When your crawl space is the starting base with the health of your home it becomes an important component. This crawl space had sagging insulation and musty smells that could be detected within the first floor of the home. The homeowners knew it couldn't be healthy and saw our article about how 50% of the air you breathe in your home comes from your crawl space. Our inspector went out and saw moisture was being absorbed into the fiberglass insulation which caused it to be weighed down and in some places actually fall off. We cleaned out the debris and did a crawl space encapsulation to prevent this level of moisture from happening ever again. Our encapsulations are done with a vapor barrier called CleanSpace and is 20 mils thick and stop mold growth underneath. The change in the quality of air was more than worth it to the homeowner and now their crawl space is protected for the life of the home.

Apartment Building Basement Storage - Vancouver, WA

The owner of this apartment complex called up John's Waterproofing. They had work done on their own home, and now the complex they owned had water issues. The basement level of this building was partitioned into storage space for the occupants, and the walls were leaking. Some storage spaces had water pooling, others had large water stains along the foundation walls, but the space would need work done to be able to be offered as a safe storage area. To work on this, we dug a trench along the interior perimeter of the basement, with a few leech lines running through the large area as needed. All of these drainage pipes would collect water and grade it to one of the two Sump Pumps we installed in the basement. From here water is sent safely away from the buildings foundation. The walls were covered with our BrightWall paneling. These are a vapor barrier to protect the space, and are easy to clean and will not rot or mold. The water from the foundation will simply be guided down the walls into the drain system to be dealt with. We then installed a SaniDry dehumidifier to keep the space healthier. The owner of the complex was happy with how quick and efficient the process was and is happy to still have the storage space here offered to the occupants. 

Bringing a Crawlspace up to Code - Vancouver, WA

We were contacted by a gentleman that wanted his crawlspace to be inspected to make sure it was up to code. A System Designer was scheduled and he went into the crawlspace to find several problematic issues. One problem was that there were clear signs that, even though dry at the time of the inspection, there had been repeated water intrusions that got on top of the vapor barrier and this is a code violation. This happens when water breaches and recedes over and over leaving a layer of silt each time. He also found the fiberglass insulation to be installed upside down. Another clear code violation. There was also damage to the ducting and wires that had fallen on the ground. After measuring he sat with the homeowner to show his findings with the photos he took. He also went over the advantages of upgrading to a CleanSpace Encapsulation and how this would save money on his utility bills, improving the value of his home and the air quality in his home. 

Our experienced installers came out and cleared the crawlspace of all the items that were stored there. We then removed all of the debris, old insulation, and the old barrier.  A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe sump system at the low point. TerraBlock was laid on the dirt floor to aid insulation and also protect the new 20 Mil CleanSpace barrier.  All the vents were sealed and the posts isolated. CleanSpace was installed and all seams were sealed and run up the walls fastening under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner has a clean and usable storage area, a cleaner and healthier home, and everything is up to code!

Custom Solution for Homeowner - Vancouver, WA

This homeowner called John's Waterproofing concerned about the water seeping into two corners of her basement. She, like so many customers, wanted to know where the water was coming from. Our System Designer first inspected the exterior of the home and the interior of the basement. Then he sat down with the homeowner and explained to her how hydrostatic pressure builds up during heavy rains and pushes in at the cold joint or where the footing meets the wall. The System Designer explained that it couldn't be stopped but it could be captured and expelled from the basement via a sump pump. As she was financially struggling and the water was only penetrating one end of the basement, the designer suggested that she put in a partial system that, if needed, could be extended later. He also told her about available financing and between the two she was able to accept the work as presented.

 

A few weeks later one of our great crews was sent to do the work. WaterGuard, a type of interior gutter system was installed to gather the water as the System Designer had diagrammed and a SuperSump was installed to gather then expel the water via a downspout outside. The homeowner was thrilled with the work, and the crew and that she was able to budget it with the financing.

Basement Flooding Causes Mold To Grow - Vancouver, WA

The basement had a finished bedroom and bathroom in their basement. The homeowners learned the hard way that their basement wasn't finished properly when it flooded. The drywall molded, and the flooring warped from the water intrusion. The homeowners wanted to reclaim their basement space and called in John's Waterproofing. 

Our crews arrived and took down the damaged portions of the walls, and removed the flooring. Our crews then dug a trench line around the interior parameter and installed a WaterGaurd drainage system and a TripleSafe sump pump. These systems work together to move the water out and away from the home to a newly installed LawnScape outlet. To protect the walls we installed ThermalDry wall panels to be finished over. For the floor, we installed ThermalDry planks to give a clean finish that wouldn't mold or rot. This basement would be ready for the homeowners to finish and use once more, knowing it was dry and healthy.  

CleanSpace save in Vancouver, WA

Ken in Vancouver, Washington was walking through a Home and Garden Show and came across the John's Waterproofing booth which reminded him that he had been concerned about the health of his crawl space. He had recently been down there and noticed that it was quite dirty, the black plastic had been torn in some spots and was worried that some water damage might have gotten into the support posts underneath his house. 

Aimee was working the booth that weekend and took down his information. She explained the benefits of encapsulating his crawl space with the CleanSpace vapor barrier and what John's Waterproofing could do for him. Ken gave Aimee his information and the next week Kayla called Ken and set up a time to have Carolann, our Design Specialist come out to take a look. She did find a very dirty crawl space and they both agreed that a full encapsulation with CleanSpace would be the best option for Ken. 

In just a few days Foreman, Gordan and his crews were out to Ken's house to get started. In no time they had the crawlspace cleaned out and did the repairs necessary to the support posts. They put in a SaniDry Sedona Dehumidifier to stop any moisture. They then installed the CleanSpace vapor barrier which outperforms the thin old liner used in most crawl spaces. A SaniDry SmartSump was also put in to pump out any additional water that might try and come in and seals to the CleanSapce. 

Ken now a healthy, dry crawl space that he doesn't have to worry about. And Ken is relieved to know that we here at John's Waterproofing will be out yearly to maintain his crawl space for him.

Updated Crawl Space, Vancouver, WA

Mark called our office here at John's Waterproofing with concerns that the equipment in his crawl space perhaps wasn't running as it should be. It had been a few years since he had anyone come out to take a look or service his crawl space, so when he saw one of our trucks around town he decided to give us a call. 

Our senior Design Specialist, Jake went out to take a look to see how we might be of service to mark's needs. Jake quickly saw that there was high humidity in the crawl space and that the ducts were not operating properly. There were definite signs of moisture as well. Jake went over all of this with the customer and mark decided to go ahead and have the updates done using our full encapsulation with CleanSpace.

In just a few days, Fernando H. and his crew removed all of the older equipment and removed debris that had built up over time. They did the repairs needed to the ducts, installed a SaniDry XP dehumidifier, and the patented CleanSpace antimicrobial woven vapor barrier. Our crews pride themselves on being thorough and working quickly with as little mess as possible so as to not disrupt our customers. 

Mark was thrilled with the work done and is even happier to have the peace of mind knowing that his crawl space is running smoothly and consuming less energy. 

Garage and Foundation Leak; Vancouver, WA

Mickey called due to having a garage added to their home. The concrete wall that was put in connecting to the existing foundation wall, had just enough space between them that it was causing water to seep through causing puddling.

Jacob went and found that that was indeed what was occurring. So to start the project, Pedro, went and started to cut the concrete to start the trench for the WaterGuard and discharge pipeline to be lain down. After the trench was completely dug out from the parameter of the garage, and along the edge of their driveway and sidewalk. Making the job fast and easy. 

Leaving the customer happy that the water was no longer flooding their yard. And being reassured that the water is not going to cause anymore water damage to the foundation. She was also pleasantly surprised that the job only took a day to finish. 

Encapsulation in Vancouver

A ripped vapor barrier and water seeping into the crawlspace was leaving this customer with a muddy mess.  They gave us a call asking what the options were to stop the water from coming in everytime it rains. 

Our inspector Marcus went out and he made the suggestion to go with our Cleanspace encapsulation system. Gordon and his team went in and cleaned out all the debris and old vapor barrier and started to install a Smart sump pump that will pump the water to the new discharge line we put in that is a safe distance from the home. They also installed a SaniDry Sedona dehumidifier to keep the crawlspace dry and clean air. We also replaced the broken crawlspace entry door with an airtight EverLast Door that is made of inorganic materials so it will never rust or rot. 

This customer can now relax when it rains because he knows that water is not leaking into his crawlspace anymore causing a muddy mess.

Basement gets a much needed upgrade in Vancouver Washington

From the time they moved in, these homeowners in Vancouver had never been able to use their basement for anything other than a musty tool bench and storage, so long as everything was in plastic totes so as not to get wet. Many of walls had developed a small layer of mold on the surface that only further added to that dungeon-like environment. Our inspector Marcus recommended they first handle the existing water issues with the installation of a water guard system as well as a sump pump to take the water out of the basement. Ater these he suggested the application of Mold X to treat the existing mold on the walls, followed by installation of Brightwall panels to give the space a bright finished look so they could actually use the space. 

Manuel and his team carried out the project with precision and the homeowners were ecstatic to finally have a space they could use or even entertain in rather than a mold dungeon.

Cleanspace in Vancouver, WA Crawlspace

This homeowner had recently had a home inspection, and the inspector told him that he had water issues that needed to be addressed. The home inspector suggested calling John's Waterproofing to help them. Our inspector, Marcus came out and suggested that the homeowner install spray foam insulation, CleanSpace encapsulation system, and a Smart Sump pump.

 

Nate agreed to Marcus' recommendations and Demetrius and the team quickly went to work. They removed the old, falling fiberglass insulation and replaced it with spray foam insulation. Spray foam is closed celled which means that it won't retain water vapor like fiberglass. They also installed our patented CleanSpace encapsulation which keeps out all moisture, prevents mold and mildew growth and helps improve energy efficiency. We also installed a Smart Sump pump to help reduce moisture, remove water and prevent flooding.
