This basements walls were leaking water everywhere! And this home owner wanted to finish his basement, so we came out and installed a Waterguard perimeter drain system and our thermal dry wall system. The Thermal dry will act as a vapor barrier as well as insulation. It will channel any incoming water from high up into our Watergaurd system making sure it won’t get on the basement floor. It is made out of inorganic material meaning no organic substance such as fungus, mildew or mild can grow on it. This basement is now waterproof and ready to be finished!

Duplex with Standing Water in Crawl Spaces - Toledo, OR

This duplex had two tenants in it, both complaining about a damp and musty odor. Looking to have the issue addressed, the owner of the property called up John's Waterproofing and scheduled a free inspection. We sent out a design specialist who did a full inspection under both units, discovering mold in the drooping fiberglass insulation against the underside of the home. The damage wasn't extensive, but would need to be addressed to protect the home from long term damage from occurring. 

To begin on this project we pulled out the old vapor barrier that had pools of water on it and cleared out the fiberglass. We then did a dry out under the home and spot treated for mold. To ensure standing water wouldn't be an issue we installed a full drainage system. This wraps around the entire spaces interior perimeter, collected the groundwater and grading it to the lowest point where the water enters a TripleSafe sump pump. From here all the water is pumped safely away from the homes foundation. We then laid in a new 6 Mil vapor barrier, overlapping the edges and running this up the walls. This system will help keep this space dry and healthy, and will be revisited in a few years to replace or upgrade the vapor barrier. 

Basement Needing Sump Pump - Toledo, OR

When water is getting into the basement, a solution is needed. This home was dealing with pooling water and the homeowners knew they would need a sump pump to collect and send the water away from the home. For this they called up John's Waterproofing. We sent out a Design Specialist who did a full inspection and worked with the homeowner to find the best option for their home. 

We began by digging a trench around the homes interior perimeter. Here we installed a bed of gravel and our WaterGaurd drainage system. This will collect the groundwater and send it to the lowest point of the basement. This is where a TripleSafe sump pump is installed to collect and pump the water away from the home. On the walls we installed out BrightWall paneling. This is a vapor barrier and will ensure any wall moisture is directed safely to the drain system. This will not mold or rot and will brighten the basement considerably. A SaniDry dehumidifier was then installed and the home is now all set up to remain dry and healthy. 

Water Where the Foundation Meets the Floor - Toledo, OR

This homes basement had water coming in near the floor and foundation walls. At first the homeowners hadn't thought much about this issue, but they noticed that year after year, the amount of water gathering here was growing. They knew to get the water issue under control, they would need to address it head on. For professional help with this, they called up John's Waterproofing to have their free inspection. 

To begin our work we used a Jackhammer to dig a trench along the interior perimeter. Here we laid in a bed of gravel with our WaterGuard drainage system. This will collect all water and grade it along to a low spot where we installed a TripleSafe Sump pump which will pump the water safely away from the home. To ensure the moisture from the walls makes it down into the new drain system a BrightWall panel system was installed. This will not mold or mildew, and safely guides water down to be addressed. We then installed a SaniDry dehumidifier to keep the air healthy. The homeowners are pleased to have the water problem solved and not have to worry about it taking over their basement. 

Water Issues for Basement in Toledo, OR

A basement is a convenient space for storage, a laundry room, and for this homeowner a crafting space. However, the humidity levels were high and some of the canvases were not pleased with the unnecessary dampness. They had tried a store bought dehumidifier, but it wasn't enough and the issue persisted. To address the water concerns, they called up John's Waterproofing. We sent out a design specialist who found condensation along some of the foundation walls, and confirmed that high humidity was present in this basement. We drafted up a design, and once things were settled, scheduled the installation. 

To begin this project we had to dig a trench around the interior perimeter. Here we laid down WaterGuard drainage, with a TrenchGuard along the exterior entrance that was present in this home. This drainage system grades along to the lowest spot of the basement where we installed a TripleSafe Sump pump. The walls were then given a semi-finished loom with our BrightWall paneling. This is a waterproof material, that will guide moisture from the foundation walls down in the drain system. It is also easy to clean, which was an appealing addition for this crafty space. A SaniDry dehumidifier was then installed to ensure this space is dry and healthy! 

Water coming up through Basement Floor - Toledo, OR

This homeowner found moisture coming up through the basement floor in a few areas. It wasn't pooling yet, but was wet to the touch and they were nervous about what this water issue could grow into. The searched online and decided to call up John's Waterproofing to find a solution before it got worse. 

To begin work, our crew dug a trench along the interior perimeter. Here we installed a bed of gravel with our WaterGuard drainage system. This will collect the groundwater and give it a safe path to grade to the newly installed TripleSafe sump pump. Since the basement was large we also added some perforated pipes cutting through the space to collect groundwater and move it along. From the pump all water is sent well away from the homes foundation. The walls then had BrightWall paneling installed, this will divert any wall moisture down into the drainage system as well. As a final step to protect this space we installed a SaniDry dehumidifier. This home is now dry and healthy! 

Dirty, Damp Crawlspace Transformation - Toledo, OR

Due to the high level of water damage this home had seen there were a few issues presented. The minimum height requirement for a crawlspace is 18" but this home's crawlspace was only 6-12" in height, there was no barrier, and the piers and posts were sinking into the mud. A System Designer was scheduled to go out and assess the situation and create a proposal for the home's owner. 

The crew was dispatched a few weeks later to begin working. The first order of business was to excavate the excess dirt to bring the crawlspace height to code. It was arduous work, our crew has to hand dig under the home and remove, one bucket at a time.  As the dirt was removed, SmartJack galvanized metal, adjustable pier supports were installed to hold up the structure. A perimeter drainage system consisting of a 3" perforated pipe in a silt sock was then installed and graded to the lowest spot of the crawlspace where a new Smart Sump was installed to take the water and pump it out of the crawlspace and discharge it out and buried in the yard, well away from the structure. Once completed, a new 6mil black plastic vapor barrier was laid and overlapped a minimum of 18" and run up the foundation walls, and secured just below the rim joist. This ensures that any water that comes in at the footing or wall can't breach the barrier and is driven into the drainage system.

Below Grade Home has Foundation Wall Leaks in Toledo, OR

This home is partially built below grade, with the first floor being about two feet below ground level on one side of the home. When the home had been finished, it was expected that this wouldn't be a big issue, and the interior had been finished with drywall and carpeting, no waterproofing solutions installed. However, the homeowners began to notice that the edges of the carpet were damp to the touch and the drywall was a bit squishy in some places. To solve this issue and have a dry and healthy home, John's Waterproofing was called in. 

To begin we pulled up the carpeting and removed the lower portions of the drywall to expose the poured foundation. The walls were damp to the touch and had been allowing water to creep inside. We then installed a WaterGuard drainage system around the interior parameter. This collects the water and pushed it to a newly installed TripleSafe Sump pump. To keep the walls dry, we installed a radiant barrier to insulate the walls and overlaid it with ThermalDry Wall panels for a clean look. To finish off this project we installed ThermalDry floor panels, to ensure this home will remain a dry and healthy home. 

Commercial Building Experiencing Water Damage in Toledo, OR

This building was built partially into the ground, with the entryway sloping down to the door. The walkway had a drainage system installed, however, the building itself was just drywall over the concrete foundation/walls. With the walls being built into the groundworks, water had found a way to penetrate the porous concrete layer, and the building lower walls and baseboards were showing signs of mildew and rot. The building's owner knew they would need to find a waterproofing solution that would protect the building and their customers, so they called John's Waterproofing.

Our crew came out and began by removing the lower portions of walls, and digging a drainage trench along the interior perimeter. Once this was done we installed a WaterGuard drainage system which connected to a new TripleSafe sump pump that would divert all groundwater out and away from the building. We then installed our ThermalDry wall insulation and our Everlast Finished wall restoration system to give the building a clean, waterproofed finish. 

Waterproofing to prep for Total Basement Finishing - Toledo, OR

The Homeowner had a small section of the basement that was unfinished and they were ready to reclaim the space as their own. Johns came out and while no water damage could be detected we were happy to waterproof the basement. The owner had a personal friend who would be going over our work to complete their basement. We were happy to assist so that should any leaks or issues arise, it wouldn't ruin the work that would be put into the space. 

We started with adding in a SaniDry Pump and a Super Sump Pump to the space. This would allow any water to be pulled away from the home so it couldn't cause any harm. Next we waterproofed the walls with our ThermalDry wall panels and added Watergaurd sheets to the space. With the area all waterproofed our crew cleaned up and left a safe and usable space so that it could be finished to the homeowners desires.
