleanSpace encapsulation system on the floor and walls of the crawl space.
