Old Sump isn't Pumping - Vernonia, OR

This home was purchased four years ago, and it had an existing sump pump in the crawl space. The homeowner had noticed that they could hear the pump on almost constantly and were wondering what was happening. They crawled under the home and found water was pool here, and the pump was doing much. They called up John's Waterproofing since we had worked on their old house, and they knew this existing pump needed to be replaced by professionals. We pulled the old pump out, it had been installed in a five-gallon bucket with no lid, the store-bought pump that was present was filled with silt and couldn't pump much water out due to the congestion. The space had a natural enough grade that a drain system was not needed throughout the whole space, only a line of drainage in a silt sock along the lower potion to guide water to the newly installed TripleSafe sump pump. This then sends the water safely away from the home's foundation to a LawnScape outlet. We then laid in a new 6 Mil vapor barrier and overlapped the edges. The pump can now stand up to the water that is present. The vapor barrier will need to be replaced every few years or upgraded to an encapsulation down the road. 

Flooded Crawlspace During Home Inspection - Vernonia, OR

During this homes inspection, the crawlspace was found to be flooded. A solid two inches of water was on top of the old vapor barrier. To get this homes crawlspace addressed, they were referred over to John's Waterproofing. Our Fix it to List it program is made to help streamline the process to meet the quick time frames that accompany realty projects. For this job in particular we would have to do a full dry-out and then our PPP; pipe, pump, and plastic. Once the space was dried out, the old vapor barrier and debris was properly removed from the space. A full interior perimeter drainage system was then installed. This will collect groundwater and grade it naturally to the lowest point where a TripleSafe Sump pump is installed to push water safely away from the home. A new 6 mil vapor barrier was then laid throughout, overlapping the edges to help it last. It will need to be replaced every few years to keep this style of vapor barrier in good working order.  

Standing Water in Older Home - Vernonia, OR

This older home was mainly used for short vacation stays. After not being able to stay here for a while they finally got back to it, and found standing water had taken over their crawlspace. They knew that if left unchecked this would cause major structural issues and the home wouldn't be safe. To prevent issues, they called up John's Waterproofing to get a full inspection. The Design specialist went over the issues found and their options, deciding together that an encapsulation would be the best route to go with a new Turtl entrance. 

The only crawlspace point of access so far was in the home, to make it easily accessible for maintenance, an exterior access was installed with a Turtl. This will keep water out of the crawlspace and allow John's to perform annual checks on the system without needing the homeowner to be present. All of the old vapor barrier and debris was then pulled out, and the space was dried out. We then dug a drainage system through the crawlspace, adding a slight downgrade so water will move towards a newly installed TripleSafe sump pump to then send the water away from the home. Next, we installed TerraBlock insulation over the dirt floor, encasing this with CleanSpace. This vapor barrier is 20 Mil thick with a woven fiber. It goes under each wooden post, attaches along the foundation walls, and is sealed into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. 

Dusty Crawlspace in Vernonia, OR

This homeowner hadn't checked their crawlspace in a few years. They glanced under and found a layer of dust and dirt over their old vapor barrier. There were cobwebs and critter droppings, and they wanted this cleaned up. They called up John's Waterproofing. The home had no big water issues, and humidity was a little high. The design specialist sat down with the homeowner after their inspection and discussed options and budget. 

The homeowner was on a tight budget, so they opted to have a smaller project this time around and re-evaluate a long term solution in a couple of years. To begin our crew pulled out the old vapor barrier and debris. We then installed a SmartSump in the lowest point as a back up should heavy rains hit. We then laid down a new 6 mil vapor barrier, overlapping the edges and running it up the walls. The humidity had caused a minor mold issue, and we applied Mold X2 as needed. Since the space isn't encapsulated, the mold will probably come back as time goes on, but the homeowner just wasn't ready to encapsulate at this time. 

Pooling Water Along Side of Home - Vernonia, OR

This homeowner had changed up their landscaping. They dug out around the hillside of their home to create a flat walkway with space for landscaping to be done and then built up a retaining wall. They had been really pleased with the outcome, until heavy rains hit. The retaining wall had been built of landscaping boulders and rocks, and water was dripping through, causing water to pool by the wall. After looking online, they called up John's Waterproofing to craft a solution for their home. 

To address this issue we dug a trench along the base of the wall, here we installed a gravel bed, and laid in a WaterGuard Trench Drain. This will collect water from the ground as well as the water that gathers above ground. All water is then graded along the wall and safely dispelled away from the homes foundation. The homeowners were very happy with how clean the finished job was and happy that they don't need to stress over pooling water in their new leveled area. 

Challenging Drainage - Vernonia, OR

A homeowner called needing help draining the water that was pooling next to her foundation. A System Designer was scheduled to go out to assess the situation and craft a waterproofing solution. He found it to be a challenging job because the home was on a rocky hillside property with a natural rock retaining wall, but he was confident that we could tackle the job and come up with a solution. He took lots of photos and measurements and then told the homeowner that, while he had an initial plan he wanted to go over it with the boss to be sure it was the best plan. Back at the office, after going over his plan with the boss, a couple of changes were made to ensure our solution would address the water issue thoroughly.

The crew went out and got to work by digging a long french drain around the backside of the rock retaining wall and directed it to a PVC drainage system that ended at the far end of the front of the home. All of the downspouts were tested to make sure they were operating correctly and the two downspouts on either side of the front porch were extended to the ditch as well. The next time it rained the homeowners reported that the system was working beautifully.

Daylight Basement has Water Issue in Vernonia, OR

This daylight basement was unfinished and being used for storage and a small workspace. When heavy rains hit though, the foundation walls would be damp to the touch and water could be found entering the space under the exterior doorway. To protect their home from long-lasting water damage, the homeowners called in John's Waterproofing. 

Our crew came out and installed a drainage system. This meant a trench was dug along the interior parameter. A TrenchDrain was installed by the doorway and a WaterGaurd drainage system was installed throughout the rest of the space. The walls were then covered in ThermalDry to waterproof and direct water from the walls down into the new drainage system. To collect the groundwater from the new system we installed a TripleSafe sump pump to divert all water out and away from the home via a new LawnScape outlet. This home is now dry and healthy. 

Flooded Yard Has Pooling Around Foundation in Vernonia, OR

This home was experiencing some extreme water around their home. They had their crawlspace fully encased, but with such a large amount of water by their foundation, the homeowners were worried that it could cause issues, to keep the water moving away from their home so it wasn't a muddy entryway, they called John's Waterproofing. 

To combat this issue we began by installing an exterior drainage system that wraps around the foundation of the home. This would keep any groundwater moving around the home without adding water weight onto the building itself. This system hooked up to the discharge line from their crawlspace encapsulation to divert all water a safe distance away from the home. Each downspout was also hooked into this system so it wouldn't output water where it wasn't wanted. With the water moving out and away from the home, the flooding stopped and the homeowners could relax without the threat of water.  

Improperly Done Plumbing Drips into the Crawlspace - Vernonia. OR

Homeowners called since they had a water issue that lasted year long in their crawlspace. They had another company put in a Black vapor barrier before, but it didn't seem to do a long, there was still a water issue whenever they entered the crawlspace. When our crew came in, we discovered an open pipe in the crawlspace that sat just above the vapor barrier that had been installed, and water was slowly running from that pipe straight into the crawlspace. The homeowners didn't think that the pipe was connected to anything and hadn't been aware that it was a problem. To get to the bottom of this our plumber came out to determine where the pipe lead, and it lead right out to the garden by the home. Essentially every time the garden was getting watered, or rained on, it would travel to the crawlspace. The only reasoning was that at some point someone must have tried to add a water spout from under the home to the garden, but the project must have been abandoned before it was completed.

To solve this issue we started by cleaning out the old debris in the crawlspace. We then added in a pipe along the interior walls to bring the water to the SuperSump Pump. This was then hooked to the random pipe which we dug up and used as our new path so water could travel out and away from the homes foundation. We then added in a 6 Mil Vapor Barrier and sealed this in place. No more pipe and water issues! 

Musty Basement in Vernonia, OR

A homeowner called with complaints of water in their basement after there was a decent amount of rainfall. Our crews went out there to fix the problem. They installed ThermalDry Wall on all the walls of the basement. In addition to adding a clean-looking finish to the basement, ThermalDry will intercept any moisture or water that tries to come in through the walls and channels it down to the wall and floor joints where our crew also installed WaterGuard piping system. WaterGuard takes the water and leads it directly into the sump pump. A TripleSafe sump pump was put in the basement. The TripleSafe has three separate pumps so that in the event of a plumbing leak, or power outage the sump pump will be prepared. There's also a built-in WaterWatch alarm system so that the homeowner will be alerted to the problem so that it can get fixed before any damage is done. Now the homeowners will be able to enjoy their dry basement for years to come.
