Stagnant Water in the Crawl Space - Netarts, OR

This homes crawl space was holding water. They had a 6 Mil vapor barrier present, but water was rising above the material and would puddle over it, bringing along mud and debris. As this dried layers of mud were caking over it. The homeowners were getting frustrated trying to keep the space dry, so they called in the professionals at John's Waterproofing. We did a full inspection and than sat down with the homeowners to discuss options and craft a solution to address their needs. 
To begin we pulled out the old vapor barrier and debris. After this we also spot treated a few spots where some mildew had begun to grow. We then began to encapsulate the space. This begins with us digging a trench around the interior perimeter of the space, laying in a drainage pipe in a silt sock. This will collect groundwater and move it along to the lowest point where a sump pump will pump the water safely away from the homes foundation. We then sealed shut the vents and laid TerraBlock insulation over the dirt floor. CleanSpace was laid throughout, going under each wooden post, anchored along the walls, and sealed along each seam. A SaniDry dehumidifier was installed and we finished with spray foam insulation along the foundation walls. This space is now dry and healthy, and one less thing for the homeowners to think about. 

Stagnant Water in the Crawl Space - Netarts, OR

When stagnant water is found in the crawl space, long term damage can take hold. This home had begun to smell damp and moldy, and the homeowners noticed their indoor allergens acting up when they were in their home. To ensure their home was a safe and healthy space, they wanted to find a way to protect their home and needed a thorough waterproofing system installed. For this they called upon John's Waterproofing. 

To begin helping we had to pull out the mud encrusted old vapor barrier, and we spot treated the underside of the home with mold treatment. We then installed a full interior drainage system to collect groundwater and divert it to the lowest point of the space to be pumped away via a new TripleSafe sump system. We then sealed shut the vents and laid in TerraBlock insulation over the floor. CleanSpace was then installed, sealed into place to bring the space into the homes envelope. A SaniDry dehumidifier was installed to keep the moisture content in the crawl space controlled, keeping mold from growing here, and applied spray foam along the foundation walls. This crawl space is now dry and healthy, and the home above can enjoy healthier air! 

Crawl Space and Adjoining Garage have Water - Netarts, OR

This homes garage sat next to the crawl space which went up the hillside. Water would pool along the low side of the crawl space, allowing water to make its way along this side of the garage. The homeowners had kept from placing anything on the floor of this side of the room for worry about it getting wet. Eventually, they looked online and called us for a free inspection. 

To address the homes issues we would do a full encapsulation for the crawl space and a partial waterproofing system in the garage. The crawl spaces natural slope would guide water to the lowest point so no drainage system was needed in here. Just a TripleSafe sump pump to collect water and pump it away from the homes foundation. This also collects water from the garages new WaterGuard drainage system to keep that area dry and healthy. The crawl space then had TerraBlock insulation and CleanSpace wrapped in it. The vents were fully sealed shut and a SaniDry dehumidifier installed. Spray foam was applied to the foundation walls and the job was complete. 

Gross Crawlspace in Netarts, OR

This homeowner called up John's Waterproofing for help with crawlspace repair. The space was in disrepair, with caked mud and critter droppings throughout the area. While a full encapsulation was not feasible for the homeowners, they did want to start the process by setting out to work towards a full encapsulation down the road. To begin this process we pulled out the old vapor barrier and debris. A perforated pipe was then installed in a silt sock to collect ground water and grade it along to a newly installed SmartSump pump to then divert water out and away from the foundation. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. This vapor barrier will need to assessed and changed out every three years or as needed. Whenever the homeowners are prepared to finish encapsulating, we will be happy to add onto their homes system. 

Partial System in Basement - Netarts, OR

The homeowners unfinished basement was a water issue along the hillside of their home. Water was creeping in through the foundation walls. Knowing this can lead to water mold and other issues they called up John's Waterproofing for a solution. After their inspection they sat down with their design specialist and found a solution to fit their home and their budget. 

The first thing our crew did was address the exterior of the home. We extended the downspout on the hillside into the ground and attached it to a new drainage system to direct all collected water safely out and away from the homes foundation. In the basement we then installed a partial system. For this we installed WaterGuard in an 'L' shape along two of the basement walls. For this we dig a trench and lay down a bed of gravel with our WaterGuard. The walls were then covered in BrightWall paneling to ensure and water from the foundation will be diverted down into the drain system. This all naturally grades the collected water to a TripleSafe sump pump which pushes the water to an exterior drain system away from the home. Should the homeowner ever wish to add to this system then we can come back and install a full interior perimeter system, but for now this addresses the homes needs and suits the homeowners budget. 

A Full Encapsulation In Two Parts - Netarts, OR

This crawlspace was experiencing pooling water and the homeowners wanted to stop this before the damage occurred to their home. The homeowners wanted to do a full encapsulation to solve their water issues, and opted to split this job into two different parts. 

The first time our crew arrived we cleaned out the space. We removed the old insulation and muddy vapor barrier. With a clean area, we then installed a three-inch perforated pipe system. This collected the groundwater and diverted it along to a TripleSafe sump pump, where the water is then pushed out and away from the home. We then laid down a layer of 6 Mil and installed new vent covers to help protect the home. 

A few years down the road, when the 6 Mil vapor barrier was ready to be replaced, we finished the encapsulation. We removed the old barrier and laid down TerraBlock insulation. We then used our CleanSpace, 20 Mil woven vapor barrier, this was inserted under the wooden posts, anchored along the walls, and secured in place. The walls were then insulated with Spray Foam to truly keep this home dry and healthy. 

Upgrading a Crawlspace - Netarts, OR

Five years ago we had installed a SuperSump pump and a 6 Mil vapor barrier. To ensure it stayed in place and was in good shape, we performed annual maintenance on the system. However, 6 Mil vapor barriers are susceptible to tears and rips, and this system was now ready to be changed out. To keep their system protected for a longer period of time, they opted to upgrade their system. 

Our crew began by removing the old 6 Mil barrier. We then used out 20 Mil CleanSpace vapor barrier to isolate each wooden post and sealed it in the space with Cleanspace. This anchor to each all are made of a thick woven material that comes with our twenty-five-year warranty to ensure it keeps your home dry and healthy. We will still perform annual service visits to keep the system in tip-top shape, but this vapor barriers longevity is much better than the standard 6 Mil option. 

Crawlspace Infiltrated by the Cold and Critters - Netarts, OR

This home was experiencing cold floors during the winter and when they looked under the home they discovered that their generic vent covers had been chewed through. The crawlspace was littered with evidence of mice and all of their old insulation was damaged and falling. All of the cold that was traveling under the home was directly cooling down their home. They wanted to regulate their homes temperature and wanted to stop their new critter problem before it got out of hand, so they called John's Waterproofing. 

Our crew came out and removed the damaged insulation and cleared out the debris under the home. We then isolated each pier and laid down our TerraBlock crawlspace insulation which would help maintain the homes temperatures. This was then covered with our CleanSpace Vapor Barrier, a 20 Mil woven waterproofing material which was secured under each pier, and to each wall. The homes old vents were replaced with new vent covers that would keep critters out. This crawlspace is now safe from exterior intrusions. 

Wall Crack Repair in Netarts, OR Basement

This homeowner called John's Waterproofing to see what we could do for a large crack that had been forming for years in the south wall of her basement. Even small cracks in a foundation can be a major problem if they leak groundwater into the basement. 

 

Our inspector, Jack suggested our FlexiSpan Wall System, and Peter and the team quickly went to work. They started by installing our Waterguard drainage system to channel any potential leaks away from the space and then they applied a flexible and durable polyurethane sealant. FlexiSpan will never re-crack or dry out over time. It stays bonded with wall movement and seals the crack permanently, no matter what.

 

June is excited that the crack in her wall no longer allows for water intrusion.
