Precaution with Radon in Vida, OR

Radon is the second leading cause of lung cancer in the United States. With this in mind this homeowner wanted to learn about their homes radon levels. They scheduled their continuous radon test with John's Waterproofing. After the radon test was in their home for three days, a certified specialist went out to review and discuss the findings. For homes with anything over 2.0 pCi/L, a mitigation system is recommended. This home had an average of 2.3 pCi/L, but it did peak up at 5.0 pCi/L/ With a history of lung cancer in the family, the homeowner decided to move forward with a mitigation system. For this we installed a mitigation fan on the side of the home. This attaches to a pipe that is run under the home to pull radon gases directly from the soil, sending it above the homes rooftop to dissipate. Once done we left a charcoal test kit for the homeowner to do. This is sent off to a third party company to verify that the homes radon levels have been brought down, for this home, levels reduced to 0.8 pCi/L. The homeowner was thrilled to see their system was doing its job! 

Whole Home Generator in Vida, OR

This newly built home was looking great, and the homeowners loved all of their smart home functions. To ensure they could enjoy all of their electrical amenities, they called up John's Waterproofing to see how a Cummins whole home generator could fit into their new space. We sent out a design specialist who went over the general information, walked through placement, and how the system would work, and how our team could do the work from start to finish using out electrical and plumbing divisions. The homeowners were excited to get things moving and scheduled the work. To begin our crew created a dedicated flat platform for the generator to be placed on. We then hooked the automatic switch box, this will allow the generator to switch on, on its own, if any power interruption should occur. We hooked up the system fully, tested it, and it was good to go! 

Water Coming into the Crawl Space - Vida, OR

Water was getting into the crawlspace. The homeowner could see water pooling over the vapor barrier that was down there and knew water could cause many long term issues. They searched online to try to figure out what they could do, and decided this job called for an expert. They called up John's Waterproofing to get their free inspection with one of our trained design specialists. In the end, they decided to move forward with a full encapsulation so the space would be protected against water damage and they could enjoy the benefits of our many product and installation warranties. 

To begin our work, we needed to clear our the crawlspace. This entailed drying the space out, and then removing the old vapor barrier, fiberglass, and general debris that had built up under the home. We then installed a full drainage system to collect groundwater and grade it to the lowest point of the crawlspace where a TripleSafe sump pump was installed. From here all water is pumped away from the home. We then layered on TerraBlock insulation over the floor with our CleanSpace vapor barrier over it, sealing off all old vents. The CleanSpace goes under the wooden posts, anchors to the walls, and fully seals into place. A SaniDry Dehumidifier was installed and to finish up we applied spray foam to the foundation walls to both air seal and insulate the space. 

Severe Condensation in Basement - Vida, OR

This home was on the market, and the home inspection indicated that there was severe condensation in the basement, predomently along the foundation walls. It would need to be properly addressed for the homes sale to proceed. The homeowner agreed and called up John's Waterproofing to use our Fix it To List it program. 

Our crew dug a trench along the basements interior perimeter. Here we laid in a bed of gravel and WaterGuard. This drainage system is fed the water from the foundation walls with the aid of a CleanSpace Wall system. This will not mold or mildew, but guide any moisture from the walls safely down to the drain system. The drain system guides the collected water to a TripleSafe sump pump which pushes all of the water away from the home to a LawnScape outlet. We then installed a SaniDry dehumidifier to keep the air humidity levels at a healthy level. This home was then ready to be sold! 

Damp Old Fiberglass in Vida, OR

This homes crawlspace had old fiberglass insulation that was damp and growing mold spores. The homeowner noticed this issue after they had a pipe burst. Once the insulation was being removed they found more and more mold growing on the underside of their home, spreading further than the pipe issue. While a plumber had address the pipe already, they knew the insulation and mold spores would need to be addressed as well. They called up John's Waterproofing. We had a crew remove the old and damaged insulation. We then applied Mold X2 as needed throughout the space. We then pulled out the old vapor barrier and installed a new 6 Mil barrier, overlapping the edges and running it up the walls. We highly recommended the homeowner does a full encapsulation, without sealing the space off, water vapors will come back into the space. The homeowners were not ready for this step at this time though. 

Realty Deal Needs Crawlspace Addressed First - Vida, OR

The family that was looking to purchase this home had an inspection performed and it was discovered that the crawlspace was musty and in disrepair. To have the home pass an inspection, the family needed to have this space waterproofed. The sellers agreed to have the space waterproofed with John's realty waterproofing; Pipe, Pump, and Plastic. 

The space was fully cleaned out, and our installation crew then installed a full interior drainage system. This is a perforated pipe in a silt sock set into a bed of gravel. This is designed to naturally grade the collected water to a newly installed SuperSump pump. From here water is sent safely out and away from the home. We laid down a new 6 Mil vapor barrier and this home was ready for it's new owners! 

Old Sump Pump Flooding - Vida, OR

This homeowner called up John's Waterproofing because they had water issues under their home. The space did have a sump pump and drainage system installed by another company, however it was unable to keep up with the water issue and flooded. The homeowners couldn't get help from the original installers, so they looked elsewhere for the solution. 

To help with the issue our installers began by clearing out the water. We then removed the old sump pump and installed a TripleSafe Sump Pump. This had a new drainage system installed so we could add on our warranty for the system. We then laid down a 6 Mil vapor barrier to help the space be dry and healthy. 

Musty Smells and Water - Vida, OR

The homeowner was concerned about musty odors coming from his crawlspace and feared there may be a mold problem. He had done his research and was interested in encapsulating his crawlspace for the health of his home and family.

 

John's Waterproofing set an appointment with the homeowner and performed a thorough inspection of the crawlspace and the exterior of the home around the foundation. We found several inches of water in different areas in the crawlspace as well as mold growth on some of the posts and beams. Our System Designer went step by step over a plan to remedy the problems.

 

A couple of weeks later one of our trained installation teams was dispatched to the job site and went to work right away. All debris and insulation were removed from the crawlspace, MoldX2 was applied to kill the mold and the vents were sealed in preparation for the encapsulation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace and protecting the new CleanSpace, 20 mils, nylon-reinforced barrier, and seams were sealed. All posts were isolated and CleanSpace was anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. To finish this job, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. 

 

 

Cleaning up the Crawlspace Before It Goes on The Market - Vida, OR

Before selling a home, it is good to get your home prepped and ready to sell, so we often work with real estate companies to help a home get cleaned up before it hits the market. This home had a vapor barrier, but it was torn, dusty, and had insulation falling down in the crawlspace, making it unsafe to move through. To set this home up for success from the foundation up, John's Waterproofing was called in. 

Our crew began by removing the old barrier, and the insulation. We then added in a three-inch perforated pipe to collect the groundwater from the crawlspace to guide the water to a newly installed SuperSump pump. This then diverts the water out and away from the home. The space was then covered in a 6 Mil vapor barrier to give it a fresh clean, and dry crawlspace. This home is now set up to sell! 

Selling a Home, Remember to check the Crawlspace - Vida, OR

This home was ready to sell, a good buyer was lined up and it was time for the inspection. That was when the leaky crawlspace was found, weeping walls were seen on the porous poured concrete walls and the future homebuyers got nervous about what damage was under the home if water was a problem. To assess the damage, John's Waterproofing was called out. Luckily the weeping walls were something we could combat and no long term damage was done, but we did recommend waterproofing the crawlspace to keep it dry and healthy moving forward. 

To get the sale to go through, the seller agreed to waterproof the crawlspace with us. Our install crew got rid of the debris from under the home and installed a SuperSump Pump to direct the water out and away from the home. We also added in a three inch perforated pipe along the interior of the homes foundation to collect water and help it go to the pump. We also added in a 6 Mil vapor barrier that was sealed up so it wouldn't budge. The sale went without a hitch after the crawlspace was properly cared for. 

Debris and Water in Crawlspace in Vida, OR

We received a call from a homeowner who needed help with her wet crawl space. Our crews went out and first cleared out all the debris in the crawl space. Then they installed CleanSpace encapsulation system on all the walls and floor of the crawl space. CleanSpace prevents any moisture or water vapor from coming into the crawl space through the walls or floors. It can also help to lower energy costs and keep out pests. They also installed a SmartSump sump pump. The SmartSump is designed just for crawl spaces. the liner and lid are designed to form a tight seal around the CleanSpace liner. The SmartSump also has a built-in WaterWatch alarm system which will alert the homeowner in the event of a plumbing leak so that the problem can be fixed before any damage is done. Now this homeowner can have peace of mind knowing that her crawl space and home are healthier and dry.
