Concerns about the Air Quality in Tangent, OR

When indoor air quality is a concern, addressing your homes crawl space can be a great step to a healthy home. This homeowner called us up and scheduled their free inspection so they could learn about what was in the air they were breathing. A design specialist went out and performed a full inspection, sharing their findings afterwards. The old vapor barrier was in disrepair, with rips and tears, and caked with mud. The foundation walls had some water stains and the old fiberglass was falling in strips from the subfloor. To address all concerns and help the living space enjoy healthy air, the owner chose to have the space encapsulated. 

To begin this process we had to clear the space out, removing the old insulation and vapor barrier. We then installed full interior drain system to collect water and grade it to the lowest point where a TripleSafe sump system will pump the water away from the home. We then sealed the vents shut and laid TerraBlock insulation over the dirt floor. CleanSpace is then installed under each wooden post, anchored and sealed along the foundation walls, and sealed along the seams with a special waterproof tape. A SaniDry dehumidifier was installed to keep the moisture in the air controlled and Spray Foam insulation applied to the foundation walls. As an added layer of protection the homeowner also purchased an Aspen air purifier for their living space. The homeowner was thrilled with how much fresher the air is! 

Heavy Flooding in Crawl Space - Tangent, OR

When this home began to smell wet and musty, the homeowners hunted down the cause, discovering their crawl space had a solid five inches of water throughout it. They called up John's Waterproofing after reading some of our reviews online and scheduled their free inspection. The house lived near a high water table, and after seeing the mineral deposits along the foundation and wooden posts, we knew the home had flooded before. To protect the home against water damage, we suggested a full encapsulation. 
To begin our work we would need to dry the space out. We dropped off some gear and set it up to dry the crawl space enough so we could get under the home and work. When we came back we removed the old vapor barrier, the last of the fiberglass that was in shreds, and the general debris. A full interior drainage system was then installed, this consists of a perforated pipe in a silt sock that goes along the perimeter and grades the collected water to the lowest point where a TripleSafe sump pump then pumps the water away from the home. We then laid in TerraBlock insulation along the dirt floor, sealed the vents shut, and installed our CleanSpace vapor barrier. This goes under each wooden post, attaches along the rim joist and seals out vapor. We installed a SaniDry dehumidifier and applied spray foam for the foundation walls. This insulates and air seals. The crawl space is now set to remain dry, stable, and healthy. 

Musty Odor Points to Mold - Tangent, OR

This homes living spaces smelled of mold. After searching around the living spaces and finding no mold, they glanced under the home. The odor was much worse here, and the homeowners saw the old fiberglass was hanging and blackened from mold. To address this they would need a professional. They scheduled with John's Waterproofing and found a solution that would suit their needs and their budget. 

To begin we removed the old insulation and vapor barrier. We then applied Mold X2 as needed throughout the space. This will kill all of the present mold. To deter water issues we then installed a full interior perimeter drainage system to collect and guide the groundwater to a newly installed TripleSafe sump pump. This will discharge all water safely away from the home. A new 6 Mil vapor barrier was laid throughout the space. Since the area is still open to the elements, it will need to be checked regularly to ensure the mold isn't back and to check the 6 Mil for when it will need to be replaced or upgraded. 

Water On Old Vapor Barrier - Tangent, OR

When water is found on top of the vapor barrier, it is easy to know what high water has been an issue. This homeowner had looked under their home and found small pools of water on their old 6 Mil vapor barrier. There was also mud and debris, a sure sign that this home needed a new vapor barrier and some additional work. We scheduled them for a free inspection where a design specialist went over their options to find a solution that suited their budget. 

To begin we had to do a full dry-out. Once the space was dry enough for our crew to perform their work, they pulled out the old vapor barrier and the debris. Next, they dug a trench around the interior perimeter, laying down a perforated pipe in a silt sock. This will collect the groundwater and naturally grade it to the lowest spot where a TripleSafe sump pump is installed. From here the water is pumped out and away from the home to a LawnScape outlet. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the wall. This will need to be monitored, as a 6 Mil vapor barrier needs to be replaced every few years, but the new pipe and pump will keep water from rising over the barrier, prolonging its usefulness. 

Flooded Crawlspace and Puddling around Down Spouts in Tangent, OR

This home flooding issues, both in the crawlspace as well as around the homes foundation, specifically around the downspouts. They could see the water was up against the homes wooden posts and knew this could lead to issues. They did some research and decided to call up John's Waterproofing for some help. We sent out a design specialist who performed a full inspection both under the home and around the exterior. To begin helping out we addressed the exterior. We extended the downspouts into the ground and installed a drainage system that would guide the water under the yard to be dispelled safely away from the home. As we did this, we set up the crawlspace with a dry out. As was, the space was to wet to work in, so we had to make the space maneuverable. When the space was dried out we installed a TripleSafe sump pump in the lowest spot to collect groundwater and send it out and away from the home. We then laid down a new 6 Mil vapor barrier and applied Mold X2 as needed.  

DYI Can't Handle the Homes Water - Tangent, OR

A homeowner realized that his rain drains were a big problem and he made a valiant effort to design and implement a solution to the problem, but after all of his hard work, it failed. He called us to rescue him. A System Designer arrived at the home to do an inspection of the crawlspace and took photos to show the homeowner the water damage. He walked the perimeter of the foundation and surveyed the homeowner's handy work. He could understand the homeowner's thinking but in heavy rain, the water spilled over the top of his creation. He sat with the homeowner and described what the problem was and how John's Waterproofing could solve it to give him peace of mind. The homeowner agreed so the work was scheduled. 

The installation crew arrived and they dismantled the homeowner's work and began making repairs. They removed the vapor barrier and assorted debris and dug a trench around the perimeter of the crawlspace, inserting a 3" perforated pipe that was encased in a silt sock to prevent dirt from getting in. This system grades the collected water to the low spot in the crawlspace where they installed a SmartSump pump. They discharged the pump to a rain drain and all of the rain drains were extended away from the home to LawnScape outlets. We left one happy homeowner. 

Mold Spores in the Crawlspace - Tangent, OR

This crawlspace had mold spores taking hold. It was growing along the wooden beams and posts. While the homeowner had a general vapor barrier laid down, it wasn't handling the water that was present and had been pooling over the top of the old vapor barrier. The homeowners knew they needed a better system to handle their water issue. To help out, they called up John's Waterproofing. 

Our crew arrived and began by removing the old vapor barrier. We then applied MoldX2 along the beams and posts, killing the spores and to prevent more mold spores from appearing. We then installed a drainage system along the interior parameter to collect the groundwater, this graded to a newly installed TripleSafe sump pump, and then out and away from the foundation. As a final piece we installed our 20 Mil vapor barrier; CleanSpace. This was installed under each wooden post, and anchored up along the walls under the rim joists. It was then fully sealed into place, to keep this home dry and healthy. 

Home in a Valley Holding Water - Tangent, OR

This home had a lot of water build-up when it rained. The water would pool around the home, causing a wet mess of mud when the rainstorms hit. The downspouts from their gutters were dropping the water right near the home's foundation and this added to the issue, leading the homeowners to have to make a pathway using wooden boards over the mud to keep from sliding as they walked around their home. To solve this issue, the homeowners called in John's Waterproofing. 

Our crews arrived and began by drying out the crawlspace, with so much water around the home it was difficult to see how the crawlspace was holding up. A perforated pipe system was then installed around the home under the surface to collect groundwater, this hooked up to each downspout and hooked to a TripleSafe sump pump that went into the crawlspace. These would all work together to collect and direct water out and away from the home. Once the dry out was complete we then installed a 20 Mil thick Cleanspace vapor barrier which secures under the wooden posts and anchors to the walls to keep the water out!

The homeowners were so pleased with how the system kept up with the water demands when the rain hit, no more makeshift pathways! 

Cracks in basement lead to flooding - Tangent, OR

Homeowners have a small basement, where they noticed some hairline cracks. The cracks seemed minor, so the homeowners were going to wait until the rainy season had come and gone before addressing the problem thinking that working on a dry basement after the rain would be ideal. However, as the rainy season progressed and water pushed on the foundation walls, the cracks grew. During  a particularly big storm, they noticed pooling in the basement, and this grew to flooding. The cracks had grown under the pressure, and to make sure the damage didn't increase, John's Waterproofing was called. 

While John's doesn't handle large structural issues, we can help with minor damage repair. While this home experienced large amounts of water dripping through the cracks, it was still within our capability to solve. We began by getting all of the water cleared out. Since it was still wet outdoors, we put a dehumidifier in the basement to help us keep the space dry enough for our installers to work efficiently. They began by sealing up the cracks with a waterproof material that can reinforce the structural integrity of the home so it will withstand the exterior water pressure. Since the home had a monolithic foundation (the floor and walls were poured at the same time and connected), we added in a Dry Trak basement drainage system to direct the water to a sump pump that then pulled all water out and away from the home. 

High Energy Costs for Home in Tangent, OR

We received a call from a homeowner who was having difficulties keeping their energy costs at a reasonable rate. Our crews went out to the home to help. Having dirt crawl space can drastically effect heating and cooling costs in a home. So our crew installed CleanSpace encapsulation system on the walls and floor of the crawl space to prevent any moisture or water vapors from coming into the crawl space through the floors or walls. It also keeps the floors warmer which helps lower heating costs. This home also had a vented crawl space. Having an open vent means that any cold, hot or humid air from outside can come directly into the crawl space. So our team installed an insulated vent cover to prevent this from happening. Preventing cold air from the ground and all the air from outside drastically helps to lower heating and cooling costs for the homeowner.
