The crawlspace access was originally located in a bedroom closet of the home. To make easier access and avoid having to enter the home during services, we have the option to cut the concrete on the exterior of the home and install a Turtl. The Turtl is a great option for an exterior entryway to the crawlspace as it has a lockable door and seals tight to keep the water out and helps to deter critters. This After photo is a work in progress, the crew still had to complete the final interior portion of crawlspace and clean up.

High Radon Levels in Sublimity, OR

After hearing that a few other people in the neighborhood had high levels of radon, these homeowners wanted to learn where their home's radon level was. For this, they called up John's Waterproofing. We sent one of our certified radon specialists to perform a continuous radon test. This tests the home's radon levels over three days, showing how levels fluctuate and where the average sat. Radon specialists recommend radon is mitigated when above 2.0 pCi/L. This home's levels ranged from 5 to 8 pCi/L, with an average of around 6.8. The homeowners knew they would need a mitigation fan installed. To begin this entails a pipe that goes through the foundation to pull the radon gas out of the soil. This loops along to the side of the home where a mitigation fan is installed. This then pumps the gases safely above and away from the home. We left behind a charcoal test kit for the homeowners to check their radon levels with a third party company once we were done. This showed the home's radon levels were now at 1.0 pCi/L. 

Water in Crawlspace - Sublimity, OR

Water under the home can be very worrisome, and cause a lot of issues to the homes healthy and the occupants health. After seeing water in the crawlspace, this homeowner called up John's Waterproofing. Our design Specialist arrived and did a full inspection, where they found moldy fiberglass insulation, Mold taking ahold along the wooden beams, and evidence of critters under the home. To set this home up, we purposed a crawlspace encapsulation, and the homeowner accepted. 

To begin, our crew pulled out all of the old fiberglass, dusty old vapor barrier, and debris. Once we had a clean base, we applied Mold X2 as needed throughout the space. Each vent cover was then sealed up. Next we installed a SuperSump Plus in the lowest spot, allowing groundwater to naturally grade and then the pump pushes it safely away from the home to a LawnScape outlet. The dirt floor was then insulated with TerraBlock. Next we brought in CleanSpace, this 20 Mil woven vapor barrier is attached along the rim joist, inserted under each wooden post, and secured in place with a four inch wide waterproof tape. To ensure the space's air remains healthy we installed a SaniDry dehumidifier. A few days later our spray foam specialist came out to apply spray foam to the foundation walls. This space will now be dry and healthy! 

Plumbing repairs - Sublimity, OR

As well as taking care of basements and crawlspaces, John's Waterproofing also has a plumbing department. This call was from a popular bar in Sublimity that had problems in their basement.  Our plumber was sent out and found that the old sink was on its last leg so it was taken apart, pulled out for disposal and a new sink and new pipes were installed to replace the old hardware. In addition, it was decided to replace more piping that, while functional, was old. Better safe than sorry!

Setting up Plumbing for a Remodel - Sublimity, OR

This restaurant owner was expanding. They found a new building in the location they wanted, but it needed to be upgraded and remodeled a bit. The owner had us do the plumbing for their other locations, so it made sense to call up our plumbing division for help on their new building. 

Our plumbers went out and replaced the old and rusted pipes throughout the building. The building still had the original metal pipes and they were well overdue for being replaced. We removed the old pipes in the kitchen and bathrooms and installed new PVC pipes. Once the system was all changed out, the restaurant was ready for its next stage of remodeling. 

Water Pressure Pushing into Crawlspace - Sublimity, OR

This homes crawlspace had water pooling on the exterior at the bottom of its two gutter downspouts. The homeowners had tried to clean their gutters to stop the pooling, but the issue was the downspouts weren't directing the water far enough away from the home. This added water pressure was beginning to cause issues in the crawlspace as well. Under the home, the foundation walls were damp to the touch in the spots that corresponded to the downspouts. With the threat of water under their home, the homeowners called John's Waterproofing. 

Our crew began by addressing the downspouts. We dug a trench a extended the downspouts discharge lines to a safe distance from the homes foundation. These pipes were then covered again so that they wouldn't be a tripping hazard, each system ended in a new LawnScape outlet. With the exterior water handled so it wouldn't pool, our crew went to the crawlspace. To make this crawlspace waterproof we had to begin by digging out portions to create a level space for us to work. Due to the high moisture content in the dirt floor, we added a layer of gravel under the home and installed a SuperSump pump that would connect to a discharge line so that water could be taken away from the home. Lastly we laid down our CleanSpace vapor barrier to seal the homes foundation from the dirt floor below. 

Wet basement causes issues in Sublimity, OR

When we got a call about a leak in a retirement home we knew we had to act fast to get their issue resolved. With most of the residents having some sort of respiratory issue and how susceptible to viruses they are we knew we needed to get out there as soon as possible to prevent any further damage or mold growth which could mean much more than a bad cold to some of these residents. Our inspector Robin was out next day to take a look at the issue. He quickly got a system design drawn up and had our crew out the next day getting it drained and dried out so it was prepped and ready for the other crew to come in and install the system. It took just two days to have our full Watergaurd system installed for a permanent solution to this facility’s’ major issue!
