Concerns about Water in the Crawl Space - Timber, OR

This home's crawl space had an off smell for a while, ready to confront the issue, this homeowner called up John's Waterproofing. Our Design Specialist went under the home and discovered the old fiberglass insulation was moldy and damp. Some of the mold had spread to the home's underside, and with the fiberglass there, it was bound to get worse. To stop the mold we would pull down the insulation and treat with Mold X. To then keep the mold from coming back we would encapsulate it. 
To begin encapsulation, we removed the vapor barrier and debris from the space. We then installed a drainage system. This consists of a pipe in a silt sock that goes around the interior perimeter, collecting and guiding the groundwater to the lowest point where a TripleSafe sump pump will send the water safely away from the foundation. The vents are fully sealed shut and we laid down TerraBlock insulation along the floor and CleanSpace. A SaniDry dehumidifier is installed and spray foam is applied to the foundation walls. This home is now protected against the dangers of mold and mildew! 

Replacing and Upgrading the Crawl Space in Timber, OR

This homes vapor barrier was out of place and had mud over it. The homeowners hadn't replaced it in over seven years, they knew it was overdue. To address this they called up John's Waterproofing to schedule their free inspection. To address their needs and fit their budget, they choose a pipe, pump, and plastic solution. To keep water from carrying mud over the vapor barrier we installed a perforated pipe system in a silt sock. This goes around the interior perimeter and carries the groundwater to the lowest point of the crawl space. Here we installed a SuperSump Plus which then pumps the water safely out and away from the homes foundation to a LawnScape outlet. A new 6 Mil vapor barrier was laid throughout, overlapping the edges, and run up the wall. The vapor barrier will need to be replaced every few years to keep it in good shape, but the new drainage system will help keep the space from experiencing high water issues. 

Crawlspace Repair in Timber, OR

This older home would have the dirt floor in their crawlspace get damp to the touch when rains came along. It was never much, but the homeowners like to protect their home with a simple 6 Mil vapor barrier. It had been a few years since theirs had been replaced, so they knew it was due. It would shift slightly over the years and get some chew marks in it. Since they had no major critter issues or water problems, they called up John's Waterproofing to just replace their barrier. We had our crew out and had the old vapor barrier pulled out, we then laid down a new 6 Mil barrier. We overlapped the edges and ran it up the walls to help it last a little longer, the homeowner was happy with how quick this went and said they will give us another call in a few years when they need to change out the barrier again. They know it is only a short term protection, but they are happy to keep with it. 

Extended Downspouts Needed in Timber, OR

This homeowner had water pooling around the homes foundation where the downspouts were.  The house had a crawlspace and the homeowners were concerned about what this could do. They heard about John's Waterproofing from an online ad, and gave us a call to recieve their free inspection and estimate. After a thorough walk through they worked together to craft a solution to suit the homes needs and the homeowners budget. 

To begin our crew extended the downspouts. These then had a drainage system to collect the gutter water and send it all safely out and away from the foundation.  With the exterior issue addressed the crew went under the home. Here we cleared out the debris. We then installed a Sump Pump in the lowest spot, this will collect groundwater and divert it away from the house.  We then laid down a 6 Mil vapor barrier.  This is run up the foundation walls and overlapped to help it last. Any 6 mil vapor barrier will need to be changed out every few years, so we will perform annual checks to help the homeowners.

Waterfront Property with a Wet Crawlspace - Timber, OR

This property was located just a few hundred yards from the river. Because water is always moving downhill and often to a water source, this homeowner was finding water in his crawlspace. While you can't control mother nature, it is possible to control the water in the crawlspace. A system designer went to visit the homeowner and assessed the situation. He measured the home and took photos inside and outside of the crawlspace before sitting down with the homeowner. Our design specialist thoroughly explained what was going on and how John's Waterproofing could help. It was imperative that a drainage system for capturing the water was installed and a sump system to remove and discharge the water away from the home. 

The crew came out to do the work and the first thing they did was clear the crawlspace of the old insulation, old vapor barrier, and other debris. They dug a trench around the perimeter to hold a 3" perforated pipe system to gather the water and direct it to the TripleSafe sump pump that we installed at the low point of the crawlspace. The water was pumped out and drained via 20' of solid drain pipe down the hill. They laid a new 6mil polypropylene vapor barrier, overlapped at least 18" and fastened over the footing to the foundation wall so that any water intruding through the seam of the footing and foundation would be directed to the drain system and not on top of the barrier. 

Water in the Basement on Hillside in Timber, OR

Water often runs down a hill and can enter the basement through the wall which is tucked along the hillside. This home had water pooling along the foundation floor on the hillside portion and the homeowners were looking for a solution to their water problem. They spoke to a contractor friend and was referred to John's Waterproofing for a solution that would truly last. After hearing about our warranties and reading more reviews online, they opted to move forward. 

Our installation crew arrived and began by digging a trench along the interior walls. We installed BrightWall panels along the walls to direct all moisture safely down the foundation walls. This has the water enter the newly installed Drainage system WaterGaurd. WaterGuard sits in the trench we dug on a bed of gravel and then cemented in place to give a smooth floor finish. All the water is graded to a TripleSafe sump and then pushes it out and away from the home, keeping it dry.

Water Moisture Creeps into Crawlspace - Timber, OR

Crawlspace moisture creates an ideal environment for mold to take hold and grow. If left unchecked it can lead to rot and structural damage. To stop this issue, the homeowners called in John's Waterproofing. 

Our crew began by cleaning out the debris in the crawlspace, we then installed an UltraSump pump to divert groundwater out and away from the foundation of the home. The space was then encased in our CleanSpace vapor barrier. This seals under each wooden post and is anchored to the walls for a watertight seal. Since there were moisture issues, we also installed a SaniDry Sedona dehumidifier to keep this space dry and healthy. 

Storm Brings Water to the Basement Window, Causing Flooding - Timber, OR

This home is built into the hillside, the house that faces the higher façade of the mountain has one basement window. When a storm brought a stream of water down the hillside, it decided to pool at this window. The extra pressure caused the water to creep through the porous concrete walls. the homeowners acted fast to save their belongings from the water that was pooling in the basement, but they knew a better solution should be found. 

When things calmed down, they called John's Waterproofing. Our crew started by helping to pump the water our of the space and dry it out. We then removed and replaced the old window with something more suited to a basement. We then put a TripleSafe sump pump in the basement that would direct water out and away from the homes foundation. A trench was dug around the interior of the basement and a WaterGuard was laid down to collect and move the water to the sump pump. To help any water from the walls, we put a CleanSpace Basement Wall Barrier up and sealed it up so water couldn't get into the basement, just directed down to the new drainage system. To finish off this job we added a SaniDry Sedona dehumidifier to help the humidity down and help the home start dry and healthy. 

Homeowners Suffer a Wet Basement in Timber, OR

A homeowner had called with complaints of water constantly being in their basement. So our crews went out to the home to help. They installed WaterGuard piping system along the wall and floor joints around the basement. This takes any water trying to come into the basement through the floors or walls and directs it straight into the sump pump. A TripleSafe sump pump was also installed in the basement. The TripleSafe has three separate pumps so that even if there is a plumbing leak or a power outage the basement will continue to be dry. The TripleSafe sump pump also has a built-in alarm system to alert the homeowners if there is a plumbing leak so that it can be fixed before any damage is done. Now the homeowner can enjoy their dry basement for years to come.
