Moderately High Levels of Radon - Sherwood, OR

This homeowner had a family member coming to live with them who had bad lungs. To try to make the space healthy, they wanted to check their air quality. One major issue that can happen in homes is radon. This radioactive gas can't be seen, smelt, or detected by human senses. So they called up John's Waterproofing for a continuous radon test. This measured their homes radon levels for three days, showing that the homes average radon level was 4.2 pCi/L. Mitigation is recommended for any home that has a level of 2.0 pCi/L. The homes highest recorded level was 17.3. So in the name of indoor health, mitigation was schedule. We installed a pipe that goes under the homes foundation to pull radon gases directly out of the soil. A fan is attached to the side of the home and sucks the gas out, expelling it above the homes roofline. Once completed, we left behind a charcoal testing kit so the homeowner can see how their levels have improved. The homeowners also ended up purchasing an Aspen air purifier for their living spaces to help the air be free of pollutants. The homeowners are happy to know their air is healthy. 

Moving the Washer and Dryer Location - Sherwood, OR

Our electrical division was called up to move this homes washer and dryer location. They had done some home remodeling and the washer and dryer were getting moved to a new place in the home and went from a side by side set up, to a stacked set up. To be able to finish this transition, they needed the electrical components moved over. Our electrician went out and ran the proper lines through the walls and to the new spots. The outlets were set up, and tested. Once everything was in working order, the job was done. They homeowner was very happy with how quick and efficient the job was. 

Water Problems in Basement - Sherwood, OR

When the rainy season hit, this home needed to have items pulled away from sections of the wall, and fans to dry it out. As the years moved along, this would happen more and more often, and the homeowners needed to find a solution so they could regain their basement. They had seen John's online, and decided to get a free inspection to see what their options were. After their inspection and discussing products and concerns, the homeowners were ready to move forward with their homes waterproofing solution. 

To begin we had our installation crew arrive and dig a trench along the interior perimeter of the basement. This is where a bed of gravel and WaterGuard is installed. This will collect groundwater and grade it along to a low spot where a TripleSafe Sump Pump is installed to then send the collected water well away from the homes foundation. The walls had a CleanSpace Wall system installed to guide water from the walls into this WaterGuard drain system safely. The space was then air sealed, as they had some cracks in the joists that were of concern to the homeowner, and we installed a SaniDry dehumidifier. The system will now work to keep this basement dry and healthy, giving this space fully back to the homeowners. 

Critter Havoc in Crawlspace - Sherwood, OR

When critters get into a crawlspace they can cause a lot of damage in a pretty short timeframe. These homeowners knew that there were problems when they peeked inside their crawlspace and so they called to get help. A system designer went out to meet with them and uncovered a big mess. The animals, probably raccoons or opossums, had torn up the insulation for bedding, left fecal matter about and the crawlspace definitely needed a lot of repairs. The homeowners opted for a CleanSpace encapsulation to deter the animals from coming back because the vents would be sealed in the process. 

They installed a 3" perforated pipe in a silt sock around the full perimeter of the crawlspace and graded it to a SuperSump system (a primary pump with a battery backup pump to assure it would continue to operate in the event of a power outage) and a method of discharge for the water to be taken safely away from the home. They laid down TerraBlock, a 3/4" flexible foam insulation barrier that adds R-value. Over the TerraBlock goes the CleanSpace vapor barrier, a 20mil, nylon-reinforced plastic vapor barrier. It is used to isolate the posts and all the seams are sealed up. It is fastened to the foundation walls just under the rim joist. After the vents around the crawlspace are sealed, a closed cell spray foam is applied to the foundation walls and rim joist, effectively encapsulating the space and insulating the home to industry standards. A SaniDry Sedona dehumidifier was installed to keep humidity at bay and filter the air. This system will also lower their energy costs for the home.

Damp and Musty Crawlspace in Sherwood, OR

The homeowners had a musty smell in their home. After sniffing around, they noticed the smell was emanating in the crawlspace, where the dirt floor was damp to the touch. To find a solution, the homeowners called up John's Waterproofing for help. 

Our crew arrived and began by clearing out the crawlspace. We then installed a three inch perforated pipe system which collected groundwater and diverted it to a newly installed SuperSump pump. From here water is pumped out and away from the home. We then applied MoldX as needed, the mold wasn't so bad that it need a mold specialist, so we were happy to help since it was within our scope. We then encased the space with our 20 Mil woven CleanSpace. This was installed under each wooden post, anchored along the walls, and fully sealed up. The homeowners were happy to smell the change so quickly. Having a dry and healthy home is so important for providing fresh air in your home. 

Water Logged Insulation in Crawlspace - Sherwood, OR

Fiberglass insulation is made to be incased on all six sides, so when it is placed in a crawlspace, this leads to issues. The insulation is apt to absorb water, and it can than fall apart from the added water weight and become an ideal place for mold spores to grow and spread. This homes old insulation was falling apart in long strings. Because it had been falling apart, most mold spores seemed to be away from the wooden foundation, however, it was time to get this home dry and healthy. 

To get this home fixed up, our crew began by removing the old debris and insulation. Once a clean space was prepped we installed SuperSump pump to collect ground water and direct it out and away from the home. We than laid down our TerraBlock crawlspace insulation which is laid over the dirt floor. We than used our CleanSpace vapor barrier to isolate the wooden posts from water and anchored this along the walls. We than used spray foam along the foundation walls for a well insulated crawlspace and changed out the vent covers. This home will now by dry and healthy.  

Encapsulate it, in Sherwood, OR

These homeowners had previously owned a home in Colorado that had been encapsulated due to the high water tables where they lived, so when they relocated to Oregon they already knew that they wanted their home protected here as well. It was a no brainer when they saw John's Waterproofing at a Home & Garden Show in Portland. They found out that John's Waterproofing has been in the waterproofing business since 1974 and that we are accredited with the American Lung Association. There's no doubt that a clean, dry crawl space and/or basement is top priority for every employee at John's and we were happy to help. 

The major factors of the encapsulation were removing all of the debris, drying out the area, and encapsulating with the patented CleanSpace antimicrobial fiber. New drains were put in, along with Spray Foam insulation. The homeowners were thrilled with the results knowing that their home is healthy and protected, and they even sent us photos of them in their newly encapsulated crawl space. 

Crawl Space rescue in Sherwood, OR

Out in Sherwood, Oregon, Danielle, and Jill had some major water issues going on in the crawl space of their home. The insulation had begun to sag and the humidity was pretty high overall. Our inspector, Vitaliy went to do a free inspection and quickly recommended encapsulating as the best remedy. CleanSpace in Sherwood, OR

In Jerry's basement, there was some water seeping into one of the corners, and Jerry was very concerned about this and also didn't want anything getting worse so when he saw an advertisement for John's Waterproofing on TV he decided to give us a call. An appointment was made with Jack, who came out and looked at Jerry's basement and suggested to Jerry that encapsulating the basement and installing a new dehumidifier and sump pump would be the best way to go. Jerry agreed and shortly after that Jake and Delfino were out to do the work. A SaniDr Sedona Dehumidifier was put in to take all of the moisture out of the air and SmartSump Pump was put in that will continue to pump out any water giving Jerry a dry basement for many years.

Jerry is thrilled that he no longer has to worry about anything happening in his basement. 

Basement, Sherwood, OR

Jerry had a basement that had some water seeping into one corner and he was concerned about it becoming worse and causing damage. He wanted to be able to use his basement for storage but did not want his belongings to become damaged due to moisture. Seeing a commercial for John's Waterproofing reminded him about his concerns so he called and scheduled an appointment to have Jack come out to see where the water might be coming from. Jerry had an unfinished basement and definitely needed some waterproofing done. 

Marisol, our project coordinator got Jerry on the schedule with Delfino's crew and they were out in no time installing a new dehumidifier, sump pump and put in CleanSpace. This way Jerry now has a basement that he knows will stay dry and he is stoked that he now has a reliable, usable space that he can use for storage. 

Soggy Crawl Space, Sherwood, OR

This customer of ours in Sherwood, Oregon called asking for a crawl space check with concerns of mold. Pam has allergies and wants to do everything she can to be able to have clean air coming into her home.  Here at John's Waterproofing Company, helping provide customers with clean safe air to breathe is a priority so, of course, we happy to come out and take a look. 

Upon arriving our Design Specialist did, in fact, find some post rotting, soggy insulation, and some mold. There was also some standing water in the crawl space. Marcus suggested some crawl space repairs to the posts, CleanCpace encapsulation with a SaniDry Sedona dehumidifier, and a new sump pump. We also put in spray foam for the new insulation. Our crew was able to have this all completed for Pam in just a few days. 

Pam is now one happy customer, having the peace of mind that the air coming into her home is mold-free and will no longer affect her allergies. 

 

Clean Space the Neighborhood; Sherwood, OR

Nelson called us to encapsulate his crawl space after seeing our job well done on his neighbors home. He, however, didn't know just how lucky he was to call us at the time he did. His home was infested with mold in the crawl space. With 50% of the air, he and his family were breathing was coming from the crawl space. 

So our first course of action was to clean up all the mold and prevent it from coming back. And to do so we used our two-step Mold-X. Which cleans and seals the walls and posts from the spores growing again. 

Which made it so that when we started the installation of the TerraBlock and CleanSpace we wouldn't be locking it in and letting it flourish. Francisco and his crew also made sure to replace seal up the vent covers so that no new liquid could travel into the crawl space. 

With the vents covered, the customer was curious as to what would regulate the humidity levels. We reassure him everything would be fine, as we installed the SaniDry Sedona dehumidifier to regulate all humidity issues. And temperature fluctuations that may start due to weather changes. 

They also had the TripleSafe sump pump installed, which has a separate generator to power on in case of power outages. That would pump the water out of the crawl space completely. Leaving the customer satisfied knowing that they wouldn't have to worry about it not working randomly. 

Standing Water Transformation in Sherwood, OR

This customer called with concerns about the standing water in her crawlspace and what damage it was causing. She gave us a call for an inspection and to see what her options were to fix the issue. 

Our inspector went out and recommended we do a crawlspace encapsulation to secure and protect her crawlspace from water damage. Our crew went out and removed all the sagging insulation and old ripped vapor barrier. We installed our TripleSafe sump pump that has three pumps to ensure the high capacity of water drainage along with a WaterWatch Alert system that will sound off to notify you if there is a leak or any other issue to avoid minimal damage. We also installed a SaniDry Sedona dehumidifier that will keep the air clean of mold spores and dust mites but also keep the humidity down to avoid moisture in the crawlspace. Then we seal it closed with our CleanSpace liner that keeps water out and puncture resistant. 

She was so happy to have a dry crawlspace and not have to worry about water again. She can now enjoy her home knowing they are breathing clean air in the home.

The homeowners were not quite ready to commit to a full encapsulation though, so they opted to use our 20 mill thick CleanSpace in the area in which they will be storing items and the thinner 6 mill plastic in the areas that do not get foot traffic. This allows them a sealed and usable space.
