Concerns Around Pooling Water in the Crawl Space - Shedd, OR

This homes crawl space had a solid slope to it, which led to water pooling along the low side of the space. The homeowners could see that the water was pushing the present 6 Mil vapor barrier into this area and mud was sitting on top of the barrier. Once they saw water mold growing here, they knew a solution would be needed. They called up John's Waterproofing to schedule their free inspection and go over options. In the end they opted for a Pipe, Pump, and Plastic, ensuing standing water would be a thing of the past. 

To begin we removed the old vapor barrier and general debris that was sitting throughout the space. We then dug a trench along the interior perimeter of the space. In this we laid down a perforated pipe in a silt sock. This will collect ground water and send it to the lowest point where it will then be pumped away from the home with a SuperSump Plus. As a final step we laid in a new 6 Mil vapor barrier, overlapping the edges and running it up the walls to help it last until it needs to be replaced in a few years. 

Water Pooling in Crawl Space - Shedd, OR

This home had a simple 6 Mil vapor barrier in the crawl space. After a heavy rain, the homeowners glanced under the house and saw water was pooling. With rain continuing to come down, they checked the crawl space the next day and the water level had risen. Worrying about how this would worsen or the damage that could occur, they called up John's Waterproofing. They wanted to stop the water from pooling. To do this we offered up a solution that fit their budget and addressed the standing water. We removed the old vapor barrier and debris. We then installed a full drainage system. This consists of a perforated pipe in a silt sock that is installed into the ground. It collects the water and sends it to the lowest point where a newly installed TripleSafe sump pump will pump the water away from the homes foundation. We then laid in a new 6 Mil vapor barrier. We overlapped the edges and ran this up the walls to help this system last a few years before needing the vapor barrier to be replaced or upgraded. 

Extensive Water Repair in Shedd, OR

Out of sight, out of mind. That is until this home began experiencing some bouncy floors, doors sticking in the door frame, and musty odd odors coming up from their crawlspace. The homeowners began to wonder what was going on under their home, and decided to take a look. They discovered the old vapor barrier was crusted over with a thick layer of dried mud, and some of the wooden posts were hovering above their footing. The homeowners knew they needed some crawlspace repairs, and called up John's Waterproofing to receive their free inspection. 

To begin with this home, we had to clean the space out, removing the old vapor barrier, remnants of the old fiberglass, and debris that was present. We then replaced 12 wooden posts with SmartJacks. The old posts were rotting, or hanging above their footings and the new SmartJacks provide the needed structural support to protect the homes stability. A full drainage system was installed, with a TripleSafe sump pump in the lowest spot, which will pump all water away from the home. We then insulated the floor with TerraBlock and closed off the vents. CleanSpace was than installed, going under each post, attaching to the foundation, and sealed into place. We installed a SaniDry Dehumidifier, and applied spray foam along the walls to finish insulating the space. This home can now rest assured it is safe against water issues and will remain dry and healthy.

Settling Home with Tiny Crawlspace - Shedd, OR

This home had settled over the years, what once was a standard crawlspace, it was now very tight to fit into and filled with miscellaneous yard debris, that was touching the base of the homes wooden posts. They knew this could cause structural issues, and called up John's Waterproofing to get some help. They scheduled their free inspection. 

To begin helping the home, an exterior entrance was created, involving cutting into the concrete and installing an EverLast Access Well and Entrance. Here the crew was able to enter the crawlspace to remove the debris and dirt until the homes crawlspace was up to local codes. Once the space was cleared out, it was found that twelve of the wooden posts were rotting and needed to be replaced with SmartJacks to stabilize the home. A full interior perimeter drain system was then installed to guide groundwater to a newly installed SmartSump pump which dispels the water out to a LawnScape outlet. A new 6 Mil vapor barrier was laid down throughout, while this will need to be replaced every few years, the home is now up to code and a much healthier space! 

Exterior Crawlspace Entrance Rotting and Flooding in Present - Shedd, OR

After living in this home for many years, the homeowners noted that the exterior crawlspace entry was rotting along the bottom, they pulled of the cover and found standing water throughout the crawlspace. They called up John's Waterproofing and signed up for a free inspection and estimate. Upon inspection we found that twelve of the wooden posts were rotting away from extended water damage. The homeowners were eager to waterproof their home to protect it from issues. 

To begin out work, we had to do a dry out of the space. Once the space was dry enough for us to waterproof, we began by addressing the rotting entrance. We removed this and installed a new EverLast Well and EverLast Door. These cannot rot or mold and will ensure water stays out of the crawlspace from this spot. We then ventured under the home and replaced the 12 rotting posts with our SmartJacks. These will not rot or mold, and they add in the structural stability a home needs. Next an interior drainage system was installed consisting off a perforated pipe in a silt sock. This will collect groundwater and naturally grade it along to a newly installed SmartSump in the lowest spot of the crawlspace, where water is then pushed out and away from the home. As a final step we laid down a new 6 mil vapor barrier, overlapping the edges and running it up the wall. This will need to be changed out every few years. 

Pooling Water on One Side of CrawlSpace in Shedd, OR

The homeowners noticed that water was found pooling in their crawlspace on the northern side of their home. They knew this wasn't healthy for their home, so they reached out for some help. They had heard about french drains on the exterior of the home, but knew this would require their landscaping to be torn up and disturbed around the entire parameter of their home. Searching for a better solution, they reached out to John's Waterproofing. 

Our crew provided a solution, and began by removing the general debris from under their home. They also discovered that two of the wooden posts had water logged into them, causing rot. These were both removed, and replaced with SmartJacks. Next a three inch perforated pipe system was installed in a silt sock around the parameter of the crawlspaces interior. This graded the water to a SuperSump pump in the lowest spot and then discharged the water safely out and away from the home. We then used a 6 Mil vapor barrier, this was run up the walls eighteen inches and overlaid to provide protection against water issues. 

Sump Pump Failure - Shedd, OR

This person ventured into their crawlspace to learn that there was no insulation and no vapor barrier so they called on John's Waterproofing for the necessary repairs. A System Designer was sent to the home and confirmed all the homeowner had called about and more. Though currently dry, there were clear signs that there had been water intrusion during heavy rains and there was mold growing on the beams and posts. He showed the homeowner how we could solve all the problems with encapsulation and presented a proposal that the homeowner signed as he was anxious to get the work done. 

 

After arriving a few weeks later our crew got right to work and removed some construction debris and other debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and directed it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier, and sealed all the seams. This is also used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.

Swollen Crawlspace Exterior Entryway in Shedd, OR

These homeowners had their crawlspace encapsulated a few years prior. They ended up having some new piping installed, which brought the construction workers under their homes. While under the home, some items had to be moved around and altered. To fix things up once again, the homeowners called in John's Waterproofing. 

The first thing we saw was that the crawlspace entryway, which the homeowners had opted out of upgrading, was very swollen from water. We began by installing a new EverLast doorway. This will provide a waterproofed entryway. We then used spray foam to air seal a few places under the home that had been altered by the new plumbing work. We then did a general service visit, by cleaning the sump pump and replacing the filter on the SaniDry dehumidifier that is present. 

Flooded Crawlspace with Rotting Posts in Shedd, OR

This home had an old vapor barrier under their home that was ripped and caked with mud. Due to the high levels of water the house experienced, it had been dealing with water flooding over the top of the simple barrier and this water had caused wood rot on some of the foundation posts. The above home was experiencing sagging floors and musty smells because of this. 

To solve this issue we went out and removed the old vapor barrier and dug out a few portions of the crawlspace to make it easier to work in. We also widened the crawlspace entryway and installed an EverLast Access well and an EverLast door. We then installed twelve SmartJacks to replace the rotted wooden posts and provided support as needed to keep this home sturdy and safe. Our SmartSump pump was then placed at the lowest point in the crawlspace to collect groundwater and have it safely diverted away from the home's foundation. The entire space was then recovered with a vapor barrier and a SaniDry Sedona Dehumidifier was inserted to control moisture levels so that musty smell would be a thing of the past. 

Crawlspace Water Issues - Shedd, OR

The homeowner had a few rooms in their basement that had been waterproofed and finished by another company a few years back. But their home also had a small crawlspace that was entered via a small doorway from one of the basement rooms. While the basement section had been sealed off from water issues, the crawlspace had not been addressed. The homeowners learned that this was a mistake when they noticed water seeping through the crawlspace entrance door and dripping into their finished basement. Upon opening the door, they saw flooding, and sagging insulation. 

Our crew came out and removed the debris from the crawlspace and got to work! They added in a Condensation Pump and a SaniDry Sedona dehumidifier. These would work together to keep the water and humidity out of the crawlspace. We then added in a 6 Mil Vapor Barrier and Spray Foam around the rim Joists to guarantee water wouldn't be making its way in. To top it off we added new vent covers and an EverLast door so things could be truly sealed off from water damage. 

Home in Shedd, OR Suffers Wet Basement

A homeowner gave us a call after getting tired of always having water in her basement. Our crews went out to the home in Shedd, Oregon. They installed WaterGuard basement waterproofing system. WaterGuard intercepts water at the perimeter of the basement and drains it unseen safely away. It has special wall flange that creates space between the floor and wall which allows wall seepage to drain while keeping dirt and debris out. The WaterGuard drains the water into the sump pump.
