Musty Crawl Space in Tolovana Park, OR

This crawl space was very duty and smelled like critters. The homeowners wanted to ensure the space was healthy, so they called up John's Waterproofing. We did a full inspection and sat down to discuss options and budget. 

The homeowners had us removed the old vapor barrier and general debris. We then installed a drainage system with a TripleSafe sump pump to ensure the space would not suffer from groundwater intrusions. We then laid in a new 6 Mil vapor barrier. The homeowner will need to replace this or upgrade to a full encapsulation in a couple of years. 

Replacing Crawl Space Waterproofing on Rental in Tolovana Park, OR

This rental was due to have the crawl space looked at and the old vapor barrier dealt with. The home dealt with water pooling under the home and the renters would mention that a damp odor would draft into the home during the rainy season. To address this concern, the homeowners were lining up to have John's Waterproofing come out and perform a free inspection. To help the home out we would install a Pipe, Pump, and Plastic. Our crew removed the old vapor barrier and general debris that was present. We then dug a trench around the space's interior perimeter. Here we installed a perforated pipe in a silt sock. This will collect the groundwater and move it to the newly installed SuperSump to be pumped away from the home. This system will keep water from pooling, addressing that damp odor. We then laid in a new 6 Mil vapor barrier, overlapping the edges and running it up the wall. The vapor barrier will need to be replaced or upgraded in a few years. 

Water Issues in the basement - Tolovana Park, OR

This home had a basement that was set partially into a hillside, only having two walls into the hill about halfway up the walls. The homeowners hadn't thought much about this since only part of the space was considered below-grade. However, as the years passed, the lower portions of those two walls were warping a bit from moisture and the carpet was damp for parts of the year. Worried about this causing water mold, they called up John's Waterproofing for a free inspection. 

To address the issue the homeowner opted to have a partial system installed. We removed the lower potions of the damaged walls, and pulled back the carpeting. We then dug a trench along the interior of those walls and laid in a bed of gravel with WaterGuard installed. These will collect water and grade it along to a new TripleSafe sump pump which sends the water safely away from the homes basement. We then installed ThermalDry Radiant vapor barrier on the exposed walls, this will act as a thermal break and vapor barrier, ensuring any moisture is sent down the wall safely into the drain system. A SaniDry dehumidifier was installed and our finishing crew went out and refinished the space for the homeowners to use once again knowing their home is protected against water issues. 

Wooden Posts Not Reaching their Poured Footing - Tolovana Park, OR

As a home settles into its foundation, some things can shift. This homes wooden posts had been shifting over the years, leaving many of them no longer resting on their poured footings, and floating above them. This led to some doors sticking in their frames, and bounce in some of the floor. They spoke to some neighbors and heard about John's Waterproofing and decided to call and schedule their free inspection so they could hear about solutions. 

After a full discussion, they decided to keep the home stable, they would replace the wooden posts with SmartJacks. Our crew went under the home and pulled out the debris from under the home. We then replaced 13 wooden posts with SmartJacks, these do not rot or mold, and can expand or shorten as needed while the house continues to settle. The home also needed four additional SmartJacks placed to even out the floors that had warped over the years. We then laid down a new 6 Mil vapor barrier and let the homeowners know it would need to be replaced or upgraded to an encapsulation in a few years as a 6 Mil is only a temporary waterproofing item. 

Water Issue in Crawlspace - Tolovana Park

Water issues are pretty common along the Oregon coastline. These homeowners called us up after seeing one of our installation vans at their neighbors home.  They knew their crawlspace had water issues and wanted to see how they could create a healthier space.  One of our system designers came out and did a full inspection and then worked with the homeowners on a solution.

To begin,  our crew pulled out the old vapor barrier that was ripped and damaged. We then installed a perforated pipe in a silt sock around the crawlspace. This will collect groundwater and safely grade it to a newly installed SmartSump pump which pushes water out and away from the homes foundation. We then insulated the dirt floor with TerraBlock block.  This was then encased by our CleanSpace vapor barrier.  This 20 mil woven material is inserted under each wooden post,  attached to the walls and sealed into place.  The walls were then insulated with Spray Foam and we installed a SaniDry dehumidifier and sealed up the vents. The homeowners were thrilled with how clean and bright the crawlspace more looks,  and are looking forward to the lower energy bills they will enjoy now. 

Water Trickling into Crawlspace - Tolovana Park, OR

This homes crawlspace would have a trickle of water creeping in after heavy rains. It happened often enough that a little stream line was gouged into the dirt flooring of the space. The homeowners noted that this went past multiple wooden beams and they were worried that this could cause structural issues if allowed to go unchecked. To find a solution, they called up John's Waterproofing. 

Our crew began this job by installing a drainage system to divert the water. This was a perforated pipe system which wraps around the interior of the crawlspace. It is installed in a silt sock to keep it clean and in a trench dug in the dirt flooring. This collects water and grades it to a newly installed UltraSump pump plus, which then sends water safely out and away from the home. We then laid down a six mil vapor barrier to help this home stay dry and healthy. 

Creating Clean Crawlspace Storage - Tolovana Park, OR

One of the bonuses of CleanSpace encapsulation is that it creates extra clean and safe storage for homeowners. This homeowner had a tall crawlspace and storage was the big reason he wanted to encapsulate it. Our System Designer explained all the other benefits and the homeowner was excited to get the work done.

A few weeks later one of our experienced installers came out and got busy right away after laying down barriers to keep the home free of dirt and debris. Then all of the debris, old insulation, and barrier was removed.  Because it was deemed a dry crawlspace, a sump system was deemed unnecessary, however, a perforated pipe system was laid around the perimeter should a problem develop later. Next, TerraBlock was laid on the dirt floor and vents were sealed and posts isolated. A CleanSpace barrier was installed and all seams were sealed and run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in insulating the space. Now the homeowner had lots of storage space that was safe and dry.

 

Water Run off Entering Crawlspace in Tolovana Park, OR

These homeowners had an odd damp smell emanating from their Crawlspace. This smell permeated into the home above and the family had some rising concerns about how this was affecting the air they were breathing. When they had one of our design specialists inspect their crawlspace it was discovered that water had made some nice grooves under their home to pass through as it ran off down the hillside they lived on. This constant moisture was leading to mold spores and wood rot to their foundation. 

To help the family regain their healthy air and a clean crawlspace our crew came out to help. We installed a perforated pipe along the interior parameter of the crawlspace to move all ground water to a designated discharge line with a Smart Sump pump. This allows the water to be contained and kept where we want it so it cannot sit and cause the home damage. We then added in three SmartJacks to add structural support where the wood rot had done damage. And to finish the job off we lined the area with our CleanSpace Vapor barrier. This is sealed fully in place under each wooden pier, along each wall, and to each sheet so no water can penetrate the Crawlspace. 

The homes are was instantly fresher smelling and the homeowners were so pleased to know their home wouldn't be rotting away under their feet. 

Homeowners in Tolovana Park, OR Enjoy Their Dry Basement

These homeowners in Tolovana Park simply wanted to enjoy their basement all year long, but consistent water intrusion hindered this from happening. So they gave us a call and our crews went out to solve the problem. Our crews installed BrightWall paneling on all of the basement walls. BrightWall paneling intercepts any water coming in through the walls and channels it down to the WaterGuard piping system along the lower perimeter of the basement. The WaterGuard is designed to never clog up with silt or sediment as it guides the water straight through the sump pump.

Our crews also installed a TripleSafe sump pump in the basement. The TripleSafe has three separate pumps. That means that if there's ever a plumbing leak or too much water for the main pump to handle the backup pump kicks in. Together, those two pumps can remove up to 6,200 gallons of water per hour out of the basement. The third pump kicks in if there's ever a power outage since it's battery operated. The TripleSafe also has a built-in WaterWatch alarm system which will alert the homeowner in the event of a plumbing leak before any damage has occurred.

A SaniDry XP dehumidifier was also installed. The SaniDry eliminates damp and musty odors in the basement by drying and filtering the air. If the air in the basement is healthier, so is the rest of the home. Now the homeowners can enjoy their basement, no matter what season it is, for years to come.
