Wooden Posts Failing in Crawl Space - Mulino, OR

Bouncing Floors, sticky doors, this home had some issues with its wooden posts. The homeowner wanted the home to last, so they knew that these would need to be addressed. They called up John's Waterproofing for a free inspection so they could really learn about what was happening under foot and what options they had. Most of the wooden posts were rough cut rounds from trees, some cracking, others not attached to the homes beams, just resting a few centimeters beneath it. The old vapor barrier was out of place and ripped in many spots, showed exposed dirt. We took photos and shared the findings with the homeowner, working together to craft a solution to address the homes needs and the owners budget. 

To begin we cleared the old vapor barrier and debris out. We then began to replace the posts, a total of 26 needed to be replaced. These were all upgraded to SmartJacks, no worry about rot or mildew, and able to adjust to support the home if needed to over the years. We used the natural slope under the home, and placed an UltraSump Plus in the lowest point to collect water and pump it away from the home to a LawnScape outlet. We then laid in a new 6 mil vapor barrier, overlapping the edges and running this up the walls. This home is now on a stable foundation. 

Water Floods Crawlspace in Mulino, OR

The homeowner found their crawlspace had flooded after some heavy rains. They knew standing water against the wooden aspects of their foundation could lead to a plethora of water issues for their home. To ensure the space was staying dry, they called up John's Waterproofing to get their free inspection scheduled. In the end they opted to have a full encapsulation installed to protect their home from water damage. 

To begin our work, the crew removed the old vapor barrier, debris, and old fiberglass insulation from the crawlspace. We then dug a trench around the interior perimeter and installed a perforated pipe in a silt sock. This collects water and guides it to the lowest point of the crawlspace where a TripleSafe sump pump is installed to pump the water away from the home. We then sealed the vents shut and installed TerraBlock insulation over the dirt floor. CleanSpace is then installed, going under each wooden post, anchoring to the rim joist, and fully sealed into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. The space is now dry and healthy! 

Plumbing Leak in Crawlspace - Mulino, OR

This company had a plumbing leak occur in the crawlspace. The space was tight and the owners of the company called up John's Waterproofing. We sent out plumbers out who found the leak, replaced the broken pipe and tested the system. After doing their work, they showed the owners some pictures of the crawlspace, going over the work they did as well as pointing out that some mold was present in the crawlspace, and it was a bit to tight to be up to code. They recommended the owners meet with a design specialist so their crawlspace would pass inspection. The owners agreed, and ended up moving forward on a crawlspace job with us as well. 

To begin, our crew removed the old damaged vapor barrier and debris from under the building. We then dug the space out an average of four inches to meet local code. Our crew installed a full drainage system with an UltraSump Plus that will collect the groundwater from the drain system and send it safely out and away from the building to a LawnScape outlet. We then brought in a new 6 mil vapor barrier, overlaying the edges and running it up the walls. We treated the space with MoldX and told the owners that the vapor barrier will need to be changed out every few years, and that with the space still open to the elements the mold will come back. If they choose to upgrade to a full encapsulation, then the space will have a long term waterproofing solution. 

Rot in Crawlspace - Mulino, OR

When a floor has a bounce to it, this often isnt a positive sign, the homeowner went under the home to check for any reasons. When under the home, they found three of their wooden posts rotting, and no longer sitting on their footings. They knew if they wanted to protect their home, they would need some serious assistance from a professional. They called up John's Waterproofing and got a full inspection. 

To keep this home healthy, we began by pulling out the debris and doing a full dry-out. Once ready for our work, we then replaced the three rotting wooden posts with SmartJacks. These will not rot and can be adjusted to fit the home and restore structural integrity. Next, we installed a three inch perforated pipe in a silt sock around the homes interior perimeter. This will collect groundwater and send it along to a TripleSafe sump pump to push water out and away from the home to a LawnScape outlet. A 6 Mil vapor barrier was than brought in, we overlapped the edges and ran it up the walls to keep moisture away from the home. 

Extensive Flooding in Crawlspace - Mulino, OR

A homeowner stopped at our booth at a Home and Garden show and was intrigued. She said that she had never looked in her crawlspace so we encouraged her to allow us to come out and perform a free inspection. Upon arrival, the System Designer lifted the crawlspace hatch that was in a bedroom closet and discovered approximately 6" of standing water. Due to the present water, the designer was unable to inspect the crawlspace. He explained how dire the situation and how dangerous the water was to the wood in her crawlspace and her health, if left as it was, it could cost her a lot of money in structural repairs. She was encouraged to allow us to drain the crawlspace and set up a continuous drain system to keep the water out. 

The first order of business was to remove the water so the crawlspace could be thoroughly examined. A specialty crew went to the home to remove the flooded vapor barrier and set up some temporary pumps with several large fans. Three weeks later, the crawlspace was found to be dry enough for reinspection. The System Designer returned and discovered 3 posts with extensive water damage that would need to be replaced so he adjusted her original proposal and scheduled the work. The installation team came later and installed a perforated pipe drainage system that terminated in the low spot where a TripleSafe sump system had been installed. The drainage from the sump pump was led out far into the yard to a surface drain so the water would stay away from the home. The damaged posts were then replaced with SmartJacks which can be adjusted to suit the home. We then laid down a new 6 Mil vapor barrier to help this home stay dry and healthy. 

Leaky Unfinished Basement - Mulino, OR

This homeowner had battled an unfinished leaky basement for years and she was fed up. She called John's Waterproofing to find out what could be done about it.  One of our System Designers went to the home and introduced himself. They both went down to the basement to see the issue and the designer worked on a solution to the issue. The System Designer took lots of pictures, measured, and sketched out the basement all the while explaining to the homeowner how hydrostatic pressure was the cause and how it worked against the footing of the basement. 

The installation crew came as scheduled and got to work with a jackhammer and removed about 4" of the concrete around the perimeter of the basement being cautious to leave the footing alone. Other members of the crew took buckets to haul out the broken concrete. The WaterGuard was installed and terminated at a new UltraSump System and proper discharge was completed. The homeowner had BrightWall installed all the way around and what a difference it made. Her dreary basement is now light and bright with the BrightWall panels installed and she is thrilled and wondering why she waited so long!

Mineral Deposit along Basement Baseboards - Mulino, OR

This basement had been partially finished, with drywall along the walls, but exposed cement flooring still. The space was used for laundry, storage, and as a small workshop. Eventually the homeowners discovered an amber color deposited near the baseboards of the walls. This was a mineral deposit stain that was occurring due to a water intrusion, which had cause leaking. Upon further inspection they discovered that the drywall was a bit squishy in the locations were mineral deposits could be found. 

To solve the issue, they called up John's Waterproofing. We began by removing the old drywall. We then dug a trench along the interior parameter of the space, and installed a drainage system; WaterGuard. This collects water and pushes it along to a newly installed SuperSump Plus, where water is then pushed safely away from the homes foundation. The walls were then covered in BrightWall panels to ensure water from the walls were filtered safely to the new drainage system. As a final protection, we installed a SaniDry dehumidifier to keep this space dry and healthy. 

Pooling in the Corner of the Basement - Mulino , OR

This home had a majority of their basement waterproofed and finished years ago, but had installed a sump pump that they built themselves. While their drainage system was still keeping the finished basement dry, the sump pump was no longer able to keep up with the water levels. To get help, they called John's Waterproofing for help. 

Our crew came out and cleared out the old sump pump. We installed a SuperSump pump and UltraSump backup. We then installed a discharge line that would direct the water out and away from the home to a LawnScape outlet. This would ensure that the water stayed away from the home's foundation. This home will now stay dry and healthy!
