Crawl Space Has Water During Inspection Process - Sweet Home, OR

During the inspection process, water was found in this homes crawl space. Needing to address this before being able to move forward with a sale, John's Waterproofing was called in. Using our Realty program we got the ball rolling to be able to meet the time constraints that generally accompany real estate transactions. To get the space selling ready, we would do a Pipe, Pump, and Plastic. We dried the crawl space out, removed the old vapor barrier and debris. We then dug a trench through the crawl space and installed a perforated pipe in a silt sock. This will collect groundwater and guide it to the lowest point, where a SuperSump Plus is installed to pump the water away from the home to a LawnScape outlet. A new 6 Mil vapor barrier was then laid down, over lapping the edges and run up the wall. The 6 Mil will need to be replaced or upgraded after a few years to keep the crawl space protected. 

Water Issues Lead to Rot in Crawlspace - Sweet Home, OR

Heavy Rains caused this crawlspace to experience standing water, this had occurred for years and eventually left the homes wooden posts to suffer from rot. This left the homeowners wondering how their home would hold up over the years. To ensure their home would remain safe over the years, they called up John's Waterproofing to receive their free inspection. The design specialist found the downspouts were a major issue for this home, and that a some structural repairs would be needed.  

To begin our installation crew addressed the exterior issues. We extended the downspouts down into the ground where we installed a drainage pipe to direct the collected roof water well away from the homes foundation. We then cleared out the crawlspace and replaced the three rotting posts with SmartJacks. A trench was then dug through the crawlspace where we installed a three inch perforated drain pipe in a silt sock to direct water to a newly installed SuperSump Plus to then send the water out away from the home. We then laid out a new 6 Mil vapor barrier, overlapping the edges to help protect the space. The homeowners know that this 6 Mil barrier will need to be replaced every few years, or they may upgrade to an encapsulation when they are ready.  

Standing Water Seen in Crawlspace - Sweet Home, OR

After homeowners noticed water was pooling in their crawlspace, they did their research and called up John's Waterproofing. During our inspection we found that the local high water table was causing the crawlspace to flood pretty regularly. To address the homes needs we purposed an encapsulation to properly protect their home. 

To begin our crew did a full dry out of the space. After a couple weeks we were able to go back out, and remove the debris and old insulation. We then upgraded the spaces exterior entrance to an EverLast Well and EverLast doorway. This will help to keep the home from molding, and keep water from entering the crawlspace. Each vent was then sealed up. Throughout the space, we then dug a trench and laid in a three inch perforated pipe in a silt sock. This will collect groundwater and grade it to the lowest point, where we installed a TripleSafe sump pump. From here water is sent well away from the home. We then insulated the dirt floor with TerraBlock. Next we laid out CleanSpace, a 20 Mil vapor barrier. With the space sealed up we installed a SaniDry dehumidifier, and applied spray foam to the foundation walls. 

Smooth Sale Is the Goal in Sweet Home, OR

This homeowner was getting their home ready to be sold. They had the general inspection of the home, and learned their crawlspace was not up to code. It had mud sitting on top of the old 6 mil vapor barrier, and some mold spores were showing up along the base of some of the wooden posts. Knowing this could cause issues when trying to sell a home, they called up Johns Waterproofing. 

To have the sale go smoothly we offer our pipe, pump, plastic as the go to for realty homes. To begin, our install crews removed the old vapor barrier and debris from this space. We applied Mold X as needed, and installed a perforated pipe system around the interior of the space. This grades the collected groundwater to a newly installed SuperSump pump plus where water is then sent out and away from the home. We then laid down a new 6 Mil vapor barrier to have this home ready to go! 

Getting Home Sale Ready - Crawfordsville, OR

Certain things have to be brought up to code for a home to pass inspection for a real estate transaction, and one of the most frequent problems is when the crawlspace is in disrepair and/or wet. In this case, water wasn't an issue but the vapor barrier was in poor condition and not covering the entire crawlspace.  Our Real Estate Specialist was sent to inspect and write a proposal that included our Real Estate discount pricing.

A week later our System installers were dispersed to do the work.  The old barrier, hanging insulation, and all other debris were removed from the crawlspace. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls The new owners were happy and thrilled with the warranty we provided as well!

Standing Water in Crawlspace - Crawfordsville, OR

While this crawlspace had a generic 6 Mil vapor barrier it couldn't keep the water at bay and the home ended up flooding whenever a big rainstorm hit. The homeowners wanted to know why this was happening and that their home was protected from water damage, so they called in John's Waterproofing. 

 

A System Designer was scheduled to visit the home and do a thorough examination and evaluation of the problem and take numerous photos to share with the homeowner. He explained what was happening and why as well as how to fix it. 

 

To begin our crew removed the 6 mil vapor barrier, fiberglass insulation, and debris and placed a sump and fans in the crawlspace to dry it out so we could work. A couple of weeks later, the installers laid a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed SuperSump Plus sump pump, along with proper discharge lines out and away from the home. Finally, a new 6mil vapor barrier was installed, overlapped a minimum of 18" and run up and attached to the foundation walls.

 

 

From Bad to Beautiful Crawlspace - Sweet Home, OR

Homeowners are often captivated by what they learn when they stop at our booth at Home and Garden shows. This homeowner was unaware that the musty smell and mud were a sign of an unhealthy crawlspace, and was eager to solve their water issues before long-term damage to their home ensued. 

 

Our Installation crew arrived at the home and began by removing the old barrier, fiberglass insulation, and other debris. A Turtl crawlspace access entryway was installed for better accessibility and all the exterior vents were sealed. A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe pump system at the low spot of the crawl space. TerraBlock, a condensed foam barrier was laid out on the dirt floor to aid in insulation and protect the new barrier.  The CleanSpace 20mil, the nylon-reinforced barrier was laid on top of the TerraBlock and used to isolate all the posts. All the seams were sealed and the barrier was run up and attached to the foundation walls. SilverGlow rigid foam insulation was attached to the walls over the CleanSpace and a SaniDry dehumidifier was installed to ensure the space stayed dry, free of mold, and the air was cycled and filtered. Lastly, a single cell spray foam was applied to the rim joist to make sure the space met insulation code requirements.

Water in the Crawlspace - Sweet Home, OR

This home had water evident in the crawlspace. It was seeping up through the dirt floor and water stains were lining the interior parameter of the space. When our design specialist arrived they noticed that the old fiberglass insulation was waterlogged and needed to be removed before mold grew. 

Our crew took out all of the old and damaged insulation as well as any debris that was found in the crawlspace. A SmartSump pump was then installed, this would direct all groundwater out and away from the foundation of the home. The walls were then insulated with our SilverGlo crawlspace insulation. Each post was then isolated with CleanSpace, which was also installed over the entire dirt floor and anchored to the walls so it would stay in place. A SaniDry Sedona dehumidifier was also inserted to protect the crawlspace. Each vent cover was also replaced and a new Turtl crawlspace entryway was installed. 

Uneven Dirt Floor Gathers Water in Sweet Home, OR

This home had some ruts in the crawlspace. When they had some work done on the underside of the home, a few pathways were dug down and their old vapor barrier had been pushed aside so workers could move freely in the crawlspace. The homeowners approved of this happening so they could make their home upgrades, but now any water that went under the home was pooling along these pathways and it was creating a very musty smell in the home above. To solve this problem, they called John's Waterproofing. 

When our crew arrived we began by removing the old vapor barrier, then our team put in the work to dig out and level the dirt floor under the home. Once we had a level and clean area to work in, we laid down a 6 Mil plastic vapor barrier that we secured in place. The home didn't experience a lot of water under their home, but this would provide enough protection in this case.
