With water coming in through the walls of this finished basement, the homeowners knew they needed to waterproof. The walls had squishy spots from water damage and the old carpet was damp along the edges. Flooded Crawl Space in Rainier, OR

This homes crawl space would flood. They didn't know this was an issue until they could smell the wet penetrating into their living spaces during a storm. They looked through the exterior entryway to see if that was where the smell was coming from, and found at least two inches of water across the crawl space floor. They called up John's to hear about solutions and learn about options. A design specialist did a full inspection and then sat down with the homeowners, outlining products, warranties, and the homeowner moved forward with a full encapsulation to protect their home fully. 

To begin we dried out the crawl space. We then went under, removing the old vapor barrier and general debris. The crew then dug a trench, laying in a perforated pipe in a silt sock. This collects groundwater and grades it to the lowest point of the crawl space where it is pump safely away from the home to a LawnScape outlet. We then sealed the vents shut. TerraBlock insulation was laid over the flood, and CleanSpace after that. CleanSpace is a 20 Mil thick woven vapor barrier which is backed with a 25 year warranty against rips and tears. This goes under each wooden post, anchors to the walls, and seals into place. We then installed a SaniDry dehumidifier and spray foamed the foundation walls to air seal and insulate. As a final piece we installed and EverLast door for the exterior entryway. No more wet smells, and the homeowner has a dry, stable, and healthy crawl space. 

Unfinished Basement with Water - Rainier, OR

This homes unfinished basement had some water issues. Water was found pooling in three spots, one area which had a large amount. Items in the basement had to be moved around to keep them dry. To learn more about their waterproofing options, they called up John's Waterproofing. We did a full inspection and went over options, finding a solution to address the homes problems. 

To begin we dug a trench around the interior perimeter of the basement. We laid in a bed of gravel with our WaterGuard drain system. This is fed water from the walls using our CleanSpace Wall system, and collects the ground water. The water is guided to the lowest point of the basement where a TripleSafe sump pump is installed. This will pump the water away from the home. We installed a SaniDry dehumidifier and the space was completed. The homeowners will have full usage of the basement once again and no worry about water. 

Issues with Water in the Basement - Rainier, OR

This homeowner called us because their basement had a tendency to get a bit damp. Over the years, the amount of water was growing, and water stains were evident along the basement walls. The homeowners wanted to use their basement confident that water mold wouldn't be an issue, so they were ready to get the space waterproofed. 

To begin the project we used a Jackhammer to dig a trench along the interior of the basement walls. Here we laid in a bed of gravel and our WaterGuard drainage system. This will collect groundwater from below the home, as well as from the walls. From there it is graded to a low point where a TripleSafe sump pump will pump the water safely away from the home. The walls had our CleanSpace wall system installed to ensure water moisture is guided safely to the drain system. This is also easy to clean and acts as a vapor barrier for the walls. A SaniDry Dehumidifier was brought in and will keep the air in the basement dry and healthy. The homeowners like how much brighter their basement is with the new wall system and are happy to know that mold will not threaten their basement. 

Muddy Mess and a Homemade Sump in Rainier, OR

Online there are tutorials to make your own sump pump using items that can be bought at a home repair shop. However, these often do not take into account the amount of water we face in the PNW. This homeowner had followed a tutorial, and installed a store bought plastic sump in a five gallon bucket. This was installed and a store bought 6 mil vapor barrier was placed through the crawlspace as well. However, after heavy rains the homeowner went to check on the system and found a muddy mess. The sump pump was clogged, and a sludge of mud was surrounding the pump. The homeowners would need some help. 

To begin helping out, we removed the homemade system. We then installed an interior drainage system. This consists of a three inch perforated pipe system in a silt sock. It will collect the groundwater and grade it along to a newly installed SuperSump Plus that we installed in the lowest spot of the crawlspace. This will keep up with the local rainfall and protect the home against water damage. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the wall to keep this home safe against this mess from occurring again. Should the homeowner ever wish to upgrade their system, we can always come back to upgrade to an encapsulation. 

Finished Basement Has Water Damage - Rainer, Or

A System Designer went to his appointment for a homeowner that had called because she had discovered a wet spot in her basement living area. He tested the entire space with his moisture meter to determine if there were more areas that were getting water and found moisture in multiple places. He recommended doing a full system but the homeowner had some other costs to attend to and only wanted to take care of the one wall that was wet. The System Designer created a proposal for just that and assured her that, should another area develop water later, the system could be added onto.

The installation team arrived and they pulled back the carpeting and pad where they were installing the system. They also removed 36" of the drywall and framing to prepare for the WaterGuard. WaterGuard is an award-winning, patented basement drainage system that is installed by removing 6" of the perimeter concrete and placing the WaterGuard in a bed of rock next to the wall. Then the concrete is restored over the top of the WaterGuard leaving only a 1/2" flanged exposed. ThermalDry Wall is a strong, flexible vapor barrier that is installed on the foundation walls which directs moisture into the WaterGuard drain system. The drain was graded to a newly installed TripleSafe sump pump which pushed the collected water to a LawnScape outlet. Our crew then put back together the basement, and the homeowners are thrilled with their waterproofing system and are glad that it can be added onto anytime in the future should they need it. 

Basement Water Invasion - Rainier, OR

This homeowner was very concerned when he noticed the two bedrooms in his finished basement were getting wet. These bedrooms belonged to his kids, and was aware that water issues led to mold problems. To stop this problem, he called John's Waterproofing to get it remedied ASAP. A System Designer was dispatched to the home and walked with the homeowner to survey the problem and explain how we could help him with a great solution and warranty. 

The crew arrived and got to work right away with cutting away the damaged drywall and framing up 32" and pulled back the carpeting to access the footing area. This is where they would be installing WaterGuard, an award-winning drainage system that sits on top of the footing so it doesn't get clogged with dirt and it comes with a life-time warranty. To divert the water collected in the new drainage system away from the foundation, the homeowner chose a SuperSump with an UltraSump battery backup to ensure continued operation in the event of a power outage. This homeowner chose to repair the walls with regular drywall so our job was complete at this point.

In this case, the homeowner chose to do a partial system but was assured that if future problems presented in the basement, the system could be expanded. 

Foundation Crack - Rainier, OR

The customer called regarding a long vertical crack in the foundation wall in his garage.  While it hadn't moved or worsened in years, he was concerned about the water that was seeping into his garage.  He called John's waterproofing for a solution.  A service technician went to the residence and sealed the crack with Paraseal, a waterproofing product that expands to create a water-tight seal, and TremDrain, a waterproofing drainage mat. The crack is opened enough to stuff with the Paraseal and the TremDrain is then applied to the outside, securing the Paraseal in.  It did the trick and the homeowner was happy.

Homemade Sump Pump Can't Perform - Rainier, OR

With a large amount of water making its way into the crawlspace, the homeowners were trying to find a solution. Being pretty repair savvy, they had gone online to find some homemade sump pump options. With their own system set into place, they quickly saw a decrease in water buildup under their home. While this provided some help for their water issues, it proved to have clogging issues and would still create muddy buildup around the homemade sump pump while it tried to keep up with the heavy rainfall. Knowing that this wouldn't provide a long-term solution, they called John's waterproofing, to get the experts out to help. 

 

Our crews came out and started by removing the old debris from under the home, as well as taking out the homemade sump pump. We installed an UltraSump sump pump where the old homemade one had sat. The homeowners had done a good job on location, putting their machine in the lowest part of the dirt crawlspace. They just needed something that could handle the water buildup properly and that didn't need so much cleanup work. With the new sump pump installed we put in a 6 Mil black plastic vapor barrier and secured this in the crawlspace. The water would now be diverted to the sump pump and no more muddy spaces. To keep the sump pump working properly we recommend an annual service to make sure any sediment is cleared out and the system is checked over for any issues. The homeowners were so happy to see what a difference the right products can make!

Homemade Sump Pump Can't Perform - Rainier, OR - Photo 1
No More Water for Crawl Space in Rainier, OR

Our crews went out to a home in Rainier, Oregon after receiving a call from a homeowner who had water intrusion in their crawl space. Our team removed all old debris from the crawl space before installing CleanSpace encapsulation system on the floor and walls. With CleanSpace, no moisture or water vapor will be coming into the crawlspace which means no new mold or wood rot. A SmartSump sump pump was also installed. The SmartSump is designed specifically for crawl spaces, with the liner and lid forming a tight seal around the CleanSpace liner. The SmartSump also has a built-in WaterWatch alarm system, alerting the homeowner in the event of a plumbing leak before any damage is done. Our crew put in a SaniDry CX dehumidifier in the crawlspace to dry and filter the air in the crawl space. Air from the crawl space travels up into the rest of the house, therefore having healthier air in the crawl space means healthier air for the rest of the house. A CleanSpace Vent Cover was also installed over the vent in the crawl space. Having a vented crawl space keeps the cold, hot or humid air outside from getting into the crawl space and the rest of the house. Getting this insulated vent cover will help the homeowner lower their energy costs. Now, this Rainier home is dryer and healthier for years to come.
