Radon Levels Spike High - Springfield, OR

Radon levels fluctuate. Depending on when the radioactive materials break down in the soil, the gases are released. This homeowner called up John's to have a continuous radon test to learn how their homes radon levels changed. We dropped of the test and came back three days later. At this point we pulled up the results, showing the levels ranging from 1.5 pCi/L to 14.7 pCi/L, with an average rating of 3.9 pCi/L. Knowing that mitigation is recommended for any results over 2.0 pCi/L, a mitigation installation was scheduled. We installed a pipe that would dive into the soil under the home to pull gases out of the soil. This pipe wraps to the side of the house where a mitigation fan will then pull the gases and send them above the homes roofline. We then left behind a charcoal testing kit to be sent off to a third party company to show how their radon levels have improved. 

High Radon Levels in Springfield Home

This home was located in a neighborhood that had recorded high levels of radon in the air. With lung issues for one of the occupants, they decided it was in their best interest to have their home tested. They scheduled a continuous radon test with John's Waterproofing. One of our certified radon specialists dropping of the system, which would test the radon's fluctuation within the home over the course of three days. The expert when went out to review the findings, showing that on average the homes radon levels were considered high, and would be helpful to address this with a radon system. Our radon installer installed a mitigation depressurization system, system muffler, and housing cover and guard. This will pull dangerous radon gases out of the homes ground and send it safely away from the home, leaving the home with healthier air. Once done we left a charcoal testing kit so the homeowner could run the test on their own, send it to a third-party testing facility and ensure the mitigation system brings the radon levels down as it should.  

Cold Floors Underfoot - Springfield, OR

This homes living space had recently gotten all new hardwood flooring, and the homeowners could now feel how cold their floor was throughout the home. It wasn't just col kitchen tiles, the whole home was chilly to walk through. After looking up what this meant online, they discovered that this was a sign that the crawlspace had poor insulation, and they were probably paying more than they should to heat and cool the home, and had been for years. It was only now noticeable. The homeowners called up John's Waterproofing and upon inspection, it was found that the old fiberglass was falling to pieces in their crawl space. 

To address this and regain control of their heating and cooling costs, the homeowners chose to move forward with a full encapsulation. To begin we cleaned the crawl space out, removing the old vapor barrier and insulation. We then installed a drainage system and a SuperSump Plus to ensure groundwater was addressed. We then insulated the dirt floor with TerraBlock and the foundation walls with SilverGlo. The space is air sealed and the vents fully covered up at this point. We then installed CleanSpace, a 20 Mil woven vapor barrier that goes under each wooden post, anchors to the walls and is fully sealed into place. As a final step we installed a SaniDry dehumidifier. The homeowners were amazed to see their heating and cooling bill already go down with the work now completed, and happy to feel the floor is more comfortable. 

Protecting the Home with Proactive Solutions - Springfield, OR

This homeowner had us out to their beach house in Newport. That home had extensive water damage in the crawlspace, including mold, dry rot, and needing to replace multiple wooden posts to stabilize the home. Knowing the price point here and knowing the work needed to be done to keep the house usable, they figured their main home in Springfield should be looked at as well. They were happy to learn that no major issues had occurred in the crawlspace, only slight water stains along the foundation walls and the vapor barrier was askew from water ground water. To protect their home from major water damage that can occur as time progresses, they chose to encapsulate this space.  

To begin our crew pulled out the old vapor barrier, insulation, and debris. With a clean base we installed a drainage system in a silt sock to collect water and guide it to a low spot, Here we installed a TripleSafe Sump pump and UltraSump battery back-up. This will ensure water is moved away from the home. TerraBlock insulation was laid over the dirt floor and all vents were sealed shut. We then installed CleanSpace, this goes under each wooden post, anchors to the walls and is fully sealed. A SaniDry dehumidifier was installed and spray foam used on the foundation to both air seal and insulate. The homeowner is at ease knowing the wont need to stress about water issues occurring in the crawlspace. 

Tall Crawlspace has a Water Intrusion - Springfield, OR

This homes tall crawlspace had water coming into it and the homeowners were concerned. They used the space for general storage items, and wanted to know that mold wouldn't be a threat. They had heard about crawlspace encapsulation, so after researching it further, they reached out to John's Waterproofing to learn more and receive a personalized quote. After our design specialist performed a full inspection, the homeowners were ready to move forward to keep their home dry and healthy. 

To begin our installation crew arrived and installed a new exterior EverLast entryway, before cleaning out the crawlspace. Once cleared out we laid down a DrainMatt to help divert groundwater to a newly installed TripleSafe sump pump in the lowest spot of the crawlspace. We then insulated the space with TerraBlock. The entire space was then encased with CleanSpace. This was inserted under each wooden post, anchored along the walls, and fully sealed into place. Next each vent was sealed up and a SaniDry dehumidifier was installed. As a final piece we insulated the space with Spray Foam. This space is now all set for storage and the homeowners no longer need to stress about the health under their home. 

Cold Draft from Crawlspace - Walterville, OR

A customer emailed us stating "I was hoping to get a quote on crawlspace winterization and/or encapsulation. Our house is just drafty and the insulation underneath could be better". We were happy to oblige and scheduled them for a visit with one of our System Designers. She came out and did a full examination of the situation and took photos and measurements. Then she sat down with the customer and showed her what was going on, how John's Waterproofing could solve the problem, and worked out a proposal that the customer accepted.

When the crew arrived they removed all the debris, old vapor barrier, and dirty fiberglass insulation that was falling down everywhere and even missing completely in some places. A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. The TripleSafe has 3 pumps; A primary pump, a backup pump when the water is too great for a single pump and an UltraSump battery backup to ensure continued pumping in the event of a power outage. Next, TerraBlock was laid on the dirt floor to aid insulation and protect the new barrier from punctures.  All the vents were sealed and the posts isolated. The 20mil nylon-reinforced CleanSpace barrier was installed, seams were sealed, run up the walls, and fastened under the rim joist. A SaniDry Sedona dehumidifier was installed to make sure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner has a dry and clean crawlspace and could look forward to a warmer home with reduced utility bills.

Crawlspace Drainage Solution - Springfield, OR

The owner of this home had rodent intrusion that was mostly attributed to the old, worn-out exterior crawlspace door having holes and gaps. In addition, there was water intrusion and a lot of debris. The Design Specialist came to the home and inspected both the exterior of the home and the crawlspace. The water intrusion problem was attributed to both; a faulty rain drain system and known high water tables in the area.  The designer recommended a PP&P or Pipe, Pump, and Plastic system, and Everlast door to replace the old worn-out door.

 

Our Install team came out a few weeks later and got right to work. They removed the old barrier, falling insulation, and other debris from the crawlspace.  A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. The old door was replaced by an Everlast door made of 1/2" PVC plastic that's practically indestructible and will not let rodents past!

High Waters in Crawlspace - Springfield, OR

This home had high levels of water in the crawlspace. There was mud caked around the wooden posts, but luckily no rot had set in. The homeowners knew they needed to find a waterproofing solution to ensure the foundation of their homes would be safe and dry. 
To get this home set up, we began by installing a three-inch perforated pipe along with the interior parameter of the crawlspace. This would collect the groundwater and divert it to the newly installed SmartSump pump which then pushes all water out and away from the foundation of the home. A 6 Mil vapor barrier was then laid throughout the space. We then upgraded the plywood entryway to an EverLast door so it wouldn't be able to absorb water. This home is now dry and healthy!

Pooling Water around Homes Foundation in Springfield, OR

This home had water entering the crawlspace at its exterior downspouts which were dumping the roof water near the homes foundation. The water was pushing its way into the home in these spots, boring tiny holes in the porous concrete foundation. Due to the prolonged water damage, the old fiberglass insulation was falling a part. This water damage had also allowed mud to cake over the top of the old vapor barrier. The old vapor barrier had not been secured along the walls and so all the water that made its way through the walls would pool under the house during the rainy season. 

To begin, our install crew pulled out the old vapor barrier, fiberglass insulation, and all other general debris from under the home. Next each downspout was given a downspout extension so that the water could be pulled out and away from the home. They then installed a SuperSump under the home to divert any water under the house down a discharge line away from the home. Next a vapor barrier was installed that covered the space and was secured in place so it wouldn't move out of place. 

This home will now be ready for the rainy season and stay clean and dry.
