Old Home with Water Intrusion - Noti, OR

This homes crawl space had water creeping through the walls. Water stains were evident and the walls were damp to the touch. Looking to get the space dry and healthy, the homeowners called upon John's Waterproofing and scheduled their free inspection. 

To begin we removed the old vapor barrier that was thick with mud over the top. We then sealed the vents shut and installed a full interior drainage system. This collects water and sends it to the lowest point of the crawl space where a TripleSafe sump pump will send the water safely away from the homes foundation to a LawnScape outlet. TerraBlock insulation was laid over the dirt and a CleanSpace vapor barrier was laid over this. This is a 20 Mil plastic with a woven fiber through it, making it much more durable and is backed with a 25 year warranty against rips and tears. We then installed a SaniDry dehumidifier to keep the moisture in the air controlled and applied spray foam along the walls. This space is now dry and healthy and the homeowners can rest assured their crawl space is protected. 

Supporting a Home After Water Damage - Noti, OR

This home had been a secondary home, and it was going to be sold. The owner hired a realtor to handle the home as they now lived out of state. Since the space had been mostly unoccupied, the home had some updates that were suggested by the inspector. This included addressing the homes crawl space. The old vapor barrier was a mess, and there was water damage along some of the wooden posts. The old fiberglass insulation was also water logged. We sent out our real estate expert who did a videocall to walk the homeowner through the crawl space, discussing options. While there we also discovered mold behind the fiberglass and one of the homes main support beams was rotting. 

To start this project we removed the old vapor barrier, damp fiberglass, general debris. We then made the space safe, replacing the damaged wooden beam and replacing six wooden posts with our SmartJack posts. We coordinated with a mold company to then remedy the mold issue. To waterproof, the homeowner opted for our real estate go to; the pipe, pump, and plastic. We installed a full interior drainage system to collect ground water and grade it to the lowest point, where a TripleSafe sump pump then sends the water safely away from the homes foundation. A new 6 Mil vapor barrier was installed, with edges overlapping, and ran up the walls. This home is now set in the crawl space to go onto the market. 

Structural Repairs in Crawlspace - Noti, OR

This home was over a hundred years old, and as the home settled into its place, the wooden posts in the crawl space had shifted. This caused many of them to no longer be touching their footing, instead causing a bounce to the floors above when someone walked around the home. The homeowners knew this was an issue and needed to address these structural issues to preserve their home. They called up John's Waterproofing after seeing one of our ads in a local magazine. 

To address the homes concerns we began by clearing out the old vapor barrier that had shifted out of place. We then replaced twenty-three wooden posts with our SmartJacks. These are made of galvanized steel so they will not rot or mold. These can also be adjusted a bit as the home continues to settle, ensuring the home remains stable. With the homes structural integrity once again intact we installed a drainage system and SuperSump Plus, these are installed to protect against water damage. A new 6 Mil vapor barrier was also laid throughout. This vapor barrier will need to be changed out every few years as needed. 

Dry Rot in Crawlspace - Noti, OR

This homes water issue had been prevalent for many years, leading to the floor drooping in spots. The homeowners were concerned with how this would affect the homes longevity, so they called up John's Waterproofing for their free inspection. The design specialist found six posts and a major beam under the home with dry rot problems. To make this home dry and healthy it would need some structural help. 

To begin our crew pulled out the old debris from the space. Once it was cleaned out, we carefully replaced the rotting wooden beam and changed the rotting posts with SmartJacks. This helped re-stabilize the home, and eliminated the drooping in the above spaces. To help control the water issues we then installed a full drainage system in the crawlspace to collect groundwater and send it along to a newly installed TripleSafe Sump pump that we installed in the lowest spot. From here the water is pumped safely away from the homes foundation. We then laid in a new 6 mil vapor barrier, overlapping the edges, and told the homeowners how important it is to have an annual service to check the barrier is still in place. A 6 mil barrier does need to be changed out every few years. 

Sealing up Against Critters in Noti, OR

This homeowner had addressed a rodent issue under their home and wanted to find a humane way to deter critters from coming back. After researching online, they decided to schedule a free inspection with John's Waterproofing to learn more about our products. As a general preventative measure, the homeowners decided to have us install a TripleSafe Sump pump in the lowest spot of the crawlspace. This was installed in the lowest spot to collect any water and then send the water out and away from the home's foundation. We then laid down CleanSpace. This 20 Mil vapor barrier is made with a woven material. It comes with a twenty-five year warranty against rips and tears, and the woven fibers deter critters from chewing through. The material is also white, so should any issues arise, it is easy to see and it can be addressed quickly. We then air sealed the space with spray foam to ensure critters stay out and sealed up the vents. As a final step we installed a SaniDry dehumidifier to ensure this space is not welcoming for critters. 

Vapor Barrier has Water - Noti, OR

A vapor barrier doesn't work well if water can get on top of it, this is why a simple 6 Mil vapor barrier generally needs to be replaced every few years. Water can push these around, critters can chew through them, and they aren't sealed into place. This home was seeing water on top of its simple 6 Mil vapor barrier every couple of years and was ready for a solution that could last longer. To address the crawlspace, they called up John's Waterproofing. 

To fix this, our installation crew arrived and began by removing the old vapor barrier and debris from under the home. In the lowest spot we then installed a TripleSafe sump pump to collect the ground water and send it safely out and away from the homes foundation. Next we installed CleanSpace. This is a 20 Mil woven vapor barrier. It is installed under each wooden pier, anchored along the rim joists, and fully sealed in place using a special four inch wide tape. The space was then air sealed with spray foam, and a SaniDry dehumidifier was installed. This space is now protected! 

Wet and Smelly Crawlspace - Noti, OR

This homeowner noticed a nasty smell in their home and looked high and low for where it was coming from and finally opened the hatch to the crawlspace and it was clear that that was where it was emanating from.  He called a few companies but after researching their credentials and time in business, John's Waterproofing was an easy decision to get the work done right.

 

Our System Designer showed up at the home and it was clear from the start that he knew what he was doing. He measured the home and inspected the exterior to look for any signs on the outside that could be contributing to the problem then commenced doing a thorough inspection of the home. In the crawlspace, there was water intrusion on a regular basis and insulation falling with mold starting to grow on the posts and beams. That was where the nasty smell was coming from. 

 

A few weeks later one of our experienced Installers came out and cleared out all of the debris, old insulation, and damaged barrier.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. TerraBlock was laid on the dirt floor and vents were sealed and posts isolated. A CleanSpace barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

Cold and Damp Crawlspace in Noti, OR

The crawlspace of This home was damp and had high humidity levels. The homeowners also could feel that the ground floor was cold to the touch, and this meant their energy bills were higher than they needed to be, energy was being wasted trying to combat the floor's temperatures. To solve these issues, Johns Waterproofing was called in. 

When we looked at the crawlspace we learned a few things. Firstly the space had a simple vapor barrier draped over the dirt flooring, however since the vents were leaking water into the space, evident by water stains, water was just going over the top of what had been done. Secondly, we learned that insulation had been in the crawlspace since strands of fiberglass could be found, but it must have been taken out by the previous people who worked in this space. To help we cleared out the old barrier. We installed a TripleSafe sump pump to collect groundwater and divert it a safe distance from the home's foundation. We then encased the crawlspace in our 20 Mil thick CleanSpace vapor barrier. This seals under each wooden post and is anchored to the walls. The foundation walls were then sprayed foam to insulate the space against the outside temperatures. We then added in a SaniDry Sedona dehumidifier and new vent covers to get this home dry and healthy! 

 

Wet Dirt Floor in Crawlspace - Noti, OR

The crawlspace was experiencing wet dirt floors and high humidity. This was starting to damage the wooden beams and posts under the home and the homeowners wanted to put a stop to this before the damage got worse. 

Our crew came out and installed a TripleSafe Sump Pump, capable of pumping out 2,200 gallons of water per hour. They then sealed the space up with Cleanspace, ensuring all of the posts were isolated and protected and that it was secured against the concrete foundation walls. We then added in spray foam as needed to insulate the home. Lastly since the crawlspace experienced high levels of humidity we installed a SaniDry Dehumidifier to combat the moisture in the air. 

Nasty Crawlspace for Noti, OR

A homeowner gave us a call with concerns about their wet crawl space and the effects it could be having on their home. Our crews went out to the home and installed CleanSpace encapsulation system on all the walls and floor of the crawl space. CleanSpace prevents any moisture or water vapor from coming into the crawl space. This means no new mold growth. It also helps lower energy costs and helps to keep out pests. They also installed a SmartSump sump pump in the crawl space that forms a tight seal around the CleanSpace liner. A SaniDry Sedona dehumidifier was also installed to dry and filter the air in the crawl space. Having clean and healthy air in the crawl space means having cleaner and healthier air in the rest of the home. Now, this homeowner can have peace of mind knowing that her crawl space is dry and healthy.
