Commercial Building Water Woes - Toledo, OR

The owner of a commercial building contacted us to resolve the water intrusion problems he was having in the basement offices. A system designer was sent to inspect the space and help him with a solution. The designer took photos and measurements and went over a few different options. Since WaterGuard offered a lifetime warranty on the drainage system, it was the obvious choice. 

The installation crew was sent out and jumped right in. They cut the finished walls up 18", peeled back the carpeting, and breaking out six inches of concrete around the perimeter for the installation of the WaterGuard drain system. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed and terminated at the newest TripleSafe pump location. The sump pump system consists of a ZoellerM53 main pump, a ZoellerM98 backup pump, and an UltraSump battery backup so the system continues to operate in the event of a power outage. ThermalDry Wall paneling was added to the walls to ensure that any moisture from the concrete walls is driven into the drain system and it also aids in insulation.

Newly Remodeled Basement Leaking - Silverton, OR

The homeowner was dismayed to discover the carpet in her newly remodeled basement was wet. This home had a daylight basement and there was water at the back of the basement where the basement retaining wall was the highest and 3 windows were present. He suspected that the windows may be part of the problem because they were partially below grade. He sat with the owner and showed her what he suspected and that the walls affected would have to be removed and the carpet pulled back for complete answers.

An installation crew arrived at the home to do the work and the homeowners had already removed the carpet. The crew got to work removing the walls and, sure enough, water stains proved that water was intruding at the windows as well as intruding in the footing area. First WaterGuard, an award-winning and patented drainage system was installed at the footing. WaterGuard was engineered specifically to solve basement water problems effectively without the worry of clogging. The water was directed to a TripleSafe Sump Pump and the discharge was directed well away from the home.  We then installed new exterior window wells and the water was directed to the WaterGuard system via Window Well Ducts that tucked into a flange on the backside of the WaterGuard. Next, ThermalDry wall panels were fastened to the walls to aid in pushing any moisture build-up into the WaterGuard as well as aid in the insulation of the basement. Now the basement was ready for the homeowner to replace the walls and carpeting, and they no longer need to worry about water damaging this space.

Big Wet Mess in the Crawlspace - Silverton, OR

This homeowner contacted our office after he discovered his crawlspace had approximately 3" of water throughout, the vapor barrier was not only caked in mud, but it no longer covered much of the crawlspace. A System Designer was dispatched to the home to find out what John's Waterproofing could do to help. First, he walked the perimeter making observations and measuring the house. Then he donned his protective gear and camera and entered the crawlspace where he took numerous photos. Afterward, he sat down with the owner discussed the evident water issue causes, as well as a crafted solution.

When the installation crew arrived they began by removing the old barrier and debris from the crawlspace. They then installed a full perimeter drainage system around the interior of the crawlspace consisting of 3" perforated pipe in a silt sock which terminated to 2 low spots of the crawlspace. Because of the large square footage, it was necessary to install 2 TripleSafe sumps to fully address the homes water issues. An Everlast door then replaced the rotting wood door at the exterior access. TerraBlock, a high-density foam product was laid over the dirt floor to both insulate the crawlspace and protect the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this crawlspace and home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated.

FlowGuard to the Rescue - Silverton, OR

This customer was a friend of one of our System Designers so she called him for help with her leaking basement. He was more than happy to go out and help. Upon arrival there was a 4ft high and 6ft deep solid concrete ledge that ran most of the length of the South wall of the basement, so where the ledge met the basement wall with no footing. WaterGuard, the product that we usually use in basements goes on top of a footing, so this would not work for this home. As a solution, the specialist purposed a product called FlowGuard, so her basement would stay dry.

Some weeks later one of our Installation Crews arrived to fix this basement's problems. FlowGuard was installed around the full perimeter as well as TripleWall piping.  FlowGuard was designed for use in situations where WaterGuard can't be used, such as, thin basement floors or, like in this case where there is no footing. It is only a few inches tall as compared to WaterGuard which is just over 4" high. FlowGuard is designed to capture the water as it comes and then the water is directed to a 3" wide pipe; TripleWall and the TripleWall directs the water to a newly installed sump pump. In this case, an UltraSump was installed in a TripleSafe container should the homeowner decide to upgrade to a TripleSafe at a later date. The system worked, and the homeowner was thrilled with the results!

The customer is a contractor that was working on a client home, and they needed a partial encapsulation. They had a daylight basement with a crawl space behind the wall for the basement. 

We set out an appointment as soon as possible so that the client could move into the home sooner rather than later. We installed the basics of encapsulation, the TerraBlock first, and then over that we laid down the 20 mil CleanSpace to seal the water in the soil. In the basement, they had the SaniDry XP hooked up. To help alleviate the humidity levels, and to eliminate any of the musty smells that may be emitting from the crawl space. 

Leaving the contractor and their client with peace of mind knowing that the crawl space will stay dry. ANd that any odd odors and mold will not be a problem anymore. 

Water Intrusion in Silverton, OR

This homeowner was experiencing water intrusion in their basement, which leads to loss of space that would otherwise be available for usage. After inspection, our inspector, Carolann, suggested installing a SuperSump pump, WaterGuard drain system, and ThermalDry wall system.

Gordon and his team quickly set to work to waterproof Glenn's basement and prevent any further water intrusion. The team installed our patented WaterGuard drain system which collects water from basement walls to the SuperSump pump which pumps the water out of the basement. The team also installed our ThermalDry wall system, which is compatible with the WaterGuard system and serves to drain wall seepage into the drain. ThermalDry wall system also improves comfort and energy efficiency by reflecting heat back into the basement space.

After our systems were in place, Glenn no longer experiences water intrusion. The ThermalDry system provides extra insulation, and WaterGuard keeps his basement dry and healthy.
