Shawn had a wet basement in his otherwise fabulous Portland home. Our team came in and installed a partial WaterGuard system. While this took care of the water coming into the basement, it was not a full solution. During one of our proactive service appointments Shawn complained he still had some damp areas in his basement and odor issues. Our service technician recommended finishing the WaterGuard system, and installing a SaniDry dehumidifier to reduce the moisture in the basement. Shawn could finally finish his basement remodeling and add more living space to his beautiful Portland home. This job was unique. This home had a basement with an attached tunnel that led to a tool shed. Upon entering the tunnel you were able to see areas where the water came in through tiny cracks along the wall and top of the tunnel. The basement was more of the same, as well as the garage. The best way to ensure that your home will not have a leaky basement is to waterproof the exterior walls at new construction. This is less intrusive and can be done rather quickly. After the foundation is poured, and before the dirt is filled in around the home, we install a barrier on the exterior of the home, to keep this space dry and healthy.
This home owner knew they had musty smells and guessed they might have some moisture issues. (Aside from the one very obvious window leak. They did not expect what they found behind their drywall. Our crew installed a WaterGuard drainage system and will also be installing a wall system to ensure water will not get to the finished walls in the future.

A homeowner in Harrisburg called our office to see what we could do for their wet crawlspace. Our crews went out and first cleared out all debris in the crawlspace. They then installed CleanSpace encapsulation system. CleanSpace will keep any moisture or water vapors from coming into the crawlspace through the floor or walls. This will help lower heating costs for the homeowner and improve the overall health of the crawlspace and rest of the home. Our crews also used Spray foam insulation. There is also now a SaniDry CX dehumidifier in the crawlspace to filter out the air, removing any moisture in the air and ensuring a dry and healthy crawlspace and home. Our teams also installed Smart Jack crawlspace stabilizer to stop settling and raise the floor back to the proper level. This means no more sagging floors or inoperable doors. The homeowner now has a dry crawlspace and a healthier home for years to come.
This homeowner was having problems with roof water entering the foundation. Our inspector Ben suggested installing Downspout Extensions. Pedro and his team quickly installed a Lawnscape Outlet which is an underground downspout extension. It connects your downspout to a special LawnScape Outlet sending water away from the foundation while camouflaging the end of the pipe. It can also connect to a sump pump as a discharge line.
Isaiah is now very happy that water is no longer entering the foundation of the house and likes that the LawnScape outlet is completely camouflaged.
Three homeowners had water migrating through the walls in their basement and called John's Waterproofing out of concern of the negative effects. Our inspector, Travis came up with the perfect solution to help them solve their water issues. He suggested installing Thermal Dry Walls, Bright Wall panels and our patented Waterguard system.
The homeowners quickly agreed to Travis' suggestions and Delfino and his team started waterproofing the basement. They began by installing Thermal Dry walls which improve comfort and energy efficiency by reflecting heat back into the basement space. They then installed Bright Wall panels that turn bare basement walls into bright, beautiful finished walls. Bright Wall panels never need paint or any other maintenance and are designed to work with the Waterguard Perimeter Drain system by directing wall seepage into the drain. The drain then channels the water to the sump pump.
Now that our systems are in place, Ben no longer has water entering into his basement and can enjoy his new, dry and usable space.
In this basement, we installed a waterproofing system, along with basement wall systems. The Waterguard perimeter drain system works to channel water into the Triplesafe sump pump, which will then pump the water out of the basement and into an area far away from the home. The wall systems work to add comfort to the basement, while also acting as a vapor barrier against moisture that can seep in through the porous concrete. They will also channel any water that seeps in higher up on the walls into the Waterguard system as well. This basement is now protected against water, moisture and looks great: the perfect foundation for any basement finishing job.
This home in Portland, Oregon had a basement and crawlspace combination under their home. They both needed waterproofing. We Waterproofed the basement and installed Thermaldry tile flooring since they had planned to finish the basement. Now that the basement was set, the homeowner was able to finish the basement and put up drywall. After they were finished they called us back out to finish the crawlspace section. This presented itself challenging. The access to the crawlspace was a strange one, they had covered it with drywall. It was very small and high up on the basement wall the homeowners had cut out a small space in the drywall so that the crawlspace could still be accessed. Our crew managed to get in the crawlspace though and get the job done! Once the crew got into the space it was not very large either, they installed Cleanspace and Thermaldry wall in the small area to ensure this space would stay dry and clean behind the drywall. The whole space was now waterproof and will stay that way for years to come!
This customer called complaining about water damage in their basement and that they have a hybrid crawlspace area too that collects water that trickles into their basement. Jacob came out to inspect and suggested our full Cleanspace System in the crawlspace as well as drainage and wall systems for the basement. The homeowners were so excited about having a healthy usable space they jumped on the suggestion. Our crews removed all of the wet insulation as well as the torn and dirty vapor that was currently in the crawlspace. Our crews installed a smart drain and perimeter drainage system to prevent catch the water and keep it out of the space. They then finished the space with TerraBlock to provide an extra layer of insulation in the space prior to installing our Cleanspace system and Sanidry Sedona. The crews finished the crawlspace with Spray Foam insulation around the perimeter walls. This will save our customer an average of 30% on their heating and cooling bills over the course of a year. The basement needed a fair amount of work as well. Our crew came in and installed our patented WaterGuard system and finished with walls with BrightWall panels to create a polished finished space.
Water was leaking into this basement causing structural damage to the cement above and under it. This customer needed quick help to get back on track with their home improvement plans. So we sent out one of our team members right away to inspect his basement and determine how we could fix the problem.
AJ went out and inspected the basement and suggested we put in our patented WaterGuard system that goes around the perimeter of the basement that drains water unseen safely away. We would also install our Super sump pump that will remove water out of the basement far away from the house. Along with our FloodRing water tank protection system to ensure a watertight seal that contains flooding and an alarm that alerts you if there is a leak. He happily agreed to the plan of action and Timothy and his team went right to work. This costumer no longer has to worry about structural damage happening to his home again due to water.

This customer called seeking help for their semi-finished basement. While working in the basement it was discovered that water had been leaking in for some time. The flooring had water damage and needed to be replaced.
We sent Eric out to do an inspection of the basement and see what we could do to help. Our team first started with installing a Window Well Duct drainage system, where the water drains down from the Well Duct into your basement drainage system. We pulled up the damaged flooring that was there and replaced it with ThermalDry Elite Dark Walnut flooring that is water resistant with inorganic materials that won't absorb water; Which means they won't swell or rot. They also can increase the temperature of the floor by ten degrees. We also installed our SaniDry XP that keeps the humidity down and filters the air of mold spores and allergens.

This customer called because they had water coming into their finished basement. They wanted an inspector to come out and find where the water is coming from and to fix it.
Our inspector Eric went out and found the water had been leaking from the basement window. Water was coming from outside to the window and leaking down the wall to the basement floor. We installed our patented WaterGuard system along the perimeter of the basement floor. To fix the window leaking we installed a window well drain that goes under the window and drains the water to the unseen WaterGuard system. To which drains the water to the Super sump that pumps the water out and away from the house.

This customer called us with a discovered water problem. Water was coming into the crawlspace and was causing moisture and mold spores to grow that it was affecting the walls and air of the house. So we sent out one of our inspectors to see what we could do to fix the problem.
Our inspector went and found standing water in the crawlspace which had started to ruin the old black plastic vapor barrier and create a muddy mess. We would do a crawlspace clean out and remove the wet sagging fiberglass insulation. We installed our crawlspace encapsulation system with our Cleanspace vapor barrier that is 20 mil thick and tacks on the walls of the crawlspace while sealing the vents. We also installed a smart sump pump that will pump all water out along with our SaniDry Sedona dehumidifier that will keep all moisture, dust mites, and mold spores clear from the air you breathe in your home. This customer called about water getting into her crawlspace and wanting to look into other options into fixing her crawlspace. We went out and replaced her crawl space access well to give better protection and more durability. Before it was a short access that could rust and had a dirt bottom. The door was not properly sealed shut and left the crawl space vulnerable to water, leaves, and pests. This customer was so relieved to have his storage space back without a worry of water or moisture damage. He also didn't notice the musty smell anymore coming from the basement.
This homeowner had installed their own sump pump in the crawlspace of their home because they had found water. Over time she had started to notice a musty smell in their home and couldn't find the source of the smell. She finally decided to give us a call and have an inspection done on her crawlspace. Our inspector went out and found standing water in the crawlspace that wasn't draining to the DIY sump pump. While doing the inspection he found mold growth on the foundation wall and floor joists. With continuous exposure to water and moisture in the crawlspace, it takes a toll on the posts and some of the wood posts were starting to rot. Our crew went in and replaced the rotting posts with our SmartJack that is adjustable and made of steel. Their basement wall sits against their neighbor's hillside and water is coming from a natural spring leaking into the wall creating the perfect space for mold and water damage. Our crew went in and put in a discharge line and our patented WaterGuard system that goes around the basement and drains the water unseen. We also installed 6 mil vapor barrier to help keep the moisture buildup to a minimum. Customer was happy that the water was finally removed and that they had a trustworthy pump to keep their crawlspace clean and dry.
Brendan had just moved into a 96 year old home 3 months prior. And he was soon to learn that there was water leaking into the basement under their kitchen. And the source was unknown. He found Johns Waterproofing Company online after doing some research.
Daniel came to investigate and reassured them that it was nothing more then a downspout that needed to be fixed. And that there was only minor damage done to their basement. This customer had called us because he had been doing research on air quality and just how much air comes thru our homes from the crawlspace. Up to 50% of the air we breathe in our homes comes from the crawlspace, so having a dry healthy crawlspace is a must. Our inspector went out and looked at the crawlspace, it had sagging insulation from it collecting moisture over time. Due to the high humidity and moisture mold was also growing on the posts and floor joists. He suggested we do a crawlspace encapsulation with a drainage system.
Our crew went out and removed all the debris, old vapor barrier, and sagging fiberglass insulation. After we have the crawlspace cleaned out we did a mold treatment with a product we use called Mold X. It not only removes the mold but removes the mold stains from the wood. After we clean the crawlspace out we seal the vents shut with our vent covers and installed a drainage system with a smart drain sump pump. We lined the crawlspace with our CleanSpace vapor barrier that is 20 mil thick and is rip resistant. Our crew installed our SaniDry Sedona that is a dehumidifier which filters out air impurities and humidity. You can't hear it run and it makes sure to keep the crawlspace dry. We finished the encapsulation with our spray foam insulation that goes along the foundation of the crawlspace.

Manuel H and his crew started out the job by digging out the trench that the discharge line and WaterGuard would be placed into. ALong with installing the WaterGuard, they had the SuperSump pump installed to cycle the water out of the basement.
This made it so that when and if the water continues to leak, it would travel down the wall straight into the WaterGuard. Which is then sent down to the SuperSump pump, to be filtered and sent out the discharge line.
The customer was relieved that it was done in a timely manner. Also knowing that her basement would be dry and clean.
John called for water problems in the basement. Which seems to be worse during the fall due to excessive rain. The water seems to diminish during the winter, but freezes while under there.
Manuel H and his crew went out and started the procedure. Digging the trenches along the concrete walls. They installed the WaterGuard with the flanges against the wall to allow the water to drain directly into it. The water will then travel to the SmartSump pump and go down the Discharge pipeline and out of the home.
There was a plumbing problem in one wall, which caused the drywall to crumble. So the crew had to start tearing the damaged wall down. After they did that they installed ThermalDry inside of the wall for a thermal break to help any built up condensation. So that moisture buildup would no longer be an issue. Leaving the customer with the reassurance that there would not be any mold issues in the future.
The customer called with concerns of her home being on a hillside. And knowing that she has four separate crawl spaces to look after. She was worried that the water is running down the hillside straight into one, or more of her crawlspaces.
Our crew went out and first cleaned out the crawl spaces. They then started laying down the TerraBlock so that when moisture starts to buildup in the soil, it stays in the soil. Once all of the TerraBlock is laid down, they then installed the 20 mil CleanSpace. When pairing the two together, the water is completely unable to penetrate and cause any form of damage.
In two of the crawl spaces, they had the Smart Drain installed to alert of any plumbing problems. They also had to isolate all of the piers so that the foundation would not start to shift or cave in.

Customer called for a crack they found in one of their foundation walls, which was letting water into their basement. We had a simple quick fix, which was Xypex. Its a sealant you paint on cracks and it will temporarily seal them.
Jake explained to them that their best option would be to go with WaterGuard along the parameter of the basement, and a Paraseal which is a longer lasting sealant.
About two weeks later we came out again and found that the customer had indeed wanted the lifelong solution. Tyler and his crew installed the WaterGaurd and left the customer with the reassurance that it would keep their basement dry and clean.
The customer called to have their crawl space sealed, after having a radon mitigation kit installed. So to help complete the fixation of the air quality of the crawl space and basement, they called us looking to seal it all up.

Our crew went out and cleaned out all the debris from the crawlspace including the old ripped up vapor barrier that had once been laid. The homeowner noticed immediately how less uneven her floors felt and that the creaking was minimal. She now knows that the sump pump is handling the water issues and that she won't have dry rot anymore.
This homeowner knew that in the next two years he wanted to finish his basement to be able to use it for entertaining. So the first step was to waterproof the basement. Our customer Josh called us stating that there was standing water in the basement of a home he was wanting to purchase. The waterproofing entailed installing the WaterGuard XL system along with a SaniDry dehumidifier, a Super Sump, and ThermalDry wall paneling. In just a few days this was completed and now Allen has a waterproofed basement that he doesn't have to worry about.
The homeowner had a few rooms in their basement that had been waterproofed and finished by another company a few years back. But their home also had a small crawlspace that was entered via a small doorway from one of the basement rooms. While the basement section had been sealed off from water issues, the crawlspace had not been addressed. The homeowners learned that this was a mistake when they noticed water seeping through the crawlspace entrance door and dripping into their finished basement. Upon opening the door, they saw flooding, and sagging insulation.
Our crew came out and removed the debris from the crawlspace and got to work! They added in a Condensation Pump and a SaniDry Sedona dehumidifier. These would work together to keep the water and humidity out of the crawlspace. We then added in a 6 Mil Vapor Barrier and Spray Foam around the rim Joists to guarantee water wouldn't be making its way in. To top it off we added new vent covers and an EverLast door so things could be truly sealed off from water damage.
This basement has been used as a workshop since the homeowners had moved it. It has one door to the exterior and plenty of room to work in. As the years progressed they began noticing some cracks in their homes foundation, mainly where the concrete floor connected to the walls. While it started having a minor water leak, the water intrusion was getting worse. When the rainy season hit, they needed to move equipment around to keep their shop tools from getting water damage. This was becoming more of a hassle, and it was time to find a solution, so they called John's Waterproofing.
To solve this water issue, we began by digging a trench around the interior of the basement walls, and we inserted a TrenchDrain by the doorway, and a perforated pipe around the rest of the area. These worked together to bring the water to the new TripleSafe Sump Pump which pushed all the water out and away from the home via a discharge line to a LawnScape outlet a safe distance away from the home. We then covered the new pipes with new concrete and installed a SaniDry dehumidifier to keep the basements vapor levels at an appropriate level as well. This home no longer has water issues, allowing the homeowners access to their full basement workshop year round.
The homeowners had a downspout installed, but to get the water diverted a safe distance away from the homes foundation involved a long pipe to extend away from the home. While they had been okay with this at install, they had issues with it getting damaged since it stuck out so far. They were ready for this downspout to get put in the ground.
Our crew came out and dug a trench from the downspout near the foundation and installed a pipe to extend out and away from the home. This pipe was then covered again with dirt and grass so it would no longer be an issue. The pipe ended with a new LawnScape outlet which kept the water a safe distance away.
The homeowners wanted to get their basement finished, while they wanted to do the finishing work themselves, they knew that it should be waterproofed by a professional so their handiwork would be protected. To get this handled properly they called on John's Waterproofing.
To prep the space we began by installing our WaterGuard Drainage system. This is installed in a trench around the interior perimeter and collects the water under the foundation of the home. To keep the moisture content from the foundation walls from damaging the space we installed our ThermalDry Wall system, a foil-faced dimpled material that protects against water and also helps maintain the temperature of the basement to save on energy costs. This wall system works well under finished systems and also gives a clean unfinished look. To pump the water from the drainage system we installed a TripleSafe sump pump that diverts all water a safe distance from the home. The basement is now ready for the homeowners to finish.
We do offer our Total Basement Finishing system for those who can't take on a finishing project themselves.
This daylight basement is built into the hillside, with only one corner being below the ground level. While the space had been fully finished, the homeowners had not considered water to be a major issue since only a small portion of the area would have dirt on the exterior. However, this side of the basement began to harbor mold and the drywall was squishy around the baseboards. To find a solution, John's Waterproofing was called in to help.
Our crews came out and began by removing the drywall where mold and water were evident. We then pulled up the carpeting along the side that needed attention. The homeowners wanted to save the carpeting, so we dried it out to be used again. A trench was dug along the affected walls and a WaterGaurd drainage system was installed to direct groundwater to a new SuperSump Plus sump pump. From here water was diverted out and away from the home to a LawnScape outlet. We then installed a ThermalDry wall system to waterproof and insulate the affected walls. The homeowners opted to do drywall over this section, and so they had to use a general contractor for this and they also re-installed the carpeting for homeowners.
This space is now dry and healthy!
This homes basement was wet to the touch along the base of the foundation walls, with pooling water evident near the basements exterior entryway. The homeowners were ready for a solution so they didn't need to worry about water damaging the items they kept in this space.

Our crew did a dig out, removing in total, twenty cubic yards of dirt to have this crawlspace compliant with its local codes. We then installed a 6 Mil vapor barrier to protect against water issues. This home will now be ready to go onto the market.
The homeowner was ready to remodel their basement for more living space but didn't want to risk water damage after the expense of the remodel and their contractor encouraged them to call John's Waterproofing for advice. A specialist explained to the homeowner that it was not uncommon for a basement to be dry for years and suddenly flood due to torrential rain or new construction in the area or even insects or animals burrowing and creating waterways. After seeing our booth at a Home and Garden show, this homeowner wondered how their crawlspace was holding up. They imagined it was in good condition, so they decided to look under their home themselves. This was when they discovered pooling water in the lowest portion of their crawlspace. There were now moldy spots on the drywall, and when the carpet was lifted up, more mold was found growing. Our crew came out and removed the moldy portions of walls and carpeting. We then dug a trench along the interior walls and installed a WaterGaurd drainage system which graded the water to a newly installed TripleSafe sump pump. From here the water was safely diverted out and away from the home to a LawnScape outlet. We then installed ThermalDry wall panels to ensure moldy walls wouldn't be an issue as well as ThermalDry gray carpeting.
Mold in the crawlspace can make its way into the insulation and wood under your home. This home was suffering from musty odors which led the homeowners to consult John's Waterproofing for a solution.
A crews was dispatched to the home. In the crawlspace, the old barrier and moldy insulation were removed followed by an application of MoldX2 to kill the mold. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. Now, these homeowners could enjoy a clean, healthy home along with some savings on utilities!
Legal clearance for a crawlspace is 18" so there are times that call for a "dig out" of a crawlspace to bring it up to code and, quite frankly, make it possible to inspect, perform plumbing repairs and more. Such was the case with this home. We had to excavate approximately 6" of dirt out of the crawlspace before doing the necessary work to mitigate the water problems and put down a proper barrier. Excavation is priced by the cubic yard so our System Designer took concise measurements of the crawlspace's footprint to come up with an accurate proposal.
The crew arrived a few weeks later to begin the arduous work of excavating the dirt out of the crawlspace. It had to be dug out by hand and hauled out a bucket at a time. A tough job, but after it was all done and a new vapor barrier was laid throughout, this homeowner was happy to have a crawlspace that was navigable and up to code.
This customer had a nice-sized finished basement and a small crawlspace with water present in both. She was disheartened that her carpeting was getting wet and her baseboards were wet and she feared mold might develop. She called us for an assessment of the situation, to find out what she needed to do to remedy it and, of course, how much would it all cost. A System Designer was sent out and he checked the exterior perimeter to look for problems and then made his way to the basement and measured everything and took many photos. He pulled out his computer and with pointed questions to the homeowner, built a proposal to suit the homeowners needs and wants.
The crew got to work quickly breaking out 6" of concrete around the perimeter to install the WaterGuard drainage system. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the SuperSump location. They also ran leach lines from the center of the floor to the SuperSump. WellDucts were installed at the blow-grade windows and the owner chose BrightWall panels to replace her walls. BrightWall wall systems were fastened to the walls and inserted into the flange at the back of the WaterGuard to insure any wall seepage or window well overflow was directed into the new system. BrightWall is a textured wall system that lightens and brightens the basement and is easy to clean. Homeowners also invested in a SaniDry XP to keep the air clean and dry. In the crawlspace, they cleaned up debris, and old barrier, and failing fiberglass insulation. They put in a perforated pipe system around the perimeter and drilled a hole through the wall that divided the crawlspace from the basement and strategically placed a WellDuct in front of it so the water could find its way to the WaterGuard, onto the SuperSump, and then safely out and away from the foundation. A job well done!
Here at John's Waterproofing we always recommend a full perimeter system to solve basement waterproofing issues, but we tailor-make our proposals to fit the needs and desires of our customers and their pocketbooks. The nice thing about WaterGuard basement drainage is that it can be added to in the future if necessary. This customer only wanted a partial system so that's what we designed for them.
The crew installed a partial system of WaterGuard, our award-winning basement drainage system by first removing about 6" of concrete. They laid the WaterGuard in on top of a footing of gravel, then back-filled it in with more gravel before going over and leveling the floor with concrete. The WaterGuard terminated at a SuperSump Plus that has a battery backup pump and it was all put in a TripleSafe container should the homeowner want to upgrade his system at a later date. BrightWall was then added to the walls where the WaterGuard was installed for a brighter cleaner look. The homeowner chose to invest in a SaniDry XP dehumidifier to keep the air in the basement and home dry and clean.
One of the great things about our WaterGuard waterproofing system for basements is that it can easily be added to at a future date if needed. On the advice of his contractor, this customer called to request that we complete a full perimeter waterproofing job that we had initiated a few years prior. We had done a partial system for the issues at hand at the time, but before he invested in a full basement remodel, it was determined that completing the full system was the best way to protect his considerable investment should other water issues arise.
Our system installers arrived at the home to do the work. The WaterGuard was extended to cover the full perimeter of the basement. A TripleSafe Sump system had already been installed, so we hooked up the new WaterGuard to this. ThermalDry Wall was also added to all the walls to block moisture from the basement and finished walls. It also serves as insulation for the basement. Now it's a greenlight for the remodel to commence!
One of the great things about WaterGuard is, that while we always recommend a full perimeter installation, it's always the choice of the customer, and they can do a partial. If they are looking to fix one area of a basement, we can accommodate that and if needed we can come back at a later date and easily extend the system to the full parameter. That is what this customer chose to do and we were happy to accommodate. Our system designer went to the home and determined the area of concern, took measurements and determined the best place to install the sump system.
The installation crew arrived at a later date and they installed the WaterGuard drainage system in a 'U' shape within the basement, addressing the areas where water was found. This graded to the newly installed SuperSump pump with a battery backup to discharge the water out and away from the foundation. Then, ThermalDry Wall paneling was applied to the walls to block moisture and aid in properly insulating the basement.
This customer called to have us come inspect their basement where they 'had a couple of minor leaks in their unfinished basement that all seem to be the result of hydrostatic pressure: seeping in where the slab meets the foundation, weeping through the walls, and slowing dripping out of existing cracks. We only see water pooling on the floor after very heavy rains or several successive days of average rainfall. It's not a ton of water but we aspire to finish our basement within the next couple of years and so we feel like any water is too much water if we're gonna install drywall and flooring.'

Fiberglass insulation was failing and water, mold, and a rodent infestation were all present. They called John's Waterproofing in need of help. A system designer was sent out to survey the situation and it wasn't pretty. He took multiple photos and detailed measurements so he could build an accurate proposal. He also explained the many benefits of encapsulating the crawlspace to protect the home.
A few weeks later one of our experienced installation crews came out. The first order of business was to remove all of the debris, old insulation and muddy vapor barrier. A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock was laid on the dirt floor and vents were sealed up with the wooden posts isolated. A CleanSpace barrier was then installed and all of the seams were sealed and it was run up the foundation walls. This vapor barrier is also fastened under the rim joist to help hold it in place. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, closed-cell spray foam was applied to the foundation walls to ensure that the home's insulation factor met industry standards.

Living in the Pacific Northwest we often run into crawlspaces where a simple vapor barrier just can't keep up with the water we receive. This home was recently purchased and had a new vapor barrier laid down in the crawlspace. After the first heavy rain in the home, the homeowners checked under their home and found a sludgy mud on top of the barrier in multiple places. They were worried about what this would mean for their home's health, so they reached out to John's Waterproofing for help.
To begin, our crew cleaned out the crawlspace, removing the 6 mil vapor barrier. We then installed a drain system. This consists of a perforated pipe in a silt sock in the dirt ground. This system grades the water to an UltraSump pump which then diverts water safely away from the home. We then encased the space with our 20 Mil vapor barrier; CleanSpace. This is a woven barrier that is inserted under each wooden post, anchored along the walls, and sealed in place. We then air sealed the foundation walls and replaced the vent covers. The homeowners were thrilled with the difference and so happy that their home is protected against water issues!
This older home had a few doors that were beginning to stick in their home. The homeowners thought this was normal for an old home so they hadn't thought much about it, until they saw us at a home show. This is where they learned that sticking doors, could be a sign of rotting wooden posts in their crawlspace. To ensure their home was safe, they decided to sign up for a free inspection and estimate. Our design specialist inspected the exterior and interior and found some standing water in the lowest point of the space, and this was causing four of the wooden posts to have rot.
To get this home healthy our crew firstly removed the general debris from under the home. We then went in and safely removed the damaged posts and installed SmartJacks to support the home as needed. We then installed a TripleSafe sump pump in the lowest point to collect the water and send it safely out and away from the homes foundation. We then laid down a 6 Mil vapor barrier to help keep water from causing damage to the home.
Water in the crawlspace can lead to mold, mud, and unhealthy air filtering up and into the home. This home had a simple 6 Mil vapor barrier installed years ago, but due to the amount of water this home experienced, this had led to pooling water rising above the barrier, creating caked on mud, and early signs of mold spores. The homeowners called up John's Waterproofing for a solution that could help them.
To address their needs we began by removing the old vapor barrier and general debris from the space. We then installed a SuperSump Pump to collect the groundwater which grades towards it, and then sends the water safely out and away from the home to a LawnScape outlet. We the laid down CleanSpace. This 20 Mil woven barrier is inserted under each post, anchored along the walls and sealed into place. Next we sealed up the vents with new covers, and inserted a SaniDry dehumidifier to help the air be healthy. Our spray foam specialist then came out and insulated the foundation walls with a layer of spray foam. This home will be dry and healthy from here on out!
These homeowners had a combination finished basement and crawlspace and both had water intrusion issues. They requested help with a solution that would keep their home dry and protect their finished spaces. A System Designer met with them and surveyed the situation. After thoroughly inspecting the interior and exterior, he sat down with the homeowners and explained everything and offered a great solution; WaterGuard for the basement and a full Encapsulation for the crawlspace.
Two crews worked simultaneously on this project; one on the crawlspace and one in the basement. In the crawlspace, they removed the old 6 mil vapor barrier, fiberglass insulation, and debris. They then installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe Sump Pump which pushes the water safely out and away from the home. TerraBlock, a high-density foam product was laid over the dirt floor to aid in insulating the crawlspace. We then laid down CleanSpace, a 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and is anchored to the foundation walls. With all the vents sealed, a closed cell spray foam insulation was applied to the full wall of the foundation to keep the home insulated.
Meanwhile, the other crew, after pulling back the carpet and removing approximately 18" of flooring and 18" of the lower wall of the basement, removed approximately 6" of concrete around the perimeter to install WaterGuard. WaterGuard is an award-winning piping system engineered specifically to solve basement water problems effectively and without the worry of clogging pipes from soils under the floor. Our crew installed it around the perimeter and connected it to the drainage in the crawlspace. A SaniDry dehumidifier was vented to both spaces to keep the humidity levels controlled and filter the air. Later, our finishing crew arrived to repair the walls.
Now everything was put back together and because they had a tall encapsulated crawlspace, it could be used for storage!
This homeowner called because he suspected "water in spots" and was interested in encapsulation. When our design specialist arrived, it was clear there was more then a little water pooling in this space. One of the telltale signs that a crawlspace has seasonal water intrusion is when layers of silt build up on an old vapor barrier. It can also show how high the water levels get. In the case of this crawlspace, about 2 feet or so during heavy or prolonged rain. Our system designer came out and took photos of the crawlspace so he could show the homeowner how much water was coming in at times and assured him that the water could be controlled with our great warrantied systems. The homeowner was very excited to get going.
A crew came out later and got to work removing the old barrier and dirty fiberglass insulation that was falling down. They installed a 3" perforated pipe in a silt sock around the full perimeter of the crawlspace and graded it to a SuperSump Pump System which is made up of a primary pump with a battery backup to assure it would continue to operate in the event of a power outage. The water is then properly discharged from here out and away from the home. Following this, they laid TerraBlock, a 3/4" flexible foam insulation sandwiched in a plastic barrier that adds R-value, and is puncture resistant and protects the CleanSpace barrier. This offers padding when walking on the CleanSpace barrier which is installed next. CleanSpace is used to isolate the posts and all the seams are sealed. It is fastened to the foundation walls just under the rim joist. The vents around the crawlspace were sealed using closed cell spray foam on the foundation walls and rim joist, effectively encapsulating the space and insulating the home to industry standards. A SaniDry Sedona dehumidifier was installed to keep humidity at bay and filter the air.
These homeowners called because they were tired of their basement getting wet during heavy rains. The home was from the 1940's and the homeowners had just figured this was an issue with old homes, but after seeing our ad in a magazine they wondered if there was hope to stop the water intrusion issues. We love returning customers. This was a call from a contractor who was renovating a home and there were serious issues with the basement leaking and ponding water near the home. He explained to the homeowner what hydrostatic pressure was and how it was causing the water to intrude at the footing and reassured him that we had a great system to take care of the problem which includes a lifetime warranty on our products.
When the crew arrived to do the work, they started by breaking out 6" of concrete around the perimeter to install the WaterGuard below. This drain system is an award-winning product specially designed for basements. We then installed a ThermalDry Wall system which is attached to the walls and tucked behind the WaterGuard to create successful directing of the water/moisture to the drain system. This graded all collected water to a TripleSafe sump system complete with proper discharge. This sump system includes a main pump, backup pump and battery-operated pump to protect the system in the event of a power outage. Now this basement was ready for remodeling and the homeowner knew it would stay dry!
This long time customer was very happy with the SmartSump and drainage system we had installed for them a few years ago. They had opted to use a 6 mil vapor barrier under their home to help keep moisture from damaging their home. With any 6 Mil job, they knew that it would need to be replaced every few years based upon how it holds up to their homes environment. We did annual service visits to keep their system running smoothly, and now after five years they were ready for their vapor barrier to be replaced. Our installation crew came out, removed the old barrier, and brought in a new 6 Mil vapor barrier. We laid it down, overlapping the edges and ran it up the foundation walls. We will be sure to continue the homes annual servicing, and advise the homeowners when the barrier needs to be replaced again. Should they ever choose to upgrade their system to an encapsulation, we will easily be able to add this on top of their drain and pump system.
After having installed a 6 mil vapor barrier themselves, they were hoping the water issues in their crawlspace would be solved. However after a year, they checked and found pools of water on top of the old vapor barrier. The homeowners knew they would need a drainage system to address the excess water and called up John's Waterproofing. We had a Design Specialist go out to perform a full inspection, and found the home sat upon a high water table and to solve, they would need to encapsulate.
To begin our crew removed the old vapor barrier, and pulled out the water logged fiberglass insulation that was present as well. We then installed a full interior perimeter drainage system in a silt sock. This will diverge water to a newly installed TripleSafe sump pump to push water well away from the foundation. We then insulated the dirt floor with TerraBlock. Next we installed CleanSpace, a 20 Mil woven vapor barrier that is inserted under each wooden post, attached along the rim joist, and secured in place. We also sealed up the vents, and applied spray foam along the foundation walls to help keep this home dry and healthy. To ensure humidity wouldn't become an issues, we finished by installing a SaniDry dehumidifier.
This home experienced flooding around their foundation and in their basement. The homeowners had tried making channels along one side of the home for water to drain, but this became a muddy mess and the problem was only better for a short period of time. They knew they would need a better solution or else their basement would suffer more from pooling. They called up John's Waterproofing for some help. We sent out a design specialist who found their home was near a high water table and the water was wanting to pool around the home since that dirt was still generally looser from when the home had been built.
To solve the homes water issues we began by working on the exterior. We extended the downspouts into the ground and attached them to a drainage system that would divert the roof water well away from the homes foundation to a LawnScape outlet. In the basement we then dug a trench along the interior perimeter, here we laid down a bed of gravel and WaterGuard. This will collect water and grade it along to a newly installed SuperSump pump which pushes all collected water well away from the home. The homeowner liked the idea of making the basement more energy efficient, so to finish off this job we installed ThermalDry radiant barrier along the foundation walls. This acts as both a vapor barrier and a waterproof insulation. This home will now enjoy being dry and healthy!
This home didn't have any water issues during the rainy season, but each summer, a smell would occur, only to lay dormant until the heat came back. They couldn't figure out the outdoor but wanted it fixed, so they called up some crawlspace experts from John Waterproofing. We sent out a design specialist who did a full inspection and created a solution for their home.
The odd odor was due to humidity issues, causing mold spores to grow along some of the wooden beams under the home. To begin we cleared out the old fiberglass that had been present under the home, we then applied Mold X2 as needed. We then insulated the floor with TerraBlock insulation. Next came CleanSpace, a 20-mill vapor barrier made with a woven material to help ensure its longevity. Next, the walls are insulated with Spray Foam, and a SaniDry dehumidifier was installed to keep the humidity levels healthy for this home from here on out.
This home smelled a little off. The homeowners tried to identify the issue and ended up finding the smell getting worse as they neared their crawlspace. When the opened up the entrance to look, they found water moisture along the foundation walls and water mold growing in patches. To protect the home, we began by cleaning out the crawlspace. We then installed a drainage system around the interior perimeter, this would collect water and grade it to a newly installed UltraSump Pump to send the water well away from the home. We then applied Mold X as needed to ensure the mold was treated properly. The next step was insulating the dirt floor with TerraBlock and sealing up the vents. CleanSpace was then inserted under each wooden post, anchored to the walls and sealed into place. We then installed a SaniDry dehumidifier and applied spray foam along the foundation walls. This home will now stay dry and healthy and the homeowners noted the odor is gone!
While getting ready to list their home, the realtor suggested the homes crawlspace get repairs. It's old vapor barrier was caked in mud, and had debris throughout. To help them receive a better price for the home, the homeowners opted to use John's Waterproofing Fix it to List is program. Our usual real estate job is the PPP. This includes our installation crew clearing out the crawlspace. We then install full Pipe, which is a drainage system throughout the crawlspace, which collects groundwater and grades it to the lowest spot. Here we install a Pump, in this home it was a SuperSump pump to divert all collected water safely away from the homes foundation. Finally we install the Plastic, a 6 Mil vapor barrier. This program gets the home ready to sell, and should the homeowner choose to upgrade their system in the future to a full encapsulation, it is easy to upgrade.
Water stains along the foundation walls are an easy way to see that water issues are occurring. While water will be present during the rainy months, after years of water leaking through, mineral stains are left behind. This homes basement had a majority of its walls covered with storage shelving, so the homeowner hadn't seen water creeping through. However, after performing a deep clean of the shelves, they noted many of the walls were stained. They called up John's Waterproofing to schedule their in-home inspection.
To address the homes needs, we crafted a solution. To begin, a full interior perimeter drain system was installed, consisting of a bed of gravel, WaterGuard, and then sealed up. WellDucts were then installed by the windows that showed water stains around them. These will collect the water and guide it down into the drain system. The drainage system is graded to a low spot of the basement where a TripleSafe sump pump is installed, sending all collected water safely away from the home to a LawnScape outlet. We then installed our CleanSpace wall vapor barrier. This thick woven barrier will keep moisture from the wall guided down to be collected in the drain system. A SaniDry dehumdiifer was then installed and an Aspen in the homes living space. These two machines will work together to keep the homes air clean from the foundation up.

A bouncy floor and door sticking in its frame let this homeowner know that something might be off. They did some research and learned that it could be a sign of issues with their homes wooden posts. As a final step we laid down a new 6 mil vapor barrier, overlapping the edges and running it up the wall. We let the homeowners know this would need to be replaced every few years, as a 6 mil is not a long term form of protection. But the new drain system would keep water from rising up to the wooden posts like it had been doing.
Heavy rains kept pushing this homes 6 Mil vapor barrier out of place, and water would pool in the low spot of the crawl space. The homeowners tried to build a trench along the outside of the home to help, but this would fill in with run off from the hillside and quickly became ineffective. To solve their crawl space woes, they called up John's Waterproofing for a long term solution.
To begin our crew went under the home and removed the old vapor barrier and debris. We then installed a TripleSafe sump pump to collect groundwater from the low point and pump it away from the home. This will keep the water moving and the space from flooding. We then laid down TerraBlock insulation, and sealed the vents shut. CleanSpace was then installed throughout, going under the wooden posts, anchoring along the rim joists, and sealed into place with our special four inch wide waterproof tape. A SaniDry dehumidifier was installed to keep the air healthy, and spray foam applied to the foundation walls. This space will now be dry and healthy and the homeowners no longer need to stress about water issues.
This home went through a routine inspection before being sold, and the crawl space was in need of some help. The ground here was a wet mess from groundwater coming up. This home had a basement that we had waterproofed and finished many years ago and were keeping up on their annual maintenance visits. During this year's visit, they learned that we offer radon testing and mitigation. Knowing there was high radon around their home, they wanted to have us test their home. We did a continuous test to see how the homes radon levels fluctuate over three days, finding the homes average was at 8.1 pCi/L. This is within the 'needs mitigation' level and the homeowners gave the thumbs up to mitigate. We installed a pipe that would go down into the basements floor. This will have a fan that is installed on the exterior of the home. Using this, the radon gases are pulled out from under the home before it gets into the living spaces and the gases are sent out and away from the home. To ensure the system is working properly we left behind a charcoal testing kit. This will test the radon level at the moment, providing a snapshot of the home's radon levels. The kit is sent to a third party and the results are then sent to the homeowners, ensuring the mitigation system has done its job.
This home sat on the hillside and water would run down the hill and go under the home. Because of this, the crawl space was a mess. Water would push the simple 6 mil vapor barrier to the lowest point of the crawl space the space also contained old fiberglass insulation that was falling down and falling in strips. To search for some help, they called upon John's Waterproofing. We went out and did a full inspection both around the home and through the crawl space. After which we sat with the homeowners and walked through a solution to set their home up to remain dry and healthy.

Next, we laid in a TerraBlock insulation along the dirt floor. CleanSpace was then wrapped throughout, going under each wooden post, anchored and sealed along the rim joist, and sealed along all seams. Then we installed a SaniDry dehumidifier to keep the air moisture under control and applied spray foam to the foundation walls. This space is now set to keep the space healthy and the homeowners don't need to worry about water under their home!
This homeowner called us a couple of years back. Their small basement was finished and consisted of a bedroom, bathroom, hallway, and garage. They had noticed a damp smell and some water on the floor in their garage. Because of this, they called up John's Waterproofing. We put together a waterproofing solution and scheduled their installation. But a week before installation, they called and canceled. We then pulled the carpeting up, while some dampness was evident the first time we were out, this was now moldy. We then installed a full drain system. This includes a trench made along the interior perimeter. We laid in a bed of gravel and along the walls, we installed WaterGuard, near the garage door, TrenchDrain. These will collect groundwater and grade it to the lowest point where it goes into a TripleSafe sump pump to be pumped safely away from the foundation. We ensure moisture from the walls is guided to the new drain system, we installed our ThermalDry radiant vapor barrier along the walls in the finished spaces, BrightWall paneling in the garage. The ThermalDry was then reinsulated with SilverGlo and re-covered with Drywall by our finishing department. A SaniDry dehumidifier was installed at the end to keep the moisture content here dry and healthy. The homeowners are glad they no longer need to worry about water and are glad they ended up getting the work done.
