Water Pooling the the Crawl Space in Mount Hood Parkdale, OR

When water was found pooling under this home, the homeowners were concerned. They could see water near the wooden posts of their home, and smell the dampness. To protect those vulnerable pieces of their home, the homeowners called up John's Waterproofing. Their free inspection was scheduled and we sent out a design specialist. Once there, our specialist dove under the home, crawling through an average of three inches of water to examine the space fully. Once done they shared photos of their findings and went over options, with the homeowners. They chose to get a full encapsulation. 
To begin, we had to dry the space out. We set up temporary sump pumps and fans to dry the space out enough for us to get to work. We then removed the old vapor barrier and debris that was there. No long term damage had occurred to the homes wooden aspects, so these were dried and spot treated for mold as needed. We then installed a full drainage system to collect groundwater and send it to the lowest point of the space where a TripleSafe sump pump will direct the water away from the home. We then laid in a TerraBlock insulation over the floor, with CleanSpace over it. CleanSpace goes under each wooden post, anchors to the walls, and is sealed into place fully, with the vents shut behind them. A SaniDry Dehumidifier was installed and Spray Foam applied to the foundation walls. Now the space is dry and healthy, and the homeowners can rest easy that the space is protected against water. 

 

Poor Air Quality in the Home - Mount Hood Parkdale

This home had an odd smelling odor in the home, and with a family members mold allergy acting up, the homeowner knew they needed to find the issue and address it head on. To have the crawl space looked at, they called up John's Waterproofing. Upon inspection we found the area tight, with not all areas meeting the minimum height requirement for a crawl space, and mold and mildew growing along the homes wooden beams. The design specialist then went over a dig-out, encapsulation, and home air purifier. 

To begin our work, we pulled out the old vapor barrier, pieces of fiberglass that were still present and the debris. We then dug the space out to have it meet regulation. Once that was prepped we spot treated the mold, and installed the interior perimeter drain system in a silt sock. This collects the groundwater and grades it to the lowest point where a TripleSafe sump pump then sends the collected water away from the homes foundation. TerraBlock insulation was installed over the dirt floor and vents were sealed shut. We then brought in CleanSpace, a 20 Mil woven vapor barrier. this wraps under each wooden post, attaches along the rim joist, and is sealed into place. Spray Foam was applied to the foundation walls, and a SaniDry dehumidifier was installed to keep mold from coming back. To help the homes air stay healthy, they also purchased an Aspen air purifier which works with the SaniDry, keeping the air healthy. 

Prolonged Water Exposure Leads to Wood Rot - Mount Hood Parkdale, OR

This home has prolonged water exposure, which had lead to bouncy floors and doors that were unfit in their frames. The homeowners knew that they would need to address this issue or else the home wouldn't be suitable for occupants much longer.  They called up John's Waterproofing and scheduled their free inspection.  Due to the long time water issues, most of the wooden posts under the home were rotting and unable to reach their footing. Our crews pulled out the old vapor barrier and debris and installed a total of 26 SmartJacks to make the home sturdy again.  We then installed a TripleSafe Sump Pump in the lowest spot of the crawlspace,  this will collect the groundwater and send it out and away from the foundation to a LawnScape outlet. A new 6 mil vapor barrier was then installed, with the edges overlapping to make it last a bit longer. This will need to be replaced or upgraded in a few years,  as a 6 mil is a short term solution. 

Dig Out Needed in Mount Hood Parkdale Crawlspace

These homeowners had their home for a while and after glancing under their home, knew there needed to be some work. The space under their home was very small, and mud was up around a few of the wooden posts. They called up John's Waterproofing for help. The home had settled over the years causing the crawlspace to shrink in height. To begin our crew would need to do a dig out. To have the space meet local regulations we dug the space out an average of 14 inches  for the entirety. We then found four of the wooden posts were rotting from their prolonged exposure to mud, these were replaced with SmartJacks. We then laid down a 6 Mil vapor barrier. The homeowners were happy that the space was once again up to code, and the home was stable. 

Basement Water puts Delay on Finishing - Mount Hood Parkdale, OR

This home was set to have their basement finished, the space was cleared out and ready for work. The night before the work was supposed to officially begin, heavy rains hit and water was found creeping into the space along the floor. The contractors refused to work over the water, telling the homeowners they would need a proper waterproofing so that the work would be protected. After listening to quotes from multiple companies, the homeowners opted to use John's Waterproofing for the work. They liked the knowledge our design specialist had, as well as the good reviews online. 

To begin, our crew dug a trench along the interior parameter. Here we installed a WaterGuard drainage system sitting on a bed of gravel. This naturally grades the water to a SuperSump pump with an UltraSump back up. From here water is sent away from the home's foundation. The walls were then covered with ThermalDry radiant barriers to provide insulation and protect against any future water issues. The homeowners were thrilled with how we could get their basement dry so they could get back on track to finish the space! 

Heavy Rain Fills Crawlspace with Excess Dirt and Begins Rooting Wood - Mount Hood Parkdale, OR

This home had an excess amount of mud and dirt in the crawlspace, leaving wet mud wrapped around many of the wooden foundation posts, causing rot to ensue. The home had bouncy floors and doorframes that no longer sit properly. 

Our crew began by doing out and doing a dig out, on average we removed 14 inches of dirt throughout the space. We then removed the rotten wooden posts and installed twenty-one new SmartJacks to give the home the right support throughout. Once we knew the home would be properly supported we laid down a 6 Mil vapor barrier. 

Old House with Dry Rot on Crawlspace Posts - Mount Hood Parkdale, OR

This home was over a hundred years old and was beginning to have some bad smells wafting up from the crawlspace. There were also points throughout the home that had warped floors, and doorways that were out of alignment. Based on these, the homeowners expected there to be dry rot under their home, damaging their foundation. They would check for issues themselves, however due to the home settling so much over the years, there wasn't enough clearance to go all the way under the home, the needed this excess dirt to be removed to even do a full assessment. 

When our crew arrived, they ended up hauling thirty-three cubic yards of dirt from under the home to have it reach the standards for crawlspace clearance. We then added in a layer of gravel. Upon a through inspection we learned we would have to install twenty-one SmartJacks to address the dry rot that had infiltrated the wood. We removed any posts that were beyond repair, and replaced them with our metal, and adjustable posts, and we also added in SmartJacks where the home needed extra stability. We then laid down a 6 Mil Vapor Barrier to keep further water from penetrating under the home. 

The smart jacks made an instant change to the sagging floors and will be able to adjust if need be. 

Dry and Healthy Crawlspace in Mount Hood Parkdale, OR

A home in Mt. Hood Parkdale had a wet and moldy crawl space. After receiving a call from the homeowner, our crews went out to fix the problem. Our team removed debris from the crawlspace and applied Mold X to get rid of the already existing mold. Terra Block was installed on the floor of the crawlspace, underneath the CleanSpace encapsulation system, to add insulation and padding. The CleanSpace system was then installed on the floor and walls of the crawlspace. CleanSpace keeps out water vapors and humidity, which means no new mold growth and a healthier crawlspace and home. It also lowers heating costs for the homeowner by keeping the floors warmer. Our crew also put in a SaniDry Sedona dehumidifier in the crawlspace to keep the air dry and filtered. Our crews made a trip to Mt. Hood Parkdale to help a customer with their wet and unhealthy crawlspace. Our team installed Terra Block over the floor of the crawlspace, along with CleanSpace on the floor and walls to make sure no water would penetrate the crawlspace in the future. Spray Foam was used to seal up holes and cracks throughout the crawlspace.
