Crawl Space Has no Waterproofing - Siletz, OR

This homeowner had been sick of dealing with their old vapor barrier. It was constantly shifting out of place and water got on top of it anyways. So they had removed the old 6 Mil vapor barrier. They had hoped that with it moved, the groundwater would drain back into the earth and their home would smell drier. And while the space did smell drier, water was still present, it just didn't get stuck on the vapor barrier now. Wanting a solution that stayed in place and made their home healthier, they called up John's Waterproofing to learn more about an encapsulation. 

To begin on this job we pulled out the general debris that was present. We then had to spot treat some mold that was growing. Next a full drainage system was installed, this would collect and guide groundwater to the lowest point where a TripleSafe sump pump would send the water safely away from the home. We then sealed the old vents shut and laid in TerraBlock insulation over the dirt floor. Next was a layer of CleanSpace, going under each wooden post, anchored and sealed up next to the rim joist, and sealed along every edge using a special four inch wide waterproof tape. We then applied spray foam insulation along the foundation walls to air seal and insulate. As a final step we installed a SaniDry dehumidifier. This space is now protected with product and installation warranties, to keep this space dry, stable, and healthy. 

Water Found While Finishing Basement - Siletz, OR

This new homeowner was in the process of finishing their basement, and once the drywall was installed, they saw water pooling on the floor by the new drywall. The homeowners knew this was a problem and put the project on pause. After searching online, they called up John's Waterproofing to get their free inspection and receive an estimate. 

To begin helping we removed the new drywall. We then installed a full interior perimeter drainage system with out WaterGuard. This will collect groundwater as well as get fed any moisture from the walls. Water moves along the new drainage system to the new SuperSump Plus to be pumped safely out and away from the home. To ensure water is guided safely down the walls we then installed ThermalDry Radiant Vapor Barriers along the walls to create a thermal break and vapor barrier. Our finishing crews then went out and reinstalled drywall to bring the space back to what it was. A SaniDry Dehumidifier was installed and the original contractors are free to continue their work. 

Open Crawlspace, High Heating and Cooling Costs - Siletz, OR

When a crawlspace is open to the elements, it becomes cold, drafty, and the home above will suffer. This homes crawlspace was uninsulated and the vents and exterior entrance were all opened up. The homeowners began looking into their options and knew from their research that they didn't want fiberglass, they wanted a long term solution. So they called up John's Waterproofing, the leading locals for encapsulation. 

After the full inspection, a design was drafted and the homeowners were excited to see their savings once the job was completed! The space was cleaned out, and work began. An UltraSump was installed in the lowest point of the crawlspace, there to handle any groundwater that arose. TerraBlock was laid over the floor to insulate the ground. Each vent was sealed up, and the entrance was upgraded to an EverLast door. CleanSpace was then installed, going under each wooden post, attaching along the foundation walls, and sealing into place. A SaniDry dehumidifier was installed and spray foam insulation was applied to the foundation walls. This space is now sealed against the outdoor elements, and the homeowners can enjoy savings on their heating and cooling bills! 

Crawlspace Open to the Elements in Siletz, OR

When a home is built it is common practice to have open vents, it used to be thought that this would help, but it actually traps in moisture, leads to high humidity, and causes a host of issues. The homeowners had dealt with critters, flooding after snow melt off, and chilly floors throughout the years. After speaking with a neighbor, they heard about John's Waterproofing and how there was a solution to crawlspace issues. They called us up for a free inspection to see how we could help out. 

We crafted an encapsulation system to suit their needs. We began by pulling out the old debris out from under the home. We then sealed up the vents and upgraded the exterior entrance with an EverLast doorway. This will keep the space blocked off from the elements. We then installed a drain system along the interior perimeter, leading all collected water to an UltraSump Pump. Water is then sent away from the home. The dirt floor was insulated with TerraBlock and CleanSpace was installed, isolating the wooden posts from any moisture, and anchoring along the rim joists. Spray Foam was applied along the foundation walls to properly insulate and a SaniDry dehumidifier was installed. This crawlspace was now brighter, dry, and healthy. 

Bad Crawlspace - Siletz, OR

A customer called John's Waterproofing after seeing an article about encapsulation and was eager to learn more.  A System Designer was sent to the home to take a look and answer all questions the customer had on the benefits and the process of a full encapsulation. He explained how it would help them save on utility bills, give them healthy and clean, mold-free air, increasing the value of their property and even offering storage space. 

A crew came out later and got to work removing the old barrier, dirty fiberglass insulation, and general debris. They then installed a 3" perforated pipe in a silt sock around the full perimeter of the crawlspace and graded it to a SuperSump system (a primary pump with a battery backup pump to assure it would continue to operate in the event of a power outage) and a method of discharge for the water. Following this, they laid TerraBlock, a 3/4" flexible foam insulation sandwiched in a plastic barrier that adds R-value, and padding for when walking or crawling in the crawlspace. Over the TerraBlock goes the CleanSpace vapor barrier. This is a 20mil, nylon-reinforced plastic vapor barrier. It is used to isolate the posts from moisture under the barrier and all the seams are sealed. It is fastened to the foundation walls just under the rim joist. The vents around the crawlspace are sealed with Everlast plastic covers that are designed to last forever and the old wooden access door was replaced with an Everlast well and door. A SaniDry Sedona dehumidifier is installed to keep humidity at bay and filter the air. Lastly, a closed cell spray foam is applied to the foundation walls and rim joist, effectively encapsulating the space and insulating the home to industry standards.

Muddy, Messy Crawlspace in Siletz, OR

This home was getting ready to be sold. Before putting the home on the market, the homeowners did a full look over their home. One point which they wanted to tackle before moving forward, they knew they would need to keep the crawlspace clean and dry. While an old vapor barrier was in this space, it was encased in mud and hadn't been changed out in a very long time. So, they called in John's Waterproofing. We arrived and pulled out the old vapor barrier and cleaned out the debris from under the home. We then installed a perforated pipe to collect groundwater, diverting it to a newly installed SuperSump pump. From here water is pushed out and away from the home. We then laid down a new 6 mil vapor barrier. This space is now dry, healthy, and clean for its future homeowners. 

Water Trapped on Old Vapor Barrier - Siletz, OR

This homeowner had an old standard 6 Mil vapor barrier. As this system rested under the house, it had accrued some rips and tears, allowing water to seep on top of the barrier. This led to water pooling and dirt to be carried up and settled, creating a layer of mud. To give the crawlspace much-needed waterproofing, in came John's Waterproofing. 

Our crew arrived and removed the old vapor barrier and any debris that rested in this space. A SmartSump pump was installed to direct all groundwater out and away from the home's foundation. This will help to keep the water levels down. The dirt floor was then covered in a new 6 Mil vapor barrier. The vent covers also had some signs of damage, so these were replaced to have this crawlspace dry. This system will need to check regularly to ensure no tears or rips happen. 

Old Home with Extensive Water Damage in Siletz, OR

These homeowners had recently purchased an old home with a lot of fixer-upper protentional. They were excited to start transforming their new home into what they wanted, but needed to get the structure squared away before they could start their portion of the work. The home had a big crawlspace with ample room to move around in. However the crawlspace entrance had no cover, and the vent areas had no cover as well, so the home had some extensive mold issues on the underside of the home. They had another company coming out to replace the flooring that was molded and beyond repair, but they needed waterproofing experts to protect the homes foundation so they wouldn't have to worry about a water problem in the future, so they called John's Waterproofing. 

The homeowners had cleaned out the crawlspace before our crew arrived, so they could get right to work. We laid down a TerraBlock floor insulation, this would help the home keep its relative temperature and help the family save on energy costs. We added in a SuperSump sump pump to take any water out and away from the homes foundation. Our crew then isolated each pier under the home so that they wouldn't be susceptible to water mold. We then wrapped the crawlspace with Cleanspace, which is secured along every wall, around every footing, and taped in place with waterproof tape. Since the home was old, the vents were all unique in shape, so we made custom vent covers and installed an Everlast door for the crawlspace entry point. To complete this job we added spray foam as needed. 

The homeowners were excited to have their foundation waterproofed and ready so they could go to the next step in their home project. 

Wet Crawlspace in Siletz, OR

This crawlspace was a mess when our inspector Dan went down there. The vapor barrier was torn and had a thick layer of water over the top as well as large areas were the vapor barrier was missing altogether. The sagging insulation was completely useless and the high humidity and moisture were breeding mold spores. 

Dan recommended two options to the homeowners to consider. The first was to install a drainage system and sump pump in order to ensure the groundwater problem was handled and to replace the current vapor barrier they already had. 

The second option was for the homeowners invest in a full encapsulation system in order to solve their moisture issues and prevent any further damage to the home. Not only would it solve their issues and protect their space it will provide them with superior air quality and energy efficiency. 

Our homeowners opted, for now, to choose the less expensive vapor barrier to solve the issue and to complete the full encapsulation this following year.
