This home had a small basement with a crawlspace next to it on a slope. The basement had been waterproofed and finished, however, a simple 6 Mil vapor barrier and store-bought sump pump had been used. However this could not keep up with the water demands, and the sump pump had been installed on the wrong side, not where the lowest point was set. To fix this space and protect the home, a full encapsulation was installed.

Healthy Home Focus with Radon Mitigation - Scio, OR

This homeowner had some ongoing health issues that they had been dealing with. To try to keep their home space healthy, they began looking up ways to ensure their living spaces had healthy air quality. One way to ensure this, is through radon mitigation. They learned their neighborhood had moderate to high levels of radon, and to know how their home tested, they should consult a certified radon facility. For this they called up John's Waterproofing. Went dropped off a continuous radon test kit, and returned three days later to go over the results. Any result over 2.0 is recommended to mitigate, and the homes level averaged out at 3.1 pCi/L, peaking at 9.4. The homeowner wanted to move forward with a mitigation system to lower this level. We installed a pipe that attached to the side of the home with a mitigation fan, sending the collected gases above the homes roof line. The system pulls directly from the soil, where radon gases are being created. Once done with the work we left behind a charcoal test so the homeowner can retest and see how the system has improved the homes radon levels. The test came back from the third party charcoal testing facility, showing the homes level was at 1.3 pCi/L. 

Large Damp Sections of Basement Floor - Scio, OR

This unfinished basement had large damp spots along the floor. The homeowner noted the space smelled damp for the majority of the year and they were mindful of what items they stored down here, as and cardboard boxes or would became damaged if it was rested on the floor directly. To get the space addressed, they called up John's Waterproofing  for their free inspection. 

Our Design Specialist went over options and landed on a solution to keep this basement dry and healthy all year round. To begin we dug a trench around the interior perimeter, with leech lines running through the room, placed strategically to address the large damp portions of the foundation floor. We laid a bed of gravel through these, and installed WaterGuard along the perimeter and perforated pipe through the leech lines. These will work together to collect groundwater and grade it to the lowest point, where a TripleSafe sump pump will then pump the water away from the home to a newly installed LawnScape outlet. We then installed BrightWall paneling along the walls, providing a semi finished look that will not rot or mold, just safely guide moisture from the walls down to the drain system. We then installed a SaniDry dehumidifier to ensure the moisture to air content is healthy and will ensure mold doesn't sprout up. 

Re-Wiring a Home in Scio, OR

This older home still it is original knob and tube wiring. The homeowners were ready for an upgrade and called up Johns Waterproofing to speak with our electrical division. Our crew went through and updated the wires for the whole home, bringing the electrical needs of the home into the modern era. In the process we updated the living room light fixture to a fan/light. We also upgraded the homes electrical outlets. All but three of the outlets within the home were ungrounded, so these were switched out to help keep the home safe. 

Cold Floors and Falling Insulation - Scio, OR

This old home had cold floors, the homeowners were used to wearing warm socks, but weren't pleased with how year after year, their energy bills were going up. They began searching online for ways to lower their homes energy bills. This was how they stumbled upon crawlspace insulation. They hadn't really thought about their crawlspace, and decided to glance under the home, finding the old fiberglass insulation in shreds, dripping water into the puddles on the dirt floor. They called up John's Waterproofing to see how we could help. 

To begin, our crews pulled out the old fiberglass insulation and debris from under the home. We then installed a TripleSafe in the lowest spot, the crawlspace had a natural slope, so no drain system was needed. The sump pump would dispel water well away from the home to a LawnScape outlet. To properly insulate, we then laid down TerraBlock along the dirt floor and SilverGlo along the foundation walls. These were then sealed into place with CleanSpace. This is inserted under each wooden post, anchored along the walls, and tapped into place with a special four-inch wide waterproof tape. Each vent was covered up and the space was air sealed with Spray Foam. To ensure moisture wouldn't occur we then installed a SaniDry dehumidifier. The home will now retain its heat and the homeowners called a few weeks later thrilled that their floors were staying warmer. 

Moldy Smell in the Crawlspace - Scio, OR

This older homes crawlspace had an odd moldy smell, that was getting stronger as time passed. They knew this would damage the homes air quality and could cause the homes longevity to decrease. They wanted to solve the issue, so they called up John's Waterproofing. Our design specialist found the old fiberglass insulation was water heavy and mold was taking hold within the insulation up against the wooden beams of the home. To solve the problem the homeowner was ready to do a full upgrade of their crawlspace. 

To begin out installation crew removed the old insulation and the ruined 6 Mil vapor barrier that was present. We then applied Mold X2 along the wooden beams as needed. Next a TripleSafe sump pump was installed in the lowest point of the crawlspace. This will collect the groundwater and divert it safely away from the home. The dirt floor was then insulated with TerraBlock, and the walls were insulated with SilverGlo. Each vent cover was replaced and sealed up. As a final step we brought in CleanSpace. This 20 Mil woven vapor barrier was inserted under each wooden post, anchored along the walls under the rim joists and fully sealed into place. The home smelled better right away, and the energy bills went down!  

Sloping Floors in Home - Scio, OR

A sloping floor is problematic, and this homeowner noticed their floor was sloping when some of their interior doors began sticking in the door frames. While the foundation walls were still in good order, they noticed that some of the wooden posts under the home were rotting out from the bottom. The homeowners were nervous about what this meant for their home's longevity and called up John's Waterproofing for a stabilizing solution. 

Our crew began by cleaning out the home. We then installed fourteen SmartJacks to add support, remove the damaged posts, and place around as needed to keep their home happy and healthy. To prevent more issues from occurring we then installed a pipe system to collect groundwater and divert it to a SmartSump pump, and then the water went out and away from the foundation. We then installed our CleanSpace vapor barrier. This 20 Mil vapor barrier goes under each wooden post, anchors along the walls, and full sealed in place. We then installed new vent covers and a SaniDry dehumidifier. 

Water Found Under Detached Office in Scio, OR

A customer called because there was standing water in the crawlspace of a detached office they were building. The building sloped outward on all sides, however, water was still found pooling in the lowest portion under the home. After inspecting the crawlspace and surrounding area the Design Specialist sat down with the owner and explained the different options John's waterproofing could offer. She opted for the encapsulation and was quite excited about it.  

 

The crew came out and dried out the crawlspace and then returned a few weeks later to install the system.  They installed a perforated pipe drain system that led to a TripleSafe sump pump to remove the water and a discharge line was extended down the hillside, well away from the building. Next, they isolated all the posts from moisture contamination and then covered the dirt floor with TerraBlock for insulation purposes. Then they proceeded to seal all the vents with specially designed covers and line the crawlspace with CleanSpace, a 20mil, nylon-reinforced plastic barrier, and sealed all the seams with specially designed 4" tape. The barrier was extended up and fastened to the walls of the foundation. Once completed, 2.5" of spray foam was applied to the interior walls, effectively air-sealing the space. Finally and most importantly, a SaniDry dehumidifier was installed to filter the air and reduce the moisture to keep the crawlspace mold-free and clean. 

 

Humid Crawlspace and High Energy Costs in Scio, OR

This home had high energy costs and a very humid and stuffy crawlspace. The homeowners knew that to stop mold from being present, they would need to waterproof their crawlspace, and since they needed work under their home, they wanted to look into energy-efficient solutions so they could save money on their heating and cooling costs. 

Our crew came out to help them on both fronts. They began by clearing out the crawlspace. They then installed a TripleSafe sump pump to collect groundwater and push it out and away from the foundation of the home. Our install crews then wrapped each post in CleanSpace and installed our SilverGlo insulation on all of the foundation walls. TerraBlock crawlspace insulation was then laid on the ground of the crawlspace and it was all sealed with our 20 Mil thick CleanSpace vapor barrier. The seams are all sealed, and anchored to the walls. To combat any unconditioned air from entering the space we also installed vent covers and installed a SaniDry Sedona dehumidifier. This crawlspace is dry and healthy and the homeowners look forward to seeing how this helps with energy costs! 

Muddy Crawlspace - Scio, OR

The homeowners went to check on their crawlspace after noticing an odd smell wafting up into their home. Upon further inspection, they found that the crawlspace was a wet and muddy mess. The old vapor barrier had never been sealed, and the massive amounts of water that the are faced had pushed the old barrier around. It was bunched up and muddy with large areas under the house being left as deep mud puddles. They knew this kind of damage can lead to costly repairs and could ruin a homes foundation if left untreated, so it was time to call John's Waterproofing. 

The crew came in and removed all of the old vapor barrier and debris from under the home. Due to the high amounts of water we dug a trench around the interior of the space and put in a three inch perforated pipe to direct the water to a SuperSump sump pump made specifically for crawlspaces. The sump pump will move all of the water out and away from the home so it can stay dry and healthy. We then added in a 6 Mil black vapor barrier and sealed this into place so it wouldn't cause problems for the homeowners. The odd smell quickly went away, and the crawlspace is ready to handle the Oregon rain.
