This homes old vapor barrier had not been properly sealed, allowing high humidity levels to pernitrate the crawlspace. This lead to drooping fiberglass insulation. Over the years this added a debris build up on the barrier that left the crawlspace ill-protected. To keep this issue from happening again, we installed a full Crawlspace Encapsulation.

Job Stories From Powell Butte, OR
Homeowner Looking for a Home Generator - Powell Butte, OR

This homeowner wanted to be ready for an outage. They had relied on a gas powered portable generator in the past, but they wanted an upgrade; something that would turn on itself, and could keep their whole home powered, not just a few items. So they called up their local Cummins dealer; John's Waterproofing. We went over the details about location, and how the generator works and got them lined up with our crews for the install. We installed the generator on a flat surface, hooking it up to all electrical components, as well as plumbing. An automatic transfer switch was installed, and everything tested. Now as soon as a power outage occurs, the system will switch on, on its own, providing the homeowners continuous power through an event.

Mold in the Crawl Space, Looking for a Solution - Powell Butte, OR

Mold growing in the crawl space was causing nasty odors to draft up into the home. With a child that struggled with asthma, this was causing some issues. To have the home be a space place to breathe, the homeowners called up John's Waterproofing to set up their free inspection and see if we could help. With the goal to provide healthy air in the living spaces we crafted an encapsulation to fit their needs.
We began by cleaning out the old vapor barrier, bits of fiberglass that were still present, and debris. We then spot treated mold where the damp fiberglass had been causing some problems. Next a full drainage system with a sump pump was installed. The vents were sealed shut and TerraBlock laid over the dirt floor to insulate. CleanSpace was then wrapped throughout, going under the wooden posts, anchoring to the walls and sealed together with a waterproof tape. Spray Foam was applied to the foundation walls to insulate and air seal, and the SaniDry was installed. This dehumidifier will keep mold from coming back and for this home we partnered it with the Aspen air purifier in the living spaces. These machines will work together to provide a healthy home through and through.

Droopy Fiberglass Insulation in Crawlspace - Powell Butte, OR

This homes crawlspace had old and droopy fiberglass present. The homeowner knew that this ruined the insulation value, and could feel how cold their floors were because of this. However, they didn't want just a short term fix with more fiberglass, they wanted a long term solution that would insulate the space, and actually keep it insulated. With this in mind they went online and did some research. In the end they were enticed with the idea of a full encapsulation, and decided to schedule their free inspection so they could learn more about how we provide long term solutions crafted to the crawlspace.

To begin our crew needed to clean out the crawlspace, pulling out all of the old fiberglass and the old vapor barrier. Once cleared we installed a SuperSump Plus in the lowest point of the crawlspace, the natural slope to the space would guide any groundwater to this point, where we then pump the water safely away from the homes foundation. We then lain in TerraBlock insulation over the dirt floor, and sealed off the crawlspace vents. CleanSpace was then brought in, going under each wooden post, anchoring along the walls, and sealing into place using a special four inch wide waterproof tape. We then installed a SaniDry dehumidifier to ensure the humidity levels would remain under control and applied spray foam along the foundation walls to finish insulating the space. This space is now properly insulated and the homeowners are excited to see their heating and cooling costs go down and enjoy the long term savings!

Critter Problems in Powell Butte, OR

This home began to smell. In a search to discover the odor, they open up the exterior entrance to the crawlspace, noting that the corners of the wooden entry cover was chewed on. They could smell that something had died under the home. They also saw mud caked throughout the space, and their old fiberglass insulation was tore apart. They ended up hearing about John's Waterproofing and contacting us for their free inspection and estimate. After hearing about our encapsulation and how it will deter critters from inhabiting under their home, they were eager to move forward.

Our crew began by removing the old insulation, damaged vapor barrier, and other debris. We then installed a full drainage system in the crawlspace that would guide groundwater to a newly installed SuperSump Plus and then out and away from the home. The floor was then insulated with TerraBlock. CleanSpace was then installed, going under each wooden post, having each vent sealed and covered, and anchored along the rim joist. This vapor barrier is 20 Mil thick with a woven fiber, making it a great deterrent to critters. A SaniDry dehumidifier was installed and a Turtl entryway installed to replace the old chewed on cover.  A few weeks later our spray foam specialist arrived and insulated along the foundation walls, as well as providing an air sealing. This space is now properly sealed and will keep critters away.

Indoor Air Quality Concerns in Powell Butte, OR

Home air quality is important, especially for those with allergies and asthma. Poor air quality leads to more lung based issues, and the homeowner was suffering with seasonal allergies. They heard about how air is sucked into the living space from the crawlspace, and began to wonder if this was an issue for them. After glancing under the home, they called John's Waterproofing. Their crawlspace was damp, had falling fiberglass insulation, and signs of critters. Our design specialist did a full inspection and crafted a solution to suit the needs of the home.

To begin our installation crew pulled out the old insulation, damaged vapor barrier, and general debris. The home didn't have a major water issue, so we installed just a SmartSump in the lowest spot of the crawlspace, this will collect groundwater to send it well away from the homes foundation. TerraBlock was laid over the floor to provide lasting insulation, and all vents were sealed, we then brought in CleanSpace. This goes under each wooden post, is anchored along the foundation rim joist, and fully sealed into place. We then applied spray foam along the foundation walls. To ensure the air quality is fully addressed we then installed a SaniDry dehumidifier in the crawlspace and an Aspen air purifier in the living space. The homeowner was thrilled, and called back a couple months later to report their allergies were less severe, and their home truly felt like a safe space for them to breath.

Drooping Insulation and Mold Spores in Powell Butte, OR

When a funky smell was pointed out in this home, the homeowner was concerned. They noted the smell seemed to be coming from their crawlspace. To have someone out to thoroughly inspect the issue, they called up John's Waterproofing. Our specialist found damp places along the foundation walls, and high humidity. Because of the moisture in the air, the present fiberglass insulation was drooping from water weight. Mold spores were appearing on the wooden beams under the home, this is what was causing the funky smell in the home.

To remedy the water problem out installation crew arrived and pulled out the old insulation and debris from under the home. Next Mold X was applied as needed. To ensure mold spores wouldn't take hold again, we installed an encapsulation system. We installed a TripleSafe sump pump in the lowest spot, this has a perforated pipe drainage system in a silt sock graded to it, and water is then pushed out of the home. We then added TerraBlock insulation along the dirt floor. Next we brought in CleanSpace, a 20 Mil woven vapor barrier. This is installed under each wooden post, anchored along the walls, and sealed into place. The foundation walls then have spray foam installed to insulate and a SaniDry dehumidifier to keep mold from appearing again.

From Bad to Beautiful Basement- Powell Butte, OR

One of our System Designers was on the calendar to go out to help a customer whose home had a damaged and muddy old vapor barrier. Before diving under the home, they addressed the clients initial questions, we always aim to ensure our customers can make an educated choice, and are happy to answer questions throughout the process. He did a thorough investigation of the crawlspace looking for signs of water intrusion, mold, rodents and insulation issues. Followed by checking the full perimeter of her home looking for things like faulty downspouts, broken vents and yard drainage problems. He then sat down with the homeowner to show her his findings and what John's Waterproofing could do about the problems, answered her questions, and built a proposal that aligned with her goals.

Sometime later an installation crew arrived to do the work. They began by removing the old vapor barrier, insulation and some old construction debris. Because of the clear signs of water intrusion, a perforated pipe drainage system was installed and graded to a TripleSafe Sump Pump System to collect and properly remove the water. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace while protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated.

Nasty Odors from Crawlspace - Powell Butte, OR

A homeowner called John's Waterproofing deeply concerned about the nasty smalls from her crawlspace and wanted to know about encapsulating it. An experienced System Designer was sent to the home to do a thorough inspection, take photos and measure the home to craft a solution for this home.

A few weeks later a crew of our experienced installers came out and laid down protective barriers to keep the home free of dirt and debris. Then all of the debris, old insulation, and barrier was removed.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock was laid on the dirt floor and vents were sealed and all of the wooden posts were isolated. A CleanSpace barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

Powell Butte Home has Water Stains on Foundation Walls in Crawlspace

Water stains are a great way to see if water is entering your crawlspace even if you check in the summer months. If your home has areas that experience high levels of moisture, or leaks, as time progresses a shadow gets imprinted on the foundation walls that will show where it is happening. Depending on the minerals around your home, this stain can vary in color. The home had these water stains, mostly prevalent around their crawlspace vents. To keep this water from causing mold or rot, they called in John's Waterproofing.

Our crews began by clearing out all debris from under the home. We then installed a TripleSafe sump pump to collect all of the groundwater and direct it a safe distance away to a new LawnScape outlet. We then sealed our Cleanspace vapor barrier throughout the area. It was inserted under each wooden pier, and along each wall to ensure it would stay in place. To keep the walls waterproofed we also installed our SilverGlo crawlspace insulation which is waterproof and will help the space regulate its temperature so the home above can have lower energy bills. To finish, we installed new vent covers to keep the exterior environment out! This home is now protected and dry and healthy.
