Looking for Long Term Insulation Solution in Crawl Space - Underwood, WA

After a few years of having to replace or reattach fiberglass insulation to the underside of their home, this homeowner knew there had to be a better solution for crawl spaces. With this in mind, they took to the internet and began to read about encapsulation. They created a list of questions and scheduled their inspection with a Design Specialist. We did a full inspection and worked with them to craft a solution made to fit their home. 

To begin working we had to clear the space out, removing the old insulation and vapor barrier from the crawl space. We then sealed the vents shut and installed a full drain system. This system consists of a perforated pipe in a silt sock to collect groundwater and send it to the lowest point where a SuperSump will pump the water safely away from the home. We then installed TerraBlock insulation along the dirt floor and a CleanSpace vapor barrier. A SaniDry dehumifier was installed and we applied spray foam along the foundation walls. This home is now set with lasting insulation for its crawl space.  

Water Runs Down the Driveway Into Garage and Basement - Underwood, WA

This homes driveway had a slight slope towards the home. Because of this the water was being naturally guided into the garage and the adjoining basement. While the home had a drain in the garage to try to collect this, they still ended with a wet trail of water, and this would get bigger when heavy rains occurred. And when this drain clogged, a large pool of water filled the area. To address this concern, the homeowners called up John's Waterproofing to receive their free inspection and hear about options for waterproofing. 

To begin out crew dug a trench around the interior perimeter of the garage and the adjoining basement space. Here we installed a WaterGuard drainage system, with TrenchDrain along the garage door side. This system will collect the water and divert it to the lowest point of the foundation where a TripleSafe sump pump is installed to then pump the water safely away from the home. We installed our BrightWall panels along the walls, this ensures any moisture from the walls is safely sent into the drainage system as well. As a final step we installed a SaniDry dehumidifier to ensure mold and mildew wouldn't take hold here. 

Slanted Driveway Guides Water into Basement - Underwood, WA

This homes driveway had a slight slant to it, which provided access to the garage, and a runway to guide water into the garage. While it had been built with a small drainage spot on the lift of the garage, when heavy rains happened, this wasn't adequate to control the water. To keep the garage from becoming a puddle, the homeowners were ready to find a solution, and called up John's Waterproofing. To address this issue we dug a trench line along the frontside of the garage. Here we installed a bed of gravel and a TrenchGuard drainage system. This connects to a WaterGuard drainage system that we installed along the below-grade side and backwall of the garage. These all connect into a TripleSafe sump pump to guide all water safely out and away from the home. 

New Construction Causes Water in Basement - Underwood, WA

This homeowner had some construction work going on around their home. Once things were finished up and the rain hit, they noted that what used to be a slightly damp basement, had some pooling on the floor. The homeowners called out John's Waterproofing for a full inspection of their home. After examining the exterior of the home and the basement, our design specialist could see that the majority of the new water was coming from the same side of the home as the construction had been done. To address the issues the homeowner decided to waterproof. 

To begin our crew dug a trench along the interior of the basement along the floor joists. Here we laid down a bed of gravel and our WaterGuard drainage system. We then graded this along to a newly installed TripleSafe sump pump to divert the collected water safely away from the home to a LawnScape outlet. We then installed BrightWall paneling along the basement walls to guide any wall moisture into the new drain system. As an added layer of protection we then installed a SaniDry dehumidifier to keep this space dry and healthy. The homeowners were amazed that their basement could stay totally dry when it rained now. 

Water in Crawlspace - Underwood, WA

This home had water in the crawlspace, for a long time,  they had been getting a 6 mil vapor barrier installed every few years to keep this space healthy.  But after doing this for a while, they were ready for a solution that could last. They searched online and heard about our Encapsulation system,  and we're ready to keep their home dry and healthy.  

To begin our crew removed the old 6 mil barrier and the debris from the crawlspace.  We then installed a SuperSump plus in the low spot, this will collect the groundwater and send it out and away from the homes foundation. Next we insulated the dirt floor with TerraBlock. Next we used Cleanspace. This 20 mil vapor barrier is inserted under each wooden post to keep it away from ground moisture. It is also anchored along the walls and sealed into place.  Each vent was then sealed up and a SaniDry dehumidifier was installed. To finish our Spray Foam specialist insulated the fountain walls to keep this home dry and healthy.  

 

Waterproofing a Sloped Garage Driveway in Underwood, WA

This homeowner had their sloped driveway recently coated and sealed. After doing this, they noticed water began to pool along their garage doorway, pushing into the garage space. The home was waterproofed along the exterior of the walls when it was built, so the homeowners were worried about having this water making its way into their home. To address this new water issue they called up Johns Waterproofing. Our design specialist examined their home and crafted a solution for their home. 

Our install crew came out a month later and began their work. A trench was dug along the exterior of the homes garage door. Here we installed a TrenchDrain to collect the water that would slide down the driveway. From here water was graded safely away from the home so we wouldn't add water pressure on the home. This quickly stopped water issues from occurring in the garage space, the homeowners were happy with how quick the work was done and how it solved their issue right away! 

Proactive Waterproofing Before Basement Finishing - Underwood, OR

On the advice of his contractor, this homeowner called John's Waterproofing to see about proactively waterproofing his basement before having it remodeled into a livable space. A basement can be dry for many years and suddenly start leaking and that can mean costly repairs to a finished basement. A system designer arrived and met with the contractor and the homeowner. He explained how WaterGuard, an award-winning drain system was installed and how it could protect his investment. On this and the encouragement from his contractor, he agreed that the work was important. 

The crew arrived to do the work and got busy opening up the perimeter of the floor to install the WaterGuard and a SuperSump pump with a battery backup for added protection in the event of a power outage. The WaterGuard was installed in a bed of gravel on top of the footing and then the trench was filled in with gravel to stabilize the WaterGuard as well as aid in preventing debris from getting into this drain system. A layer of concrete leveled the floor. ThermalDry Wall, a flexible, strong vapor barrier was chosen for the foundation walls. It aids in insulation and keeping moisture from the walls at bay. With everything in place, including a SaniDry XP dehumidifier to keep the air moving throughout the basement keeping the home clean and dry. The basement was ready for its transformation into a clean, comfortable living space.  

Water Crawls Down Driveway and Into Garage - Underwood, WA

This home had an issue with water running down their driveway and creeping into their garage. In an effort to solve this issue the homeowners first updated their old garage door, which was better sealed when it was closed, but then pooling on the outside of the garage door occurred which came in when the door opened. To keep this issue from happening, the homeowners then called up John's Waterproofing. 

To combat this issue our installation crews dug a trench along the exterior near the garage doorway. We then installed a TrenchDrain here to collect the water and grade it along the side of the home and safely out and away from the home's foundation and out via a LawnScape outlet. The garage of This home will now stay dry and healthy. 

Old Vapor Barrier Chewed on by Vermin - Underwood, WA

This home had minor water issues and had a 6 Mil vapor barrier installed a few years prior. Upon recent inspection, the homeowners discovered that the vapor barrier had been chewed through in multiple places, and there were other signs that critters had taken up residency in this crawlspace. To stop this issue before it escalated, the homeowners called in John's Waterproofing.

Our crew began by removing the old and damaged vapor barrier. We then laid down our 20 Mil thick CleanSpace vapor barrier. This is tearing and rip-resistant and comes with a twenty-five-year warranty to back it up. This is sealed along the post footings, and anchored along each wall, to ensure it has a tight seal throughout, keeping both water and critters out. To finish up this project we replaced the vent covers since they show signs of critters chewing them as well. 

Basement Doorway has Flooding - Underwood, WA

This home had a well finished basement. One side of the basement was build into a hillside, and the opposing side had a large doorway that opened up to their backyard. The issue was that the home had a lot of water build up around this exterior doorway when it rained heavily. This water pressure was pushing its way into the basement and the homeowners were worried about the long term damage that their basement would face with this water exposure. To put an end to this, the homeowners called John's Waterproofing. 

Our crew inspected the basement and found no other way for the water to be getting in, it was just the doorway that had some water issues. To combat this we dig a trench in the cement back porch and laid a trench drain to collect the water that had been pooling here. We had a drainage pipe then divert this collected water and taken a safe distance away from the home. This will ensure that the basement can stay dry throughout the seasons.
