This homes downspouts had a slight extender, but it was just dumping water in the yard, causing the yard to flood and water mold to grow in the downspout tube. To address this issue we dug a trench along the side of the home, extended the downspout into the ground and installed a pipe system to safely send the water away from the foundation to a LawnScape outlet.

This basement was semi-finished with some rooms left bare for general storage, and others finished for a bedroom, craft room, and bathroom. Over the years, water began to come in through the foundation along the rim joist and the floorboards. It was a slow intrusion, but over time became water mold and an odd odor took hold of the space. To fix up the basement, we removed the damaged portions of the basement walls and flooring. A full parameter WaterGuard drainage system was installed to collect water and grade it to a TripleSafe sump pump. On the unfinished walls we installed CleanSpace panels, and the finished spaces we insulated with a ThermalDry radiant barrier. Our finishing crew came out afterwards to re-finish the livable spaces for the homeowners to enjoy once more.

Water in the Unfinished Basement - The Dalles, OR

This homes basement had water coming in. Water stains were found under the basement windows, and standing water would be found when heavy rains came along. Looking for a solution the homeowners asked around and heard about John's Waterproofing. They scheduled their free inspection and helped through the homes issues with a design specialist, talking through solutions to keep their home dry and healthy. 

To begin, this home had leaks coming in around three of its basement windows, these peaked below-grade and the window well was holding water against the windows, causing leaks and water stains. To address these we replaced the window-wells, and installed drainage for the windows. In the basement we dug a trench along the interior walls. Here we installed a bed of gravel and our WaterGuard drainage system. This collects groundwater, the water from the window wells, and from the walls. To ensure water from the foundation walls makes it way into the drain system safely, we installed BrightWall paneling. These will not rot or mold, and are easy to clean. All water then follows the drain system to the lowest point where a TripleSafe sump will work to pump the water safely away from the home to a LawnScape outlet. A SaniDry dehumidifier was then installed to keep the moisture content in the air controlled. 

Water Issues in Basement - The Dalles, OR

When waterproofing a basement, some people say working from the exterior of the home is a good route to take. While this can work out, exterior waterproofing is best installed during the homes build. When working for outside, regulations state that when digging down, there is a required amount that must be dug out as well. This causes major landscaping changes, roots up the dirt once again, and once the system is installed, it can't be maintained or fixed unless dug down to again. For this reason, this homeowner decided they would pursue waterproofing from the inside of their home and called up John's Waterproofing. 

To begin our crew used a jack hammer and dug a trench around the interior perimeter of the basement. Here a bed of gravel was laid down, and WaterGuard was installed over it. This is carefully graded to guide any collected water to the lowest point of the space where a TripleSafe sump pump is installed to then send the water safely away from the home. To ensure water from the walls is guided to the drainage system, we installed BrightWall paneling, which will not mold or rot. As a final step we installed a SaniDry dehumidifier to keep the air healthy. Since the install we have done a service visit each year to ensure it is all working properly, and the homeowners are pleased with how simple it is to maintain. 

Finished Basement Has Damp Drywall and Carpeting - The Dalles, OR

This homes basement had been finished a few years back, and they noticed that the lower portion of their drywall was damp, and the carpeting was squishy near the walls. They pulled back the carpeting to dry it out and protect it against mold growth. They called up John's Waterproofing to get a full inspection and protect this space in their home. 

To begin working, we removed the lower portion of the drywall, and dug a trench along the interior perimeter of the basement. We laid a bed or gravel in the trench with our WaterGuard drainage system. The walls were then covered with a ThermalDry Radiant vapor barrier, this will help the space keep its temperature and act as a vapor barrier, guiding moisture from the wall down into the drain system. The drainage system is carefully graded to a low spot of the basement where we installed a TripleSafe sump pump to dispel the water away from the home. We installed a SaniDry dehumidifier and brought in our finishing crew to finish the space once again so the homeowners could fully enjoy this space. 

Water Creeping into Basement Through Walls - The Dalles, OR

The home featured a partially finished basement. The finished portion had been waterproofed and well protected. However, the homeowners had opted out of waterproofing for the unfinished portion which consisted of the laundry room and a storage space. There was no water pooling, however, the foundation walls were damp to the touch. The homeowner was concerned about moisture damage and mold. They decided to call up John's Waterproofing for professional help. 

To address the issue, we were able to add onto the present waterproofing system. We dug a trench along the unfinished space and installed a WaterGuard discharge line. We then hooked this into the current drain system to take moisture to the present sump pump to push water away. The homeowner also opted to purchase a backup sump pump system to turn on should a power outage occur, we installed this for them. The walls were then waterproofed with BrightWall paneling. This is easy to clean and will not mold, as well as guide any moisture down the drain system to be dispelled. 

Small Crawlspace/Big Problems - The Dalles, OR

Though small in square footage, frequent flooding had left this crawlspace in bad shape. The flooding had damaged the wood posts, and the old vapor barrier, and there was lots of debris. Our system designer went down to survey the damage and take pictures to show the homeowner. After telling the homeowner what his options were, he opted for encapsulating the crawlspace.

To begin our crew removed the 6 mil vapor barrier, damaged fiberglass insulation, and debris. Then they installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each of the newly installed galvanized steel Smart Jacks and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep utility costs down.

Water in Basement - The Dalles, OR

Basements are a great added space for many homeowners. Whether it is finished and used as living space, or unfinished and used for storage, the square footage is nice to be able to utilize. However, if water threatens a basement, it can be rendered unusable. To reclaim this basement after mold started growing on their stored items, the homeowners called in John's Waterproofing. 

 

Our crews went out and began by digging a trench along the interior parameter, we than installed a WaterGuard drainage system which would divert all water towards a newly installed SuperSump pump with an UltraSump backup. This water is than pushed out and away from the home via discharge line. To ensure water moisture from the foundation walls would be handled properly we also installed ThermalDry wall panels for a waterproofed and clean look. 

Water Damage to Basement Floor - The Dalles, OR

This home had a large crack on their basement floor. This was allowing water to seep up into the basement and pool in the corners. While the basement was mainly used for storage, the pooling issues would lead to them needing to move items around when there was a heavy rain, and the homeowners were worried about the damage that was happening to their items due to the high humidity from so much water. 

To fix this issue our install crew dug a trench along the interior walls of the basement and added in out WaterGaurd XL pipe system to collect the water, this all drained to the newly installed SuperSump that would safely take the water away from the home. To address the large crack in the floor, we sealed up the five foot long crack so it wouldn't cause the home any more distress. To finish this basement off right we then added in a SaniDry Sedona to take the excess humidity out of the basement, creating a healthy environment. 

The homeowners were so happy to reclaim their basement without the threat of water damage. 

The Dalles, OR Spray Foam Insulation

This homeowner called John's Waterproofing because her house had a lot of dust in it coming from the crawlspace. In many cases, this is true because 50% of the air that is in your crawlspace is moving to the first floor of the house. After inspection, Bob noticed that the crawlspace did not have a vapor barrier or insulation which is against Oregon code. He suggested that we install our patented Cleanspace encapsulation system as well as Spray Foam Insulation.

Jeff quickly agreed and Gordon and his team began work. They installed Spray Foam insulation which goes on the walls instead of underneath the floor because it works with the CLeanspace system and works more efficiently on the walls. Spray Foam is closed celled so it won't allow water to get through or retain water like fiberglass. Cleanspace was installed on the floors and walls to completely encapsulate it. Cleanspace keeps out moisture, prevents mold and mildew, and keeps out cold drafts. 

Jeff is satisfied with his new system and is grateful that his crawlspace is now up to code.
