The water was not being drained out properly through the sump pump they had in place due to placement and the amount of water coming in was more than the pump was designed for. John’s came in and Installed our Triplesafe sump pump and encapsulated the crawlspace with Cleanspace to help prevent any further water damage. An UltraSump Backup battery was also installed to help guarantee no sump failures during any of the many storms the coastal cities endure in this area.

This home had their crawlspace for general storage. Because of this they layered vapor barriers over the dirt floor to add extra protection should the plastic tear while they moved through the space. Water Issues Don't Go Away - Newport, OR

This homeowner had been referred to us by a neighbor when they noticed water in their crawl space. But the day before their scheduled appointment, the water was gone so they cancelled. After the next heavy rain, they scheduled a second time... only to cancel again because the water seemed to go away on its own. This third time they called, they decided to just keep their inspection. Even though the water would drain itself, when the water was stagnant in the crawl space, there was damage beginning to occur. Water stains were found around the homes foundation and the wooden posts were showing early signs of rot where they sat on their footings. To keep water from causing harm, we offered up a full solution with our encapsulation. 

We started by removing the old vapor barrier that was caked in dried mud. We also removed the old pieces of fiberglass and debris. We then dug a full trench through the crawl space and installed a drainage system in a silt sock. This will collect groundwater and run it along to the lowest point where a new TripleSafe sump will pump the water away from the home. TerraBlock insulation was laid over the floor and the vents were sealed shut. CleanSpace was then installed, this goes under each wooden post, anchors to the walls, and is sealed into place with a vapor tight tape. This 20 Mil woven vapor barrier comes with a 25 year warranty against rips and tears. A SaniDry dehumidifier was installed and we applied spray foam along the foundation walls. This home is now truly protected against water damage and the homeowners can rest peacefully knowing a long-term solution is finally in place. 

Water in the Basement - Newport, OR

Water in the basement isn't reassuring. This homeowner called us up when they discovered standing water in their basement. They couldn't determine where the water was coming from, so they wanted to bring in the professionals. During our inspection we found the water was coming in through the foundation where the floor met the walls. Over the years water had made it's way through. To protect the home from water issues, we walked the homeowner through our products and warranties, landing on a solution that would keep the basement dry and healthy! 

Our crew began by digging a trench along the interior perimeter of the basement. Here we laid in a bed of gravel with our WaterGuard drainage system. This will collect the water and is graded to guide the water to the lowest point, where a TripleSafe sump pump is installed. From there the water is pumped out and away from the homes foundation. For the foundation walls, the homeowners chose out BrightWall panels, providing a semi-finished look for the space. It will not rot, mold, or mildew, but will safely guide wall moisture to the below drainage system. We then installed a SaniDry Dehumidifier to keep the humidity levels under control. 

Rental Property has a Damp Crawlspace - Newport, OR

This homeowner called when their rental property had a must damp odor drafting up and into it. They knew to keep the home healthy, the crawlspace would need to be properly addressed. They called us up and we did a full inspection and we crafted a solution to address the homes needs. 

To begin our crew removed the debris from under the home. We then had to replace two of the wooden posts that had begun to rot out. To keep water moving out of the space we installed a SmartSump to send the water out and away from the homes foundation. We then applied TerraBlock along the dirt floor and laid out CleanSpace. This is a 20 Mil vapor barrier that goes under each wooden post, anchored along the rim joists, and sealed into place. Each vent was fully sealed up and a SaniDry dehumidifier was installed. A few weeks later our spray foam specialist applied spray foam along the walls to keep this space dry and healthy. 

Layers of Mud and Falling Insulation in Newport, OR Crawlspace

These homeowners hadn't checked their crawlspace in years, knowing a healthy home starts at the foundation, they decided to glance under the home. They found the old fiberglass insulation was falling in pieces and layers of mud were caked on the old vapor barrier. They knew this was an issue and they called up John's Waterproofing for help. After a thorough inspection we crafted a solution to clean up under their home. 

When our installers arrived they began cleaning out the space, this included removing the old insulation and the nasty vapor barrier. We then strapped up the loose air ducts throughout the space. We then installed a three inch perforated pipe system around the interior parameter in a silt sock to collect the groundwater. The water graded to a newly installed SuperSump pump which then pumped the water out and away from the home to a LawnScape outlet. We then laid down a new six Mil vapor barrier, running this up the foundation walls eighteen inches to keep the water directed to the pump system. This crawlspace is once again a dry and healthy space, and we will do annual service visits to ensure it remains that way. 

Crawlspace Remedy - Newport, OR

When there are water problems in a crawlspace, often mold develops in the insulation and wood. This home was suffering just that so John's Waterproofing was called for a solution.

A crew went out to address the crawlspace. They began by removing the old barrier and moldy insulation, followed by an application of MoldX2 to kill the mold. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawl where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the drainage system. Now, these homeowners can enjoy a clean, healthy home.

Crawlspace is Wet and Floods - Newport, OR

Crawlspaces that take on water quickly will show signs of water damage at a much fast rate. While this home had seemed like it wasnt bad, when the homeowners removed some large trees from their property, they noticed an increase of water in their crawlspace. 

To address this new stream of water, they had John's Waterproofing come out to do some work. Our crew began buy removing the debris from under the home. The crew then took our thirteen cubic yards of dirt to level out the crawlspace and keep it compliant with local codes. We also noticed some sagging in the above floors and installed two SmartJacks to support the homes foundation. Next we installed a discharge pipe system to collect the groundwater. All of the water then moves to the newly installed TripleSafe sump pump and than our and away from the homes foundation. To finish we laid out a six Mil vapor barrier to help keep water down. This home is now ready to handle the increased volume of water, and will stay dry and healthy. 

Flooding in the Crawlspace - Newport, OR

Customer called when flooding was discovered in their small crawlspace. Most of the insulation had become so saturated with water that it had fallen to the ground floor of the crawlspace and was soaked through. The fact that it had fallen was good for the wood of the house, but, it would need a lot of work to be a safe environment for our installation crews to be able to move through. 

To begin, the space needed to be dried out, with the help of preliminary trenching, some temporary pumps, and a dehumidifier, the crawlspace was able to dry out and we could go in. With the space dry, all of the old insulation and debris was removed and discarded. We added in a three inch pipe around the interior walls of the crawlspace connected to a SuperSump Plus Pump to be able to combat the mass amounts of water the space was experiencing. We added in a 30 ft. discharge pipe that took the water to a safe distance away from the home. To finish the space we then installed Cleanspace to the interior so it could be a dry and clean space from here on out!
