Searching for Encapsulation in Pacific City, OR

After dealing with a damp crawl space for years, this homeowner was ready for something new. They had been replacing their 6 Mil vapor barrier every two or three years since it would get big pools of mud over the top of it and the damp earthly smell would make its way into the living spaces. So they did some research and learned about encapsualtion. They called up John's Waterproofing and scheduled their free inspection so they could learn more. 

To begin we pulled out the old vapor barrier, pieces of fiberglass that were still present and debris. We then installed a full interior perimeter drain system. This will collect groundwater and send it to the lowest point of the crawl space where a TripleSafe sump pump will send the water safely away from the homes foundation. We then sealed the vents shut and laid in TerraBlock insulation over the floor. CleanSpace is then sealed into the space, going under each wooden post, anchored along the walls, and sealed along the seams. A SaniDry dehumidifier is installed to address humidity and spray foam is applied as the final step along the foundation walls. This space is now set up long term! 

Finished Basement, Flooding Laundry Room - Pacific City, OR

This homes basement had been finished many years ago, it hosed two bedrooms, a large living space, and a laundry room. Last year, the laundry room flooded, no plumbing issues, just water gushing in behind the washing machine and pooling throughout the room. Luckily a wet vacuum was able to minimize the visual damage when this happened, but the idea that it could happen again loomed over the homeowners. They noticed small amount of water when it rained, but luckily no major issues have happened since. But their peace of mind is gone, worried about what could happen if the space floods when they aren't home, and the space is beginning to smell musty and damp. They ended up removing the drywall in the room and found the fiberglass insulation was riddled with mold spores and some of the framing was squishy. They called up John's Waterproofing to get some help. 

To begin we removed the rest of the damaged drywall, and the below-grade framing that was damaged, as well as any carpeting that was damaged. We then dug a trench along the interior perimeter of the space. Here we installed a bed of gravel and our WaterGuard drainage system. This collects groundwater, as well as water from the walls and windows. The window wells are set up with drainage systems and the walls are covered with our ThermalDry Radiant vapor barrier. This acts as both a vapor barrier and a thermal break for the walls. The drain system will carry all collected water to the newly installed TripleSafe sump pump to then send the water safely away from the homes foundation. A SaniDry dehumidifier was installed and an Aspen to ensure the homes air is clean and healthy. Our finishing crew was then sent out. They reframed the walls and installed paint ready drywall. This space is now set to be finished fully once again and the homeowners will have peace of mind to keep their home dry and healthy. 

Waterproofing a New Home - Pacific City, OR

A new home was being built! To know that the home has a good system in place, the homeowners wanted to get an exterior waterproofing system installed on the home. Per their contractors recommendation, they decided to use John's Waterproofing. Once the foundation was poured, and the dirt was still pulled away from the home, our crew went out to install the system. We applied a Paraseal barrier around the entire exterior of the new home, and a TremDrain system as well. The dirt will be applied over this again, and the waterproofing system will get its job done! Now if any water comes up through the floor, then we will have to go back out to install an interior system, as the exterior system can only do so much. 

Walls Leaking in Pacific City, OR Basement

This homes basement walls had begun to leak. They knew it had begun to worsen, and were nervous about what it would be like if left unchecked. They wanted to be able to keep this valuable storage space from flooding, so they searched online for options. Knowing they didn't want the band-aid for their water issue, but wanted the solution they chose to work with John's Waterproofing, happy to learn our products are backed with warranties to keep their basement dry and healthy for the long run. 

To begin, our crew use a jack-hammer to create a trench along the interior perimeter. Here we laid in a bed of gravel and a WaterGuard drainage system. The has all water moisture fed to it with our BrightWall paneling. These will not rot, mold, or mildew. They will safely guide water down the wall to the new drain system where it will grade along to a newly installed TripleSafe sump pump. From there all water is sent safely away from the home. A SaniDry dehumidifier was then installed to ensure the air remains dry and healthy. The homeowners are so happy to have the water issue resolved, and like how the BrightWall panels brighten the space. 

Damp Basement Walls in Pacific City, OR

Basement walls that are damp, mean there is a water issue. Water signs began to appear on the foundation walls, and the homeowners wanted to fix the basement before things worsened. After seeing a John's Truck, they called us up for a free inspection and estimate. We sent a design specialist out who worked with the homeowners to find a solution to suit their homes waterproofing needs. 

To begin working out installation crew dug a trench along the interior perimeter of the home. Here we laid in a bed of gravel and WaterGuard drainage system. The walls were then covered with out BrightWall paneling. This is a vapor barrier, can't mold or rot, is easy to clean, and brightens the space. This works to guide any wall moisture safely down into the drain system. WaterGuard naturally grades the collected water along to the low spot where we installed a TripleSafe Sump Pump to push water out and away from the homes foundation. The homeowners were thrilled with how bright the space was and were glad they no longer needed to stress about water. 

Moisture Beads Along Foundation Walls - Pacific City, OR

This basement had moisture beads collecting along their foundation walls. The space was primarily used for storage, and some of the boxes here had mold spores growing. The homeowners had upgraded their storage to plastic bins, but they knew that mold spores could still be present and wanted to protect the health of their home. Through their online search, they were directed to John's Waterproofing. 

To solve the water issue we began by digging a trench along the interior parameter. Here we laid down a bed of gravel and a full WaterGuard drainage system. this naturally grads the water in this space to a newly installed TripleSafe sump pump. From here water is sent out and away from the homes foundation. To ensure the moisture was directed from the wall to this system we then installed BrightWall paneling to the foundation walls. This is a non-organic material that will not mold and brightens the space while giving a semi-finished appearance. As a final step we installed a SaniDry dehumidifier to filter and keep the air healthy. 

Moisture Entering Through Foundation Walls in Pacific City, OR

This homes basement was used for the laundry room and general storage, but the homeowners noticed the hillside of their basement had moisture creeping in. The homeowners noticed mold spores popping up in this area, and they began looking online for solutions. Because of the longevity and reviews, they called up John's Waterproofing. 

When our installation crew arrived they began by creating a trench along the interior of the basement. Here we installed our WaterGaurd drainage system, which was graded down to a new TripleSafe Sump Pump. Water is then pushed out and away from the home to a LawnScape outlet. This system is then covered up to create a smooth look on the flooring. Since water moisture was coming through the walls, we also installed BrightWall paneling on the foundation walls. This diverts all water down into the drainage system and gives a bright, easy to clean partially finished look to the space. 

Structural Repairs to Manufactured Home in Pacific City

This manufactured home was set up on wooden foundation posts but was otherwise open to the elements with no defining foundation walls. Because of this, it was easy for water to creep under the home, and this led to rot taking hold of the wooden beams under the house. The homeowners noticed they had floors bowing, and doors and windows that no longer sat properly in their frames. To get help, they called in John's Waterproofing. 

Our crew ended up replacing the 28 ft long beam under the home and replacing all twenty-four wooden posts with SmartJack posts. The SmartJacks provide a waterproofed solution for the home and added support so the home could be structurally sound once again. While we recommend that this space has foundation walls added in and encased to be waterproofed, the homeowners opted out of this. 

Water Damage to Crawlspace Foundational Support - Pacific City, OR

Water damage can really mess with the foundation of a home, especially if left unchecked. This home's wooden posts had soaked up a lot of excess water over the years, and rot had taken hold. The home's floor was bouncy in spots, and doors were no longer sitting evenly in their frames. To get their home safe, they called in John's Waterproofing. 

Our crew came out and removed the old debris from the crawlspace and to make this home structurally sound we had to replace one of the twenty-eight-foot-long beams under the home, and install twenty-four SmartJacks. With the home stable and all of the rotting wood removed, we then encased the crawlspace with our CleanSpace vapor barrier. Each post was isolated and then its anchored to the walls. The walls then had spray foam and a SaniDry Sedona dehumidifier installed to control the water issue and keep this home dry and healthy. 

Porous Basement Walls - Pacific City, OR

This home has concrete block walls in the basement. As with any porous material, eventually water will find small ways to work through. The basement is mainly used as storage space, but the laundry room was also down here as well as a small home office. The homeowners began to notice an issue in one corner of their basement when water spots appeared. This area was wet to the touch and as the rainy season hit, a small puddle began to form in that corner and the wet walls worsened. Knowing that they had items in the basement that would be damaged by water, they decided to call for some help from John's Waterproofing. 

To waterproof the basement we began by digging a trench along the interior walls, and we put a 3 inch perforated WaterGuard to guide all water to the new TripleSafe Sump Pump we installed. These would work together to collect any water and divert it out and away from the homes foundation. To protect the walls we installed BrightWall paneling, a durable, washable, and 100% waterproof wall that will not mold or rot. This basement is officially waterproofed and protected. Should the homeowners decide to finish their basement, it will be ready for more work, but as is, it will provide and dry and healthy space for the family. 

Crawlspace in Pacific City, OR

Our crews went to Pacific City after a homeowner had called with concerns about their wet crawlspace. We replaced their old, worn-out vapor barrier with a new vapor barrier to help keep out unwanted moisture. A SmartSump was also installed in the crawlspace to keep out damp air from entering the crawlspace. The SmartSump also has an alarm built in, just in case of a plumbing leak. Along with the alarm, it will also drain away the water from a plumbing leak until the problem is fixed. The homeowner now has a dry and healthy crawlspace and won't have to worry about possible water intrusion.
