High Heating Costs and Nasty old Insulation in Terrebonne, OR

This home was insulated with Fiberglass in the crawl space. Over the years the homes heating and cooling costs were rising, the floor getting colder to the touch during the Winter months. The homeowners were unaware that crawl spaces were supposed to be maintained every few years, so they hadn't done a thing under the home. When they learned it was supposed to be maintained, they opened up the exterior entryway, which was a very damp piece of plywood, they saw the old fiberglass barely hanging onto their floorboards. It was all wet and large pieces of the insulation had water mold. They called John's Waterproofing, 

To get the space back into shape and help prevent issues from occurring, we would install a full encapsulation. We began by removing the old insulation and what was left of the old vapor barrier, spot treating mold as we went. We then installed a drainage system which will collect groundwater and send it to the lowest point of the crawl space to be pumped away from the home with a newly installed TripleSafe sump pump. We then insulated the dirt floor with TerraBlock insulation. CleanSpace then wraps over this, going under each wooden post, anchored to the rim joist, and sealed along every seam into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. The space is now in tip top shape, and the homeowners can have peace of mind knowing the space is in good condition. 

Chilly Floors and High Bills - Terrabonne, OR

Chilly floors under foot and high heating costs were the 'normal' for this household. They figured their issues plagued the homes around them as well. That is until they saw a commercial that mentioned it could be a sign of a poorly insulated crawl space, and that an encapsulation would help. After hearing about this they went online and did some research. Unsure if their home had insulation, they decided to look in the crawl space. They opened the exterior entrance and ran their light through the space, and was met with falling insulation. Most drooping from their place, and some laying on the dirt covered vapor barrier that was present. Wanting to clear the space and regain control of their homes heating and cooling, they called John's Waterproofing for a free inspection. 

To begin on this homes job we removed the old insulation and vapor barrier. Once cleared out, we installed a full interior perimeter drainage system. This will collect groundwater and move it to the lowest point where a SuperSump Plus then sends the water away from the homes foundation. To properly insulate the dirt floor we installed TerraBlock and we then sealed the vents shut. CleanSpace was then wrapped through the place, going under each wooden post, anchored to the walls, and sealed into place. We then insulated the walls with Spray Foam and installed a SaniDry dehumidifier. This space is now properly insulated and the homeowners can enjoy their savings! 

Open and Drafty Crawlspace - Terrebonne, OR

This crawlspace issue was first detected as a foul smelling odor. The homeowner was able to follow their nose to determine the smell was coming from under the home. The opened up their crawlspace hatch in their closet and the smell worsened. To know what was really going on under their home, the homeowners called up John's Waterproofing. While under the home we found the vents were chewed through, critter droppings littered over the old vapor barrier, and the old fiberglass insulation was in shreds. To remedy the issue and prevent future critter problems, a full encapsulation was the recommended solution. 

To begin, our crew removed the old fiberglass, vapor barrier, and other debris. We then sealed the vents shut and installed TerraBlock insulation over the dirt floor. CleanSpace was then brought in, going under each wooden post, attaching to the rim joist, and fully sealed into place. This keeps critters from creeping into the crawlspace, and the CleanSpaces woven fiber deters critters from chewing through the material. A SaniDry dehumidifier was installed and we then applied spray foam to the foundation walls. This acts as both an insulation and to air seal the space completely from exterior factors. This crawlspace is now healthy and critters will be deterred from getting in here again. 

Crawlspace Repair Before Going on the Market - Terrabonne, OR

This home was getting ready to go onto the market. The inspection had shown that the crawlspace was in disrepair, suffering from pooling water on the old vapor barrier, and would need to be addressed. The Realtor had worked with John's Waterproofing referred the sellers to us for our Fix it To List it program. 

To have this home ready for the market, the crawlspace would receive our PPP; pipe, pump, and plastic. To begin the space was cleaned out. We then dug a trench along the interior perimeter where we installed a perforated pipe in a silt sock. This will collect the excess water and grade it along to a newly installed TripleSafe sump pump that then guides water out and away from the homes foundation. A new 6 Mil vapor barrier was then brought in and installed, with edges overlapping and run up the wall. This vapor barrier will need to be changed out every few years to keep the space fully protected, but the new drainage system and sump pump will keep the space from flooding issues. 

Setting a Home Up for a Smooth Sale - Terrebonne, OR

As a home goes onto market, it has to pass inspections and meet local codes. This homes inspection showed water stains on the foundation walls in the crawlspace, and the old vapor barrier just wasn't cutting it. To ensure water is moving through the space and not sitting to cause rot or mold, the inspector recommended John's Waterproofing for our realty program. Here we provide a Pipe, Pump and Plastic to get this home dry and healthy. 

Our install crew arrived and pulled out the old vapor barrier and debris. Once the space was clean we dug a trench along the interior perimeter and installed a three inch perforated pipe in a silt sock. This will collect groundwater and grade it to the lowest point in the crawlspace where we installed a TripleSafe sump pump to discharge the water out and away from the home. We then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. 

Wet Nasty Crawlspace - Terrebonne, OR

A new homeowner called John's Waterproofing after discovering that the crawlspace in their home had water ponding on top of the old vapor barrier. As indicated by its name, a vapor barrier is supposed to prevent moisture from invading the airspace so if water has breached the barrier, its use is null and void. A System Designer was sent to the home to do a full inspection, and help educate the homeowner on why it was happening and how we could solve the problem. 

When the installation crew arrived, they cleared the crawlspace of the old vapor barrier and the failing fiberglass insulation. A 3" perforated pipe drain system was installed around the perimeter of the crawlspace graded to a SuperSump pump with an UltraSump battery backup to assure that the system remained in operation in the event of a power outage. Then a new 6mil plastic vapor barrier was laid on the dirt floor, making sure that it was well overlapped and attached to the foundation wall so any water coming in via the footing and foundation was captured and directed into the system for removal.

Musty and Damp Crawlspace in Terrebonne, OR

This crawlspace was continuously wet, and while the homeowners had laid down a store bought 6 Mil vapor barrier, water would pool on top of the barrier and water mold was present. The crawlspace also had the old fiberglass insulation absorbing the water, so this was falling in strips to the dirt floor. The homeowners wanted to address this issue and called up John's Waterproofing for help. 

When we arrived we began by removing the damaged vapor barrier and the water logged insulation. Once the space was cleaned out we installed a perforated drainage system throughout the space. This collects the groundwater and grades it towards a newly installed TripleSafe sump pump. From here the water is pumped out and away from the homes foundation to a LawnScape outlet. We then laid down a new 6Mil vapor barrier, since this doesn't fully get sealed up like our CleanSpace woven barrier, we will come back in a few years to remove and replace as needed. 

Drooping Fiberglass and Mud Caked Crawlspace - Terrebonne, OR

We commonly have people call for a crawlspace 'clean-up'. They have a vapor barrier, but it is covered in dirt and mud. They have insulation, that is drooping and falling apart, they just want us to clean and reattach anything that is out of place. However, these are signs that the water issues in the crawlspace are not being properly addressed. The water levels are actually pooling over the top of the vapor barrier and the moisture content is inside of the insulation which leads to mold and mildew. When these homeowners called for a 'clean-up' we sent a design specialist out to inspect and evaluate their crawlspace. Afterward, we found a waterproofing solution that better suited the water their home was facing. 

We began with a clean-out. The old barrier was removed, and the old fiberglass insulation was all removed. With a clean surface, we dug down a perforated pipe system to collect groundwater and divert it to a new TripleSafe sump pump. This would direct all water out and away from the home with a new LawnScape outlet. We then installed SilverGlo crawlspace insulation on the walls to help with the home's energy consumption. Afterward, we laid down a new vapor barrier throughout the crawlspace to keep it dry and healthy! 

Crawlspace Insulation and Encapsulation - Terrabonne, OR

The homeowner discovered that the Crawlspace had received a lot of damage over the years of them living there. The Insulation that had been installed was flaking apart causing an expansive amount of insulation dust and clumps to be scattered throughout the area. Within the debris, droppings from vermin could be found and it was obvious that unwanted guests had been living there. 

Johns Waterproofing crew went in and removed all the debris, we then isolated all of the posts so no damage could seep into the homes wooden foundation. To make sure no water build up could occur, a Smart Drain and SaniDry Sedona dehumidifier was installed. We also added in Terra Block and Cleanspace sheeting throughout the space to encapsulate it. To finish off the job we added in spray foam to the ceiling of the crawlspace to replace all that had been destroyed and sealed the vents. 

The revamped crawlspace is now clean and easy to move through, no more musty odor or vermin signs. This closed off space is officially a CleanSpace!
