Water Levels Rise in Crawlspace- Oregon City, OR

After finding water in their crawlspace these homeowners laid down some store bought plastic barrier to try to protect their home. However after checking out how this worked when heavy rains arrived, they found the water level over the vapor barrier and pooling. They had looked online to see if they could fix the issue on their own, but after doing their researched, they opted to bring in the professionals. 

To begin helping them out, our installation crew removed the DIY plastic. We then did a dry-out of the space so we could work under the home. Once the space was dry enough that we could work, we installed a perforated pipe system throughout the space to collect groundwater. This drain system will grade all collected water to a newly installed SuperSump Pump, which then pushes water out and away from the home. We then laid down a 6 Mil black vapor barrier, having this run up the foundation walls to keep the space dry and healthy. 

Upgrade to Encapsulation - Oregon City, OR

A year earlier, a homeowner had hired John's Waterproofing to make repairs and waterproof their crawlspace to bring it to code as they readied to put the home on the market. A basic Sump pump and pipe system had been installed with a 6mil vapor barrier.  On the anniversary of the installation, the new homeowner was contacted by John's to see about doing an annual service on the system. The new owner readily agreed so a Service Tech was sent out. The Tech serviced the system and noticed some mold beginning to develop under the floor. He took photos and showed the homeowner and asked if he knew anything about encapsulation and how it could rid the home of the mold and give him additional storage space. After learning of the benefits and seeing photos of completed encapsulation the new owner was eager to get the work done. 

A few weeks later one of our experienced Installers came out and laid down barriers from the front of the home to the in-house crawlspace entry to keep the home free of dirt and debris. Then all of the debris, old insulation, and barrier were removed.  A perforated pipe drainage system was previously installed around the perimeter and graded to a TripleSafe Sump system at the low point so that work was not needed for the upgrade. So, TerraBlock was laid on the dirt floor and vents were sealed and posts isolated. A CleanSpace barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

Old Plumbing and Water Heater in Oregon City, OR

This home had old copper pipes that wear showing their age in the kitchen sink. The homeowners also had an outdated water heater, when they saw an energy-efficient water heater, they knew that an upgrade would do wonders for their energy bill. For help, they called in our plumbing division. 

Our plumbers began by removing the old copper pipes and upgrading to pex pipes throughout the home. While the sink pipes had been the easy ones for the homeowners to see wear and tear, further investigation showed that the copper pipes throughout the home were in need of an upgrade. Once the pipes were upgraded we removed the old water heater and properly installed the new energy efficient one. 

DIY Sump Pump Fail in Oregon City, OR

We know that sometimes DIY projects seem like the best choice for home repairs and there are several people cheering it on. Unfortunately, a DIY sump pump is an area to stay away from because there is so much more to it then laying a sump pump in a bucket in the crawl space. These homeowners had a DIY sump pump and still had consistent water in their crawl space which caused sagging insulation, and rotting posts. They decided to give us a call after their efforts were not protecting their home's foundation. 

Our design specialist went out and reassured the homeowners that things will get fixed and we would do a crawl space encapsulation for the best protection. Our crew went out and cleaned out the old vapor barrier and sagging insulation. We then lay our Terra Block insulation on the ground that goes under our CleanSpace vapor barrier. The CleanSpace vapor barrier is 20 mils thick and seals the crawl space. With the amount of water this crawl space had, we also went with one of our bigger sumps pumps the TripleSafe that has a three-level pump system that runs the number of pumps based on the level of water flowing in. It also comes with an alarm that will sound if the water level in your crawl space becomes too high. 

This customer was so pleased that the job only took four days and now has the proper protection from water in the crawl space. 

Home for Sale Crawl Space; Oregon City, OR

The soon to be buyers of the home were in the inspection phase, and were told it would be a good idea to have a waterproofing company come out and do an inspection. Upon finding water building up along the walls and vapor barrier in the crawl space.

Carolann did find some water buildup, but not enough to cause much worry. So Gordon and Nathan C went and cleaned out the old vapor barrier and installed new 10 mil vapor barrier. To prevent any future problems they installed the SaniDry Sedona to regulate humidity buildup. They also replaced the crawlspace entryway to keep the area sealed tight.

The buyers were extremely happy with the outcome, and were glad to know they could have it done before the move in date.

Keeping Cement Dry in Oregon City, OR

One of the constants in Oregon is rain. In order to work, our guys have to get creative on occasion. Yesterday our service technician Harry sent me their solution to working outside! The guys used our plastic sheeting (which we normally use for covering floors to not get muddy) and some plywood to create a dry cover for them to install a trench drain system.
