Addressing Radon Head on in North Plains, OR

This homeowner had been chatting with family members, and learned about radon and how it caused lung cancer. Being unaware what their radon levels were, they swung by a local hardware store and purchased a charcoal testing kit. From this they learned their home had a radon level of 3.9 pCi/L. With mitigation recommended for anything over 2.0 pCi/L, they decided to see if mitigation was feasible. They called up John's Waterproofing after seeing we are certified in radon mitigation. One of our specialists talked through how a mitigation system works, and placement, and cost. We then scheduled the install. A pipe was extended into the soil under the home, allowing radon gases to be pulled out of the soil before entering the home. This pipe wraps to the side of the home, where a mitigation fan is installed to create the necessary suction. From here the gases travel through a pipe above the roofline. We left behind a charcoal test kit, which is then sent to a third party for testing. The homes radon level came back at 0.9 pCi/L.  

Buyer Inspection Shows Water in the Crawl Space - North Plains, OR

Before purchasing this home, the inspection showed standing water in the crawl space. To keep the sale going through, the home would need to have the issues addressed. To keep on tract with the sales timeframe, John's Waterproofing was chosen for their Realty Response program. Our crew pulled out the old vapor barrier and began to install the pipe, pump, and plastic. We installed a pipe in a silt sock in a trench on the interior perimeter of the crawl space. This collects the groundwater and grades it to the lowest point where a TripleSafe sump pump is installed. Water is then sent out and away from the homes foundation. We then laid in a new 6 Mil vapor barrier. This will need to be replaced or upgraded after a few years, as a 6 Mil is not the long term solution. But the job was completed on time and the homes sale was able to proceed. 

Rodents in the Crawlspace - North Plains, OR

Rodents were in the crawlspace. The homeowners could smell it wafting up from under the home, and could see the crawlspace vents had been chewed through. They called up a pest company who dealt with the critters, but they were informed that the space was still easy for critters to enter, and would probably come back. The homeowners needed to deter critters from entering the crawlspace again. They didn't want to lay out poison, as that would need to be cleaned out and restocked as needed, so they opted to learn about encapsulation with John's Waterproofing. 

To begin our crew cleared out the crawlspace, removing the old vapor barrier and remnants of the old fiberglass insulation as well. We then installed a drainage system and SuperSump Plus to address any groundwater issues. We then sealed the vents fully shut, ensuring critters could creep through those spaces. TerraBlock insulation was laid over the dirt floor and CleanSpace was installed. This is a 20 Mil thick woven vapor barrier, the woven fibers deter critters from chewing it. This also goes under each wooden post, attached along the foundation walls, and is sealed into place so critters cannot get through. We installed a SaniDry dehumidifier and then had our spray foam specialist out. The spray foam finishes air sealing the space and provides lasting insulation value to keep the homes heating and cooling costs down. 

Deterring Critters from a Crawlspace - North Plains, OR

After having critters taken out of their crawlspace, they were referred to John's Waterproofing for a system that would help deter critters from coming back. They were intrigued and called us up to have an inspection and work on a solution. Upon inspection we found their old 6 Mil vapor barrier had chew marks, and minimal water issues. We worked with them to craft a solution. 

To begin this work our installation crew removed the old barrier and cleaned out the space a bit. Once it was ready we installed a SmartSump pump to collect any water and send it out and away from the home. We then insulated the foundation walls with SilverGlo. Next we laid down CleanSpace. This 20 Mil woven barrier comes with a 25 year warranty against rips and tears. It is inserted under each wooden post, anchored to the walls, and sealed into place. To have this space be uninviting to critters should they find a way, we also installed a SaniDry dehumidifier. 

Fix-it-Upper Home in North Plains, OR

This home had been sitting vacant for a while, and the home needed some work to become livable once more. These new homeowners knew they had some work ahead of them but were excited for when it would be completed. To bring the home up to code, one aspect they needed addressed was their crawlspace. 

To begin on the crawlspace, our installation crew cleared out the general debris. We then had to dig out the space about seven inches to allow the space to be up to local codes. Next a pipe system was installed. This is made up of a three inch perforated pipe in a silt sock which runs along the interior parameter. This naturally grades to the newly installed SuperSump Pump.  The sump pump diverts the water out and away from the home. We then laid down a fresh 6 Mil vapor barrier, running this up the foundation walls eighteen inches. Each vent cover was then replaced and the space was set to go for the crawlspace.

Water Damaged Insulation in North Plains, OR

This home's old insulation was drooping and falling into pieces. It had an old, worn 6 Mil vapor barrier, but it was torn and had pooling water in places. The homeowners had read that fiberglass insulation was not made for crawlspaces, and they wanted to find an insulation solution that was built to protect under their home. To achieve this they called up John's Waterproofing! 

Our installation crew arrived and began by clearing out the space; pulling out the old insulation as well as removing the damaged vapor barrier. We then installed a TripleSafe sump pump to collect groundwater and safely divert it out and away from the foundation. TerraBlock insulation was laid over the dirt floor, with SilverGlo insulation installed along the foundation walls. The entire space was then encased in our CleanSpace, 20 Mil woven vapor barrier. This was inserted under each wooden post, anchored along the walls and fully sealed into place. We then added new vent covers, and a SaniDry dehumidifier to ensure this space remains dry and healthy. 

Getting a Crawlspace Ready to go on Market - North Plains, OR

This home was getting prepped to go on the market. Before it was ready to sell though, they had a few things that needed to be addressed. One major item was the crawlspace. All of the crawlspace vents sat below ground level, and five of the wells that were installed to protect the crawlspace, were damaged, allowing water to flow directly under the home when rain came. So the home was in good condition for a new owner, John's Waterproofing was called in. 

Our crew arrives and installed new vent wells to replace the damaged ones, we also replaced the vent covers around the house that were damaged. We than went under the home and cleared out all of the debris and laid down a 6 Mil vapor barrier. This home is now dry, healthy, and ready to go on the market. 

Clean Space Without Drainage; North Plains, OR

Customer found us at the Home and Garden Show in Portland. They wanted some waterproofing done, but not the full encapsulation. 

Delfino and Fernando's crews cleaned the crawl space and started the installation. They did the basics, and installed TerraBlock and CleanSpace. They had to replace one of the support beams with our SmartJack to stabilize the foundation and stop the home from caving in that spot. Since this was only a partial encapsulation, we didn't install a pump or discharge line. 

The spray foam was also done to seal up any drafts from passing through the foundation walls. To complete the job the door was replaced with a EverLast Door and they replaces all of the vents creating a tight seal. 

The customer was happy that the job was done in 3 days. Leaving the space cleaner then when they initially started the job. Alice was also very happy to know that we were very accommodating to their schedules. 

Basement to Beautiful Walls in North Plains, WA

In this basement, we installed a waterproofing system, along with basement wall systems. The Waterguard perimeter drain system works to channel water into the Triplesafe sump pump, which will then pump the water out of the basement and into an area far away from the home. The wall systems work to add comfort to the basement, while also acting as a vapor barrier against moisture that can seep in through the porous concrete. They will also channel any water that seeps in higher up on the walls into the Waterguard system as well. This basement is now protected against water, moisture and looks great: the perfect foundation for any basement finishing job.
