Damp Crawl Space in Swisshome, OR

This home's crawl space was damp. With a kid dealing with mold allergies, this was creating a problem. over the years, the allergy was getting worse when in the home. Wanting to keep the home as a safe space to breathe, the homeowners sought a solution with John's Encapsulation. To learn more about this process they scheduled a free inspection and sat down with a design specialist to go through the products and how our installation will keep their living space healthier. 

To begin our work we removed the old vapor barrier and general debris from under the home. There was also molding fiberglass still present in some of the crawl space, this was all removed and we spot treated the mold. We then installed a full drain system with a sump pump. This will keep all groundwater moving through the space and pumped safely away from the home. TerraBlock insulation was laid over the dirt floor and we sealed the vents shut. We followed this with our CleanSpace. This 20 Mil woven vapor barrier wraps under each wooden post, anchors and seals along the rim joist, and seals along every seam to encapsulate the space fully. We then installed a SaniDry dehumidifier which will control the moisture to air content, making the crawl space an inhospitable space for mold to grow. As a final step, we applied spray foam along the foundation walls to both insulate and air seal completely. The homeowners also opted to get an Aspen air purifier for their living space which works well with the SaniDry to keep the air clean and healthy. 

Vapor Barrier Replacement in Swisshome, OR

This homes crawl space had a very old vapor barrier in it. The home owner had noted an odd smell coming from under the home, and glanced through the exterior entrance to see what was happening. The old vapor barrier was torn up, disheveled, and had layers of caked on mud and fallen fiberglass. They called up John's Waterproofing to see how we could help them. To begin our crew went in and removed the old vapor barrier, general debris, and the falling fiberglass. Once this was done we noted some areas with mold spores where the fiberglass has been holding collected moisture along the wooden beams. Here we treated with Mold X2. We then installed a perforated drainage system through the crawl space. This will collect groundwater and grade it to the lowest point where it enters a SuperSump Plus to be sent safely away from the homes foundation. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. We let the homeowners know this would need to be replaced every few years to keep it in good condition or upgraded. 

Damp Crawlspace in Swisshome, OR

The dampness in the crawlspace led to some odors that were concerning to the homeowners. They called up John's Waterproofing to look under their home and provide a free inspection and estimate. While under the home we discovered that condensation was on the foundation walls, and this was causing some mold spores to grow. To address this, we would need to encapsulate. 

We pulled out the old vapor barrier and debris. We then installed a perforated pipe in a silt sock to collect water and guide it to a new SuperSump Plus in the low spot. From here water is sent safely away from the homes foundation. We then laid in TerraBlock over the dirt floor, closed off the vents, and brought in CleanSpace. This is attached along the rim joist and goes under each wooden post to keep the wood away from harmful moisture. We treated the space for Mold and installed a SaniDry dehumidifier. This space can now remain dry and healthy. 

Radon Mitigation in Swisshome, OR

This homeowner called us for mitigation services. They had done an at home radon test from the hardware store, and their home was higher then desirable for radon levels. Due to the poor health of one of the homes occupants, they were eager to have the radon levels lowered. We scheduled the installation, and our installer arrived. They installed the system to collect the dangerous radon from under the home to be sucked safely out of the house via an exterior radon fan system. The homeowners were glad that the home would be healthier and were pleased with how nice the system looked. 

Vapor Barrier has Chew Marks - Swisshome, OR

This homes crawlspace didn't have any major issues, but their vapor barrier did get chewed on and there was evidence that there were some unwanted house guests living under the home. The homeowners wanted to get the critters out and deter them from returning so their home could stay healthy. After researching online, they decided to get a quote for an encapsulation. 

Our crew arrived and began by removing the damaged vapor barrier and debris. We then sealed up the vent covers and brought in CleanSpace. This 20 Mil woven material is inserted under each wooden post, attached to the wall along the rim joist, and sealed into place. We then air sealed and installed a SaniDry Dehumidifier. This sets the home up to remain dry and healthy, and deter critters from getting into this crawlspace again! 

Damp Dirt in Crawlspace - Swisshome, OR

This crawlspace had damp dirt throughout the space. On top of this, the space would suffer high humidity in the summertime, and this had led to the old fiberglass becoming water heavy and falling into pieces. The homeowners were ready for a solution to protect their home, and called up John's Waterproofing. Our system designer came out to perform a free inspection, we checked the exterior of the home as well as in the crawlspace to ensure they identified the issue and solved the problem thoroughly. 

To fix the space up, the homeowner opted for our full crawlspace encapsulation. We began by removing the old insulation and debris from under the home. We then installed a SuperSump pump in the low spot of the home. Water would naturally grade to this, where it would then by safely pumped out and away from the foundation. Our installers then laid down TerraBlock insulation over the dirt floor. Cleanspace was then installed under each wooden post, anchored along the walls, and sealed into place. We then sealed up the vents and added in spray foam along the foundation walls. As a final piece we installed a SaniDry dehumidifier to keep the space fully dry.

Pooling Water Found in Crawlspace - Swisshome, OR

This homeowner was doing some maintenance around their home and discovered standing water in their crawlspace. They knew that standing water would lead to mold problems, so they decided to call up John's Waterproofing to find a long term solution that would protect their home and the air quality within their home.

To begin our crew removed the old vapor barrier from under the home, and cleaned out the general debris. We than began to encapsulate the space, providing the best protection for this home from water issues. We started by installing a drainage system along the interior parameter of the area. This consisted of a three inch perforated pipe in a silt sleeve which was graded down to a newly installed TripleSafe sump pump. From here water was safely diverted out and away from the homes foundation. Next a layer of TerraBlock insulation was laid over the dirt floor. We then installed out 20 mil vapor barrier. This is inserted under each wooden post to provide a thorough seal against water issues. it was also anchored along the rim joist and fully secured in place. We then changed our the vent covers, installed spray foam to finish insulating the space, and added in a SaniDry dehumidifier, keeping this home dry and healthy! 

Water Streaks around the Crawlspace Vents - Swisshome, OR

This home had an odd smell emanating from under the home. Upon inspection, there were water stains dripping down around the vent covers on two of the sides of the home. To get the water cared for, the homeowners wanted to get their homes waterproofed. 

Our crews went out and removed the debris from under the home. To keep the groundwater from being stagnant under the home we installed a three-inch perforated pipe system to move the water to a new SmartSump pump which then pushes the water out and away from the home to a new LawnScape outlet. We then installed SilverGlo crawlspace insulation along the walls and laid down our CleanSpace vapor barrier. This seals under the wooden posts and anchors to the walls. To top it off we installed new vent covers to keep this home dry and healthy. 

High Flood Risk Swisshome, OR

These new homeowners noticed that their crawlspace would get very wet when the rain hit, they also knew that their home was in a high risk flood zone. After doing their research they wanted to prepare their home as best they could for water damage and the possibility of flooding. To assist on these fronts, they called John's Waterproofing.

Our crew began by removing debris from under the home. We then did a full encapsulation to make sure the home could handle the water that would seep under the home. We dug a trench along the interior parameter and installed a perforated pipe line to collect water and divert it to the sump pump we installed under the home. This would take the water out away from the homes foundation. We then laid down drainage matting, TerraBlock Crawlspace Insulation, and Cleanspace. These work together to give extra waterproofing protection to a home. With the crawlspace encapsulated and sealed up we then installed SmartVent foundation flood vents. These work to allow water under the home if flooding occurs. If a flood event happens, the extreme water pressure can force a foundation to shift if the water cannot be equalized. By allowing the crawlspace to fill with water in a flood, the home is much more likely to stay put and not suffer foundation damage. 

Thermal Dry Wall in Swisshome, OR Basement

This homeowner called John's Waterproofing because his basement was having water intrusion issues. Our fantastic inspector, Tom, advised installing our patented Waterguard drainage system, Thermal Dry wall and a Super Sump sump pump.

 

Pete, the homeowner, happily agreed to Tom's solution, and Lupe and his team quickly went to work. They installed Thermal Dry wall which stops water vapor, drains wall seepage into the Waterguard perimeter drain system and reflects heat back into the basement space. The Waterguard system is designed to capture water seepage through the walls and leaks along the wall/floor joint. It is nearly invisible once installed and it drains to the Super Sump sump pump that works quietly and efficiently to pump out all water.

 

Now that our systems are in place, Pete has a dry and healthy basement for many years to come.
