High Radon in Ridgefield, WA

With radon becoming a more pressing concern for many homeowners, this owner wanted their home tested. They had heard that radon was the second leading cause of lung cancer in the United States, and their neighborhood sat in an area with known high levels. They scheduled to have a continuous radon test performed. The test is dropped off, and three days later we pick it up to go over the results. This type of test will show how the radon levels in your home fluctuate throughout the day, and find the average level within that testing time. It is recommended to mitigate if your home has a 2.0 pCi/L level and is considered highly dangerous with levels over 4.0 pCi/L. This home's average sat around 5.3 pCi/L. They moved forward with installing a mitigation system. This includes installing a pipe that goes under the home into the ground where it can pull the radon gases out of the soil before it enters your home. This pipe connects to a mitigation fan on the exterior of the home which sucks the gas out and sends it up through a pipe to disperse above your home. We then leave behind a simple charcoal test kit. This provides a snapshot of the radon levels. It is sent to a third party to ensure the radon levels are brought down to a healthy level. This home's charcoal test came back at 0.9 pCi/L. A major improvement, and much healthier air for the occupants to breathe. 

Basement Water Issues in Ridgefield, WA

This home had water coming into the basement. They had tried to use a waterproof paint to stop the issue, but water ended up pushing against the waterproof paint, bubbling, and breaking through. The homeowners didn't want to have to keep applying the paint to keep up with the water issues, they wanted to get a long-term solution, and called up John's Waterproofing. They had seen a few options for basement waterproofing on our website and wanted to learn more. 

To begin our work, we dug a trench along the interior perimeter of the basement. We installed a full WaterGuard system to collect the water and guide it to a newly installed TripleSafe sump pump, which pumps the water away from the home. Since a majority of the water issues stemmed around the basements windows, we installed some guides along the windows for water to be directed to the drain system, and than installed BrightWall panels along the foundation walls. These are easy to clean, will not mold or rot, and provide a semi-finished look for the space. We then installed a SaniDry dehumidifier to keep the air dry and healthy. The home is now set with a long-term solution to their water issues. 

Damp Foundation and Water Mold in Ridgefield, WA

This basement was unfinished, and used for storage space. However, the homeowners knew that when heavy rains came, then damp spots would be evident, and damp to the touch. Because of this water, there was water mold in the spots that had water appear the most often. After seeing one of our ads in a magazine, the homeowners decided to see what their options were. A design specialist arrived and did a full inspection before crafting a solution to this homes water issues. 

To begin, or installation crew dug a trench along the interior perimeter of the basement. We then brought in WaterGuard, this lays on a bed of gravel in the trench, and is covered with cement to give a smooth and clean finish. We then covered the walls with BrightWall paneling. This provides a water barrier, sending any water down safely to the drain system. It also brightens the space and is easy to clean. Once the water system is in the drain system it grades down to a new SuperSump Plus which pushes the water out and away from the homes foundation. As a final step our crew installed a SaniDry dehumidifier to keep this space dry and healthy! 

Customer Wants Encapsulation - La Center, WA

This homeowner called, they were getting older and didn't want to stress over their homes health, after doing research they decided they wanted to get a crawlspace encapsulation. A System Designer was sent to the home to take photos and do a thorough examination of the crawlspace so he could build a solid proposal that was presented and accepted. 

After arriving a few weeks later our crew got right to work by removed the 6mil vapor barrier and fiberglass insulation and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace while protecting the new CleanSpace, 20mil, nylon-reinforced barrier. CleanSpace is used to isolate each wooden post and anchored to the foundation walls. Each vent cover was then sealed up and a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. A few days later our spray foam specialist came by to apply spray foam insulation to the full wall of the foundation to keep the home fully insulated, and lower the homes energy bills. 

Protecting the Homes Longevity - Ridgefield, WA

These homeowners were looking to have their home protected from the foundation up. They had begun changing out some of their homes older features for new upgraded ones, and were ready to address their crawlspace. To do so they asked neighbors about waterproofing, and were referred to John's Waterproofing. Our design specialist went out and did a full evaluation, and after discussing options the homeowners opted for a full encapsulation. They chose this option because it would help them save on energy bills, keep critters out, and fix the water damage that was present. 

To begin, our installation crew removed the debris from under the home. We then replaced five rotting posts from the space with new SmartJacks to have their home stable. Next we laid down a drainage matting to help ground water grade towards an UltraSump Pump which then pushes water safely out and away from the home. We then used TerraBlock over this to insulate the space, with SilverGlo along the foundation walls. Using CleanSpace, a 20 Mil vapor barrier, we then encased the space, installing this under each post, anchoring along the walls, and sealed into place. We then installed a SaniDry dehumidifier, replaced the vent covers, and added in a new Turtl exterior entryway. 

Damp Crawlspace Emits Musty Smell in Ridgefield, WA

When humidity gets into a crawlspace, damage can occur. This space had high humidity and a damp smell coming from under the home; this smell is a sign that mold spores are taking hold. To address the issue before it got worse, they called in John's Waterproofing! 

Upon inspection we did find unhealthy levels of humidity and mold spores. The mold wasn't terrible, so we were able to treat it with MoldX, no need for a mold specialist. We then removed all of the debris from under the home. We began with a crawlspace-specific insulation to protect this home; TerraBlock along the dirt floor and spray foam along the foundation walls. We then encased the space with our 20 Mil woven vapor barrier; CleanSpace. This is inserted under each wooden post, anchored along the walls and fully sealed into place. We then installed a SaniDry Sedona dehumidifier to ensure the space would be dry and healthy. 

Falling Insulation in Crawlspace - Ridgefield, WA

Fiberglass insulation is not made for crawlspaces, and having a side exposed to open air and moisture causes the insulation to fall to pieces. As the insulation gathers moisture, it becomes the ideal place for mold spores to take hold. This homes insulation was heavily damaged by water moisture and they called in John's Waterproofing for help to insulate their crawlspace properly. 

Our crew arrived and began by removing the old insulation and cleared out all of the debris from under the home. Once it was cleared out, TerraBlock crawlspace insulation was laid down on the dirt floor. A CleanSpace vapor barrier was than installed. This 20 Mil vapor barrier was sealed under each wooden post and anchored along each wall. The foundation walls were then insulated with Spray Foam, and the vent covers were replaced. Finally the crew installed a SaniDry Sedona dehumidifier to ensure the home would be dry and healthy. 

Water leads to Erosion under home in Ridgefield, WA

The water under this home was beginning to erode under its footings. The homeowners needed to create a better support system for their home to be able to be safe from the water damage. To assist our crew came out and cleaned out the crawlspace. We then safely dug under each footing and added in a new concrete footing to reduce erosion from damaging the home. We then added in a water discharge line that hugged against the interior perimeter leading the water out and away from the foundation. We also added in a SuperSump pump to ensure the water was moving quickly. We then covered the space in a 6 Mil vapor barrier to cover the dirt floor in the crawlspace. The new system works well to keep water from entering the crawlspace, and protecting the homes foundation. 

Crawl Space redeemed in Ridgefield, WA

After the last big rain, the homeowner called into John's Waterproofing because he had tons of water flowing through his crawl space and was thoroughly worried. A design specialist went out right away to assess the situation and reassured the homeowner that the issues could be fixed with a new sump pump system and vapor barrier. Shortly after, the crew was on it. The crawl space was cleaned out, the existing water was taken out. Old equipment removed and then a dehumidifier was installed along with a sump pump, vapor barrier and when that was complete, our spray foam specialist went out to finish the insulation. 

This homeowner no longer has to worry about any water or moisture issues underneath his house and now has a quiet sump pump that is doing its job. Peace of mind is huge when it comes to taking care of your home and we are always happy to help.

Vapor Barrier in Ridgefield, WA Crawlspace

This homeowner had water in their crawlspace and wanted John's Waterproofing to help them fix the issues. Our inspector, Brandon suggested a perforated pipe, a new vapor barrier, and a Super Sump pump.

Scott agreed and Tim and his team went to work. They removed the old vapor barrier and dug a perimeter trench to install a perforated pipe. It collects water from around the crawlspace in order to mitigate it. They installed a new vapor barrier similarily to how we install our Cleanspace encapsulation. We installed it on the floor and fastened it to the walls to make it more effective than just laying it on the floor. We added a Super Sump pump which removes up to 2,650 gallons of water per hour quietly and smoothly.
