Redmond Radon Levels are High

This home had high radon levels. They had some neighbors who had a mitigation system installed which had them look into radon. After learning this was a gas that breaks down in the soil, they knew if their neighbor needed a system, they were very likely to need one as well. They called up John's Waterproofing to get their testing scheduled. We would do a continuous radon test, dropping the kit off and returning three days later. We then go over the homes radon levels as recorded. This shows how the homes radon levels fluctuate as well as where the homes average level sits. This homes level was sitting around 5.4 pCi/L. Any level over 2.0 pCi/L is recommended to mitigate, so they home would benefit from a system for sure. We scheduled their install. This meant installing a pipe into the basement foundation to pull radon gases directly out from the soil. The pipe wraps to the exterior of the home and the mitigation fan then pumps the gases up over the homes roofline. We left behind a charcoal testing kit so the homeowner's can send this in to a third party company and see how their homes radon levels have improved. 

Flooding in Crawl Space, Rotting Wooden Posts - Redmond, OR

If water frequently floods the below grade space of a home, this can lead to some major structural issues. For this home, that meant sloping floors and doors sticking in their door frames, all due to six of the wooden posts rotting in the crawl space. Knowing this would only worsen with time, the homeowners called up John's Waterproofing for a free inspection. 

To address this homes water issues, we began by making the home safe. We replaced the six rotting posts with SmartJacks. Due to the structural issues present, we also added in an additional four SmartJacks to bring the floor back to its original position. These will not rot or mold and can adjust should the home settle over time. We then pulled out the old vapor barrier and general debris that was under the home. To ensure flooding wouldn't happen, we installed a full interior perimeter drainage system. This consists of a perforated pipe in a silt sock that will collect groundwater and grade it to the lowest point where a TripleSafe sump pump is installed. This then pumps the water a safe distance out and away from the home's foundation to a LawnScape outlet. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. This 6 Mil will need to be replaced every few years or upgraded to a full encapsulation. The homeowners are pleased to have their home on a stable footing now and not to have to worry about the home's structural stability on those damaged posts anymore. 

Moldy Crawlspace - Terrebonne, OR

This homeowner suspected that some cleanup and repairs might be needed for her crawlspace so one of our Design Specialists was scheduled to go take a look.  Once there he thoroughly examined the crawlspace. After sitting with her and showing her pictures of the problems, including the mold that was growing on the beams, flooring, and the options available to her including encapsulation. The homeowner didn't hesitate to choose encapsulation for its advantages of permanently ridding the home of mold and improving the health for her family.

When our crew arrived, they got right to work and removed the damaged 6 mil vapor barrier, drooping fiberglass insulation, and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, and then out and safely away from the foundation to a LawnScape outlet. When then laid down TerraBlock, a high-density foam insulation over the dirt floor. Next we installed CleanSpace, a 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.

High Water Found in Crawlspace Causes Wood Rot - Redmond, OR

A Crawlspace is easy to not think about, it can often be an 'out of mind' item for homeowners, and this is why it is important to have a good waterproofing system in place. This homeowner had a 6 Mil vapor barrier installed when they first moved in but hadn't given it another thought since. However, years down the road, they noticed their floor sagging in some portions of the home. When they checked under their home for any issues, they found water pooling on the old vapor barrier, and many of the wooden posts were soaked and soft to the touch along with the footings. To get help, they called in John's Waterpoofing. 

Our crew began by removing the old vapor barrier and cleaning up the debris in this space. They then installed 27 SmartJacks. This replaced the 14 wooden posts that were rotten, and the others added support where needed to enforce the structure of the home. Once the space was safe, we installed a SuperSump with an UltraSump pump backup. The dirt floor was then covered up with TerraBlock insulation. Each pier footing was then isolated with our CleanSpace vapor barrier. The vapor barrier was also encased throughout the space, anchored along the walls, and fully sealed. Spray Foam was then sprayed along the walls to add insulation and create a water-tight seal. We then added new vent covers and an EverLast doorway to ensure the space is fully encapsulated, keeping this space dry and healthy. 

Heavy Rains Flood Crawlspace - Redmond, OR

High levels of water need a direction to flow, and when a house is built, the upturned soil creates a less dense space for water to travel, often causing water to pool under a home. This house was recently built and that softer soil was creating a pathway for water to seep through the dirt flooring of this crawlspace. To protect the home, the homeowners called in John's Waterproofing. 

Our crews began by burying a three-inch perforated pipe around the interior parameter of the space, this would collect the groundwater and divert it to a newly installed TripleSafe sump pump. From here the water is directed along a forty-foot pipe out and away from the house to a LawnScape outlet. The dirt floor was then covered in a 6 Mil vapor barrier. 

Crawlspace Waterproofing in Redmond, OR

This homeowner had various issues in her crawlspace and sought help from John's Waterproofing. Our wonderful inspector, Jack recommended that for her crawlspace, we install our patented Cleanspace encapsulation system, a SaniDry Dehumidifier, and a Super Sump sump pump.
