Inches of Water in the Crawl Space - Veneta, OR

This home was recently built, and the homeowners had a contractor doing their finial check on the homes wiring that ran under the home. While the wiring was good to go, there was a solid two or three inches of water throughout the crawl space. The homeowners were told to call up John's Waterproofing so they could protect their home against water intrusions. 

This homeowner wanted to ensure their new home would be protected so they opted for a full encapsulation. We removed the vapor barrier that had been laid throughout, and did a full dry out so we could get started. Once dry enough for us to work we dug a trench through the space, laying in a perforated pipe in a silt sock. This will collect and direct water to the lowest point where a Sump Pump takes over. This pumps the water away from the homes foundation to be dispeled through a LawnScape outlet. We then sealed the vents shut and insulated the floor with TerraBlock, and the walls with SilverGlo. CleanSpace then wraps through the space, going under each wooden post, anchoring along the foundation walls, and sealing along each seam. A SaniDry dehumidifier was installed and we air sealed the foundation with spray foam. Now the owners can rest assured that their home is protected against water issues. 

Water in the Crawlspace - Veneta, OR

With standing water found in the crawlspace, this homeowner began their search for a waterproofing company. They read articles online about different techniques, searched through reviews, and looked at before and after images from companies, in the end calling up John's Waterproofing. They scheduled their inspection ready to learn about encapsulation and how it could help them protect their home against water damage. 

To begin our work, we cleared the crawlspace of debris and the old vapor barrier. We then dig a trench around the space, laying in a perforated pipe in a silt sock. This will collect groundwater and guide it to the lowest point where it is pumped into a TripleSafe sump pump to be directed away from the home. We then insulated the dirt floor with TerraBlock, sealed shut the vents, and brought in our CleanSpace. This 20 Mil thick vapor barrier has a woven fiber threaded through it, and is fully sealed to keep water from penetrating into the crawlspace. We then installed a SaniDry dehumidifier to keep the air dry and healthy and applied spray foam to the foundation walls. This will insulate and air seal. The space is now brighter, clean, dry, and healthy! 

Waterproofing on Recently Purchased Home in Veneta, OR

These homeowners had recently purchased a home with a large basement. While the home had been inspected and no major waterproofing needs were evident, the homeowners wanted to be proactive. Their previous home had their basement flood and we had helped with solve that issue. To ensure their new home wouldn't suffer that same damage, they called up John's Waterproofing for help once more. 

To help out we began by using a jackhammer to create a trench along the interior perimeter. In here we laid a bed of gravel with our WaterGuard drainage system. This will collect groundwater and grade it along to a newly installed UltraSump Plus to dispel water well away from the homes foundation. We then installed BrightWall paneling along the foundation walls. These are easy to clean and waterproof so any moisture would move safely down to the drain system. The homeowners are thrilled their home is waterproofed and they don't need to worry about a water issue effecting them here. 

Crawlspace in Disrepair - Veneta, OR

A homeowner called in because they were selling their home and according to the inspection report, their sump pump had been installed unprofessionally, lacked a backflow valve, and was without a dedicated electrical outlet and the crawlspace needed cleaning up. A System Designer was sent to the home to help the homeowner with a solution. After a careful inspection, and taking several photos and measurements, he sat with the homeowner to give them an accurate proposal to correct the problems. Anxious to get it done to save their sale, the homeowners quickly agreed to the work and were happy to learn that we could arrange payment from the proceeds of escrow.

The installation crew arrived and go to work on the job. They cleared the crawlspace of the old vapor barrier, falling fiberglass insulation and debris, including the old sump. They dug a trench around the perimeter of the crawlspace and terminated it at the low spot where they installed a SuperSump and properly discharge it into the home's rain drain system. They laid a 3" perforated drain pipe in a silt sock in the trench to gather the water and send it to the sump pump. They laid a 6mil vapor barrier on the dirt floor and generously overlapped it before attaching it securely to the foundation walls. They repaired two of the vent screens to help the space remain dry and healthy.

Homemade Sump Pump Improperly Installed - Veneta, OR

These homeowners had a water problem in their crawlspace. After looking online they decided to build their own sump pump to try to fix the issue at hand. However, it was not installed properly. Firstly it was not installed in the lowest point of the space so it couldn't collect the ground water. It also was not set up with a back flow valve and would flood trying to handle the water intrusion. Looking for an actual solution, they called up John's Waterproofing for professional help. 

Our crew arrived and began by taking the homemade sump pump out of the space. We then installed a perforated pipe in a silt sock to collect the groundwater. This would collect the water and grade it to the lowest point of the crawlspace where we installed a TripleSafe sump pump. From here the water was diverted out and away from the home's foundation. With the water properly diverted we installed a six Mil vapor barrier throughout the space. 

Bad Crawlspace Preventing Home Sale - Veneta, OR

The buyer's contingency on this home was to fix the crawlspace water problems or no sale so the broker contacted John's Waterproofing because she had experienced great work and service from us in the past and knew her seller would be eligible for our Real Estate Discount designed specifically for home sales. A System Designer was scheduled for a Saturday inspection because she knew that it was urgent to get the work accomplished before the close of escrow so everyone would be happy.

 

Our crew arrived a week later and got to work right away doing a PPP or Pipe, Pump, and Plastic job.  First, the old vapor barrier was removed and a 3" Perforated Pipe in a silt sock drainage system was installed around the perimeter of the interior of the crawlspace. This drain system terminated at the lowest point of the crawlspace at a newly installed SuperSump pump that discharged out into the backyard, well away from the home.  Finally, a new 6mil vapor barrier was laid over the dirt floor, overlapped a minimum of 18", and attached up the foundation wall to ensure that any water penetration from the wall for footing would be driven to the drainage pipe. The buyer was thrilled to get a great warranty with the new system!

DIY Sump Pump Clogged and Over Worked - Veneta, OR

This homes sump pump was pieced together years back. It seems to have worked for a little while, but it could not keep up with the amount of water that was coming in long term. The homeowner knew this needed to be fixed, as the sump pump ended up clogged with dirt and water would pool around the pump. 

Our crew went out and cleared out the general debris, the wooden post nearest the old sump pump was rotting and unstable. We replaced this post with a new SmartJack to give the support needed. We than installed a parameter of three inch perforated piping to collect groundwater and move it to a newly installed TripleSafe sump pump. From here a buried discharge line was ran outside, taking the water a safe distance from the homes foundation. Next our crew laid down a 6 Mil vapor barrier and changed out the vent screens. The home will now be able to keep up with the water, having this crawlspace be dry and healthy. 

Rusty Pipes Burst in Crawlspace - Veneta, OR

This old home had old pipes that ran under their home in the crawlspace. As the years layered on the pipes were subdued to high humidity and flooding waters. With the water pressure hitting these pipes from the interior and exterior, they began to rust and crack faster than they were expected to. This lead to a pipe burst that added to the pooling issues under the home and it was time for some help. 

Our plumbing crew arrived and replaced 40 feet of pipe in the crawlspace so it wouldn't cause further issues. Next our installation crew arrived and installed a SuperSump Plus under the house with a discharge line that ran all the water out and away from the homes foundation via a new LawnScape outlet. We then laid down a 6 Mil Vapor barrier and added in new vent covers to help seal off the crawlspace. Since there was high humidity under the home we also installed a SaniDry Sedona to maintain a healthy humidity level under the home. 

Wet Crawlspace in Veneta, OR

Our crews recently went on a job in Veneta after a homeowner had called about their wet crawlspace. Our team replaced the old and virtually useless black plastic lining in their crawlspace with a new 6 Mil vapor barrier. A SmartSump pump was also installed to prevent future water intrusion. The customer now has a dry and healthy crawlspace for years to come.
