Water Puddles in the Basement - Mount Angel, OR

This home was old, and over the last few years the homeowners had noticed that water puddles would appear in the basement when heavy rains occurred. To start, the homeowners chalked it up to be a minor issue. They would clean up the water puddles when they appeared. But the puddles were getting bigger each year, and more frequent. They could no longer just keep cleaning the water up, they wanted to have the water stopped. So they called up John's Waterproofing to schedule their free inspection. 

To stop the water from being an issue we would waterproof the basement. We dug a trench along the interior perimeter of the space, laying in a bed of gravel and our WaterGuard drainage system. This collect collect groundwater as well as any water from the walls and send it to the lowest point where it enters a TripleSafe sump pump and is pumped away from the home. To ensure water from the walls went to the new drain system we installed out CleanSpace wall system. This will not rot or mold, just keep the water guided to the drain system. We then placed a SaniDry dehumidifier to ensure the moisture to air content is where we want it to be. This home is now set for the wet seasons, and the homeowners wont have to think about puddles appearing in their home. 

Adding Electrical for a Hot Tub - Mount Angel, OR

When getting a hot tub, there are some electrical components that need to be installed to keep it all going. This homeowner called up John's Electrical Division for help on this project as they had used us for their waterproofing needs as well. One of our electricians arrived, provided the quote, and they were able to schedule the install. Once ready we installed the dedicated circuit that would be able to handle the electrical requirements. We also installed the GFCI protection to ensure the home to would be protected should anything happen, an essential step for safety. We checked everything was working properly and the job was completed! 

Partially Finished Basement Shows Water Damage in Mount Angel, OR

This homes basement had been partially finished. They basement stairwell came down and into a large finished room that was used as a playroom/living room. The room had a door that led to an unfinished portion of the basement that was used for laundry and holiday storage. The homeowners ended up having the entire basement flooded after a heavy rain. With about a foot of water throughout the rooms, the homeowners rushed to move items upstairs out of the water. Once the space was dried out, they could tell that the drywall in the space and carpeting would need to be replaced, they were heavily damaged from the prolonged water exposure. With the threat of this happening again, they knew that just refinishing the space could lead to this occurring again, so they wanted to waterproof it. They called up John's and scheduled their inspection. 

To address the homes issues, we began with pulling off the below-grade portions of the drywall, roughly three feet high along the foundation walls, and removed the damaged carpet. We then dug a trench around the entire interior perimeter. We installed a WaterGuard drainage system here that would grade to a low spot in the laundry room where we installed a TripleSafe sump pump to send water well away from the home. The finished room was refinished with a ThermalDry wall finishing system to ensure water would safely run down into the drain system and will not rot or mold. The unfinished room was semi-finished with BrightWall paneling. A SaniDry dehumidifier was installed and the finished room had a ThermalDry carpet system laid down. The space is once again finished and in use. The homeowners are happy to be able to use their basement and know that flooding will not damage their basement again. 

Real Estate Sale Rescue - Mt Angel, OR

Here at John's Waterproofing, we have a special program for brokers and their buyers/sellers. Since they are always in a rush and need numbers to negotiate with, we have designed a system of using the typical average price per square foot of what we call a P.P.P. or Pipe, Pump, & Plastic and with an inspection report, we can give them a rough estimate of the cost of the work and get them that number the next day as well as giving them a special realty discount. If they wish to proceed, we then do an in-person inspection to give the final quote. 

This homeowner wanted to get the work done for their buyer so an inspection was scheduled to give them a solid proposal and payment was scheduled to come out of escrow. The proposal consisted of removing all the old plastic and debris, trenching around the perimeter to install a 3" perforated pipe drain system, which terminated at a SuperSump pump and replacing the 6mil vapor barrier with a well-laid barrier that was overlapped and attached to the foundation walls. This is done to make sure any water infiltration from the foundation or footing would be captured by the drain system and not breach the vapor barrier. It comes with a 10-year transferrable warranty and made the whole deal a winner.

Water Leak In Basement of Community Space - Mount Angel, OR

This community space had the basement dedicated to the storage of the towns festive decorations. However has time progressed, it was soon noted that mold spores were being found throughout the space. Worried about further damage occurring, the center reached out to John's Waterproofing for a basement solution. 

Our installation crew arrived and began by digging a trench along the interior parameter, here we installed our WaterGuard drainage system. This collects water from the ground and water that is diverted safely down the wall with the ThermalDry radiant barrier. All of the water is taken to a newly installed SuperSump with an UltraSump pump backup. From here the water is directed out and away from the home. We then installed a SaniDry dehumidifier to keep the space free of mold by keeping the moisture level low.

Crawlspace Needs Waterproofing Before Listing for Sale - Mt Angel, OR

Nearly all real estate transactions involve property inspections, so many homeowners prefer to get that done before listing their homes so they can fix any issues that present themselves prior to listing homes. These homeowners did just that and one of the problems that were found was a wet flooded crawlspace, so they called John's Waterproofing for repairs. 

 

One of our System Designers showed up at the home a few days later and got busy with his inspection of the crawlspace as well as inspecting the exterior of the home's foundation and downspouts to see if there were signs of problems that could be causing the flooding. He found no obvious reasons and surmised that, like many homes in the area, high water tables were to blame. The design specialist then sat down with the homeowners and explained what needed to be done and the transferrable warranty that would come with the repairs. He also let them know about John's Waterproofing's Real Estate Discount program that offers homeowner's a 10% discount if they sign the contract and make a deposit prior to closing on a sale. 

 

Our crew was dispatched to the home a few weeks later to get the work done. They removed the old barrier and debris from the crawlspace and installed a full perimeter drainage system around the interior of the crawlspace consisting of a 3" perf pipe in a silt sock and terminated at a SuperSump pump in the low spot of the crawlspace. . Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces and fastened to the foundation. 

 

Now, these homeowners could be assured that their home would fetch a good price and the sale would go smoothly.

 

 

Pipe Burst in Crawlspace - Mount Angel, OR

This home had a fully waterproofed, but unfinished, basement. All of the home's plumbing pipes were easy to access by going into the basement. The plumbing on this home was old, and the homeowner knew they were pushing their lifespan, and when the kitchen sink water line cracked, it wasn't a big surprise. Luckily the basement water already had a system to drain to, and only a few items had water dripping on it, causing no lasting damage. But the pipe still needed to be fixed, and so John's Waterproofing was called. 

Our plumbers went out to handle this issue, with the water turned off, they re-piped the kitchen sink and inspected all of the other plumbing lines. Since the pipes were old, they went ahead and replaced the pipes to the bathroom sink as well as those that were wearing thin in a few places. While the homeowner will need to have the rest of the home re-piped, this will at least buy more time until that expansive project needs to occur. 

Muddy Crawlspace to Encapsulated in Mt Angel

Water was getting into the crawlspace and the homeowner wanted to look into waterproofing options. Our inspector Brandon went out and recommended a crawlspace encapsulation.  We installed a smart sump pump to pump out water thru a new discharge line far away from the home. Along with our SaniDry Sedona dehumidifier that cleans the air of mold spores and dust all while keeping the humidity down avoiding moisture in the crawlspace. We installed our CleanSpace vapor barrier and insulated it with our spray foam insulation. The homeowner was so happy that she doesn't have to worry about water in her crawlspace again.

BrightWall Paneling in Mount Angel, OR Basement

This homeowner had had water intrusion issues in his basement for years and finally decided that it needed professional attention. For many years he was just patching certain areas with more concrete, and although he had well intentions, this system is not effective. Water will find other ways to get into the basement, and covering a certain spot will only lead it to the water seeking a less resistant area. Our inspectors Carolann and Vince checked Scott's basement and suggested that he have us install BrightWall Panels, our patented Waterguard perimeter drain, and a Triple Safe sump pump.

Scott liked our suggestions, so Ramon led a team and they installed BrightWall panels. Bright Wall is a vapor barrier that prevents water from entering the basement by channeling wall seepage into the perimeter drain. Bright Walls never need paint or other maintenance. It is stain-resistant and easy to clean. The Waterguard drain collects water from the walls and floor and directs it to the Triple Safe sump pump. The Triple Safe is a three-pump system that is the most reliable. Its battery powered pump protects from flooding during power outages.

Scott now has a clean, dry and usable new basement space.

Yard Drainage System in Mt. Angel, OR

This customer wanted to add a downspout extension because water was collecting next to the foundation of the house. In order to prevent water damage to the foundation, our inspector recommended a Downspout Extension along with a SuperSump along with an UltraSump sump pump system. The homeowner, Avis, agreed and work began quickly.

Manuel and his team set out to install the Downspout Extension, which directed the water from the gutter to the piping system away from the house, effectively preventing any water from damaging the home's foundation. The team then installed the SuperSump with the UltraSump Battery Backup Sump Pump. The extra battery protects against power outages or pump failures, and the SuperSump pump serves as an effective, economical solution.

Avis is very pleased with the new Downspout Extension system, and no longer has to worry about water from the gutters causing damage to the home's foundation.
