Garage Gets Water into it - Oceanside, OR

This homes garage dipped about a foot below-grade and had water pooling up in it. The homeowners could see water along where the garage door was, as well as on the far side of the space where they had storage items and the stairs up to the living spaces. They called up John's Waterproofing to schedule their free inspection to learn about how we could help. To begin we dug a trench around the interior of the garage and along where the garage door stood. We then laid in a bed of gravel with a drainage system. Along the garage door side we installed our TrenchDrain, and along the rest of the walls our WaterGuard drainage system. These will collect groundwater and provide a route for water to flow to the lowest point where a TripleSafe sump pump will direct the water safely away from the home to a LawnScape outlet. Now the space won't have to worry about water coming through the foundation. 

Crawl Space has High Water Issues in Oceanside, OR

High water in a crawl space can lead to a multitude of issues. This home had a layer of mud over the old vapor barrier, mold spores in the old fiberglass insulation against the homes wooden beams, and the old vapor barrier was littered with holes chewed through it as well as critter droppings throughout the area. Wanting to have this space healthy and not emit an odd odor, the homeowners called upon John's Waterproofing for a free inspection and estimate. 

To begin our work we cleared out the crawl space, removing the old vapor barrier and insulation. Upon removal the mold issue was worse than it originally appeared. to get the home on track, the homeowners had a mold remediation company out to treat the space. Once this was taken care of we could resume encapsulating the area. We installed a drainage system to ensure the groundwater would move along to the lowest spot where a TripleSafe sump pump was installed. From there water is sent away from the home. We then sealed the vents shut and laid down TerraBlock insulation over the dirt floor. CleanSpace was then installed. This wraps under each wooden post, anchors and seals along the foundation rim joist, and is secured along each seam with a special four inch wide vapor sealed tape. We then installed a SaniDry dehumidifier to keep the moisture in the air at a healthy level. As a final step we installed Spray Foam insulation along the foundation walls to insulate and air seal the space. The home already smells fresh and clean, the homeowners were amazed at how quickly the smell was handled when the right system was in place. 

New Homeowner needs Crawl Space Repairs - Oceanside, OR

This home had just been purchased, and the inspection revealed the crawl space would need to be addressed. The old vapor barrier was torn and chewed on, and there were large holes chewed into the crawl space vents and signs of critters living under the home. Ready to now address this, the new owners called up John's Waterproofing to get a quote and find a solution to protect their home. 

To begin our job we removed the old vapor barrier and debris. Once the space was cleared out, we installed a full interior perimeter drainage system which will collect water and grade it to a low point where a SuperSump Plus is installed. From here water is sent away from the home to a LawnScape outlet. We then sealed off the vents and laid down TerraBlock insulation over the dirt floor. CleanSpace was then used, going under each wooden post, attaching along the rim joist, and fully sealed into place. A SaniDry dehumidifier was installed to keep the air healthy, and spray foam applied to the homes foundation. This space is now able to deter critters and the homeowners can have the peace of mind that their home will be dry, stable, and healthy. 

Protecting the Vacation Home - Oceanside, OR

When going to a vacation home, it is meant to be relaxing. While spending the weekend at this home, the homeowners noted a damp odor that was new in the home, coming from the crawlspace. Water threats can be a costly solution, so the homeowners wanted to address the issue now, not waiting until things were in dire need. During the inspection, a system design specialist noted that water stains were evident on the foundation and wooden post footings, showing that water had been here often. To keep water issues from progressing a full encapsulation was selected as the solution. 

To begin the old vapor barrier was removed, and debris was all pulled out. A full interior perimeter drain system was installed to collect groundwater, send it to a TripleSafe sump pump, and away from the home. We then insulated with TerraBlock over the floor. CleanSpace is our vapor barrier of choice, this 20 mil woven material goes under each wooden post, is wrapped to ensure moisture cant get through. It runs up the foundation walls to seal against the rim joist, and the vents are fully sealed off. A SaniDry dehumidifier was installed an spray foam applied to the foundation walls. This space is now protected in the long-run and the homeowners are pleased they caught this water issue before things became more dire. 

Moisture Under the Home and Mold Spores in Oceanside, OR

This home near the beach was producing some odd odors. When the homeowner followed their nose to the source, they were led to the crawlspace, discovering mold spores. They spoke to neighbors and eventually called up John's Waterproofing to get a free inspection and quote. They worked together to begin the process of solving their water issues, choosing to take on this project in two steps.

The first step was pulling out all of the old vapor barrier and debris that was under the home. Our crew then applied Mold X2 as needed to ensure the space would be cleaned out. We then dug a trench through the crawlspace, here is where we laid down a perforated pipe in a silt sock, this will collect ground water and grade it along to the lowest spot where we installed an UltraSump Plus. Water is then pushed safely out and away from the homes foundation. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. Step two will be re-evaluated in a few years to see if the homeowner is ready to finish their encapsulation. 

Water Running into Garage - Oceanside, OR

This home had an issue with water entering their garage. While the driveway wasn't very slopped, water would just trickle in and pool until it settled in the middle of the garage. The homeowners owned some squeegees, but were tired of dealing with this issue whenever rain came along. They spoke to some neighbors and heard about John's Waterproofing. 

To fix this issue our crew began by digging a trench along the interior perimeter and the exterior of the garage door. Along the door side we then installed a TrenchDrain in a bed of gravel. Along the interior space we then laid down WaterGuard in a bed of gravel. This system will collect the groundwater and grade it to the new SuperSump pump which then safely sends all water out and away from the home. 

Standing Water in Oceanside, OR Basement

This home had water coming into the basement under the exterior doorway. While a small drain was built into the landing step outside the door, this was sitting in a higher place, so most water naturally graded to the doorway and went inside. The homeowners usually kept a towel near the doorway, however when heavy rains come by, this couldn't stop the water and would flood further into this unfinished space. Looking for a solution to actually handle the groundwater, John's Waterproofing was called upon. 

Our crew began by digging a trench along the interior parameter of the space. Near the doorway we used a TrenchDrain to collect the incoming water, around the rest of the space we installed our WaterGaurd drainage system. This allows all collected water to grade down to a SuperSump pump which then directs the water out and away from the home. 

Pooling Water in Below Grade Garage - Oceanside, OR

When homes are built into a hillside, it is common to see water creep in from the below-grade side of the foundation. This home's basement space was also their garage, and the hillside of the space was experiencing water intrusion. This manifested as pooling water whenever heavy rains were present. To protect their garage and keep this space dry, they reached out to John's Waterproofing. 

Our crew arrived and dug a trench along the three walls in this space, where a WaterGaurd drainage system was installed. The walls were then covered in our BrightWall panels, providing a waterproof, easy-to-clean system that would direct all moisture on the walls down into the drainage system. Water traveled along with the pipe system to a TripleSafe sump pump and out and away from the home. The garage of This home will now be dry and healthy. 

Water Running down into Garage and Basement - Oceanside, OR

This home had a decline in their driveway which lead to the garage and basement and created a pathway for water to travel directly into this space. While no major flooding was present, it did cause concern as some musty smells began to develop. To keep their home mold-free and dry, the homeowners called in John's Waterproofing. 

Our crews dug a trench around the interior of the perimeter of the home and installed our WaterGuard drainage system which directs water to the newly installed SuperSump pump which then diverts all water out and away from the home to a new LawnScape outlet. For the garage door opening of this job, we installed a driveway TrenchDrain to collect the water and keep it moving to the new waterproofing system. The smell went away, and this home is now kept dry and healthy. 

Pooling Water Entering Garage - Oceanside, OR

This homes garage was experiencing water pooling. It would pool just outside the garage door, and then make its way into the garage where it would then pool in one of the corners where the floor sloped. Due to how often this occurs there was a water stain that shows where the water would travel and the homeowners couldn't store anything in that corner of their home since the issue was so frequent. 

To Fix this issue, we dug a trench on the interior of the garage and added in our WaterGuard pipe to push the water in there to a new Super Sump Pump. We also put a TrenchDrain along the driveway so that any water collected there would be guided to the sump pump and then pushed out and away from the home. By doing a drainage system along the exterior of the garage door and inside the parameter of the garage we ensured that their home would be ready for wherever the water came from. Keeping it dry and healthy!

Wet Basement for Homeowner in Oceanside, OR

We received a call from a homeowner who was tired of her basement consistently flooding. She just wanted to be able to enjoy her basement and not have to worry about water intrusion all the time. So our crews went out to fix the problem. They installed WaterGuard piping system along the perimeter of the basement, where the floor meets the wall. WaterGuard intercepts water at the perimeter of the basement and drains it unseen and safely away to the sump pump. A TripleSafe sump pump was also installed in the basement. The TripleSafe sump pump has three separate pumps just in case one pump fails or if there is a plumbing leak and there's too much water for one pump to handle, then the second pump will kick in. The third pump is there in case of a power outage. The TripleSafe also has a built-in WaterWatch alarm system to alert the homeowner if there is ever a plumbing leak before any damage is done. Now the homeowner can enjoy her basement without fear of flooding or water intrusion.
