Crawl Space Update in South Beach, OR

With an old vapor barrier that wore layers of dust and had been pushed out of place over the years, this homeowner knew they needed an upgrade. They called us up and scheduled their free inspection to learn about either just replacing the old vapor barrier or what other options we had that could provide a solution for a longer amount of time. We let them know the average vapor barrier needed to be replaced every couple of years to keep it fresh and working, but for a long term solution, we offer an encapsulation. 

To begin encapsulating the space we pulled out the old vapor barrier and general debris. We then installed a drainage pipe in a silt sock, this will collect water and slope it to the lowest point where it goes into a TripleSafe Sump pump to be pumped away from the home to a LawnScape outlet. We then laid in a layer of TerraBlock insulation over the dirt floor and sealed all of the vents shut. CleanSpace was then brought in, this goes under each wooden post, anchors along the rim joist and fully seals into it's place. It is a 20 Mil thick vapor barrier that has a woven fiber through it. This material has a 25 year warranty against rips and tears. We then installed a SaniDry dehumidifier and our spray foam specialist air sealed the space. 

Water Pools in Basement - South Beach, OR

When water is found pooling in the basement, that's a sure sign of water issues occurring. With this space being used for storage, the homeowners wanted this addressed quickly, before long term or costly damage could occur. They called up John's Waterproofing and scheduled their free inspection so they could discuss solutions and find what would suit their home's needs. 

To begin our crew used a jackhammer to create a trench around the space's interior perimeter. Here we installed a layer of gravel with our WaterGuard drain system. This collects water safely from the walls as well as any groundwater. From there the water is graded to the lowest point where a TripleSafe sump pump is installed, which sends the water safely away from the home's foundation. The walls had BrightWall paneling installed, this guides moisture from the walls to the drain system. BrightWall is easy to clean and will not rot or mold over the years. We then installed a SaniDry dehumidifier to keep the spaces humidity under control, and the items here protected against water damage. 

Store-Bought Sump Pump Can't keep up - South Beach, OR

This homeowner knew they had water under their home, and they wanted to fix it themselves. They went online, watched a few videos and bought a pump from the store, a 5 gallon bucket, and some pipes. They dug a hole, placed the bucket in, the pump in and ran some lines out a vent for the water to go. However, the water dumped next to the home, allowing the water to creep back under the home again instead of being sent away from the home. The pump also only addressed the water immediately around the pump, and small pools of water were still in other spots. The crawlspace smelled damp and that smell was wafting up into the living spaces. They didn't want to have to install a sump pump where each puddle was, so they decided to bring in an expert. 

To begin our work, we pulled out the pump and old vapor barrier. We then dug a trench around the interior perimeter and through the crawlspace. Here we installed a drainage system in a silt sock to collect groundwater and guide it all to a low spot where we installed a TripleSafe sump pump. From here the water is pumped out and away from the home, keeping it from re-entering the crawlspace. We then laid down TerraBlock insulation on the dirt floor, and sealed the vents shut. CleanSpace was brought in, going under each wooden post, attaching along the rim joists, and sealing into place. A dehumidifier was installed, and spray foam applied to the foundation walls. The space is now officially waterproof, and the damp odor is no more. 

Flooded Crawlspace in South Beach, OR

When a home experiences flooding the the crawlspace this can lead to a rapid deterioration of the homes health.  These homeowners called us up when they found a few inches of standing water under their home.  They knew they needed help to keep their home safe and dry. 

To begin working,  we needed to dry out the crawlspace. We installed fans, temporary pumps, and came out a few weeks later to begin officially Waterproofing the space.  With the area now dry and ready for work we removed the old vapor barrier and debris.  We then installed a perforated pipe system in a silt sock.  This will collect water and run it along to the newly installed TripleSafe Sump Pump which pushes the water out to a LawnScape outlet. We then laid down TerraBlock insulation and encased the space with our 20 mil CleanSpace vapor barrier.  Our crew them sealed up the vents and installed a SaniDry dehumidifier. A week later our spray Foam specialist arrived and insulated the foundation walls. This home will now be dry and healthy! 

Slopped Home has Water Pooling in Lowest Point - South Beach, OR

Homeowners noted an odd, musty smell coming from under their home. While they had a general six Mil vapor barrier installed, they knew the odor meant an issue was occurring. After seeing us in a local magazine, they decided to call up John's Waterproofing for help to find a long term solution to keep their home dry. Upon inspection our design specialist noticed that water was pooling in the lowest point of the crawlspace, rising above the vapor barrier. This moisture had caused one of the wooden posts to begin rotting at the base, and the old fiberglass insulation was falling in pieces from the accumulated water weight. 

To fix the issue, our installation crews arrived and began by doing a dry out of the space before coming back to clear the space of the old vapor barrier, fiberglass insulation, as well as the general debris. We then replaced the rotting post with a SmartJack to add the proper structural support. Next, they installed a SuperSump plus to collect the groundwater and send it out and away from the home to a LawnScape outlet. We then laid down a new six Mil vapor barrier, running this up the foundation walls by eighteen inches to help keep water out of this space. 

Flooded Crawlspace - South Beach, OR

Water in the crawlspace can do a lot of damage, in this home it led to rotting wood foundation posts. This caused the floor of the home to warp above said post. Needing to protect their home from damage, the homeowners called in John's Waterproofing. 

To get this home dry and healthy we began with a full dry out. Once the space was ready we installed a parameter of a three-inch perforated pipe. This collects the groundwater, moves it to a new SuperSump plus, and then out and away from the home to a LawnScape outlet. We then installed three SmartJacks to replace the old rotten wooden posts and laid out a 6 Mil vapor barrier.

This customer called our office complaining about water leaking into her basement, especially with heavy rains. Wet Basement Repair in South Beach, OR

This homeowner called because water was seeping into their basement when it rains steadily. Our inspector Jacob was able to work with the homeowner to create a waterproofing system for their basement that would ensure that any future leaking would not be an issue. 

To start the system our crew installed a WaterGuard system that would collect any coming into the foundation from we walls or the foundation crease. Our patented system collects water as it comes in and takes it to the sump pump. 

Once the WaterGuard is completed and the cement re-poured over the system to conceal it, our team then installed ThermalDry Wall. This wall system is non-permeable and inorganic so you don't have to worry about mold or mildew in the walls from moisture issues. It provides a thermal break between the basement and the cold cement walls and allows for the homeowner to finish the walls without risk of moisture. 

We finished off the system with a sump pump and dehumidifier to keep the basement at a comfortable humidity to inhibit any mold growth in the space and provide clean, healthy air to the homeowners for years to come.
