Unfinished Basement Leaking - Odell, OR

This homes basement had some Water leaking into it. The homeowners as the space became musty smelling. They put an air freshener down there to cover the smell, but ultimately this wasn't a solution, it just masked the problem. To get to the root of the odor they called up John's Waterproofing for their free inspection. When our sales rep went out we discovered water mold growing under the basement stairs as well as under some storage shelving that was in the basement. To protect the space we worked with the homeowner put together a waterproofing solution. 

To begin we dug a trench around the interior perimeter of the home. Here we laid in a bed of gravel with our WaterGuard drainage system. This is fed water from the walls as well as collects groundwater and sends it along to the lowest point of the basement where it enters a TripleSafe sump pump to be pumped safely away from the homes foundation. The walls then had our CleanSpace vapor barrier installed. This ensures water is guided from the wall into the drain system to be addressed. Finally a SaniDry dehumidifier was installed to keep the moisture in the air controlled so mold cannot grow here. The space is now dry and healthy and the homeowners were impressed with how quickly the smell went away! 

Damp and Musty Basement in Odell, OR

This homes basement smelled damp and musty all year round. The homeowners had placed air fresheners there, but it only masked the smell temporarily. Looking to get to the root of the issue, they called up John's Waterproofing to schedule their free inspection and see if there was a water issue that would be causing the odor. During inspection we found efflorescence along some of the foundation walls. This would be from water carrying minerals through the walls, here the water dries, and the mineral is left on the wall. To address this issue with a solution, our design specialist spoke to the homeowner about their options, and landed on a system that suits their home's needs. 

To begin, our crew needed to install a full drainage system. This involves digging a trench along the interior perimeter of the home's basement. Here we laid in a bed of gravel and our WaterGuard. This will collect groundwater and water from the wall system, grading it along to the lowest point of the crawl space where we installed a TripleSafe sump pump. This then pumps the water safely out and away from the home's foundation. To ensure wall moisture makes it to the WaterGuard, we installed our BrightWall paneling along the walls. This provides a semi-finished look, and will not mold or rot, and is easy to clean while brightening the space. We then installed a SaniDry dehumidifier to ensure the air to water moisture is kept within a healthy level and mold will not be able to grow here. 

Damp Crawlspace Smells Bad - Odell, OR

When odd odors emanated from the crawlspace, this homeowner knew something must be off. They decided to call up John's Waterproofing for a full inspection after reading the reviews for our work. The Design Specialist ended up finding that the old vapor barrier and insulation had not been addressed in a while. The vapor barrier had damp dirt on it, and the old fiberglass was in strips as it fell from the beams, damp with water. To address the homes issues we put together a solution with a full encapsualtion. After discussing benefits to this system, the homeowner chose to move forward so they could protect their home in the long run. 

To begin our work, the old vapor barrier and insulation was removed. Once the space was cleared out, a full interior perimeter was dug, where we installed a perforated pipe in a silt sock. This will collect the ground water and grade it to the lowest point of the crawlspace where a TripleSafe sump pump was installed. We then insulated the dirt floor with TerraBlock and sealed the vents off. CleanSpace was then brought in, attaching to the rim joists, going under the wooden posts, and sealing into place. We then air sealed and insulated the foundation walls with Spray Foam. A SaniDry dehumidifier was installed and the space was all finished. The homeowners were pleased that the damp odor was gone and look forward to seeing their heating and cooling costs go down. 

Critter Noises in the Crawlspace - Odell, OR

This home had noises coming from the crawlspace, little squeaks, scratches, and critter feet. The homeowners had pest control come out to address the issue, but to deter critters from coming back, they were referred to John's Waterproofing. We sent out a design specialist who did a full inspection and found the vents chewed on, and some hole dug under the foundation. To deter critters from coming back we recommended a full encapsulation and walked them through how the system would help, ensuring we would meet their needs. 

To begin our work we cleared out the crawlspace. We then installed an UltraSump in the lowest spot to collect groundwater and sent it well away from the homes foundation. We then insulated the dirt floor with TerraBlock and encased the space with CleanSpace. This is a vapor barrier that has a woven material to make it difficult for critters to chew through. This goes under each wooden post and attached along the rim joist, each vent is sealed up so nothing will get through. We then air sealed and insulated the foundation walls with Spray Foam. As a final step we installed a SaniDry dehumidifier to make the environment dry and healthy for humans, unwelcome to critters looking for a damp space. 

Water Found in Crawlspace - Odell, OR

When checking though their home after heavy rains, these homeowners discovered standing water on top of their old vapor barrier in the crawlspace. They knew it had been a few years since their crawlspace had been inspected so they called up John's Waterproofing and signed up. A design specialist arrived a week later and did a full walk through before sitting down with the homeowner to discuss their options. The homeowners didnt want to have to stress about their crawlspaces condition, so they went ahead and chose to encapsulate. 

To begin, our crew removed the old vapor barrier and debris from under the home. We then installed a SmartSump pump with an UltraSump backup. This system will collect the groundwater and sand it away from the home to a LawnScape outlet. We then insulated the floor with TerraBlock insulation. Next we brought in CleanSpace. This 20 Mil vapor barrier is installed under each wooden pier, anchored along the foundation rim joist, and sealed into place. We then installed a SaniDry dehumidifier. A few weeks later our spray foam specialist arrived and insulated the homes foundation walls. This space will now be dry and healthy, and one less thing for the homeowners to think about. 

Wet & Rodent Infested Crawlspace - Odell, OR

An email came in from a homeowner requesting a quote for fixing his crawlspace. His complaint was rodent infestation and he assumed that he needed it encapsulated. A System Designer arrived to inspect the property and determined that he, indeed, had a rodent problem as well as water in his crawlspace. The designer explained that fiberglass insulation was a big attraction for rodents because they like to nest in it and love dark damp areas such as a wet crawlspace. He went over the benefits of encapsulation and worked up a proposal on his computer. 

To begin, our crew removed the messy and chewed on 6 mil vapor barrier and fiberglass insulation and installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe Sump Pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This helps in insulating the crawlspace and protects the new CleanSpace, 20mil, woven barrier. The barrier seams were sealed to isolate the crawlspace from the moisture underneath. It is also used to isolate each wooden post and anchors to the foundation walls. A SaniDry dehumidifier was installed to keep the humidity at a healthy level. The vents were sealed and a closed cell Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated to industry standards. Air naturally drafts upward so this helps to keep the homeowners healthy and comfortable, reduces allergens, and also reduces utility bills. A bonus is that, because this is a taller crawlspace, it can also now be utilized for storage.

Snow Run off and Damp Basement Walls - Odell, OR

As the Winter weather faded away, this home would often experience damp walls in their basement when the snow runoff occurred. The homeowners would have to move items in the basement around to check for water damage and clean off mold spores when this occurred. The homeowners were ready to find a lasting solution to this problem and called up John's Waterproofing. 

Our installation crews arrived and began by digging a trench along with the interior parameter and installing a TrenchDrain to collect groundwater and grade it towards a newly installed TripleSafe sump pump. From here the water is diverted out and away from the home. Since the walls would be damp we also installed our BrightWall panels to safely have wall moisture diverted down to the drainage system. As a final piece, we installed a SaniDry dehumidifier to truly have this space dry and healthy. 

Moisture in the Crawlspace in Odell, OR

This crawlspace had moisture, and high levels of humidity. After learning this can lead to serious mold issues, the homeowners searched for a solution, and found John's Waterproofing.

 

Our crew came out and clearing out the crawlspace debris. Once the space was clean, we laid down our 20 Mil CleanSpace vapor barrier. This is installed under the wooden posts to ensure water couldn't penetrate the wood and cause rot. CleanSpace also anchors along the walls for a tight seal. To ensure that humidity levels were under control we also installed a SaniDry dehumidifier. This home will now be dry and healthy! 

Water Build up at Downspout, Odell, OR

The homeowners didn't see water damage in their crawlspace, but they had a lot of water pooling at their downspouts. They knew this could lead to extensive water pressure on the foundation, and they wanted to get the water taken a safe distance away from their home. They debated just getting some more gutter piping and adding it to their downspout as a DIY project, but they were worried about the spout being a tripping hazard, so they called John's Waterproofing. 

Our crew began by digging a trench from their downspouts to a safe distance away from their home. We then put in a pipe system underground that would divert all of that water to a new designated LawnScape outlet. The system was then covered up. The project was quick and the homeowners were very pleased that their water wouldn't be pooling near the house anymore. 

DryTrak in Odell, OR Basement

John's Waterproofing came out to Odell, OR to help this homeowner experiencing water intrusion through the walls and floors of his basement. Our inspector Larry determined that because it was a monolithic foundation, the best solution was to install our DryTrak floor drain.

 

Monolithic foundations are foundations whose floor and footing are poured as one piece. Zezar and his team set out to stop the water intrusion in Charles's basement. They began with DryTrak, which is installed without jackhammering a drain channel, meaning the floor and footing will not be damaged. This sealed basement drain will not collect mud or debris.
