Radon Mitigation for Philomath, OR

This homeowner had done a store-bought charcoal radon test kit. When the result came back at 17.6 pCi/L, they were concerned. Since mitigation is recommended at anything above 2.0 pCi/L, this result was concerning. They purchased another charcoal test kit to check, and the result was 8.1 pCi/L. So they called John's Waterproofing to schedule an appointment with our certified radon experts. We went out, walked them through how the system works and settled on a location. The installer came out a week later and installed the radon system. This involves a pipe that dives under the homes foundation to pull radon gas out of the soil as it breaks down. This pipe wraps to the exterior of the home where the fan sits and pushes the gases above the homes roofline. Once completed we left a charcoal test kit for them to recheck their home with. This was then sent to a third party company, showing that their homes radon level was now at 0.9 pCi/L. 

Flooding Seen in Crawlspace - Philomath, OR

After chatting with a neighbor, this homeowner realized they hadn't glanced into their crawlspace since they had purchased the home. They thought all would be well, but upon looking through the crawlspace entrance in their closet, they saw water. A small pool of water right under the entrance, and the fiberglass insulation was in stripes throughout the space. After seeing this they began to look up what could happen if these issues were left unchecked. Knowing they should address these issues now and not later, they ended up scheduling with John's Waterproofing. After their inspection, they ended up choosing to get a full encapsulation to set the crawlspace up with a real solution. 

To begin our work our crew removed the old insulation, vapor barrier, and debris. We then installed a drainage system to collect the groundwater and send it to a TripleSafe sump pump which pumps the water safely away from the home. To provide insulation, we then laid down TerraBlock over the dirt floor and closed off the crawlspace vents. CleanSpace was then installed, going under the wooden posts, attaching to the foundation walls and sealed up with a special four inch wide waterproof tape. To air seal and insulate the foundation walls we applied spray foam. To ensure the space remined healthy we then finished with a SaniDry dehumidifier. The space is now bright, dry, and healthy! 

Damp Crawlspace Stands in the Way of Homes Sale in Philomath, OR

This homes sale was on hold, the crawlspace was damp and filled with general debris from previous work in this space. To have the sale proceed, they called up John's Waterproofing to benefit from our Fix it To List it Real Estate Program. This helps their waterproofing job move along quicker, since they work with our realty specialist, and can be paid through the homes escrow. To have this space taken are of we went with a PPP, or Pipe, Pump and Plastic. 

To begin, our crew pulled out the old vapor barrier and debris. We then dug a trench through the crawlspace and placed a three inch perforated pipe in a silt sock. This is laid out to naturally grade the ground water to the lowest spot in the crawlspace where we installed a SuperSump Plus. From here water is sent out and away from the homes foundation to a LawnScape outlet. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the wall. The sale was then able to proceed. 

Getting Ready to List - Philomath, OR

We often get calls from homeowners that are looking to sell their home and need their crawlspace or basement waterproofed quickly. To address this important need we have a realty program. We can get approximate numbers to a broker in 1-2 days with the help of their inspection reports and, if they should decide to move forward, an inspection is performed by a System Designer to give the broker/homeowner a hard number to work with. This particular home had water intruding up to a few inches on top of the barrier and posts that were rotted and no longer touching the piers. This typically means that a PPP or Pipe/Pump/Plastic is in order and post replacements so the home can pass inspection and the new owners are happy.

Our System Installers were dispersed to do the work. The old vapor barrier, hanging insulation and all other debris was removed from the crawlspace. A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. The bad posts were replaced with galvanized metal SmartJacks. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new drainage system. The new owners were happy and thrilled with the warranty we provide!

Setting this Crawlspace up for a Sale - Philomath, OR

As this home was getting ready to sell, it needed some work. The one thing that needed attention was the crawlspace. It's old vapor barrier was torn and caked in mud. They needed help, so they called John's Waterproofing. 

Our crew began by clearing out the old vapor barrier, since mud was caked on top, it was evident that water was pooling thru the barrier. To ensure that a new barrier would be able to last longer, we installed a drainage system. This consisted of a three-inch perforated pipe system that was buried into the dirt. This diverted groundwater to a newly installed SuperSump pump which was than pushed out and away from the foundation of the home to a LawnScape outlet. Once this was fully installed, we laid out a new 6 Mil vapor barrier. This home was now dry and healthy. 

Setting up your Home To Sell - Philomath, OR

When getting ready to sell, you can get more when your home is in good order, and that also means taking good care of your basement or crawlspace. This home was getting ready to go on the market and the crawlspace was looking a bit damp. Knowing any unaddressed items would lower their asking price, they wanted to tackle the crawlspace, and they called John's Waterproofing. 

To set this home up for the next homeowner, we installed a three-inch perforated pipe discharge line that ran along the interior perimeter of the space. This would divert groundwater to a newly installed SmartSump to take all of this water a safe distance away from the foundation of the home. A 6 Mil vapor barrier was then installed. The home was ready for market, and has a clean bill of health from the ground up!
