Finished Basement has Water Leaking Through - North Bonneville, WA

This homes basement had been finished years prior. There had been no water issues at the time, so they had finished the space and called it good to go. now years down the road, the base of the walls in the bathroom were molding. Initially the homeowners just left the bathroom fan on more often, but the issue didn't go away fully. While it seemed to slow down the issue, it was still spreading up the wall, and the drywall was a bit squishy. To see what was happening the homeowners cut a square out of the drywall to get a better look. The fiberglass insulation in the wall was damp and molded, the foundation wall behind it was wet. A water issue had reached their basement, and John's Waterproofing was called in. 

To begin helping we below grade portions of the drywall, roughly 36 inches around the entire basement. We then used a jackhammer and dug a trench, installing a full interior WaterGuard drainage channel. This will collect and direct any water to the lowest point of the space where a TripleSafe sump pump will pump the water safely away from the homes foundation. We then installed our ThermalDry radiant vapor barrier along the foundation walls. This will create a thermal break as well as act as a vapor barrier for the walls, guiding moisture from the walls to the new drain system as well. We then framed out the sections of the walls that had been removed and installed drywall to be paint ready for the homeowners. As a final step we installed a SaniDry dehumidifier to ensure the moisture in the air is kept at a healthy level. 

Damp Smell Permeates into the Home - North Bonneville, OR

This home had a damp odor coming up from the crawl space into the living spaces. It would worsen when heavy rains occurred, and the homeowners noted that the crawl space had standing water over their old vapor barrier and pieces of fiberglass insulation was drooping down into the stagnant water. To address this issue they called up John's Waterproofing for their homes inspection and hear about what options they had. To suit their budget and homes basic needs they landed on a solution. 

To begin our crew pumped the water out from the crawl space, cleared out the vapor barrier, and the fiberglass insulation. We then dig a trench around the interior perimeter and laid in a pipe in a silt sock. This will collect the groundwater and direct it to the lowest part of the crawl space. Here the water is pulled into a newly installed TripleSafe sump pump and pumped out and away from the home to a LawnScape outlet. We then laid in a new 6 Mil vapor barrier. We overlapped the edges and ran this up the walls to help prolong the vapor barriers life. As a final step we upgraded the exterior crawl space entryway to an EverLast door. This space will no longer suffer from standing water and that will help the space be healthier moving forward. 

Dusty, Musty Crawlspace in North Bonneville, WA

Odd odors in your home are not a good sign. This homeowner noted a damp and musty smell emanating from the vents that went through to their crawlspace. After doing some online research they chose to call up John's Waterproofing to schedule their free inspection. During which, the design specialist found damp fiberglass with mold spores, and mud caked over the old vapor barrier. To protect the home against these issues we purposed a full encapsulation, which the homeowner accepted.  

To start our work, the crew cleared out the old insulation and vapor barrier. We then applied Mold X2 as needed and installed a full drainage system. This will collect groundwater and is sloped to the lowest point of the crawlspace where we installed a TripleSafe sump pump which then pumps the water away from the home to a LawnScape outlet. We then insulated the floors with TerraBlock and the walls with SilverGlo. CleanSpace is then wrapped in, with all vents being sealed off. The space is air sealed and a SaniDry dehumidifier installed to ensure the space remains dry and healthy year after year. 

Water Issues in North Bonneville, WA Basement

This homes basement had water creeping in through the foundation walls. The homeowners had cleaned up the water, but since it kept coming back, they knew a solution would be needed. They called up John's Waterproofing after searching online and scheduled their free inspection. The design specialist found that hydrostatic pressure had been building, causing water to find ways into the basement. To solve the issue a waterproofing system was put together for their home. 

To begin our work we dug a trench along the interior perimeter, here we laid down a bed of gravel and our WaterGuard drainage system. This will collect the groundwater and grade it down to a newly installed TripleSafe Sump pump. From here water is sent well away from the home to a LawnScape outlet. The walls were then waterproofed with our CleanSpace Wall System. This bright white material will brighten the space and ensure any moisture from the wall is guided down into the drain system. As a final step we installed a SaniDry dehumidifier to keep the air here dry and healthy. 

Standing Water Fills Home Before Sale - North Bonneville, WA

This home had a simple 6 Mil vapor barrier recently installed. The home had passed inspection, however while waiting for a sale to occur, heavy rain hit. The simple barrier couldn't hold up, and flooding occurred. The home couldn't sell in this condition. To find a solution that would help, the realtor suggested John's Waterproofing for our Fix it To List it program. This program allows for quick work and payment through escrow!

To begin, our crew did a full dry out. Once the space was dry enough to work, we removed the vapor barrier. Next we installed a drainage system. This included a three inch perforated pipe in  a silt sock that wraps around the interior parameter. This will grade all groundwater to a newly installed SuperSump pump to push water safely away from the home. We then laid down a new 6 Mil vapor barrier. The new drain system will keep water from flooding this space, and keep this crawlspace dry and healthy. 

Water Logged Crawlspace - North Bonneville, WA

We often get calls from brokers, owners, or buyers that are looking for a quote quickly. To address this need, we have a dedicated realty design specialist.  We can get approximate numbers to a broker within 1-2 days and, if they decide to move forward, an inspection is then done to give the broker a hard number to work with. In this case, because there was so much water, the crawlspace needed to be dried out sufficiently so trenching could be successful. A service crew was sent out to remove the old barrier, debris, insulation and the old, nonoperational sump pump and drainage lines before they installed a couple of temporary sump pumps and several large fans to get the crawlspace ready for the real job. 

Our System Installers were later able to do the work once the crawlspace was dry enough. At this point the crew installed a new 3" perforated pipe drainage system around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the dirt floor attaching to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the drainage system. The new owners were happy and thrilled with the warranty!

Home for Sale, Check Under the House - North Bonneville, WA

If you are going to put a home on the market, it is best to do a thorough check of the home, and this includes checking the crawlspace or basement. To get this job to sell, the sellers needed to waterproof the crawlspace before closing. To get the job done right, John's Waterproofing was called in. 

Our crew began by doing a Dry out of the space and then clearing out debris from under the home. We then installed a SuperSump Plus which had three-inch perforated pipes bringing in the groundwater from the interior parameter of the crawlspace. All of the water was then pushed out and away from the home to a new LawnScape outlet. Some of the wooden posts were not on up to code footings, so we had to upgrade these footings to meet local codes. To finish we laid out a 6 mil vapor barrier. The home was then set for closing, and dry and healthy for the new homeowners.

This homeowner was concerned about the fact that his crawl space had water in it all winter. Water Intrusion for Basement in North Booneville, WA

We received a call from a homeowner who was looking to spruce up their basement a bit. The biggest hindrance to having a fully enjoyable basement was the constant water intrusion. Their basement always had water puddles throughout the room and a musty, damp smell that was anything other than pleasant. Our crews went out to the home to help.
