Moldy Construction Storage in Otter Rock, OR

This homes crawl space had long since been used for general storage. From extra baseboard trim, rolls of unused fiberglass, and tools, miscellaneous items were placed inside the crawl spaces entryway for easy storage. Now when the homeowner went to fetch some tools from this space, it smelled, off. They looked around the space, and discovered the rolls of fiberglass were moldy and damp. They lifted the trim, and found mold on the bottoms layer of the wood. What had been a simple tool grab, was going to be a full clean out. They called up John's Waterproofing to get a solution in place. 

To make the space a safe option for storage, we would install a full encapsulation. We pulled out the old vapor barrier and debris that had been left behind. A drain system was laid in, this guides water to the lowest point where it goes into a TripleSafe sump to be pumped away from the homes foundation to a LawnScape outlet. We then laid down TerraBlock insulation over the dirt floor and sealed the vents shut. Next, CleanSpace was installed, this goes under each wooden post, anchors to the rim joist and is sealed fully into place. This is a 20 Mil thick woven vapor barrier backed with a 25 year warranty against rips and tears. A SaniDry dehumidifier was then installed to keep the moisture content controlled and making it so mold can't grow here. Spray Foam insulation was then applied to the foundation walls to insulate and air seal. This space is now fully safe to be used for storage once again. 

Water Coming Through the Foundation Walls - Otter Rock, OR

This homeowner knew they had a water issue. The crawl space would flood during a heavy rain, and the homeowners were looking to a long term solution before water damage ruined their home. For this they called up John's Waterproofing. During their free inspection they learned about a full encapsulation, which provides energy savings, deter critters, and keeps the space dry, stable, and healthy. Wanting to protect their home and keep it dry all of the time, they were ready to move forward. 

Our crew removed the old vapor barrier and debris from the crawl space, as well as the old fiberglass insulation that was drooping down with moisture. We then installed a full interior drainage system with a TripleSafe sump pump in the lowest point. TerraBlock insulation provided insulation to the dirt floor, and the vents were sealed shut. We then installed CleanSpace, a 20 Mil woven vapor barrier. This goes under each wooden post, anchors to the walls, and is fully sealed into place with a four inch wide waterproof tape. A SaniDry dehumidifier was installed and Spray Foam insulation applied to the foundation walls. This space is now dry, stable, and healthy, with all of its moisture issues addressed. 

Condensation on Crawlspace Foundation Walls - Otter Rock, OR

Damp odors are something that need to be addressed. This homeowner knew there was an off smell and began to search for the origin, leading them to the crawlspace. They crawled in a bit and the smell got stronger, they could see the old vapor barrier was a bit messy, but the foundation walls were damp to the touch, and the water was causing mold to begin growing in the crawlspace. They decided to search online, and ended up setting up a free inspection with John's Waterproofing. In the end, they decided to have a full encapsulation installed to ensure their crawlspace would remain dry and healthy and they wouldn't have to stress about water issues again. 

To begin our work we pulled out the old vapor barrier and debris. We then treated the mold spores that were present. A full drain system was installed to collect groundwater and grade it to the lowest point of the crawlspace where we installed a TripleSafe sump pump to send the collected water away from the homes foundation. We then installed TerraBlock insulation over the dirt floor and we sealed the vents shut. We then used CleanSpace, a 20 Mil woven vapor barrier to seal the space, going under the wooden posts and attaching along the rim joist of the foundation. A SaniDry dehumidifier was installed to ensure condensation wouldn't cause issues, and spray foam was applied to the foundation walls, both air sealing and insulating the space. The homeowners are so happy the odor is gone and they love that they will save on their heating and cooling costs with the new system as well. 

Water Entering Basement - Otter Rock, OR

Downspouts have an important job at keeping the roof water from dumping off of the roof. However, if this water is just dumped near the homes foundation, this causes excessive water pressure along the home. This homes three downspouts were creating large puddles during heavy rains, and the basement was seeing moisture on the foundation walls in accordance to where the downspouts were. To get the issue sorted out, the homeowners called up John's Waterproofing. 

Our installation crew arrived and began by addressing the exterior issue. Each downspout was extended into the ground and a pipe system was installed leading this water safely away from the home. Then in the basement we installed a full perimeter drainage system. This consists of digging out a trench, laying down a bed of gravel, and installing WaterGuard. The walls were then covered with CleanSpace wall to safely send any moisture down into the drain system. All water is then graded to a TripleSafe sump pump to then be pushed out and away from the home. This home will now be dry and healthy! 

Leaky Garage - Otter Rock, OR

It's not always crawlspace or basement leaks that we address. It can be common for a slope to bring water into a garage as well. The solution for this issue is much like that of a basement. For this home, we installed WaterGuard on the problematic walls in the garage and led it to a SuperSump pump to be discharged out via a rain drain system. WaterGuard is an award-winning piping system engineered specifically to solve basement water problems effectively and without worry of clogging pipes from soils under the floor. The owner also opted for the BrightWall panel system to be installed on the walls to create a bright semi-finished look that could be easily cleaned. 

High Water Table and A Wet Crawlspace - Otter Rock, OR

This home was near a high water table and this caused water to pool around the exterior of the home as well as bring water into the crawlspace. The homeowners wanted to protect their home and called up John's Waterproofing to help properly address this ongoing issue. 

To begin our crew cleaned up under the home, once the space was ready we installed a drainage system along the exterior of the building. To do this we extended the downspouts into the ground and graded this water around the parameter of the home and safely away. We then moved under the home and laid down a six Mil vapor barrier. This home will now have the ground water safely diverted away from the crawlspace and the home can be dry and healthy. 

Ounce of Prevention - Otter Rock, OR

This homeowner understood the wisdom of preventative maintenance so he enlisted the professionals at John's Waterproofing to come out and thoroughly assess his crawlspace, yard drain, and downspouts to make sure his new home would stay in good condition. A System Designer was scheduled to do just that. The news was not good. There was a lot of water in the crawlspace and the wooden posts were being exposed to the water which causes the wood to rot and the insulation to fall. Additionally, while the homeowner had put plastic extensions on his downspouts, this is rather like putting a Band-Aid on a broken leg.

Our crew was dispatched to the home a few weeks later to get the work done. They removed the old barrier and debris from the crawlspace and installed a full perimeter drainage system around the interior of the crawlspace consisting of 3" perf pipe in a silt sock and terminated to 2 low spots of the crawlspace. Because of the large sq. footage, it was necessary to install 2 TripleSafe sumps at those low spots. We then addressed the 6 downspouts with a total of 130' of 3" PVC pipe, and the Sump pumps were discharged to the downspouts drainage, terminating at 3 NDS drains. Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces and fastened to the foundation.  Now the homeowner had the assurance of his crawlspace being dry and no more tripping over the, above ground, plastic downspout extensions.

 

 

Cracked Foundation and Water Issues in Otter Rock, OR

This homes foundation had a lot of issues that had let to extensive water damage under their home. The homeowners had our friends over at Ram Jack do the structural repairs, but needed someone to come in and waterproof the crawlspace so they home would be protected, so they were referred to us at John's Waterproofing. 

Our crews arrived and began by removing the water saturated fiberglass insulation and the debris from the crawlspace. We than addressed the major waterproofing issue; downspouts dumping water beside the home and water pooling by the garage door and getting stuck alongside the home. We installed a TrenchDrain along the garage door, this would collect the water and run it along a new buried pipe system. This pipe system connected to the downspouts and than pushed all of the water out and away from the homes foundation and safely to a LawnScape outlet. We than went back under the home to properly insulate this crawlspace. We installed out TerraBlock insulation over the dirt floor, this was than encased by our 20 Mil thick CleanSpace vapor barrier, which wraps around each post and is anchored along the walls. Finally we added spray foam along the foundation walls. This home is now structurally sound, and will be dry and healthy!  

Unhealthy Crawlspace in Otter Rock, OR

We received a call from a homeowner who had concerns about the air quality in her home. There was a musty and damp odor in throughout the house. Our crews went out to the home to help. The problem was originating from the crawl space. Air travels up so air with mold spores or other allergens from the crawl space will make its way up to the rest of the home. Our crews removed all debris from the crawl space and then installed CleanSpace encapsulation system on the walls and floor of the crawl space to prevent moisture or water vapors from coming in. This means no new mold growth. They also installed a SaniDry Sedona dehumidifier in the crawl space. The SaniDry Sedona eliminates damp and musty odors by drying and filtering the air.
