Very High Radon Levels in Home - Tidewater, OR

After learning about radon on the news, this homeowner figured it was better to test their home and know. They researched types of radon test kits and opted to get a continuous radon test from John's Waterproofing. This will test the home over the course of a few days to show the homeowner how their home's radon levels fluctuate and what the home's average levels are. This test showed the home's average radon level was at 9.0 pCi/L, well above the healthy amount for a living space. The homeowners were quick to schedule a mitigation install. For this, the installer digs a hole through the foundation of the home. A pipe goes into this hole to pull the radioactive gases out from the soil. A mitigation fan is attached to the exterior of the home, and this pulls the gases from under the home to go out into the air. We left a charcoal testing kit at the home once we were done. This allows the homeowners to do a quick radon test on their own. This is sent off to a third-party company to ensure the home is now within the recommended radon levels for a livable space. 

Insulation Needs to be Upgraded in Tidewater, OR

This homes fiberglass insulation was a mess, the homeowners were sick of having to have it reattached under their home due to how quickly it would begin to droop and sag. They were ready for a long term solution that would keep their homes temperature more comfortable year round. With this in mind they took to the internet and began to read up about encapsulation. They scheduled their free inspection and were happy to move forward and enjoy the savings on their monthly energy bills. 

To begin our work we would need to clear out the crawl space. This involved removing the old fiberglass, damaged vapor barrier, and general debris. We then installed a full interior drain system with a TripleSafe sump pump. This system will collect ground water and direct it safely away from the home. To begin insulating, we laid TerraBlock along the dirt floor. CleanSpace was then placed in, going under each wooden post, anchored up to the rim joists, and sealed into place. A SaniDry dehumidifier was installed and to finish insulating, we applied spray foam along the foundation walls. The homeowners were amazing at how bright and clean the crawl space was now and look forward to their heating and cooling bills decreasing. 

Needs New Insulation in the Crawlspace - Tidewater, OR

When looking under the house, this homeowner saw their old fiberglass insulation was in stripes and falling down. They called up John's Waterproofing to get their crawlspace addressed for insulation. We informed them we do not offer fiberglass since it absorbs moisture and causes many issues, but let them know we have a crawlspace encapsulation we would be happy to discuss. They agreed, and after their inspection, they were happy to move forward. 

Our crew arrived and began removing the old insulation and vapor barrier. Once cleared out, we installed a full drainage system with a SuperSump Plus and sealed off the crawlspace vents. To insulate the floor we laid down TerraBlock insulation. Next we installed CleanSpace, this goes under each wooden post, up to the rim joist, and seals full into place, keeping moisture out of this space. A SaniDry dehumidifier was installed to keep the air quality healthy and spray foam applied to the foundation walls. This space is now dry and healthy, with product warranties to ensure it lasts. 

 

High Cooling and Heating Costs in Tidewater, OR

When heating and cooling costs elevate, it is time to look for ways to save. This homeowner turned to the internet and discovered that a poorly insulated crawlspace could be a reason for their bills to be going up. They glanced under their home and discovered the old fiberglass insulation under there was falling down. To see what their options were, they called up John's Waterproofing. After discussing insulation for crawlspaces, they homeowner opted for an encapsulation. 

To begin our crew pulled out the old insulation. We then laid down TerraBlock insulation, this goes over the dirt floor. We then brought in CleanSpace, inserting it under each wooden post, anchored along the walls, and sealed fully into place along every edge. Our spray foam specialist then went out and finished insulting the space with spray foam on the foundation walls. This space is now fully encased, and the homeowners can enjoy lower heating and cooling costs! 

Water Runoff into Crawlspace - Tidewater, OR

As water moves down the hillside, it was running under this home,  right through the crawlspace.  The homeowners were concerned about the damage this could do to their home.  To address the issue,  they reached out to John's Waterproofing for a solution.  After a full inspection, the design specialist worked with the homeowners to find a solution that fits their homes needs and budget.

To begin our crew cleared the crawlspace out.  We then dug a trench through the crawlspace,  where we installed a three inch wide perferated pipe system.  This grades the water to a newly installed TripleSafe Sump Pump which pushes the water safely out and away from the homes foundation.  We then laid down a new 6 mil vapor barrier,  running up the walls and overlapping the layers to help keep this space protected against water damage.  

 

 

Previous Crawlspace Work Can't Accommodate The Water - Tidewater, OR

We were requested to come out and examine this homeowner's crawlspace. Even though they had another contractor come out to dry out and keep the crawlspace dry, clearly something was amiss because they discovered that there was still quite a bit of water in the crawlspace. They had tried to contact the original company, but they had gone out of business. John's Waterproofing has been around since 1974 so they opted to call us. A system designer went to the home and she found that the work was poorly done. The drain pipe was just laid on the surface and not in a trench and the sump pump was a plastic pump, not designed for a crawlspace it was put in a plastic bucket that was not below grade so the water couldn't get to it. Furthermore, the sump wasn't in the low spot of the crawlspace and the discharge was inadequate. Now mold was growing and this homeowner was not happy. After consulting with our designer, this customer decided that John's Waterproofing and a full encapsulation would be the right choice. 

After arriving a few weeks later our crew got right to work and removed the old 6 mil vapor barrier and fiberglass insulation, debris and the failing sump pump installed by the previous contractor. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace and protecting the new CleanSpace, 20mil, nylon-reinforced barrier. The CleanSpace is used to isolate each wooden post and each seam is sealed before it's anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, 3" of closed-cell spray foam insulation was applied to the full wall of the foundation to keep the home insulated to industry standards to keep the air clean and free of mold.

Damp Foundation Walls in Tidewater, OR

This home's crawlspace emitted a damp aroma, the homeowners had used air fresheners, but this didn't stop the odd smell. To finally address the problem at the source, the homeowners called up John's Waterproofing to assess the crawlspace. Upon inspection, the foundation walls were found to be damp. While a simple 6 Mil vapor barrier had been placed, since the water issue was coming from the walls, it was still creating condensation which was allowing water to sit on top of the barrier. 

To begin, our crew began by removing the old vapor barrier and cleaning out the debris. We then installed a SmartSump pump to collect the crawlspace groundwater to push it out and away from the home. The walls were covered in our SilverGlo insulation panels, which will save the homeowners money on energy bills, and also provide waterproofing for the foundation walls. We then laid down our CleanSpace 20 Mil vapor barrier. This was inserted under each wooden post, anchored along the walls, and secured in place. As a final piece to protect this home we inserted a SaniDry dehumidifier to ensure that the home could stay dry and healthy. 

Home has a Leaky Crawlspace - Tidewater, OR

This home had a leak in their crawlspace. After living with this issue for a few years, the homeowners were ready to tackle the problem. The water damage was starting to smell musty and to ensure their home would be safe from water damage, they called John's Waterproofing. 

Our crew came out and removed some debris from under the crawlspace, since there was ample room we installed our SuperSump pump to divert all water out and away from the homes foundation. We then laid down our dimpled drainage matting with our TerraBlock crawlspace insulation over that and topped off with our 20 Mil thick CleanSpace vapor barrier. These systems all work together to encapsulate the crawlspace. We covered up the crawlspace walls with our SilverGlo insulation which then had the Cleanspace barrier sealed against it. The home will be ready for whatever water comes through!
